Countrywide plc is shortlisted for an ESTAS award COUNTRYWIDE plc, which includes Fulfords estate agents, has been shortlisted in the ‘Best Large Chain’ category of The Estate & Lettings Agent Awards 2014 (ESTAS), an award the company has won for five consecutive years. The shortlist comes off the back of Countrywide plc’s significant investment in a ■ Jason customer focussed employee Hooper programme called ‘Hearts & Minds’, to continually improve its service and ensure its approach and methods of communication are aligned with its customers. The ESTAS determines the best estate agents in the country through research carried out amongst customers who are asked a series of questions about the service they have received from their agent. 32,000 questionnaires were completed by customers during the competition. The regional and national winners will be announced by TV property expert Phil Spencer in front of 600 of the UK’s top estate and letting agents at the 11th annual ESTAS ceremony at the Hilton Park Lane, London on May 9. Robert Scarff, Managing Director of Estate Agency at Countrywide plc, said: “We are absolutely delighted to be shortlisted for the ESTAS 2014. It means so much to us as we know it is our customers who have put us on the list. We take our levels of customer service very seriously because we know customers have a choice and customers are the lifeblood of our business.” A high street estate agent will have locally based people who can visit the homeowner at their convenience and provide accurate up-to-date advice on local market conditions and the right asking price at which to pitch the property. It is also important for an estate agency to have a good online presence, as this is where many buyers begin their property search. “We invest millions of pounds a year on behalf of our customers in our online service, and other property portals, to ensure maximum exposure, as an extensive internet presence will inevitably have access to more buyers,” says Jason Hooper , Regional Director Countrywide South West . Fulfords throughout their Devon wide network have had a busy start to the year, seeing more activity in the local housing market in the first few months of 2014 than when compared to the same period in 2013. Who lives next door? Can good neighbours increase the value of your home? Denise O’Leary finds out from local estate agents EVERYONE needs good neighbours as the theme song of the popular antipodean soap reminds us, but they can provide much more than the odd cup of sugar or the offer to water your plants when you are away on holiday. According to a recent survey they can actually increase the value of your property. The poll conducted by Churchill Home Insurance concludes that living in a neighbourhood where the people next door care for their homes, mow their lawns and keep the whole area looking good can add as much as ten per cent to a value of the property. Depending on where the home is, that could equate to between £15,000 and £20,000 on the asking price, but of course on the flipside it also means that a poorly maintained property can lower both the tone and drag down the value of others in the street. “Good neighbours are important and we know for a fact that a neighbour who litters their front garden with clapped-out cars or allows the property to fall into disrepair will spoil the feel of the neighbourhood and bring down prices,” said Matthew Minnett of the Plymstock office of Connells. “We are very fortunate out here because a recent survey found that Plymstock was the least burgled suburb in the whole of the UK. The PL9 postcode is a very pleasant neighbourhood and I think there is also a wonderful community spirit here. People look out for one another.” Sam Elias, of the Saltash office of Bradleys, told a similar story. “When you are selling a house you are also selling a lifestyle and the wonderful thing about Saltash is that there is a terrific community spirit where people work together for the good of the whole town,” she said. “It is something that runs very deeply here.

“People always ask what the neighbours are like and for the most part everyone here is always sad to move on. “We have a lot of single people who live here, people of all ages, and they always say that they feel safe. It’s a close knit community where people look out for one another.” According to FindaProperty.com people would willingly pay around £15,000 extra for a home if they can be guaranteed good neighbours but the same survey also revealed that as many as 13 million people, that’s 26 per cent of the population, do not know the names of their neighbours. That’s a phenomenon that has become more common as lives grow busier with people working longer hours and communicating less with those who live around them. These days when you sell a home you must declare if you have had any disputes with your neighbours which makes it easier to discover if there is a potential problem simmering behind the leylandii. When we bought our second home over 30 years ago we didn’t discover why the vendors were so keen to move until after our last packing case was unloaded and we heard the tell-tale thud of a booming stereo through the party wall as the first of many student parties was about to begin. There was one particularly memorable bank holiday weekend when we awoke to find the garden next door covered with tents which were emanating some very disturbing smells and sounds. Not what we wanted our young children exposed to. These days with the help of the Internet it is much easier to research a neighbourhood you’re thinking of moving into and discover who is likely to be living in close proximity. Fortunately for us the house next door was eventually sold to another family and

friendships made during our tenure there, and our subsequent home, have lasted a lifetime. Close bonds were formed, meals supplied or received during times of crisis, plants watered, keys cared for and street parties organised to seal the community bond. Good neighbours can, indeed, enhance the quality of life you enjoy in a particular home. Samantha Baden, property analyst at FindaProperty.com, said: “One of the things people want most from a home is to feel safe, comfortable and welcome, and this is almost entirely dependent upon the people who live nearby. “It’s not just tangible factors like transport links and square footage that contribute to property price – the strength of the local community is a real selling point for many buyers too. “The fact that people are willing to pay more than £15,000 to live near a good neighbour highlights the importance of community and security when choosing a new home. We may not want to borrow a cup of sugar from our neighbours, but we do want the peace of mind of knowing that we live next door to someone who is courteous and trustworthy.” Mr Minnett says that you can tell a great deal about the type of neighbours you are likely to inherit when you move, simply by observing the way they care for their own properties. “Well tended gardens and freshly painted guttering speaks volumes about the kind of people who live in the house,” he said. “There are around 9,500 properties in Plymstock and the majority of them tend to be well looked after and making sure that the standard is kept high it is a kind of peer pressure. It makes you feel guilty if you don’t do the same and makes you want to keep your property in good order so overall it keeps the whole standard of a neighbourhood up. It makes a massive difference when you are coming to sell a property because first impressions are so important. “People out here in Plymstock tend to know their neighbours and know that they will keep an eye on their property while they are away and that they can leave keys with them.” He recalled a recent Channel 4 programme where the occupants of a terrace of houses in London, some of whom had never spoken to each other previously, were encouraged to join together improving the look of the properties by freshening paintwork, tidying gardens and replacing broken railings, fascias and guttering. The result was not just an increase in value for each property but a generation of renewed community spirit. “Bad neighbours can of course make life difficult but I have never encountered any problems”, said Sam Elias. “In Saltash there are plenty of activities to join in to get to know people better but if you prefer not to, that is fine too. There is no pressure but it is just good to know that you are part of such a caring community.”

AS the length of tenancies increase, an accurate inventory can hold the key to renters receiving their deposit back at the end of their tenancy, according to the Association of Residential Letting Agents (ARLA). ARLA research shows that tenants are remaining in the same property for longer, increasing from an average period of 16.5 months in 2009 to a period of 19.4 months in 2013. Susan Fitz-Gibbon, president of ARLA, said: “A detailed and accurate inventory can often make moving out of a rental property a far smoother process. As tenants stay in their rented homes for longer it’s even more important to have accurate information on the state of the property from when you first moved in, as there may be greater wear and tear. “This means recording the condition of the property with written notes as well as details of the contents, including fixtures and fittings; tenants sometimes choose to take accompanying photos too, which can also help. “It is also important to agree any inventory with your landlord when you move in. This can be a step that is easily forgotten, but it can be vital when trying to resolve and clarify any situations where items get lost, damaged or stolen.”
ARLA has created the following tips for prospective tenants looking to move into a new rented property:
■ Photographic evidence: Images detailing the property’s condition when you moved in can help ensure there are no disputes at the end of a tenancy. If tenants or an inventory provider chose to do this, these should always be agreed with the landlord and copies shared and kept on file throughout the tenancy. ■ Keep a written record: While images will definitely help in documenting the state of the property and contents when you first move in, it is also useful to elaborate and explain the state of items in a detailed written description. This will help protect you if there is any dispute about the condition of items at the end of your tenancy. Once again it is important to get these descriptions signed by the landlord. ■ Be logical: To ensure you have covered everything and have the most comprehensive list possible, it is important to be logical in your approach in compiling an inventory. The easiest way to do this is by recording items by room; this will help you to compile an accurate and comprehensive inventory. ■ Who’s responsible? Understand who is responsible for the overall upkeep of the property as well as the contents. This information should be in your tenancy agreement, but if you are still unsure ask the landlord or agent and make sure you get the response in writing. This will help resolve any issues at the end of a tenancy where landlord/tenant duties were not specified. ■ If in doubt use a member of the Association of Professional Inventory Providers (APIP): More professionalism and credibility can be added to the inventory if you use a fully qualified APIP member. Members of APIP are professionally trained in drawing up an inventory and conducting the check in and check out. All members have passed assessments to demonstrate their abilities.
