Advice: Property guru Phil Spencer has his work cut out

Selling is a real Italian job

A

NYONE currently looking to sell their home would have been interested by Channel 4’s property programme, Phil Spencer: Secret Agent, on Sunday evening. The third show in the series focused on two houses in different locations, with property guru Phil – also known for his stints on ‘Location, Location, Location’ alongside fellow presenter Kirstie Allsopp – providing handy tips on how sellers can dress their homes to appeal to potential buyers. The host kicked off the programme by saying the owners ‘couldn’t blame the inability to sell their properties on the market because it had been picking up in recent months’ and that he was ‘here to help’. One property was situated in Oxfordshire and had been on the market for five years, while the other – a three-bedroom end-ofterrace house in a sought-after area of Bath – had been up for sale for 10 months, priced at £295,000. The owners of the latter were an Italian couple named Sam and Maria, a hairdresser and seamstress respectively. After tripping over bicycles in the hallway and banging his head on a low chandelier, Phil (left) went on to highlight that as well as there being no carpet on the stairs, the property had shiny, Italian-style tiled floors in the living room and separate sitting room (a result of Maria trying to ‘recreate Sicilly’) and a green kitchen with shoddy cabinets. Upstairs, we were introduced to a ‘dog’s breakfast of DIY’ in the family bathroom, complete with a comb holding the toilet in place, and a botched paint job in the master bedroom. Outside, Sam had attempted to ‘recreate a Roman ruin’ in the garden, which was filled with old microwaves and bikes and featured a rather questionable hand-built brick wall. Anyway, Phil prescribed the alterations and improvements one might expect and after the couple ignored nearly all of those suggestions – including not carpeting over that rather striking marble floor – an open house was called in a final attempt to attract an offer. Much to the host’s amazement an offer of just £5,000 less than the asking price was placed, and subsequently accepted by the vendors. And the buyer? Well, she was half Italian and absolutely loved the marble floors… Shows how much you know, Phil! Phil Spencer: Secret Agent is on Sunday nights (Channel 4, 7pm).

Every household in the UK should be encouraged to build up at least £1,000 as an emergency fund, according to a leading debt charity. StepChange Debt Charity is calling on the next government to build “rainy day” savings pots into the scheme for automatically placing people into workplace pensions. StepChange suggests that, like saving into a workplace pension, the Government and employers could also contribute to the pot, through tax relief and employers’ contributions.

For instance, first-time buyers are unlikely to have the extra money to spend on major changes

once they have bought a property. We have previously suggested to sellers that they need to change something about their homes in order to attract an offer. “Sometimes, at the initial marketing stage we receive feedback from viewers and relay that information back to the owners. “Recently, we had a vendor who chose to change the whole kitchen in order to sell the property. Kitchens and bathrooms very important to potential buyers.” “Different people have different ideas and are usually open to suggestions. It depends on the financial position of the vendor. If someone is able to change something to help sell their home, they will normally do it.”

Finance: Vicky Shaw on how to face up to fraud EVERY DAY, people from all walks of life find themselves falling victim to financial fraud (120 a week, according to the Financial Ombudsman Service), but around this time of year, those victim numbers rise even higher. This could be because people have been spending more money than usual in sales and Christmas present shopping, or because they’ve been letting their guard down while out celebrating the festivities. Whatever the cause, the result is the same: frustration, anger and often loss of hard-earned money. Of course, it’s easy to think you’d never be caught out by a scammer, but you’d be unpleasantly surprised. Often, those behind the con will stage some sort of “emergency“, making people believe they have to act immediately in

order to put the situation right. Under this kind of pressure, you might be persuaded to do something you wouldn’t normally dream of doing, such as transferring all your savings into an account you’ve never heard of. If you receive a call out of the blue asking you to do something urgently, this could be a warning sign. Banks have their own processes for detecting and dealing with fraud, such as freezing your account, so they wouldn’t call out of the blue and ask you to transfer your money into a “safe” account, or hand your debit card over to a courier. Also, be wary of giving personal details. Perhaps the person on the other end of the phone is checking them for security reasons – or perhaps they have no information about you at all and they plan to use what you tell them to commit identity fraud.

Samantha Hargreaves, a spokeswoman for the ombudsman service, says: “Anyone can be caught out, from experienced investors to people with a basic bank account. In recent months we have seen an increase in more ‘low tech’ but effective scams. “Some of these work by gaining people’s confidence over the phone and then encouraging them to divulge their bank details, hand over their cards, or even transfer money directly into an account of the fraudster’s choosing. Once the money has gone it can be incredibly difficult to get it back. “If you have been a victim of this type of scam, get in touch with your bank as soon as possible – the sooner you act, the better.” The golden rule is to listen to your instincts. If something feels wrong, take time to double-check the situation before making any decisions.

British expats who bought properties in Spain at low prices are being hit with shock tax bills because authorities believe they got too good a deal. The Spanish government is probing thousands of sales that took place during the past four years. If the house’s sale price does not match the taxman’s own official valuation, the owner of the property will be asked to pay the difference in stamp duty which, in some cases, can be thousands of pounds.

A bank which promises to offer new hope for hard-pressed savers who feel “unrewarded” by what the high street has to offer is to launch this spring. The new Charter Savings Bank, which will be available online and over the phone, has received regulatory approval and aims to offer products from the end of March.

Research carried out by experts in Canada has found that worrying may be a sign of high intelligence. A team at Lakehead University in Ontario subjected 125 students to a series of tests, which measured levels of depression, shyness and verbal intelligence. The researchers said it is possible that those who are good with words find it easier to think in detail about past and future events, raising the odds of them being worriers.

OCKETING property prices could be a thing of the past, with values set to remain virtually flat in 2015, according to forecasts. Local Surveyors Direct expects between 60,000 to 75,000 sales per month in England and Wales, amid early signs the housing market is cooling. It forecasts property values will flatline this year when compared to an average 7.7 per cent growth in 2014. The first signs of a slowdown started to emerge last summer. The price comparison website found that requests for surveys were two per cent down for the six months between June and November 2014 when compared to the same period the previous year. JJ Heath Caldwell, chief executive of www.localsurveyorsdirect.co.uk, said: “In 2013, we saw a steady ramping up of the housing market which continued through the year and into the first quarter of 2014. “Indications are that this growth stalled

through the summer of 2014, and activity now appears to be settling back to a more steady market.” The website chimes with the latest forecasts from the Royal Institution of Chartered Surveyors (RICS), which predicts UK house prices will rise just three per cent next year. Paul Preen, a director at Lang & Co in Plymouth, admitted he also expected prices to level out. He said: “We tend to feel the pinch in the housing market prior to a general election. “It all depends on what happens to interest rates after the election. I can’t recall a Government previously warning that interest rates might go up and to budget accordingly.” He added: “The last 12 months the market has been quite heated and I can’t see that continuing.” With sales of £1 million-plus properties now having to pay a far higher stamp duty

tax, the top end of the market could see house prices fall as a result. However, the vast majority of homeowners who are liable to pay stamp duty will fork out less duty under the new system. Ian Johnson, senior branch manager at Fulfords’ Drake Circus branch, said: “It can only be a positive thing as it will mean quite a large saving of several thousands of pounds for some.” Mr Johnson said the city market was split 50-50 between residential and investment properties, such as buy-to-let, adding that student houses were coming onto the market empty as Plymouth University provided more purpose-built accommodation. “The residential market remains strong and we are more than likely to see an increase in value but a decrease in investment,” he said. “If we take the city as a whole, I would expect prices to flatline because one will cancel the other out.”

INSULATING an uninsulated loft could save you around £250 a year for a detached house, £150 for a semi and £140 for a mid-terraced house, according to the Energy Saving Trust (www.energysavingtrust.org.uk). Before you start, check for things like damp and rot in the loft.

MINERAL wool insulation is often used in lofts, but it can irritate the skin, throat and eyes (unless encased in foil), so wear gloves, goggles, a dust mask and overalls when fitting it. You may prefer eco alternatives, such as insulation made from sheep’s wool or recycled newspapers or plastic bottles.

URING the festive period, homes everywhere were adorned with an abundance of frills and decorations as we celebrated Christmas. But, while this decorative style looks great for a month or two, by the time the New Year comes around, it’s certainly not unusual to look forward to having a clear out and going back to normality. If you’re looking to introduce a new theme into your home in 2015 but want to create a no-nonsense, minimalist look which also has plenty of personality, why not embrace industrial style? No longer limited to metropolitan cities such as New York and Berlin, urban, industrial styling can so easily be introduced into any contemporary setting. This week, I will be sharing a few hints and tips as to how you can incorporate into your home what’s sure to be a massive trend throughout the year. As the name suggests, the industrial theme is all about injecting the beauty and personality of raw materials, while keeping the overall style simple and uncluttered. Made up of components which feature strong shapes and clean lines, the industrial trend works really well in open spaces and rooms which receive a lot of natural light, such as open-plan living schemes, lofts and rooms with floor-to-ceiling windows. It’s a very simple theme that, if done correctly, can add character to a space. Because you are working with a minimal style when introducing the industrial theme, the colour palette needs to create a

clean, crisp feel and predominantly feature whites and greys. Different textures and materials can then be introduced to add depth and detail, and ensure the scheme doesn’t end up looking stark and bland. The industrial trend lends itself perfectly to this idea, as personality can be added by introducing the likes of wood, copper, cast-iron and various other unpolished materials, as well as fabrics such as leather. The pieces you choose should always have a used, beaten-up appearance to give a space the stripped-back charm which is consistent with industrial style. If you’re feeling

daring, this theme also invites you to embrace the art of upcycling. Old crates, for example, can be used to create a coffee table, and old pieces of tubed metal can so easily be fashioned into curtain rails (provided you have the right tools to hand). An important thing to bear in mind is that when introducing furniture, it’s important to be selective with a few strong pieces to create a successful industrial styled interior, as this will allow each individual piece to be displayed and appreciated. Synonymous with industrial styling, you can also enhance this type of living space by opting for stone, concrete, or concrete effect flooring. BEFORE buying insulation, measure the floor joists in the loft and try to get insulation the same width or bigger – cut it with a saw when it’s rolled up to make life easier. The first layer of insulation should be laid between the joists, with a second layer on top, laid at 90 degrees, up to the required depth (see below).

THE recommended depth for mineral wool insulation is usually 27cm, but this may vary for other types of insulation, so check the packaging or direct with the manufacturer. You don’t have to start from scratch if you already have insulation (in good condition) in place – just put the new stuff on top.

IF YOU want to use the loft for storage, you’ll need to board it, but don’t put boards directly on top of the insulation because they will compress it and make it less effective. Instead, use loft legs, which raise the boards above the insulation so it’s not compressed, or rigid insulation, which can’t be compressed.

Product of the week ONE of the best ways to dry new plaster is to use a dehumidifier to suck the moisture out of it, and it really works, especially at this time of year when you don’t necessarily want to open the windows to dry it. A real sense of community spirit

NE of Plymouth’s most vibrant communities is found in Mutley, with the suburb being both a hotbed of commercial activity and a densely-populated residential area. Large numbers of students live there, due to its proximity to Plymouth University and the city centre, but it quietens down in the summer months and during the festive period, out of term time. At its hub is Mutley Plain, a busy dual carriageway which is a major traffic link, lined on each side by businesses of every kind. An added attraction is that Mutley Plain’s separation from the city centre gives it a village atmosphere, which adds charm to its hustle and bustle.

For those seeking refreshments, or a night out, there are many bars, takeaways and cafes along Mutley Plain. There are a number of primary and secondary schools located within a mile radius of Mutley. Going from strength to strength

HEN Chris Knapman and his wife, Lorraine, started up The Mortgage Guy Ltd back in 2006, they did so with a headquarters the size of a single garage – complete with a ‘small, round table’ to speak to clients. Since then the business has gone from strength to strength, so much so that last month Chris and his team of dedicated and experienced staff completed their move to a plush new premises which they bought in Colebrook village. Chris explained: “We spent the first two years at home, using half of our son’s bedroom as an office, before moving out to new premises in 2008 where we stayed for four years. “At the time the business was established it was just Lorraine and I, but we expanded by adding two more advisors to the team – one in Plymouth and one in Cornwall. “We managed to convert the office into a useable space, about half the size of a single garage, and met with clients there for about 12 to 18 months.

“Then it got to the point where we needed some administration help, but when that person started we were already starting to do work in a different office which was situated at the front of the same building, giving us a shop front from November 2012 and December 2014. “That was in much larger premises which had seating for nine members of staff, plus a boardroom for meetings.” The move allowed the company to appoint more advisors and over the next couple of years, five more members joined the team. One of those advisors allowed the business to set up TMG Financial Management, which provides specialist information in pensions and investments. Chris said: “The issue we had then, although the office was big enough for the people working there, we needed more meeting-room space to speak to our customers. “The opportunity came up to buy premises within the Colebrook village, so in June of last year we put an offer in, which was accepted, and we moved in on Decem-

ber 19.” The two-storey building was formerly the location for Spice Island, an old convenience store in the village. At The Mortgage Guy Ltd, all the administrators are based upstairs, with the ground floor being used purely for client meetings. As well as a reception area and separate client reception area, there are also two double-glazed meeting booths and a boardroom upstairs for team meetings. The company has boosted its staff numbers, meaning it now has seven self-employed advisors and two employed administrators.
