alliford Try Partnerships and Horizon Homes marked their start on site to build 60 new homes at Totnes on December 5. The 3.41 hectare site next to the Plymouth Road at Follaton will provide half of the homes as open market sale housing and the remainder as affordable housing. Paul Jackson, chair of the board of Horizon Homes said, “I am extremely keen to see work get underway. This has been a productive partnership with Galliford Try and with South Hams District Council’s support. Horizon Homes is a relatively new developer but our first homes in St Cleer near Liskeard have already successfully sold. “We are now looking for other sites where a similar funding approach can be used so that we can continue to address the current housing crisis.” Horizon Homes is the commercial arm of Westward Housing, a local housing association who has provided affordable homes for nearly 50 years. The operating environment for housing associations now has much lower government grant rates. In order to keep providing much needed homes government are expecting housing associations to be more innovative. The open market sale homes will be developed by Horizon Homes and Galliford Try, in partnership. The homes will be marketed using Galliford Try’s Linden Homes brand, This innovative solution will see profits from the open market sales by Horizon Homes cross-subsidise the cost of the affordable homes by Westward. The affordable housing will also be delivered through Westward and forms part of its commitment with the Homes and Communities Agency (HCA) under the government’s National Affordable Housing Programme. This scheme will deliver 50 per cent affordable – 16 shared ownership and 14 affordable rent and 30 homes on the open market. Horizon Homes is delighted to be working with Galliford Try Partnerships, which is one of the
leading developers of affordable housing in the area. Horizon Homes will be using the strength of the Galliford Try group brands to both build and market these homes – using local labour and making a positive contribution to the local economy. The development will provide a combination of two, three, four and five bedroom, high specification family homes built to a modern contemporary design style and include a number of environmentally friendly features. The properties are designed to complement the sloping nature of the site whilst maximising the splendid views the site benefits from. Construction of the new homes will start shortly, once further design work has been completed, and the first homes will be ready in 2015.
