Lots and lots of enthusiasm for auction property in the South West THERE was plenty of hot property for sale at Countrywide Property Auction’s latest Exeter auction held at Sandy Park Conference Centre in Exeter, where the auctioneer sold 82 per cent of the lots on offer totalling £2.7 million. Of the 28 lots available for sale, 21 were sold either prior to the auction, at auction or post auction. With a full room and interesting range of property from across the region there were plenty of buyers at the auction seeking hot property to purchase in the South West of England and some of the lots sold for well over their guide price. Highlights from the auction include the sale of: ■ Lot 317, a nine-bedroom student HMO in Plymouth making £250,500 with potential income of c.34,000 per annum. ■ Lot 328, a detached house in Plymouth currently arranged as two flats, sold for £126,000 significantly more than its guide price of £80,000. ■ Lot 329, a mid-terraced house half a mile from Plymouth University campus, had been for sale on the open market for some months without success and sold for £121,000, far exceeding the guide price of £85,000 plus. Andrew Jarrold, auctioneer at Countrywide Property Auctions, said: “There were some really interesting lots for sale which grabbed the attention of buyers. “There was certainly a good atmosphere at the auction and this culminated in some excellent results for our vendors. “The strong demand for property meant that properties were achieving good prices and we expect this trend to continue at our next sale at Exeter Racecourse on July 22. THE Help to Buy Scheme has helped over 27,000 people across the country to get on the housing ladder according to the latest statistics issued by the Government. Since its launch in October last year over £1billion worth of home loans have been agreed and the majority of properties purchased through the scheme are in the firsttime buyer price bracket. Statistics also reveal that the highest take up of the mortgages offered through the scheme in which the Government acts as guarantor and purchases have to find only a five per cent deposit have been outside the London area. In Plymouth experts say that a growing number of people have been taking advantage of the opportunity to purchase their own property for the first time but they believe that despite the avalanche of publicity people still do not understand what is available to them. “The area in which we are working is dealing mostly with properties in the £100-110,000 price bracket which means that we are mostly dealing with first-time buyers and they are finding it a great help,” said Heleney Henderson of the St Budeaux branch of Fulfords. “But even though the Government has issued a lot of publicity about it I still think people aren’t grasping exactly how much it could help them and I don’t think that the Government has made it clear enough exactly how it could work for them. ■ Despite an avalanche of publicity, some people still do not understand what is available through the Help to Buy Scheme

“We sit people down and go through the figures with them and many are pleasantly surprised that they can afford to buy a property. “My message would be come and talk it through with the experts who can explain everything to you.” Russell Brighton of Connells First Time Buyer centre in Mutley has a similar story. “We have been definitely getting a lot more first-time buyers who are taking advantage of the scheme,” he said. “They are realising that a five per cent deposit is something within their grasp whereas before finding ten to 15 per cent was something they could only dream of saving enough for. “It works really well but probably not enough people understand fully how it could work for them and we would always urge them to come and talk to us so we can go through the figures to see what is possible.” There are different facets to the scheme but Chris Knapman of The Mortgage Guy at Plympton says he thinks 95 per cent mortgage is by far the best. “It definitely is becoming more popular and helping more people to get on the housing ladder,” he said. “I am a big fan of the 95 per cent scheme which is helping quite a lot of people to realise their dream of owning a property. “Raising the money for a five per cent deposit

is much more attainable than it would be for ten per cent or more. “Most of the deals we are doing are with firsttime buyers and a handful of second-time buyers.” But he, too, says he doesn’t believe that enough people are taking advantage of the opportunity through lack of understanding. “I am not sure that everyone understands the scheme and what is available to them and what they can achieve and it certainly helps if they come and talk to someone like us who understands and can talk them through it,” he said. Paul Smee, who is director of the Council of Mortgage Lenders, commented: “Broadly we should be reassured by the latest data on Help to Buy. “The policy appears to be reaching the geographical parts of the market where recovery has been weakest while accounting for only a small proportion of business in those areas where the market is more active. “On the basis of these figures the scheme appears to be successfully reaching its target group of credit-worthy borrowers who would otherwise be unable to buy until they had accumulated a more significant deposit. “Lenders are always mindful of what their customer can afford. “Throughout the UK the proportion of business accounted for by Help to Buy has to date been modest overall. “Any worry that the scheme risks stoking a housing boom fortunately does not seem to be playing out in practice so far.” Prime Minister David Cameron commented on the latest figures: “As Britons, home ownership is in our blood – it’s about aspiration, planning for the future and laying down roots. “Today Help to Buy has helped thousands of hard-working people to buy a new home and crucially it is helping to increase the number of new homes being built around the country. “It is an important part of our long-term plan to back those who to get on and to secure a better future for Britain.” But the scheme has not been without its critics and although shadow housing minister Emma Reynolds welcomed the opportunity for first-time buyers struggling to get onto the housing ladder she called for more houses to be built to bring house ownership within the grasp of more low- and middle-income earners. She added: “The Governor of the Bank of England, Mark Carney, has warned about the risk to our economy of a lopsided housing market where housing demand hugely outstrips supply. “House building is at its lowest level in peacetime since the 1920s and we are clear that you can’t deal with the cost-of-living crisis without building many more homes.”

I am going to start in Taunton and cycle around all 33 offices, which I hope to complete within a week, at approximately 350 to 400 miles, depending on which route I take. I took up cycling a year ago but sadly no amount of training can prepare you for some of the climbs and hills that Devon, Cornwall and Somerset can throw at you. A year ago I was diagnosed with a pituitary tumour, which came as rather a shock having had a five-year period of feeling generally unwell, and struggling really to find out the cause of these feelings. Once the diagnosis had been made, the transition from feeling generally very unwell to complete recovery and feeling normal again was such a relief, I really felt that I had to do something for this unknown condition. The Pituitary Foundation is mainly an information and promotional charity that help people with pituitary conditions, raising awareness of the many conditions that are linked to the gland, which sits just beneath your brain. It is a small charity but does a fantastic job and really needs the support, so it is able to help people who have been undiagnosed, like I was for many years, and raise awareness of some of the conditions that are linked. I’ll start charity ride at the Taunton office on Saturday, June 21, and will be cycling to Exmouth and Sidmouth and eventually to Head Office on day one. On day two I head out from Exmouth to Exeter and then to Crediton, Okehampton, Bovey Tracey and finishing in Buckfastleigh, then so on for the rest of the week until I complete my challenge. I am also carrying a camera and will be updating the website with video edits and photographs. I’ll also be tweeting and adding some comments to the Bradleys Estate Agents Facebook page.

■ HAVING a posh car in the driveway can push up property prices, according to a survey. As many as a third of people reckon having a luxury motor outside their home can add to the value of their house, the poll by car rental company Avis found. Around a third of the 2,000 adults surveyed also thought a flash car would help sell a property. This seemingly necessary accessory was most valued in Wolverhampton, where respondents reckoned it would add as much as £6,100 to a property. The majority (57 per cent) admitted they took notice of a luxury car in the drive when viewing a new home. A top-end model gave the impression it was a safe and desirable place to live and the property was an attractive one. Car models seen as being the best to have parked outside a property include Mercedes-Benz, Audi and BMW. Open-topped vehicles were also seen as a boon, particularly when trying to entice women buyers.

Make sure you do your homework before making a buy-to-let investment MORE than nine in 10 (93 per cent) of buyto-let property investors have no plan in place for their investment over the next five years, according to research from specialist buy-to-let business Platinum Property Partners. The survey, conducted among more than 500 UK buy-to-let investors, found that half have no written business plan, yet the most common reason given for someone having a buy-to-let property was to help them secure a decent retirement income. Here are some tips for investors from Platinum: Set financial goals: Work out what you hope to gain from your buy-to-let portfolio. This could be capital growth, long-term income to supplement retirement income or to provide a substitute income now. Factor in voids and bad debt: There will be periods when the property is empty and not generating rental income. These are known as void periods and the National Landlords Association (NLA) recommends that buy-to-let investors budget for at least two months a year when the property is empty – or when tenants fail to pay their rent. Regular evaluation: Regular assessment of income and costs will enable you to calculate your return on investment and

gross annual profit. It will also show how fluctuations in rent charged, fees payable and mortgage interest rates can affect these figures and whether you need to change any plans. ■ AS THE property market recovery continues, many landlords may choose to cash in on their investments and renters may find themselves in the position of having to find a new home. Susan Fitz-Gibbon, president of the Association of Rental Letting Agents (Arla), says: “If you receive notice that your landlord is selling, the most important thing to remember is that as the tenant, your tenancy agreement remains valid.” Arla says you have the right to stay until the date stipulated in your tenancy agreement, but check for any break clauses which can enable the landlord to end the lease early – or for you to end your tenancy earlier if you want to. The amount of notice that a landlord must give for prospective buyers coming to view the property may be set out in your tenancy agreement. If not, you should still be given reasonable notice, often 24 hours. If a property sells, the new owner must also respect the tenancy agreement. It could be a good idea to have a new

agreement drawn up, with your new landlord’s name on it. You may be offered the chance to buy the rental property you’re living in yourself, before it goes on the market, although landlords aren’t obliged to do this. If you have a good relationship with your landlord and are in a position to buy, it might be worth taking the plunge. ■ LANDLORDS are being offered online training to get their tax affairs in order. The computer-based tutorials aim to make it easier for them to understand when and how to pay tax on property they have let out. The training is part of HM Revenue and Customs’ (HMRC) let property campaign, aimed at people renting out residential property who haven’t registered to pay tax, who have under-declared their earnings or who have under-paid tax. HMRC has also started writing to about 40,000 landlords about their tax. So far, more than 2,500 people renting out residential property have voluntarily contacted HMRC to put their tax affairs in order under the campaign.
