Why buying is still more profitable than renting BUYING your own home continues to be more profitable over the longer term compared to renting – but, as always, it all depends on location. Research by Zoopla found that Aberdeen is the most costeffective town in Britain for buying property compared to renting, while London is the least. In a seven-year period, the average property owner in the Scottish town can expect to be £99,040 better off compared to the equivalent renter. The average property price in Aberdeen is currently £206,060 with average monthly rents at £1,275. London is currently the most renter-friendly location in Britain. After seven years, a typical renter in the capital would be £82,412 better off than a buyer with a 10 per cent deposit of an equivalent property. It would take 18 years for a London buyer with a 10 per cent deposit to begin to be financially better off compared to the equivalent renter. Bournemouth is the second most renter-friendly town in Britain. With average asking prices of £380,206 and average rents of £1,024 it would take 22 years for a buyer with a 10 per cent deposit to be better off compared to a renter in an equivalent property. After a seven-year period, a typical renter in Bournemouth would be £30,719 better off than a typical buyer with a 10 per cent deposit. The calculations are based on a conservative annual growth in house prices of 4 per cent.

Denise O’Leary gets tips from estate agents on how to sell your home in the winter months... SHOWING your home off to its best advantage when you are hoping to sell it is important at any time of the year but in the cold, dark and wet winter months it takes extra effort to lure in the prospective buyers. The National Association of Estate Agents has issued a series of tips and guidelines to help vendors make their house as attractive as possible at this time of year which emphasise the need to enhance a property’s light and warmth at a time when the evenings are dark and cold. Local agents agree it is worth investing the extra time and effort into your home in order to help the buyers see past the storms and rain to the welcoming comfort inside. Iain Christie of Bradleys said: “We all know that this time of year it is not a great time to sell houses and with the terrible weather we have been having everything looks rather wet and bleak so it is particularly important that you make sure your house is maintained in tip-top condition so that viewers can see that there are no problems.” Jon Turfrey, manager at Fulfords of Plympton, agreed: “During the winter months make sure that the house is kept warm, even if it is empty leave the heating on for an hour or so a day to take the initial chill off. “Make sure that the outside and the approach to the house is looking neat and tidy, make

sure that paths and decking are not green and mossy as this can make them very slippery. “It isn’t easy to keep the outside maintained in this dreadful weather but try and make sure that everything is looking as neat and tidy as possible.” Creating that good first impression is crucial added Matthew Minnett of Connells of Plymstock: “You want to demonstrate to prospective buyers that your home has been well cared for and properly maintained. “If we do get any snow and ice make sure it is cleared from the approaching pathways before viewers come and try not to leave muddy footprints through the house, especially if you have children and pets.” NAEA president Jan Hytch said: “The winter months are traditionally a difficult time for sellers trying to impress buyers with their home. “An inviting atmosphere in these gloomier months is vital and it’s often the smallest changes to a property that can make it stand out above others. “Simple things such as ensuring the home is warm and well lit can improve saleability during these cold, dull months and additions such as garden lights to enhance the entrance to your home can stimulate buyers’ imaginations. “Practical issues are of importance at this time

of year too, with the dark days highlighting awareness of light and heating costs. “With buyers now concerned more than ever on the running costs of a home, sellers should seek to highlight any energy-saving features which will entice an offer out of buyers.” Mr Minnett said that good gardens and grounds can often be a major selling point for a property and it is particularly difficult to make these as attractive as possible in the midst of the terrible storms that we have been experiencing. “But at least you can make sure they are as tidy as possible,” he said. “Make sure that broken fence panels are replaced and get anything that needs fixing fixed. “People need to know that your home has been well cared for.” Similarly maintenance issues in the house need to be addressed, particularly if there are any damp patches which have appeared after the incessant rainfall. Things like damaged guttering and loose roofing tiles need to be seen to. “The golden rule is always to show your home off to its best advantage so you want to make it as presentable and attractive as possible,” said Iain Christie. “Take care of all those niggling little jobs that you have been meaning to do and, if necessary, get the house freshly decorated. “Often when people are viewing at this time of year it is after work when it is still dark so try to make sure that the lights are on and it is warm and welcoming before they arrive. “Give your house a homely feel.” Matthew Minnett agreed: “Make sure that there are no obvious signs that the house has maintenance issues, particularly if it is an older property. “People will be very concerned if they see damp patches and other problems. “You want to make your house as inviting and welcoming as possible so make sure that it is warm and well lit.” The NAEA says that vendors can help matters by making sure that their windows are clean and making sure that curtains and blinds are open so that as much natural light as possible can get into the rooms during the day time, but again making sure light bulbs are replaced and all lighting is working efficiently inside and out for the after-work viewings when it is dark. How a house smells is also part of its appeal and although it is probably not necessary to have fresh bread baking or coffee brewing it is a good idea to remove wet clothes and shoes which can leave a damp and mouldy odour. If storms are forecast it may even be worth postponing a viewing so that your house can be seen at its best but it is highly likely that if you can make your house look appealing whatever the weather buyers will fall in love with it at any time of the year.

These pledges have followed strong Whitehall pressure and David Cameron’s declaration that “money is no object in this relief effort. Whatever money is needed for, it will be spent”. The PM also called for a united “great national effort” in repairing the devastation caused by the floods. David Cameron has also announced a comprehensive package of new measures to help hard-working homes, businesses and farmers hit by the floods. The measures include a 5,000 “repair and renew” grant for all affected homeowners

Record levels of young adults living at home A RECENT flurry of ‘good news’ stories about firsttime buyers finally getting onto the property ladder might suggest young people are no longer struggling to fly the nest. But new official figures reveal a different story. The Office for National Statistics (ONS) shows there has, in fact, been a large jump in the number of twenty- and thirty-somethings still sleeping in their childhood bedrooms – last year, more than 3.3 million people in the UK aged 20 to 34 were living with their parents. This figure is the highest total recorded by the ONS series, and has grown by 25 per cent, or 669,000 people, since the records began 18 years ago. Needless to say, the numbers have grown significantly since the economic downturn, and commentators have warned this ‘trapped generation’ are prevented from moving elsewhere due to higher hurdles to getting on the housing ladder and the struggle to find a job. Young men are more likely to stay living in the family home than young women, mainly because women tend to settle down with men who are older than them. Women are also more likely to go on to higher education than men, often moving away from home to do so. In 2013 nearly one third (32 per cent) of men aged 20-34 were living with their parents, while the figure for women in this age group was close to one fifth (19 per cent). Perhaps unsurprisingly, those most likely to be living with their parents across the UK are aged in their early 20s, and the 20 to 24 age group has seen the ‘most noticeable’ jump. The rate varies across the UK, ranging from 22 per cent in London, which has a large influx of young people coming to study or work, to 36 per cent in Northern Ireland, where the ONS said young adults tend to follow a more ‘traditional’ pattern of moving out of the parental home later, marrying earlier and cohabiting less frequently. The ONS figures come just months after a new

phase of the Government’s Help to Buy scheme gave new hope to aspiring first-time buyers. The scheme offers state-backed mortgages to creditworthy borrowers with deposits as low as 5 per cent, who would have previously struggled to move up the housing ladder, or get on it at all. But, sadly, it doesn’t seem to be enough to help many young people, as the new property ‘bubble’ continues to inflate house prices. In 1996, the average price paid by a first-time buyer for a property was 2.7 times their typical annual income before tax. But first-time buyers now face having to pay a price for a home which equates to 4.4 times their wages. The Council of Mortgage Lenders recently reported that first-time buyer numbers reached the highest level in six years last autumn, which might sound positive, but loans to people with deposits of 5 per cent or less – likely to be the younger generation – have represented no more than 2 per cent of total new mortgage lending over the past five years. MINIMISE THE STRAIN OF DIFFERENT GENERATIONS LIVING UNDER ONE ROOF It’s not all about enjoying the comforts of home and mum and dad’s cooking. Relate, the nationwide relationship counselling service, has some tips to limit the arguments which will inevitably erupt from several generations living together. ■ Live together as adults. Don’t try to recreate the days of parents and child. You’re all adults now, so parents might need to take a step back (don’t tell children what time to be home), and grown-up children need to take responsibility for themselves (do your own laundry!). ■ Keep talking and set expectations. Be honest about what you each want or need from the arrangement, and let others know if something isn’t working. ■ Recognise the positives. It’s easy to get bogged down in day-to-day niggles, but think about using this time to strengthen your family relationships. Make time for activities that you all enjoy.

■ ONE in five young adults expects to be left a hightech gadget in a will, such as a laptop, an iPad, a television or a digital camera, according to research. The Co-operative Legal Services found that 18- to 24-year-olds are three times as likely to expect to be left some sort of digital asset as those aged over 65. Some 21 per cent of those aged up to 24 anticipate they will have a gadget passed down to them as part of their inheritance, compared with 12 per cent of the population generally.

■ THE number of people who had their home repossessed last year fell to its lowest annual level since 2007, banks and building societies have reported. The Council of Mortgage Lenders (CML) said 28,900 people had a property repossessed in 2013, 5,000 lower than in 2012. The body said low interest rates, relatively strong employment and good relationships between lenders and borrowers have helped to push the number of people losing their home downwards.

AT THE start of every year, interior designers like myself will have a pretty good idea of what’s going to be hot and what’s not. Of course, certain trends may surprise us along the way, but for the next 12 months I can predict, to a certain degree, the route my work will take and what my clients will be asking of me. It’s February now and I’m expecting a large proportion of my projects this year to involve what I like to call ‘traditional with a twist’, the trend for traditional design brought into the 21st century. Nowadays, traditional design isn’t just for period-style homes and people over 50 – it seems a wider range of people are falling head over heels for this trend. You’d be forgiven for thinking that first-time buyers in their twenties would be drawn to modern, minimalist interiors and this may be the case for some, but more and more, I’m meeting young people who want to introduce a feeling of nostalgia within their homes that fills them with warmth and comfort. Current interior collections embrace the charm, character and heritage of traditional-inspired products, but at the same time, make them current and suitable for modern living. By revamping design classics, it makes them versatile and accessible to everyone and, it also means they’ll sit pretty in both modern homes and period properties.

A lot of people struggle when it comes to decorating the home in this way and it’s no surprise when there’s so much choice available these days. It’s certainly easy to get carried away and end up with a mismatch of styles from different eras that just don’t work together. The key is to be selective and carefully combine the two in order to achieve what is known as an ‘eclectic’ feel. When it comes to the bathroom, many of us are choosing to invest an increased amount of time and money into creating a space which is as stylish as it is practical nowadays. Steering away from bland white colour schemes, combining the best bits of traditional and contemporary design to add depth and personality to the room has never been easier with manufacturers coming up with inventive and unique designs that will help to achieve a truly bespoke aesthetic. A perfect example is the Metropole basin by Lefroy Brooks, featuring detailing that’s synonymous with classical styles, the basin has then been brought into the 21st century with a bold, glossy black finish. For the rest of the house, the same principles have been followed and we’re seeing more and more designs which feature the patterns and motifs that are associated with traditional design which would look beautiful in a modern setting. Take the fabric collections from the likes of Cole and Son or Designers Guild for example – many feature traditional floral motifs which have been given a new lease of life with bold punchy colours that bring them up to date. By carefully selecting a good mix of old and new, you can pretty much cater for any property, whether it’s a new build or one that was built over 100 years ago. It’s all about moving with the times while simultaneously incorporating the warmth, charm and character that have become synonymous with traditional design.

Whichever side of the fence you sit – buyer or seller – the market has its checks and balances. If you sell for more, you buy for more – sell for less, buy for less. The problem now facing sellers is not selling but finding a property to buy at an acceptable price. This is a tricky time in the market. You have to have sold in order to buy, but you can’t sell unless you have somewhere to go. Sell early and you might not get as much as you could. Wait until you find somewhere else and the seller isn’t interested in you because he or she can find another buyer in a better position. It seems only a few short months ago we were advising clients how to sell in a moribund market beset with difficulties. Now we are advising sellers in a buoyant market driven by eager lenders, government schemes, rising employment, busy builders, more first-time buyers, canny downsizers, greater GDP and surging confidence. So it is not all over for sellers. Happy days are not necessarily back because buyers are plentiful. Sellers do not have the whip hand because most sellers are also buyers. Checks and balances, swings and roundabouts – that is what the market is about. For established and experienced estate agents who have seen market places go up and down, this is where experienced estate agents excel. Find an agent who has seen it all before and benefit from all that experience and knowledge. Moving home can and should be an exciting event – but it is far from easy and never cheap! Security advice for student landlords STUDENTS are known to be at high risk of crime, so if you have a portfolio of student properties – or indeed just one – it’s vital to review security in order to protect your buildings and tenants. Here, Dr Steffan George, development director of the Master Locksmiths Association (MLA), the UK’s leading trade association for the locksmithing profession, provides advice for student landlords. Before taking on student tenants, ensure your property isn’t vulnerable to thieves. Check all windows have quality locks, fencing and gates are of a high quality, external storage areas are secure, and that there is nowhere for potential burglars to hide in your grounds – install security lighting to illuminate dingy areas. We’d also suggest further measures such as adding burglar alarms, door chains, spy holes, and top/bottom bolts to boost security.

Prevent unauthorised key copying by engaging a security professional to install a patented key system on your property. Patented keys carry legal protection which prevents copies of the keys being made without proof of ownership. These systems can often be reconfigured if the original key is lost or stolen, rendering lost keys ineffective and eliminating the expense associated with replacing the lock. This system gives the landlord control of who has keys to their property, vital when new tenants are moving in each academic year. Advise new student tenants of the security measures in place and how to use them appropriately, and suggest that they get into good habits, such as never leaving keys under plant pots or on window sills, always setting the burglar alarm when they leave the premises, and ensuring that they

know (and trust) anyone they let in to the property. It’s worth remembering that this could be the first time the student has lived away from home, so they may be used to having doors locked after them. A simple measure, such as having a split spindle fitted to an entrance door, will counter the problem of ‘walk-in’ theft, as the door will at least automatically latch once it has been closed. Finally, always use a reputable, third party accredited locksmith to install security in your home. MLA members adhere to a code of conduct, are regularly inspected and qualified, and undertake regular training programmes to develop their skills and offer reassurance to homeowners.
