News & Views New mortgage rules Housebuilder set to Top tips for borrowers
The managing director for Devon’s leading housebuilder says that a strong start to 2014 is leading to more jobs as his team works around the clock to build homes to meet the needs of local people.
New rules introduced on April 24 affect who can obtain a mortgage and how the application process works, JON RAWLEY of Skipton Building Society provides some top tips. THE change (known as The Mortgage Market Review), is the biggest piece of mortgage regulation for 10 years and comes as a result of the Financial Conduct Authority’s attempts to create a ‘sustainable housing market’. Obtaining a mortgage will take more time, but, being prepared will help you. Jon Rawley, Skipton Building Society’s Torbay business development manager offers some helpful tips: ■ Keep your payslips and P60s – lenders will require evidence of your net income. ■ Keep bank statements – most lenders will wish to see that the proposed mortgage will be affordable and ask for your bank statements. ■ Review your bank statements – lenders will not wish to see unauthorised overdrafts, returned items or unusual spending patterns such as gambling. ■ Carry out a budget plan. Look at your income and expenditure and tell the lender if certain items of expenditure will cease after the new mortgage is taken out. Ensure you have sufficient disposable income to pay the mortgage. ■ Provide evidence of any savings or investments you have – most lenders will look more favourably on those borrowers who can show they have regular savings and a disciplined approach to finances. ■ Don’t forget to tell the lender about any childcare costs, school fees or student loan payments. These are often overlooked at the initial stage but can affect the amount you can borrow once the lender becomes aware of them.

interested in benefiting from Kerry using the grounds, it was decided that this money would be donated to charity and due to the strong Military links Help for Heroes was the perfect choice. It is with great delight that Wyse Homes, Kerry, pictured above, and all her members helped to raise an impressive £625 towards this worthy cause, so a big thank you to everyone that has participated in this great achievement. IT’S not very often that we’re lucky enough to enjoy good weather in this country, and for that reason, many of us are cautious about spending time in the great outdoors, as we’re constantly living in fear of the cold, mud, dirt and torrential downpours. It’s a shame really, as nature has so much to offer in the way of colours and materials. To interior designers like myself, it offers an abundance of inspiration for interior schemes. Some of the most wonderful spaces I’ve created over the years have featured elements from the outside, inside and placing natural materials in the home is extremely on-trend at the moment. The finish is a look that has the ability to add depth and interest to an interior scheme, and I want to share my ideas with you all! Whereas it was once associated with more traditional interiors, wood is becoming an increasingly popular addition to the home. Whilst you might choose to incorporate natural wood accessories and furniture, you may not have previously considered introducing wood into a contemporary style bathroom. Nowadays, it is a popular
choice for storage units, and with so many of us now using our bathrooms to relax and escape the stresses and strains of our hectic lifestyles, wood can help to create a serene environment that’s perfect for washing away the tension from the day. Wooden sanitaryware is also a lovely way of incorporating the material into the bathroom, transforming a bathroom into a calming sanctuary within the home and allowing you to replicate the luxury of a professional spa under your very own roof. B&Q removes peat and 15million polystyrene trays B&Q has replaced all polystyrene packaging across its range of bedding plants with an innovative new concept. Harnessing Teabag Technology™, easyGrow™ is 100% recyclable and between 95% to 99% peat-free, removing peat from commercial plant production. The new packaging concept will be incorporated into 20 varieties of bedding plants. As the largest garden retailer in the UK, over 80 million bedding plants will be sold at B&Q stores across the UK between March and June. Historically, these plants would be packaged in nonrecyclable polystyrene trays, resulting in 22,500 cubic metres of polystyrene, enough to fill over 87,200 wheelie bins, ending up as nondegradable waste in UK landfills. Placed end to end, the trays would stretch from Land’s End to John O’Groats. The move by B&Q is supported by the RSPB, long time campaigners for peat-free gardening. With easyGrow™ with Teabag Technology™, each bedding plant is rooted in between 95 to 99% peat-free compost. Peat-free gardening takes the pressure away from exploiting lowland peat bogs. These special landscapes are home to birds like merlins and golden plovers, as well as dragonflies, raft spiders and carnivorous wild plants such as sundews and butterworts. It takes a thousand years for raised bogs to build up a metre depth of peat. Peat extraction is also a significant source of carbon emissions, releasing around 1.25million tonnes of carbon dioxide each year. Many want to do more for nature by going peat free and B&Q is leading the way in helping them do just that.” Alan Knight, Chairman of Sustainable Growing Media Task Force added; “This marks a tipping point towards a future where the sector no longer relies on peat”. easyGrow™ with Teabag Technology™, consists of a selfcontained biodegradable ‘teabag’ made from corn starch, a renewable resource that is fully compostable. Each bag is filled with coir, a natural fibre extracted from coconut husks. BRADLEYS director, Lyndon Bent recently received the company renewal notice for his companies Membership of the TDS, the gover nment approved deposit protection scheme. The initial response to the bill was one of shock, but once digested his reaction was a little different as the realisation set in that Bradleys membership now protects about 1600 Tenant deposits to the value of 1.2 Million Po u n d s at a ny o n e time.
