Keep all your valuables safe NEW research by Populus for AA Home Insurance reveals that although three-quarters of homeowners have valuables, only 14 per cent keep them somewhere secure such as a safe or safety deposit box. With each person’s collection of valuables averaging £4,164, and one in ten having valuables in excess of £10,000, the AA is encouraging people to keep their most expensive possessions somewhere safe – and keep them insured. The research shows that just 12 per cent keep their valuables in a safe while 2 per cent use a safety deposit box. Instead, many choose to use a jewellery box or bedside cabinet, although more than a third (36 per cent) say they don’t even attempt to hide their most precious possessions. A creative 2 per cent have crafted a hiding place – such as a hollowed-out book– in which to keep their most costly valuables. Three very careful respondents hide theirs under the floorboards. Simon Douglas, director of AA Insurance, says: “I applaud the inventiveness of a few people who clearly take care to protect their most valuable possessions. “But for many their valuables may be worth more than they realise, as popular programmes, such as Antiques Roadshow, often demonstrate. “It’s important to keep them safe. Insurers may take a dim view of claims where an expensive item has been left out in the open for an opportunistic thief to snatch – especially if windows or doors have been left open or unlocked too. “If thieves do get into your home and see that you have a safe they may be put off altogether. “At the very least it would slow them down.” Mr Douglas also recommends that people take other steps to ensure the security of their valuables. “UV pens are a very useful and cheap way to mark larger valuables – police will often check stolen possessions for this type of mark.” He adds that thieves are indiscriminate and may take things that have little monetary worth but high emotional value – costume jewellery or other possessions that are family heirlooms, for instance. Such items also should be kept safely, along with important documents such as passports, share certificates or property deeds.

Buyers are still keen to splash out on a waterside property in the region, as Denise O’Leary discovers... AS survey after survey heralds the recovery of property prices there is one sector of the market that has managed to escape the worst effects of the recession and where values are now climbing even higher. Homes by the coast have not only continued to hold their worth but, according to the Halifax, the average price of properties in seaside towns has risen by 42 per cent over the last ten years. Salcombe in South Devon came out top of the list for the most expensive properties with Padstow, Dartmouth, St Mawes, Budleigh Salterton and Wadebridge also performing well. “It is all about supply and demand and if there is a high demand for something that is in short supply it will, of course, cause prices to be high,” explained Roger Punch of the Plymouth office of Stags who specialises in selling waterside properties. “There is no doubt coastal properties command a premium and that is something that has remained consistent throughout the ups and downs that affected the rest of the market. “Properties beside the water seem to be the number one target for those who are moving to the Westcountry but are also in demand from people already living here who have always dreamed of having a sea view and want to be close to the water. “The kind of waterside properties people want vary and, in our experience, the most popular ones overlook estuaries or other places where there is lots of activity and plenty to see. “But other people prefer to just look out at sea – such as at Heybrook Bay near Plymouth. “We sold a property there about a month ago and we had buyers coming from all over the country, including people who hadn’t
discovered this little corner before and were just astounded by the outlook. “We specialise in marketing properties beside the water and this has something that has developed in recent years – many agents now have specialist waterside departments, which is something that would not have occurred to them 30 years ago. “Through our network we are able to introduce people to areas they didn’t even know about before. “People are pleasantly surprised to discover that they can find beautiful coastal properties in South East Cornwall which would be much more expensive if they were located in South Devon, for instance. “There are all sorts of hidden gems around here that people don’t know about. “We just sold a property at Bere Ferrers which is overlooking the water – so close to it that you could very nearly fish out of the window. “Put that in Salcombe and you would have been looking at a considerably higher figure. “There are also some very attractive waterside properties in and around Plymouth itself and the city has been put on the map thanks to some of the major sailing events like the America’s Cup which has woken a lot of people up to what a wonderful place it is to live. “Last year we sold a property on the Hoe for £530,000 to a buyer from the London area and I can only see that kind of thing increasing and growing. “You only have to look at the number of businesses and restaurants springing up around the waterfront.” Paul Preen of the Plymstock office of Lang and Co says that people from the London area are often very pleasantly surprised by the kind of coastal properties they can afford to buy.

“Anything with a decent sea view will, without question, sell and sell quickly,” he said. “We marketed a ramshackle bungalow at Heybrook Bay and within three days of going on the market we had had three offers – in the end we went to sealed bids and the property achieved £130,000 over its original asking price. “Anything with a water frontage or sea view is going to be popular and hold its value well, although people coming down from outside the region are amazed at how much they can get for their money – especially people coming from the London area where prices are crazy at the moment. “We had a buyer recently who bought a beautiful house in Wembury and they were amazed at how cheap it was compared with what they were selling in London. “We also recently sold a property in Spinnaker Quay near Mountbatten within ten days of it going on the market. “It was in wonderful situation by the water with fabulous views and created plenty of interest.” Mark Flynn of Julian Marks has also been successfully marketing properties at Heybrook Bay, Wembury and Spinnaker Quay and says: “They have held their value well even through the recession. “Oreston and Turnchapel are also wonderful waterside communities within Plymouth which are not so widely known about. “You come down the steep hill and you feel as if you are coming into a Cornish fishing village. “Many people buy waterside properties to retire to or as second homes – people who have always wanted to have a sea view. “It is also interesting that, due to the recent severe weather and storms, some of the areas around our coastline have had major issues but it doesn’t seem to have affected people’s desire to live there or discouraged sales. “Both incomers and local people who have always wanted to live beside the water and have a sea view are still keen to purchase here.” And Paul Preen says having a second home by the coast is not just the prerogative of the very wealthy – the chalets at Bovisand continue to be extremely popular too. “We recently sold a two-bedroom chalet with a fantastic outlook within ten days of it going on the market,” he said. “I was over there to show someone around and I arrived a little bit ahead of the client at the end of a long tiring day in the office and sat on the bench outside with the sun on my face and the smell of the salty sea air and felt all the stress fall away. “They fetch in the region of £140,000 and we have one that needs modernising which is on at £125,000. “They are easy to get to from Plymouth and they hold their value really well.”

LLenders enders m eet iinterestnterestmeet oonly nly m ortgage ppledge ledge mortgage THE Council of Mortgage Lenders is pleased to report that mortgage lenders have successfully met a commitment they gave a year ago to contact their borrowers with interest-only mortgages. The commitment, given by mortgage lenders to the Financial Conduct Authority, was to contact interest-only borrowers whose mortgages are due to mature by the end of 2020 about how they plan to repay their loans. The CML and lenders nevertheless recognise that meeting this commitment is only the first part of an ongoing programme of communication with interest-only mortgage customers. The CML surveyed members on their communications, and found that those borrowers who should have been contacted have been. The only notable exceptions in the communication programme were those with very small balances where there is little material risk, and those with whom lenders were already in contact. Lenders have been using a variety of contact strategies. In addition to reminders and mailings requesting the customer’s written response (including questionnaire responses), telephone calls, face-
to-face meetings and even home visits are also used by some lenders. Overall, around 30 per cent of customers contacted have so far responded. Although we do not have a comprehensive picture yet of the most successful contact strategies, overall it seems those that include a specific call to action on the part of the customer generate higher response rates. Among those borrowers who have responded, around four out of five already had a clear plan. Among those who did not, the survey found that the solutions and approaches lenders are offering typically include term extensions, permanent conversions to capital and interest, and overpayments. Looking ahead, lenders will build on the experience they have gained over the past year to refine their contact strategies, continue to seek responses from borrowers who have not yet communicated with them, and gain further insight into which methods are most effective in encouraging their borrowers to respond. The CML will undertake further follow-up surveys in due course to help lenders with this work. The latest findings sit alongside

research that the CML published earlier this year showing a significant fall over the past year in both the number and the value of interest-only mortgages. It is encouraging that people are clearly beginning to act positively to take steps to manage their interest-only mortgages. CML director general Paul Smee said: â&#x20AC;&#x153;We are pleased to report that lenders have met their initial commitment to contact interestonly borrowers whose mortgages are due to mature by the end of 2020. â&#x20AC;&#x153;But we all recognise that this is just the start of a long term, continuous communication programme. â&#x20AC;&#x153;So far, around 30 per cent of customers who have interestonly mortgages maturing by 2020 have responded to their lender on their repayment plans. This is an encouraging start, but also highlights the challenges of achieving effective two-way communication. â&#x20AC;&#x153;If you have an interest-only mortgage due to end before the end of 2020 and you have not yet responded, it is important to communicate with your lender, even if you know your plans are on course. â&#x20AC;&#x153;If they are not, your lender will want to work with you to help minimise any difficulties.â&#x20AC;?

SOMETIMES, the truth can hurt. But that doesn’t mean it can be ignored, avoided, or magicked away. And certainly not when it comes to your mortgage. Yet the financial ombudsman has warned that a large number of people are putting their faith in “urban myths” about what lenders can and cannot do and, as a result, are regularly landing themselves in trouble. “When times are hard, it’s completely understandable that people will look for solutions that might offer some relief from the pressure they’re facing,” says Martyn James, a spokesman for the ombudsman service. “The good news is there are lots of ways you can get help if you’re struggling with your mortgage – but you need to speak up and seek help as soon as you can. “Don’t put your faith in mortgage ‘urban myths’ that suggest you can break your contract or stop paying your premiums indefinitely. “If it sounds too good to be true, it is!”
But, just because repossession is a last resort, this doesn’t mean that your home isn’t at risk if you don’t keep up with your payments. AS the UK housing market continues to improve, more couples are considering buying a home together. A survey, by One Poll, has revealed that 53 per cent of first-time buyers are most likely to buy with their partner while the second most popular option would be to buy a home on their own with more than 20 per cent considering going it alone. Buying with a friend came third on the list with 12 per cent thinking this is a good idea, while buying with a parent or child was considered likely by less than 10 per cent of respondents. Although this was higher than the option of buying with a brother or sister which was way down the list with less than three per cent likely to take up residence with a sibling. Lee Monk, sales director of Barratt Homes which commissioned the survey, said the figures have been released at a time of increased confidence. â&#x20AC;&#x153;The housing market is more buoyant than it has been for a while and with the Governmentâ&#x20AC;&#x2122;s Help to Buy scheme and a wide range of properties on the market, first-time buyers are seeing 2014 as the perfect time to get onto the property ladder,â&#x20AC;&#x2122;â&#x20AC;&#x2122; he said. LATEST research commissioned by Paragon Mortgages has revealed the top factors that landlords consider when getting ready to make a buy-to-let property purchase. The specialist lender, who works with BDRC Continental to survey more than 1,000 NLA landlords, has found the most common factor when selecting a potential rental property will be a landlord’s own knowledge of the area, with 86 per cent of landlords reporting this is at the top of their checklist. More than two thirds (68 per cent) of landlords said strength of tenant demand in the local area was an important factor, and 63 per cent said local rent levels were also a big consideration. Other important factors landlords cited were the prospect of capital growth (56 per cent), proximity to local transport connections (55 per cent) and future development plans in the area (37 per cent). Almost three quarters (74 per cent) of landlords planning to make property purchases said they would be looking for one near their home, and just 10 per cent said they would be prepared to buy further afield, but only up to 100 miles. John Heron, managing director of Paragon Mortgages, said: “While the factors landlords have selected may not be entirely surprising, their feedback is important nonetheless. “What this research shows, and what we already know, is that the majority of landlords view the running of their portfolios as a business. “They buy property only after careful consideration, and have a very strong preference for investing in their own local communities. “The buy-to-let sector continues to perform well, with landlords feeling more confident. “In fact, 25 per cent of the landlords we surveyed are planning to buy further rental property in the next 12 months alone.”
