Britons say no to Italy but yes to Switzerland BRITONS’ interest in buying a property abroad is bouncing back after the financial crisis led to an 80 per cent decline in purchases, with the number of potential buyers up since the beginning of the year, according to a currency specialist. HiFX, a foreign exchange firm, said France and Spain remained the most popular destinations, accounting for nearly three quarters of inquiries from British buyers. The company analysed nine years of property data to track British buyers’ ‘dream house’ destinations abroad. Switzerland has been steadily gaining popularity, attracting 6 per cent of enquiries last year compared with 1per cent in 2005. The US and Canada are also starting to emerge as property hot spots, with 9 per cent of buyers looking to purchase property there in 2013. But there has been a sharp decline in the number of buyers looking to buy in ‘emerging market’ countries such as Brazil, Bulgaria, Egypt and Panama. Italy, once the main rival to France and Spain with an 11 per cent share of inquiries in 2005, has also lost much of its appeal. It accounted for just 2 per cent of inquiries last year. There has been an increase in buyers looking specifically for ski properties, which accounted for 18 per cent of inquiries. Traditional favourites such as Morzine and Chamonix in France remain popular but buyers are branching out towards Whistler in Canada, Lake Tahoe in the United States and Queenstown, New Zealand.

The proximity of good schools is still the main reason why people choose their house. Denise O’Leary finds out more EVERYONE is aware that location is the most important consideration when it comes to choosing which property to buy but it seems that there is another crucial factor for the majority of home-buyers – school catchment areas. A recent survey conducted by David Wilson Homes found that the proximity of good schools was the main reason why people chose their house, with local amenities and convenience for the workplace coming second and third respectively. Fourth was nearby shops and fifth open space but it was education that was the priority for most of the people questioned. This comes as no surprise to local estate agents. “We find that for families being in the right area for both primary and secondary schools is of vital importance and the most important factor on their list of priorities,” said Ian Christie of Bradleys. “Lots of people will move into a property purely to get their child into the school of their choice.

“We did it for our children when they were younger and people are still doing it today. “We bought our first house in Hartley to get our youngest into Compton Primary and then moved to Plympton so they could attend Heles. “It obviously puts a premium on properties which are in the catchment areas for the best and most popular schools. “If we are selling a three-bedroom semi or a four-bedroom detached house in the catchment area of the leading schools they tend to sell very quickly indeed. “People generally do their research very thoroughly these days, studying Ofsted reports, but the reputation of schools also depends heavily on word of mouth and peopls’ recommendations.” Matthew Minnett is at the Plymstock office of Connells, an area which is known to be a major draw for parents seeking the best education for their children. “It is a massive factor, particularly here in the Plymstock where we have so many excellent

“We also have a good stock of bungalows so I would say that while about ten per cent of our clients are older people looking to retire most of the rest are young families wanting to move here because of the high standard of education provided for their children. “It’s one of the main reasons property in this area carries a premium and holds its value. “Family homes sell extremely well and quickly and people know that if they are moving here they are giving their children great opportunities for good schooling.” But James Clarke of Lang and Co warns that it is crucial people do their research thoroughly when choosing a home because of its proximity to the school of their choice. “This is a very important issue for a large number of our clients but one of the things we have noticed is how criteria for deciding entrance to schools has changed – particularly over the last couple of years,” he said. “There has been a bit of a baby boom and several schools have had to make their catchment areas smaller as a result so it is always vital that you check your information thoroughly.” It can be heartbreaking for a couple who moved into an area when their child was a baby to discover that when the time comes for them to start school the boundaries of the catchment area for their chosen school have changed and they find themselves living on the wrong side of a road or a couple of houses too far away. “I would say that when it comes to primary schools the traditional favourites are still extremely popular in Plymouth,” said Mr Clarke. “Hyde Park, Montpelier and Compton are in great demand but there are lots of others pockets both in the city and the surrounding area where the primary schools have been getting fantastic Ofsted reports so it is always worth doing your research and making those important checks before you make any life changing decisions.

According to the latest regional land report from leading property advisers CBRE, the South West’s economy is well on the road to recovery and house prices have started rising steadily. Guy Mansfield, head of national land and development at CBRE Bristol, said the price of homes in the West Country could rise 10 per cent year-on-year to reach their highest regional increase from 2015 to 2019. James Clarke, managing director of Plymouth estate agents Lang and Co, said: “Prices are generally back to 2007 levels, but not in all sectors. “Our sales are up 20 to 25 per cent on last year, though in certain locations and price brackets, such as family homes from £150,000 to £250,000, there are not enough properties coming on the market. “People can remember the last time prices crashed only a few years ago and are now more wary. “Our buyers have got better deposits and I guess they are thinking can they afford it if mortgage rates go up a couple of per cent.” Mr Clarke said dealing with some properties in the £400,000 range had bumped his company’s average Plymouth house price up to £250,000. But he said he believed the average for the city as a whole was now in the region of £180,000 to £185,000.

Meanwhile Jennet Siebrits, head of residential research at CBRE, said: “The sharp house price growth we have witnessed over the last year is typical at the start of a recovery, due to the release of pent-up demand. “London has dominated the housing market in recent years and recorded particularly strong house price growth, but there is now an evident ripple-out effect with increases recorded across all UK regions.” The CBRE report also suggests that house prices would start to level off in a few years. The Bank of England is expected to announce a ‘small’ increase in interest rates in the autumn. Experts say it will not have too much of an impact on mortgages. But Tim Jones, chairman of the Devon and Cornwall Business Council, has warned there is a risk of seeing the housing bubble return.

HOME buyers are missing basic checks when purchasing a property and as a result facing repair bills 45 per cent higher than expected, a new study suggests. People looking to buy a house in a highly competitive market are spending less time on property viewings and potentially missing out on signs of maintenance issues that could cause them financial pain down the line, says the research from insurance firm Aviva. Home buyers in the past year spent on average just over half an hour in total looking round a property before making what is likely to be the biggest purchase decision of their lives. To help buyers make the most of the short time available, Aviva has developed an interactive checklist offering advice on some of the most common problems and how to spot them. The research suggests that the fierce property market is forcing buyers to make snap decisions with 24 per cent making just one visit to a property before deciding to purchase it. And every year, as many as 40,000 people buy properties without viewing them at all.

Not devoting enough time to inspecting a property can have an impact further down the line. Unnoticed maintenance and structural issues can result in high repair costs or even scupper a house purchase altogether. The survey of 4,000 home owners showed that buyers are forced to spend ÂŁ1,094 more than they had expected on essential repairs once they move in to their property, with the average total bill coming in at ÂŁ3,490. Among the most common unanticipated problems found by buyers are plumbing issues including drain blockages affecting 12 per cent of home owners, damp also affecting 12

per cent and cracks in the walls or ceilings affecting 11 per cent. “Renewed competition and rising prices have combined to make many buyers more pressurised to snap up a property quickly. “Our research showed that buyers in the past year devoted under 10 seconds to looking round a property for every ÂŁ1,000 they spent purchasing it,â€? said Heather Smith, marketing director at Aviva. “We believe it’s important to arm yourself with the right information, that’s why we created the house viewing checklist, an interactive tool that will help home buyers spot common problems,â€? she added.

Homebuyer confidence falters over high prices

THE housing market might still be chugging along the road to recovery, but recently, there have also been signs the chugging is getting a little slower. Maybe it’s because of stricter mortgage lending rules, sharp increases in house prices in some areas, speculation over when interest rates may edge upwards, or any combination of these factors, either way, it’s happening. A new report from Halifax found consumer confidence about the coming months being a good time to buy a home has slipped back to a three-year low. There was also a “sharp rise” in people saying increasing prices are a barrier to buying. Conversely though, confidence that the next 12 months will be a good time to sell a house lifted to its strongest levels since Halifax’s regular survey of around 2,000 people started in 2011 – it’s a “tipping point”, where the mismatch in buyers’ and sellers’ expectations can only lead to disappointment for some. UK house prices did reach a new all-time high of £188,949 in July on average, according to Nationwide Building Society, but the pace of price increases is winding down compared with stronger uplifts seen earlier this year. Similarly, another recent report from property analyst Hometrack found the momentum of price rises in London has “slowed dramatically”. Richard Donnell, director of research at Hometrack, says the market often runs in “mini cycles”, lasting between 18 months and two years. These tend to be strongly influenced by buyer sentiment. He explains that the latest cycle started around spring 2013, when the Government’s flagship Help to Buy scheme, enabling people with only low deposits saved to make the jump onto the housing ladder was launched in England. A second version of the scheme was introduced UK-wide last autumn, but there have been signs the wave of “pent-up” demand unleashed by

Help to Buy over the last year has started to moderate. Meanwhile, there’s the speculation over when the Bank of England base rate, which has been at an historic 0.5 per cent low for over five years, will start to increase, bringing concerns that home owners should be preparing now for the potential impact on their mortgage payments. Toughened mortgage lending rules also came into force at the end of April, and these appear to have had an impact on the market as lenders and borrowers get to grips with the changes. The Mortgage Market Review (MMR) rules force lenders to ask mortgage applicants for more detail about their spending habits, to make sure they can afford their mortgage. Those applying for a deal also have to produce more paperwork to back up what they say. It’s not all doom and gloom though. Matthew Pointon, a property economist at Capital Economics, says: “As the new lending systems bed in, mortgage lending should recover. Indeed, surveyors are still reporting that the number of new buyers is increasing, albeit at a slower pace.” And Hometrack also says house price growth across the country generally, in places where increases in values had been less pronounced in London, “could well be sustained into the autumn”. Another sign that the market is still gaining a firmer footing has just come from the Council of Mortgage Lenders (CML), which predicts gross mortgage lending is set to top £200 million this year, marking the first time this has happened since 2008. The CML previously thought lending would reach around £195 billion this year, but it’s revised this forecast upwards to £208 billion, amid some stronger-than-expected market activity. The CML says that economic growth “continues to underpin housing market sentiment and demand”. ■ WHEN asked what they’d like to be when they grow up, one in five children up to 10 years old say they “just want to be rich”. Other popular answers included “famous” (19 per cent), a “police officer”, or a “zoo keeper”, with one in 16 children also saying they’d rather not work at all, discount website VoucherCodesPro.co.uk found. The responses were compiled after more than 1,300 parents of children aged between five and 10 years old were told to ask their offspring the question: “What would you like to be when you grow up?” When children were asked how much money they thought would be a comfortable amount to earn per year when they had grown

Paym, which helps people to transfer money as easily as texting, was launched at the end of April and it picked up its one millionth user registration around three months later, on July 31, according to the Payments Council, which is overseeing the initiative. More than £6.5million has been sent using Paym, which is pronounced “pay em”, so far. The service is being launched

across the industry in waves, with 30 million people initially able to sign up for the service if they wish to. ■ WHILE you’re basking in the summer sunshine, thoughts of turkey with all the trimmings are probably not at the forefront of your mind. But research from Halifax suggests that if you haven’t already started saving for Christmas, you’ll need to put aside an average of £100 a month from August to make up the cost. Last year, the amount people spent on Christmas was a whopping £482, and the resulting “financial hangover”, lasted well into 2014 for many people.

More than half (55 per cent) admitted they had to make cutbacks in January to pay off outstanding costs, and 6 per cent thought they’d still be paying for it until this summer. If you started saving for Christmas in January, you’d typically need to put £40 a month away, but if you leave it ‘til October you’d need to save around £160 a month to make up the typical amount spent over the festive season. Richard Fearon, head of Halifax Savings, suggests it can be useful to have savings accounts for separate purposes to avoid dipping into funds intended for certain events.

COLOUR is one of the most important tools of interior designers and certainly one of the most powerful. It can alter the theme of a room, direct the mood and even manipulate the size. If used correctly, with a bit of careful thought and consideration you can create anything! One of the first things to consider about colour is whether it is warm or cool. Warm hues, like reds, yellows and oranges, have the ability to make things advance – that is, they can make walls appear closer, and create a cosy atmosphere. This can be especially effective if a sense of space is not as important to the room. Blues and greens are cool colours and can make walls recede. This can create the impression that a room is bigger than it actually is. With this in mind, a carefully considered colour pallet can help alter even the most oddly proportioned room. Out of the primary colours, blue is one of the easiest to use in a colour scheme, partly due to the ease with which it can be partnered with other colours.

Due to its coolness, it can sometimes give a formal quality to a room, but can also be used to create space and calmness. White is its traditional partner, and when used together, they can create a look that is both fresh and vital as well as being timeless. Add accents of red to blue rooms to create a bold contrast, or hints of green to add a more natural and calming look. The next primary colour, yellow, can be one of the most vibrant and cheerful colours available. Used in a well balanced monochromatic scheme, it is strong enough to produce a substantial impact but without being overpowering. Its warming qualities make it ideal for taking the edge off a chilly bathroom, while maintaining a fresh, vibrant feeling. Lighter tones of yellow, creams and ivory, are a great background canvas for smaller rooms, offering warmth and space. Of the three primary colours, red can be the trickiest but it can also be the boldest. Associated with love and passions, it can make a huge statement, but too much can be daunting and overpowering. If you’re afraid of overdoing it, try it as an accent with some cushions or curtain edges. Because of its richness, it is often associated with regal and traditional looks, and looks beautiful in heavy draping, accented with golds and luxurious patterns. Tones of red (varying shades of pink), can also make stunning accents and because of their prominence in nature’s flowers, look amazing when mixed with tones of green.

Green is one of the most versatile colours you can use. Because it is created by mixing two opposite colours on the colour wheel, it is a very balanced hue, and very natural. Like the numerous greens found together in nature, it is very easy to mix different tones and shades of green. If you have a shade with a very yellow base, such as lime, it can be hugely refreshing and uplifting, bringing an optimistic and vibrant mood into a room. Create a more restful atmosphere with blue based greens like aquamarine. This makes it an ideal colour to use in a bedroom scheme. Purple is a secondary shade, and because it is made from mixing cool and warm primary colours, depending on the strength in its base, it can appear as either in a room. It’s richer, deeper shades are often associated with royalty and the church, making a great colour for a formal or luxurious setting, while its paler tones can create a much softer atmosphere. Use tones of violet and lilac to give an air of tranquillity and sensuality, and in rooms dedicated to relaxation and contemplation. In this kind of setting, paler violets can look amazing when mixed with other pastel colours. Whatever colours you choose, putting thought into your scheme, what you are trying to create and hope to achieve, can ensure you have room that looks incredible and functions to its maximum potential.

Students make the best tenants, says new report AS A landlord or letting agent, there are many factors to consider when renting a property, including finding your ideal tenants. On first glance students may not be your first choice, but new findings by utilities and service provider for students, Glide, and Accommodation for Students, found that students are in fact the most desirable tenants. The annual report reveals that 69 per cent of landlords and letting agents feel it is better to let to students than non-students. This was consistent across all regions in the UK with the exception of London, where just 43 per cent preferred student tenants. Some 84 per cent of all respondents also agreed that students make good tenants. This was put down to their associated benefits – better rental yields (76.5 per cent), annual market for new students (53.7 per cent), rent is guaranteed by a parent/guardian (45.6 per cent) and rent is paid promptly (25 per cent). Only 3.7 per cent of those surveyed reported experiencing no benefit associated with letting to students. Despite these benefits, some challenges were also highlighted when letting to students. These included the cost of maintaining a HMO licence (57.4 per cent); the fact students are more time consuming than letting to non-students (50.7 per cent); the turnover of tenancies (46.3 per cent); and damage caused to the property (41.2 per cent). One in ten reported experiencing no issues associated with letting to student tenants. Those with smaller portfolios more commonly reported issues relating to costs, such as the cost of maintaining a HMO. Those who manage larger portfolios were more likely to report issues relating to property damage and students being more time consuming as tenants than non-students. With less than one month until A Level results day, which sparks an annual peak in the search for accommodation, here’s some guidance for landlords and letting agents who are thinking of letting their property to students for the first time.

Social media: If you have a portfolio of properties, developing social media pages are an inexpensive way to showcase images and post availability. Be creative – if you have one or more tenants interested, find out a bit about them and use their hobbies or personality traits to engage with others like them. Keep things simple: Some 71.9 per cent of students rate inclusive bills as either an essential or important factor when choosing a property. Bills can cause stress and create arguments in a shared house, while landlords and letting agents can sometimes be left with unpaid bills. Inclusive bills are an easy solution to avoid these issues. Insurance: While our research suggests that students make the best tenants, it still pays to be covered in case anything goes wrong.

HMO License: If you are planning to let your property to more than two students, it is best to check with your local authority whether a HMO license is required. If you do require a license, you may find it can feel like a hefty sum up front (£770 per property per year). However, you will soon recoup this, as it enables you to let out every room in your property. Advertise: If you have left it too late to advertise in print, utilise specialist websites which offer an inexpensive platform to advertise your property or contact your local universities’ accommodation office – this is often the first place new students will look for accommodation. Plan: Rather than leave it to chance, schedule dedicated times for group viewings. This gives potential tenants a chance to meet one another. If they get on well, they are more likely to stay together and stay in your property.

Get the balance right: After your tenants have moved in there are likely to be questions, so it’s good to be available and approachable, but you also need to set boundaries. It is not your job to change light bulbs and they should all know where the fuse box is!
