Veteran agent Jason offers a wealth of Home hunters experience spend less time

VETERAN estate agent Jason Hooper has been welcomed aboard agents, chartered surveyors and auctioneers Luscombe Maye. Jason has been well-known in the profession for almost 30 years and is a former secretary and past chairman of the Plymouth Area Surveyors and Estate Agents Association. The move will reunite Jason with Chris Davey, Luscombe Maye’s partner responsible for residential estate agency and new homes, both having been former regional directors for a national chain of estate agents. Jason has lived in the South Hams for over 17 years and will take responsibility for the Yealmpton office while also acting as the new homes sales manager for the company. Jason said: “I am very excited about the opportunity to join Luscombe Maye, which has a proud heritage of integrity serving the local community for many years. “My background comes from a traditional and customer service focused estate agency environment, and I very much look forward to joining my new colleagues, while making a contribution towards the fantastic plans that I know we have for the future.” Stuart Hext, senior partner at Luscombe Maye, said: “I am confident that with his wealth of experience in the property industry, Jason will further help to enhance and grow the property sales side of the Luscombe Maye business. “We all look forward to welcoming Jason to the company.” In his spare time Jason is a keen cyclist and has just finished a 1500km tour between Roscoff and Santander. by GRAHAM BROACH YOUR home is the most expensive purchase you will ever make - many but house-buyers in Plymouth take less than 26 minutes to make up their minds about a property. That’s just seven minutes more than they spend agonising over a pair of jeans and less time than it takes to watch one episode of Coronation Street or buy a second-hand car. Within the South West, nearly a fifth of buyers admit they made up their mind to buy their current property before they had even seen it in real life. With the average home currently costing around £232,000, Plymothians’ decision-making cost equates to a staggering £9,098 per minute. The astonishing findings come from a major new report from Barratt Homes: “21st Century Living: Heads, Hearts and Homes Report”. It reveals that the main reasons people in Plymouth don’t spend longer viewing a property include: ■ pressure from estate agents. ■ uncertainty over how to arrange a further viewing. ■ lack of time. Kate Fox, author of ‘Watching the English: The Hidden Rules of English Behaviour’, said: “Given the deep emotional importance of the house in society, there is something very interesting about the disproportionately short amount of time - if any at all - that prospective buyers spend in a house before making the decision to buy. “When we enter a person’s home with the intention of buying it, it can seem

strange and uncomfortable - like an imposition or invasion of privacy.” Barratt Homes sales director Lee Monk said: “Purchasing a property, whether for the first time or the 10th time, is a major life investment. “It’s really important for the buyer to be 100 per cent happy and confident in their decision. “But rushing this decision can and should be avoided. “Considering a new build home is one way to do this - new home builds offer customers the opportunity to view a new property they’re interested in as many times as they like without feeling pressured or rushed.” Mr Monk added: “The average Barratt Home buyer views a new home for approximately 120 minutes before making their purchase decision – this is almost five times longer than the national average of 25 minutes and 30 seconds, meaning they can be far more confident their decision is the correct one. “There are many benefits to considering a new build home, not least a five-year warranty on fittings and fixtures eliminating the risk of unexpected and expensive maintenance issues which can come with some second-hand homes. “A new build home is also more energyefficient and provides a blank canvas you can easily make your own with optional design extras. “In addition, a five per cent deposit on the Help To Buy scheme can make new homes extremely affordable particularly for first time buyers.”

ACCORDING to Office for National Statistics (ONS) data, property values soared to a new average high of £274,000 in August after seeing growth of 11.7 per cent in a year. It said that even with London and the South East removed, prices are still up 7.8 per cent. House prices across the country jumped by 0.6 per cent on a monthly basis in August – or £2,000. This was a weaker increase than the 1.6 per cent monthly uplift recorded in July. Average house prices in England have increased by 12.2 per cent in the last 12 months to reach a higher than average £285,000. Property values have continued to be propped up largely by London and the South East. Excluding these two regions, house prices increased by a smaller yet still substantial 7.8 per cent over the year. The London index is 39.5 per cent higher than the pre-financial crisis peak in January 2008. The South East, East, East Midlands, West Midlands and the South West have all also surged past their pre-crisis peak, according to the data. But it’s a different picture in northern regions. The North, for example, is 8.3 per cent below its pre-crisis peak – equivalent of £13,400. Howard Archer, economist at IHS Global Insight, said: ‘Despite the robust August ONS data, we maintain the view that – with housing market activity off its early-2014 highs – prices are likely to rise at a more retrained, restrained rate overall through the coming months.”

Plymouth boasts exciting new projects in all corners of city THERE is a real buzz around the new homes market in Plymouth at the moment with developments taking place in all corners of the city to appeal to every sector of the market, from first-time buyers to those seeking luxurious waterfront living. While there will always be those whose preference is for the character and heritage of an older property, others favour the idea of a brand new home which will incorporate the latest energy-saving features and have less maintenance issues. And as the housing market emerges from the doldrums of recent years an increasing number of exciting projects are starting to materialise, some of which have been at the planning stage for many years. The scheme to develop Plymstock Quarry, on the site of the former cement works in Billacombe Road, was first announced way back in 2007 but it is only recently that the so-called ‘urban village’ now known as Saltram Meadow began to rise out of the ground. Developers Persimmon Homes believe this is going to be one of the most exciting areas that Plymouth has seen for a long time with its infrastructure of community facilities, open spaces, shops and transport links being created.
