Senior moments The overseas property market is getting hotter ACCORDING to overseas mortgage specialist Conti, the number of enquiries about property abroad it received in the second quarter of this year was up 38 per cent on the same period in 2013. And in the first half of 2014, enquiries were up 58 per cent compared with the first half of last year. Spain continues to be the top choice for overseas buyers, accounting for 59 per cent of all enquiries in the second quarter. France, in second place, accounts for 27 per cent of enquiries, followed by Portugal with eight per cent. Reduced property prices and affordable borrowing rates are boosting buyers’ purchasing power, and the strength of sterling is also having a very positive effect on budgets. Last summer £1 bought 1.14 euros, whereas it has now risen to a 22-month high of 1.26. This means that for someone considering a home in the Eurozone worth 200,000 euros, the property now costs £158,730 compared with £175,439 at the start of August 2013. That’s a saving of £16,709. Clare Nessling, a director at Conti, said: “Prices are good, rates are low and lending conditions are improving, so it’s perhaps no surprise that buyers are returning to the market. “What has compounded the situation is the concurrent performance of the UK economy, where the pound has been strengthening against other currencies including the euro, and this is also having a big influence on buyers’ enthusiasm.” Conti says it remains vitally important for buyers to seek the right advice, as many overseas property buyers have learned to their cost that scrimping on independent legal advice can effectively cost them their holiday home. Buyers should always go through the same process that they would follow if they were buying a property in the UK. Conti says there is nothing to be gained and everything to lose by cutting corners and failing to carry out due diligence.

Downsizing is helping the post-war generation fund their active lifestyle. Denise O’Leary finds out more... THERE is a popular bumper sticker to be found displayed on the back of many a car belonging to members of the so-called ‘babyboomer’ generation which declares: “Spending the kids’ inheritance”. The grey pound has become big business and is now said to account for almost half of consumer spending. According to figures released by Saga it now runs at around £320billion a year – that is an increase of £100billion over the last nine years. The financial and leisure services company for the over 50s credit this age group with helping to lift the UK out of recession and there is no doubt that their spending power is being targeted by a wide range of companies specialising in everything from fashion to holidays. And one of the ways that the post-war generation is able to fund their active lifestyle is through their property. Houses which cost them a few thousand pounds in the 60s and early 70s can now be worth over half-a-million pounds so the idea of downsizing to release some of that cash can be a very tempting prospect. And it isn’t just releasing equity to supplement pensions that is persuading them to sell up the family semi for a two-bedroom apartment. James Clarke of Lang and Co points out: “We find that a lot of retired and older people are selling the family home both to release the equity in the property but also to reduce their living costs.

“With energy bills so high they don’t want the burden of heating a large four-bedroom home or paying higher council tax bills. It’s a waste of money. “They also don’t want the headache of maintaining a larger property, especially one that may have large grounds.” And downsizing to release funds is not just for selfish indulgence. “Some are using the money they save for their own pension fund, but others are also selling up in order to help their children to get on the property ladder,” he added. “I would say that at least three quarters of our buyers are more mature and many of them are looking to downsize. “Particular hotspots for this type of buyer are Sutton Harbour and the Hoe. “We have recently been marketing a development at the Millfields of two-bedroom apartments which were originally targeted at young professionals. “However when the developers discovered that so many of the buyers were in fact retired people they changed the styling of the next phase – for example replacing bamboo flooring with oak flooring and carpets – and altered the emphasis of their marketing because they realised they were dealing with a completely different customer to the ones they were expecting. “We find that the more mature customer likes modern, maintenance-free properties and they also like properties which they can lock up and leave with complete peace of mind if they

As pension pots have failed to deliver and interest rates have remained at their lowestever levels rendering traditional investments poor earners, some retired people have chosen to sell their home in order to downsize and purchase a buy-to-let property to provide them with a regular income. Matthew Curtin of Fulfords of Mutley said: “Retired people downsizing to free up money from their property isn’t a recent phenomenon – it is something that has always happened as people’s lifestyle and requirements change they change their housing. “But it is something that has become more pertinent now that pensions have become a difficult issue and people have decided to use the capital in their property to help fund their retirement. “I think we are also seeing that people are enjoying a better state of health as they get older these days and they want to make the most of their retirement and enjoy life, spending the money that perhaps they would have been left behind in their wills. “When they are downsizing they usually request level access so they prefer something like a bungalow or ground-floor flat. “Some are selling up the family home and buying a smaller property here but also investing in a holiday home abroad. “Property has become much more affordable in places like Spain and Greece and makes it an attractive proposition. “Some like a good-sized garden because that is their hobby and interest. “Others don’t because they don’t want the hassle and maintenance responsibilities. It all depends on tastes and lifestyle. “Similarly some have pets, some don’t so they will take that into consideration when choosing their new home.” Ty Bolt of the Plympton branch of Bradleys agrees that needs vary according to lifestyle but that level access is a popular requirement. “A lot of people just don’t want the bother of steps,” he said. “We have not noticed a huge increase in the number of people downsizing,” he added. “It has always been a feature of our business but we are getting an increasing number of people looking for retirement flats which have been purpose-built for the over 55s. “The more mature customers are looking for something that will give them an easier and more comfortable way of life.” But just because they are approaching retirement does not mean that the older buyer wants housing that is dated. The majority favour minimalist, chic modern styling and are as keen to modernise as their younger counterparts. This has led to a growth in demand for smart new apartments and stylish town houses.

Mr Edworthy said: “We have been overwhelmed by the

He added: “The location and views combined with the luxury fittings and feel-good vibe surrounding the entire development hopefully means that we will be welcoming more new residents to Ocean Crescent in the very near future.” Burrington Estates is currently working on £75million worth of projects in the South West, including Burrington Business Park in Plymouth, Stowford Mill in Ivybridge and Dean Clarke House in Exeter, and is set to relocate its headquarters to Exeter.

A very welcome boost for savers as banks unveil new super Isas THIS month has seen the arrival of a new super hero for savers. It can’t fly through the air, or save you from a burning building, but it can ring-fence much more of your hard-earned cash from the taxman. The Isa (which stands for individual savings account) has been transformed into the “super Isa”, or its alias – the Nisa (an abbreviation of the words new and Isa). What’s great about Isas, especially in the current low interest rate when returns on savings are generally still poor, is that you keep all of the interest you earn, rather than a portion of it going to the taxman. You can also add to your non-taxed savings year after year, so even if rates aren’t that attractive now, when they do eventually improve, if you’ve already built up your savings, you’ll have a big pot of protected money ready to help you reap the rewards. More than 23million adults, or roughly half of the UK’s adult population, holds an Isa, and the average Isa balance varies from £16,820 in England to £15,370 in Scotland, £14,930 in Wales and £13,130 in Northern Ireland. So what new powers does the super Isa have? For a start, the amount you can save tax free during the current tax year has pretty much tripled, up to £15,000 into a cash Isa during the tax year 2014-15. Between April 6, when the current tax year started, and June 30 this year, the full Isa allowance for the 2014-15 tax year was £11,880. Only a maximum of half of this amount, so £5,940, could be saved in cash and the rest could be saved in stocks and shares. The new super Isa limit can be saved in cash, stocks and shares, or any combination of the two, so people have a lot more flexibility over what they do with their savings pots.

Barclays has recently launched a “good” two-year fixed Isa paying a rate of 2.02 per cent and offering some flexibility in accessing funds. Springall adds that Clydesdale and Yorkshire Banks recently unveiled a three-year Isa at 2.45 per cent and BM Savings launched a “best buy” easy access Isa paying 1.55 per cent.

THE first rule of your home’s patio or outdoor deck echoes the first rule (for many) of the home itself – location, location, location. Do you, for example, want your outdoor space in full sun, in partial sun, or in the shade? Because where your garden gets the sun at different times of the day could make a big difference to how much you’ll use your new area. The usual place to put it is near the house for the most convenient alfresco dining, but there might be a better spot elsewhere. You might also want to pave or deck the entire garden, especially if it’s a courtyard. Decking is a good way to make sloping gardens more usable, as an alternative to creating the more difficult tiers. By extending the deck out from the house to cover the whole garden, you’ve solved the problem of an awkward, hard-to-use and even potentially dangerous (if you have small children) outside space. When deciding on the location of your patio or deck, you also need to think about things like drainage (manhole covers will still need to be accessible), where the doors to the garden are, where the bedrooms are (especially with a bungalow or flat) and if the patio or deck will be overlooked. Also consider the prevailing winds, traffic noise, if any, and what you’ll be looking out on when you sit and relax. It’s important to have a patio or deck that’s in proportion to the size of the house too, and to use

colours and materials that work well with the building (unless you want a deliberate contrast). While it should be in keeping though, your design can still be creative. Decking can be formed on different levels, with, among other things, built-in benches, planters, steps and cutouts – ideal if you have, or dream of having, a hot tub. You can do a similar thing with paving – an easy way to add interest is to incorporate a circle or other design into your patio using a paving kit. Once you’ve got an idea of what you want, draw the garden on graph paper, or use an online garden planner, marking on everything relevant. This will enable you to play around with different ideas and layouts, then you can recreate them in the garden using string and pegs, or spray paint, marking out what will go where, and considering if it really will work. Before you start building your patio or deck, check if any permissions are required, including from the freeholder if your home’s leasehold, or from the local council.
