Get the right information before you renovate RENOVATING a house has long been de rigeur among property lovers, and with an opportunity to bring a home back to life, it is a perfect way to achieve the finish that you desire. But it is essential to do your homework before you start or it may prove more of a challenge that you had initially envisaged. There is plenty of information available on the Zoopla website to help anyone looking at renovating a property. From finding a property by typing ‘needs updating’ into the search box, to researching the area you are thinking of buying in, there is an abundance of statistics to assist you. Area stats and local information is provided via the tabs menu once you have clicking onto an individual property. Many renovation projects are sold at auction, but auction buyers need to be highly organised, having undertaken any survey work and arrange their mortgage finance before the auction date. This is because at the fall of the hammer, you are tied in. But buying at auction does not need to be your first experience of renovating. You may decide to try doing up a dated property instead – opposed to a total wreck. In fact, most experts recommend taking on smaller, cosmetic renovation projects to begin with and then gradually building up to larger projects that require structural changes. By beginning with a project that may only require some basic cosmetic work rather than a huge element of structural enhancement, you can more easily manage your budgets. A renovation project requires a well-considered budget that needs to be stuck to as finances can easily run out of control. Estate agents recommend looking at the local market and working out what a property will be worth once you are finished. This is particular important for those that are undertaking such a project in order to make money. Estate agents suggest factoring in a 15 per cent to 20 per cent profit margin – not forgetting any hidden costs, such as Stamp Duty.

Denise O’Leary talks to local estate agents about how technology is changing the process of buying or selling a home NEW technology has revolutionised many facets of our life and the way in which we now buy and sell property is one of them. Modern advances mean that we can pass a house we like the look of, click an app on our mobile phone linked to the For Sale board and instantly call up all the details. As recently as five years ago we would probably take time out to ring around estate agents or visit their offices when beginning our house search, these days our first port of call is more likely to be the Internet. Properties advertised in the Plymouth Herald’s Homeseeker now carry QR codes and the paper also hosts a monthly property Twitter live event. Agents are embracing the changes and using new initiatives themselves, for example employing people to handle the way homes are advertised on social media or running customer care centres to respond to queries out of office hours and make viewing appointments. One of the latest apps available for mobile phones is one called Home3D that will instantly build floor plans and give a 3D walk through of a property. But the agents say that rather than negating their role, new technology has made it more crucial than ever. “The agent’s role has never been more important when it comes to steering the client through the mass of information and social media to the right property,” said Julian Partridge of Julian Marks. “At the end of the day technology IS progress and there will be more walk through virtual tours with 360 degree views of every room; you will be able to go

online and have a little walk through the house but there is no substitute for actually visiting the property and that is where your agent will always have a vital role to play. “You are the first hook, the first bite, you set the scenario for the property and you are the reason they will want to go and see it so a good agent is worth their weight in gold. If anything they are even more essential than before because you are the key to getting them over the threshold. They are bombarded with so much information from the Internet that you have to work with them to discover the houses they really need to see and get them to view them. I think that agents that only work from the internet are on a sticky wicket.” Iain Christie of Bradleys agreed: “The way we manage these new technological advances is important because people still like to touch and feel a house, they want to soak up the atmosphere of a property,” he said. “They can’t do that from the internet so they still like to come into a property and look around; just looking at it on the Internet is not enough. “I think that it is still essential that estate agents have a high street presence because there are still people who will take an afternoon out to make their way around the estate agents to look in their windows and see what they have to offer and buy the Homeseeker on a Thursday and look at that as well as sifting through the properties on the internet.” And because people will often make their first judgment from the first photographs they see the agents role in presenting and marketing a property in the best possible way has never been more vital.

■ Julian Partridge of Julian Marks “It is essential that we present our properties in the most eye-catching way possible,” said Mr Christie. “People can sign up to our website and receive an email which will alert them to any thing new that is coming to the market or anything that has been reduced in price. It is a much quicker process than years ago. “We have a customer service centre that is open until 10pm and at weekends that can deal with enquiries instantly and can also arrange a viewing with the vendor. It is a very slick system that frees us up to getting on with our jobs and it is a system that is improving all the time. “It is a very different business than ten years ago but ultimately the most important job we have is still getting people over the threshold because that is the key to selling a house so it is essential that we reflect the property in its best light in the pictures and the details so that people will want to come and visit it. You can’t really convey the full atmosphere of a property just from photos.” Julian Partridge also emphasised the need to both embrace change and still be prepared to do business the ‘old fashioned way’. “There has certainly been a massive change in the way people find out about houses,” he said. “In the old days it was a case of going out with a camera, getting the prints and sticking them on a set of details but it is a world away from that these days. “We actually employ somebody purely to run the social media side of our operation which plays a huge part in marketing. People will tweet about a house they have just seen or put it on Facebook and maybe even upload a video to show their friends and they will post that they have just seen this fantastic house and instantly share it with a whole new audience. “More and more people are using the apps on their phones and their tablets to search for and get a taster of properties and with things like Instagram they can get to see pictures instantly of something that has just come to the market. “People will also sit and surf the internet with their laptops and tablets to find a property and our ‘for sale boards’ contain an app which they can scan with their mobile phones which will bring up the full details. But there are still people who prefer to do their house-hunting the old fashioned way and want to come into the office and sit down and register their details and talk through what is available with us. It is essential that the industry caters for both types of customer.” Iain Christie says that new technology saves people a lot of time. “They can study a floor plan and six to ten photos and get a really good feel for a property before they decide to view,” he said. “ It used to be the case that people would spend a whole Saturday afternoon going around to visit properties and they never even got upstairs because they knew as soon as they walked through the front door that this wasn’t the house for them. I think in the future we are definitely moving towards video tours on line which will make a property even more accessible. “But ultimately the only way to really decide if you want to buy and live in a property is to visit it in person and there can be no substitute for that.”

Agents take their show on the road

■ Starts on new homes in 2013 totalled 122,590 according to the Department for Communities and Local Government THE Department for Communities and Local Government has published the latest statistics on housebuilding, outlining that starts on new homes in 2013 totalled 122,590. This figure is up 23 per cent on 2012 and is the highest since 2007. The figures also show that, since 2011, almost 58,000 households have entered the property market, with other 38,000 new-build properties through Help to Buy and earlier schemes. Commenting on the figures, Communities Secretary Eric Pickles MP said: “This government is fixing the broken housing market we inherited in 2010. “Last year we built the most homes since 2007, and even the appalling weather conditions this winter have not stopped our hardy builders from getting the job done. “That means an increase in small firms benefiting from the surge in construction orders,

and more business confidence in the economy. “But there’s still more to do, and improving the housing market will remain a vital part of our long-term economic plan.” Responding to the latest DCLG house building figures, HBF Executive Chairman Stewart Baseley said: “These are just the latest stats to show a big increase in house building activity. “It is now clear, after a number of difficult years that saw housing supply levels drop to a record low, that house building is now increasing significantly. “Help to Buy is increasing demand for new homes and the industry is responding. “People’s inability to buy in recent years has been the biggest constraint on the industry’s efforts to build more homes. If people can buy, builders will build.

“Help to Buy is allowing people who can afford to buy a home to do so, meaning builders can get on with building the homes the country needs. “As a result of this increase in activity, the industry is recruiting a significant number of people. “The supply chain is also gearing up to meet the increased level of demand, generating an economic boost the length and breadth of the country. “We are though still building at a rate well short of the number of homes the country requires. “Government needs to continue to implement policies that result in a rate of house building that meets the country’s need. “Doing so will deliver significant economic and social benefits.”

by JULIA GRAY WINDOWS might seem to be only functional – they let in light, they keep you warm (both, admittedly, pretty important jobs). But they also can make a huge impact on the aesthetics of your home, and this makes choosing the right ones doubly important. Window frames are made of three main materials: wood, UPVC and metal. You can also get composite frames, which are plastic or metal over a wooden core. The type of windows you choose is usually governed by your budget, the style and period of your home, if it’s listed or on ‘designated land’ (such as a conservation area or Area of Outstanding Natural Beauty), how long you plan to live there and even what sort of windows neighbouring houses have. Replacing all your home’s windows generally costs thousands of pounds, with wood and metal the most expensive, so it’s not an investment to take lightly. New windows can affect the value of your home, as well as making it warmer and quieter if you upgrade from single to double or triple glazing, which makes choosing the right style and material all the more important. Wooden windows look lovely, especially in period properties, but they require most upkeep. You often have to paint new wooden windows because they’re supplied

unpainted, and you have to keep on top of wood rot and chipped and flaking paint over the years, plus occasionally repainting the full frames. If you can afford them and don’t plan to move home in the foreseeable future, wooden windows offer good value for money because they last a long time. Window frames made by members of the Wood Window Alliance (www.woodwindowalliance.com), for example, have an estimated service life of 60 years or more when well maintained. Metal, UPVC and composite window frames require less maintenance than wood, so they’re an easier option in that aspect, but they don’t last forever. Past-their-best UPVC and metal windows aren’t pretty either, and the seals on double glazing can deteriorate, so moisture gets in. White UPVC frames often yellow over time too, and although you can in theory paint them, most people don’t. For something different, consider grey UPVC frames (or another colour), which are available grey inside and outside, or grey outside and white inside for a more conventional look internally. For period style on a budget, UPVC sash windows are a great choice, because they’re much cheaper than wooden ones, come double glazed and with built-in locks and vents as standard and can add value in areas where the original sash windows have been removed in many of the houses.

If you live in a listed building, changing the windows can be an expensive and drawn-out process, with listed building consent usually required from the local council. If consent is granted, expect to have to record the appearance of each window, then replace them like for like, so the overall look of the building is unchanged. Councils are also concerned about the appearance of buildings on designated land and may have rules or guidelines for changing windows here. Sometimes houses on designated land have had their permitted development rights removed by the council, so planning permission is required to fit new windows – this also applies to all flats and maisonettes, wherever they are. All new windows must comply with building regulations, which govern the glazing, safety and means of escape in the event of a fire. You can fit new windows yourself, or get a builder to do it, but you’ll need a certificate to confirm they comply with building regulations, issued by a building control officer from the local council, or an approved inspector, who does the same job but for a private company. The alternative is having the windows fitted by an installer registered with a competent-person scheme, such as FENSA (www.fensa.co.uk) or Certass (www.certass.co.uk). They can self-certify that their work complies, which makes things easier for you.

A MAJOR theme for this year’s Budget needs to be the supply of homes and more specifically, mobility in the property market. Having a place to call home is of utmost importance to every one of us, whether we own or rent. To ensure this is possible and affordable, the Government needs to address the restrictions people face when finding a place to live. NAEA and ARLA are therefore calling on the Chancellor to support mobility in the property market by: 1.Addressing the unfair and hugely expensive Stamp Duty slab structure which restricts home ownership; and 2.Reiterating support for institutional investment in the private rented sector by fully regulating the industry Affordability is a central issue and the introduction of the Government’s Help to Buy scheme has offered a welcome boost to buyer confidence. However,

costly barriers still need to be addressed – namely the thousands of pounds demanded up front in Stamp Duty. Stamp Duty, in its current ‘slab structure’, distorts the UK housing market, acts as a barrier to first-time buyers and therefore restricts the demand to build new homes. Help to Buy is a good temporary measure, but tackling the unfair and hugely expensive Stamp Duty is an achievable, long-term and sustainable way to support access to, and mobility up, the housing ladder. For those who choose to rent, or cannot afford to buy, many will have experienced first-hand the tight supply of the UK rental market. Demand for private rented housing has seen sustained and consistent growth over the past five years. For the first time since the 1960s, more people now live in private

rented accommodation than in social housing, with 3.8 million tenants – a 30% rise over the last five years. Pressures are acute, and yet the industry remains unregulated. Restricted supply leads to increases in rogue landlords and the number of tenants forced to choose inadequate properties. ARLA has always campaigned against poor practice and our members adhere to a professional code of conduct. As a consequence, we urge the Government to introduce a full mandatory regulation of agents. Regulation will bring two key benefits: better standards for those using industry services and, a much-needed stamp of professionalism and quality on the lettings industry which will help trigger the much-needed investment in a large-scale development of homes by professional organisations. The industry needs to be seen as stable, attractive and above all comprehensively regulated in order for significant investment to be secured. This needs to happen so that we all have a place to live.
