More activity in the market THE housing market has got off to a flying start according to Connells which recorded a 36 per cent increase in property sales in January compared to last year as part of its national network. Indeed, Connells’ branches have seen increased activity across the board in January 2014 – a month which traditionally sees the market taking a few weeks to ‘warm up’. As well as seeing over a third more sales transactions, Connells can report over 50 per cent more buyers registering an interest in purchasing a property in January this year. It has also recorded a 31 per cent increase in the number of mortgage appointments as would-be home buyers look to take advantage of greater availability of mortgage finance. “To say the housing market has been active in January would be an understatement – we have seen significant hikes in the number of buyers and sales across the UK,” says Area Partner Julian Evans, pictured. “This is even more encouraging when we consider the time of year. January is usually a month that gets busier as the weeks progress but it has been all systems go since the start of the year for our office.” Connells’ figures come in the wake of news from the Bank of England that the number of mortgages taken out in December reached its highest level in almost six years. With greater access to mortgages and more opportunities for buyers, activity at Connells branches is reaching similar levels to those before the housing market downturn. “The supply of homes available to purchase remains an issue and we hope to see improvements to this in 2014,” Julian continues. “With more buyers looking for a home, now is a great time to get your property on the market.”

Hardly surprising that homes like this are always in demand. “We get lots of people who are moving down from London and the Home Counties or from the North and the Midlands and what they are seeking is the rural idyll surrounded by picturesque countryside with lots of greenery. “But local people are also interested in moving out to the rural fringes for a change of lifestyle. “Very often they want a small paddock to keep a pony or if they are moving to one of the coastal villages, such as Heybrook Bay, they want a sea view and somewhere where it is easy to be able to walk along the coastal footpath. “Reasons for moving out to the countryside and rural fringes are diverse, sometimes even bizarre, but for the majority of people it is quite simply a better quality of life.” Sam Elias is manager of the Saltash office of Bradleys and says that South East Cornwall has grown considerably in popularity over recent years as people realise that it is still within easy reach of Plymouth but offers the rural lifestyle that has become so desirable. “I think we have such a lot to offer in terms of lifestyle in this part of the world,” she said. “It is somewhere to escape to at the end of a long working day and yet everything you need in terms of transport links and local amenities are really on your doorstep. “People living in the countryside are not so cut off as they may have been ten to 15 years ago. Most areas now have good quality broadband and because of the internet you can everything delivered to your home, even your weekly shop from places like Tesco. “You are close enough to the city to be get to more mainstream facilities, like the theatre or cinema, but Saltash town centre is really buzzing these days with an excellent collection of traders and places to meet friends for coffee and a bite to eat. It really is the best of both worlds. “We also have facilities such as St Mellion and the China Fleet Country club close by for sport and leisure and of course we are close to beautiful beaches and coastline but most of all it is just a lovely part of the world to live in.

“People these days work very hard and put in long hours so they want to make the most of their leisure time and you can do that more easily around here with lots of opportunities for walking or riding or sailing. “There are some particularly attractive little villages such as Cargreen and St Germans not too far away from the rest of the world and which have strong, thriving communities. “The schools here also have an excellent reputation but there is also choice as it isn’t too far for children to commute into the Plymouth grammar schools. “I have noticed a big increase in people wanting to move to Saltash and South East Cornwall and I think it will continue as more and more people realise what is on offer here.” Ivybridge and the villages that surround it is also in great demand as once again it offers that elusive blend of accessibility and lifestyle with the open spaces of Dartmoor on the doorstep and the A38 close by to provide swift links to both Plymouth and Exeter and the motorway network. Suzanne Roberts who manages Connells in the town says that she is noticing that with the advent of the Government Help to Buy Scheme this is becoming a possibility for more people. “More people are stretching themselves to able to afford a slightly more expensive property than they would normally consider and it means that more people are now looking at village life and a home in the country which they thought may have been out of their reach previously.” she said. “We are even seeing some first-time buyers purchasing their first property in the countryside. “There are some lovely villages in and around the South Hams and Ivybridge itself continues to be exceptionally popular, particularly as it has schools with such a high reputation and as the town centre continues to offer such a good range of facilities. “People don’t even have to travel into Plymouth any more – although if they do decide to it is only a short trip down the A38. “Our main problem is a shortage of properties to sell, we don’t have enough to meet the increasing demand. “We recently took on a property in South Brent on a level corner plot and we were inundated with enquiries and we had three offers on a property in Ivybridge before we had even had chance to list it on the internet and they were all from people who were proceed-able and keen to move right away. “People also move to this area if they want to be closer to the coast and the lovely beaches of the South Hams and of course it is a haven for those who love to ride. “Not everyone can afford to keep their own horses but if you live in the countryside there is more chance of finding someone who has a horse and will let you ride it regularly.” ■ Discover local rural properties in our special feature which starts on page 23.

THE National House Building Council (NHBC) has published its annual statistics for 2013, showing that 133,670 new UK homes were registered last year – compared to 104,514 in 2012. The figures also show that the number of new homes registered in London last year was the highest since electronic records began over 26 years ago, with 26,230 homes registered in the capital in 2013. Commenting on the statistics, NHBC chief executive Mike Quinton said: “Looking back at 2013 it is very clear that it has been the best in a number of years for the sector as a whole, across the entire country. “Over the year, we have seen a genuine return of confidence to the industry as builders strive to meet the growing demand for new homes that the UK clearly needs. “Government initiatives such as Help to Buy have also contributed to registrations increasing at their fastest rate since the downturn.

“According to our records, London enjoyed its highest ever annual total of new home registrations. “This can be attributed to prime sites, such as Nine Elms, now being redeveloped largely for residential use, an increase from overseas investment into the market and the capital’s continued appeal as a property hotspot. “However, let’s be clear that we are not popping the champagne corks just yet. “As we have stressed throughout the recent upturn, this recovery has been from a historically low base. “The UK still has a chronic shortage of new homes, with an unprecedented number of young people still living at home and unable to get on the housing ladder. “There is much work still to do, but the UK’s housebuilding industry is up for the challenge.” Responding to the NHBC’s annual statistics for 2013, executive chairman of the Home

Good signs of market growth GROSS mortgage lending was an estimated £17 billion in December, according to the Council of Mortgage Lenders. This matches November’s gross lending total, however, it is 49 per cent higher than December 2012 (£11.4 billion) and the highest total for a December since 2007. This brings the estimated total for the year to £177 billion, up from £143 billion in 2012. Gross lending for the fourth quarter of 2013 was therefore an estimated £52 billion. This represents a 5 per cent increase on the third quarter of last year and a 38 per cent increase on the fourth quarter of 2012 (£37 billion). This is the highest lending amount by quarter since quarter three of 2008. Commenting on market conditions in this month’s Market Commentary, CML chief economist Bob Pannell said: “Short-term growth prospects for the housing market and the wider economy look very positive. “Mortgage lending was stronger than we expected in the closing months of 2013, but lenders expect little if any boost to borrower demand this quarter. “While some of these gains reflect government schemes, the rationale for the positive narrative is a much broader one, reflecting such factors as the improving economy and jobs market, consumer confidence and competitive mortgage deals.”

Builders Federation (HBF) Stewart Baseley said: “A 28 per cent increase in new home registrations is a huge leap and demonstrates the acceleration in house building activity. “The Help to Buy Equity loan scheme is driving demand and builders are responding quickly by increasing output. “Considering Help to Buy only launched in April in England, September in Scotland and not until this year in Wales, 28 per cent is a significant increase in supply for 2013. “If people can buy, builders can build, so creating tens of thousands of jobs on construction sites and in the supply chain. “However, we are still a long way from building the number of homes the country actually needs. “Government needs to work hard to reduce planning and regulatory costs while securing stability on the demand-side if we are to see sustained increases and the associated social and economic benefits.”

■ OVER a thousand homebuyers have now completed on the purchase of their new homes, buying their properties with Halifax Help to Buy mortgages. The 1,000th Halifax customer completed on their home in January, just four months on from the launch of the Halifax Help to Buy range. The key facts, based on applications received between October 11 and January 31 ● Over 5,000 full mortgage applications submitted to Halifax. ● These applications are to the value of £791m. ● The average property value stands at £157,660. ● Some 8 in 10 applications are from borrowers outside London and the South East. ● More than 80 per cent are from first-time buyers. Halifax mortgages director Craig McKinlay said: “To have already helped over a thousand customers receive the keys to their new homes shows that the scheme is making the property ladder more accessible to aspiring homeowners and homemovers. “The fact that Help to Buy is benefiting buyers in every region in the UK is testament to how it is helping those that can afford the monthly payments, but had not previously been able to get the necessary deposit.”

■ With Valentine’s Day fast-approaching, romance is in the air, but new figures indicate that for many of us a break-up is on the cards – with our current account provider. Vicky Shaw reports...

Fall in love with a new bank this Valentine’s Day AS SPRING moves closer, this is traditionally a time of year when love blossoms – but for those whose feelings towards their bank or building society are less than warm and fuzzy, giving them the elbow has become much easier. A new consumer guarantee to take the hassle out of changing your current account provider was launched in September, and figures released by the Payments Council, which is overseeing the initiative, show the number of people ditching and switching has surged. A total of 306,240 switches were made in the last three months of 2013, marking an increase of nearly one-fifth (17 per cent) on the same period a year earlier. A central redirection service has already swapped more than 900,000 payments over to new accounts since it was launched. Under the guarantee, a customer’s new bank or building society arranges for all existing incoming and outgoing payments, such as direct debits and wages, to be transferred over, and their old account’s automatically closed. It’s also cut the length of time it takes to switch, from up to 30 working days previously to seven – and 99.6 per cent of switches are being completed in this timescale, the Payments Council says. After the switch has taken place, payments accidentally made to or requested from the old account will automatically be redirected to your shiny, new one. If anything goes wrong, you are entitled to be refunded interest and charges on your old and new accounts. The figures also reveal that while many people were busy wrapping their presents during the festive season, others were busy seeking out a new current account. In December 2013 alone, 83,729 people changed current accounts, showing a 54 per cent increase on the same month a year earlier. The success of the scheme’s not being measured on sheer numbers of ‘switchers’ but against three

The research from online savings provider GE Capital Direct also found that almost one third (31 per cent) of those aged 55-64 admit to not saving at all – the highest out of all age groups. Those in the 18-24 year old age group are three times more likely to save for “aspirational life experiences” – at 13 per cent compared with the average of 4 per cent, according to the study of more than 2,000 people. ■ JUST under a quarter (24 per cent) of home buyers are choosing to downsize by purchasing a smaller property than the one they already live in, according to recent figures from the National Association of Estate Agents (NAEA). Jan Hytch, president of the

NAEA, says downsizing can “be a perfect opportunity for home owners to raise capital, prioritise what’s important and get rid of any unnecessary clutter”. Tips offered by the NAEA for making the process go smoothly include steering away from trying to arrange your new home like your old one. Consider built-in storage, sofa beds and fitted wardrobes to maximise space. Disposing of long-held possessions can pull on the heart strings, but planning in advance will help you focus on what you want to keep and what you need to cast away as you start your new life. Perhaps you could make extra cash by putting some of your possessions under the hammer at a local auction house or even organise a full clearance if you want to start afresh. You could always put some items in temporary storage until

Bear the shape of your furniture in mind as well and whether it can be manoeuvred into your new home. Hytch adds: “It’s clear that downsizing is on the minds of many and if this process is carried out in the correct way it can be hugely beneficial to the home owner. “The appeal of owning a potentially mortgage-free property or lower energy bills can be key considerations, particularly for ‘empty nesters’ who find themselves no longer needing a larger home.”

And if you’re thinking about switching, it pays to do your homework and shop around. Think about how you use your account. Is keeping overdraft charges to a minimum your priority or are you more after a decent rate of in-credit interest? Lots of current accounts nowadays also offer ‘cashback’ rewards. Research from consumer group Which? underlines how charges for some current accounts can baffle even brain boxes. Which? asked 18 volunteers, including a principal inspector of taxes and a retired headteacher, to calculate from a mock statement what the cost of slipping into an unauthorised overdraft would be by looking at banks’ and building societies’ charging structures on their websites. The volunteers got just 10 out of 72 calculations correct between them, with the tax inspector getting just one of his four calculations right and the former headteacher getting them all wrong. It also took people 10 minutes on average even to find the charges on current account providers’ websites – and in some cases it took longer than half an hour. Variations in language used by providers to describe unauthorised overdraft charges caused further confusion. The different terms for this were found to include ‘informal’, ‘unplanned’, ‘unarranged’, and ‘unapproved’. Which? wants the Government to force banks to release the data they have about how customers use their accounts, which could be used to develop comparison tools that would allow consumers to rank providers by cost based on their own personal needs.

This finding comes as just under half (46 per cent) of letting agents say they have seen demand for rental homes outstripping supply, with more tenants than properties available at the end of 2013 – representing a slight decrease on the 52 per cent recorded in the previous quarter of the same year. Rent hassles ease – but competition still remains fierce ASSOCIATION of Residential Letting Agents (ARLA) research reveals that the number of tenants struggling to pay rent has fallen to a record low and demand for rental homes remains strong. According to ARLA’s latest quarterly report, letting agents have found that fewer tenants are finding rental payments difficult. From a high of 65 per cent when the issue was first monitored in the Q2 2009 survey, the number of respondents reporting an increase in those struggling to meet rental payments has now fallen to an all-time-low of 27 per cent. While this does suggest affordability remains a problem for a significant minority, the overall trend appears to be moving towards more manageable rents.
