Findings from a recent survey by Home.co.uk suggest Plymouth is one of the worst places to invest in property. Denise O’Leary talks to three local estate agents... ONE of the strongest sectors of the property market in recent years has been for homes purchased as investments. While difficulty in obtaining mortgages and the need to raise ever higher deposits has made it tougher for first-time buyers to get on the ladder, properties in the lower price bands have been snapped up by landlords keen to get a better yield on their savings than that provided by financial institutions. With the first-time buyers’ market traditionally seen as the ‘engine house’ of the property world, driving sales throughout the rest of the market, it has been a strong investment sector that has kept the wheels turning through some dark and difficult years. But figures recently published by website Home.co.uk would hint that things are beginning to tail off, especially in the Plymouth area which is listed as ninth on the list of the worst places to invest in property. Their research suggests that both property values and yields are falling in 20 of what they call ‘investment black spots’ and their figures claim that the average investment property in Plymouth has fallen in value by 5.7 per cent, with a 0.4 per cent reduction in yield during the last year. Prime London boroughs feature prominently on the list, with Belgravia and Soho in the top five and Westminster and The Strand also in the top 20. Seaside towns are another casualty, with Margate in Kent and Poole in Dorset seeing significant drops. This is attributed to the fact that these areas were previously property hot spots which are now seeing a cooling-off period. Towns and cities in the North East also fare badly, especially Hartlepool, North Shields, Stockton on Tees and Gateshead where high unemployment rates due to austerity measures have been blamed. Home.co.uk director Doug Shephard comments: “Price falls in the super rich
suburbs of central London have come about for very different reasons to the falls observed in the north. “Prices soared in central London postfinancial crisis as foreign investors sought safe haven investments. “Such was the demand for this type of premium property that prices overheated, reaching a peak last year, and are now in the painful process of market correction. “By contrast, prices in places like Hartlepool fell hard following the financial crisis and price recovery has been elusive. “In fact, price erosion continues in many such locations where supply seemingly continues to outweigh demand.” But in Plymouth, agents were surprised by the findings which don’t seem to tally with their daily experience both for a continued high demand for investment properties and a shortage of supply in quality rental properties keeping rents at record levels. “I am really surprised to hear this,” said Samantha Powell, who handles lettings at Haart in the city. “If anything, demand is outstripping supply as far as rental properties go. We can’t get enough of them to meet the demand and that will mean that people are still getting an excellent return on their investment. “That is across all sectors of the market.” Simon Allen of City Sales thinks that one explanation could be that there has been a glut of flats coming to the market which has kept prices lower and most buyers prefer to invest in freehold, rather than leasehold property. “Selling homes is a classic case of supply and demand and at the moment there seems to be a lot of flats available for sale but fewer buyers for them,” he said. “Flats are not as popular as they used to be as investment properties. “Of course, there is an exception to every rule and there are some very attractive apartments

out there which are attracting interest, but overall it is the town houses and other freehold properties which are more in demand. “I could have 25 ex council houses on my books and they would get snapped up very quickly. “I think it is simply a case that the flat market has reached saturation point. “It could well be that Mr and Mrs Smith have had a small flat as an investment in addition to their family home, the flat has been let out and has been making them a bit of money, but now they have decided that they want to sell it to realise the capital. “They were hoping to get £150,000 for it because the market has increased year on year from when they purchased it a few years ago so they put it up for sale and they find that it won’t shift and they can’t get their money back. “The preference at the moment is for freehold property and if it was a two-bedroom house they were selling, it would probably get snapped up. “The thing is that the rental market is still very strong so if they are prepared to let to new tenants and wait it out a bit longer, that would probably be the best thing for them. “We have had a flat on our books for which we have had one viewing in three to four months but we have taken on a freehold house for sale at around the same price and that has had a dozen viewings in two weeks.” Matthew Minnett of Connells’ First-Time Buyers Centre on Mutley Plain – which specialises in selling properties popular with investors – was also surprised at the survey findings. “There seems to be a lot of choice on the market at the moment but one- and twobedroom starter homes are still very popular,” he said. “The investment property market is still very strong and very popular because return on those investments is still so good – much better than investing that money in a bank would provide. “Rental yields remain high at six or seven per cent, plus you retain your capital investment which is an appreciating asset. “It all makes sense for someone who has a sum of money to invest in property, especially while mortgage rates remain so competitive. “Properties in the £120,000 to 130,000 price bracket are still very much in demand and selling quickly.” The most likely explanation for the figures would seem to be a natural market correction after an initial boom period – not on the scale experienced in central London – but a reaction to a surge in investment, particularly with the huge expansion of student properties in the city. Experts are still keen to point out that property provides a good return for an investor and that there are still opportunities to find homes in the Plymouth area which will provide purchasers with a good income.

reassurance, especially those who haven’t sold a property before. “For example, elderly people might need some extra reassurance, especially if they have not sold a property for a long time, as the system has changed a great deal over the years. “We’re there to offer them advice and help them every step of the way. “Again, communication is vital and if there are any important questions, we urge people to ask them. “Some clients may be first-time sellers while others may have lots of experience, but either way it’s crucial to keep all parties who are involved with the sale updated. “Sellers can be quite nervous, perhaps because they don’t want to sell but are being forced into it for various reasons, but we want to look after them and make the whole process easier.”

New deal may be lifeline for home owners
HOW would you fancy continuing to make mortgage payments for the rest of your life? Well, this is one possibility that’s being considered by a major lender as a potential lifeline that could be thrown to home owners who will never be able to repay the outstanding debt owed on their interest-only mortgage when the term comes to an end. Santander has confirmed that it is considering offering those who are on an interest-only deal and will be unable to fully pay it off when it ends, the opportunity to switch to a repayment mortgage, which could potentially last into their later years or even until they die. While the possibility of making mortgage payments in your twilight years may not sound palatable to some, others may find it more appetising than the realistic alternatives.
The idea could be an extra option for those who might otherwise have to downsize to a home elsewhere, which in itself can be a costly process. Some people could also be saved from the trauma of having their home repossessed. However, experts have cautioned that anyone considering such an option should seriously consider discussing their plans in detail with family members as they could end up forfeiting some of their inheritance. Santander’s plans are still in development stage. But if it decides to offer such a mortgage, this could potentially mean that any outstanding amounts left on the home loan would be recouped by the lender upon the sale of the home. The sale could happen within the customer’s lifetime or after their death and the remaining

And in further signs of household budgets improving, when asked about their personal finances as a whole, more respondents were optimistic than pessimistic, the survey of more than 2,000 people by Halifax found. Halifax said that more than three-fifths (61 per cent) of UK adults own a credit card and they most commonly use it for spending on groceries, nights out and items for special occasions. ■ HALF of people have less than two months’ income stashed away in savings,

Interest-only deals allow borrowers to pay off the capital only when the mortgage term ends, enabling them to maximise their borrowing capacity. But in 2013, the Financial Conduct Authority (FCA) warned people were failing to put aside enough money on up to 1.3 million of the interest-only mortgages that are due for repayment during the next 30 years. Estimates suggested around half these shortfalls will be more than £50,000. Nowadays, interest-only deals are generally harder to come by as they tend to be seen as a “niche” product. Stricter mortgage lending rules came into force in April of this year, which mean that people looking to take out a new mortgage face tougher checks to make sure that they can truly

Don’t take on a big project unless you can afford to do it properly. If you’re going to spend money on building work, ensure you get the maximum benefit from it, both in terms of improving your home and adding value to it. With loft conversions, for example, incorporating a dormer window (planning laws permitting) will give you most head height and useable space in the loft room/s. Changing the line of the roof from sloping to “straight” (looking from the front or back), with a dormer at the back spanning almost the whole width of the house, costs more but gives you the best possible loft room/s. Some homes have a converted loft that can’t officially be called a bedroom because it doesn’t comply with buildings regulations. If you can make your conversion comply, and get a completion certificate to prove it, it will be worth a lot more.
2, Don’t overspend
Don’t overspend on your home, unless you’re not concerned about recouping the cost. It’s easy to splash out on expensive home improvements, but it’s wise to spend in
proportion to the value of the property and the area. Don’t, for example, pay £30,000 for a kitchen in a property that’s only worth about £150,000, as you’re unlikely to see that money back.
3, Don’t be too ruthless
Don’t rip out original features. In decades past, beautiful period features weren’t always as valued as they are now, but original cornicing, floorboards, fireplaces, doors and the like add value and make your home more attractive and sellable. Features can often be restored if they’ve been removed, either original or reproduction ones – eBay’s a great place to find them.
4, Don’t be too different
Don’t ignore what your neighbours have done. Not improving your home in line with the rest of the neighbourhood could cost you dear. Let’s take windows as an example: if all or most of your neighbours’ homes have the original wooden sash windows, replacing your windows with UPVC casement ones will probably devalue your home. In some areas, UPVC windows
are everywhere, so fitting them is more likely to add value than not.
5, Don’t ignore the rules
Don’t forget to get permission. Planning permission is, of course, sometimes required for building work, but it’s not always obvious when you need planning and when you don’t – if in doubt, ask the local council. Flats and maisonettes don’t have permitted development (PD) rights, so if you live in one of these, you’ll need planning for things that you wouldn’t if you lived in a house, such as erecting a garden shed. Some houses have had their PD rights removed, so they have the same restrictions, and houses on ‘designated land‘, which includes conservation areas, are subject to different planning rules to those that aren’t. If your home’s listed, alterations usually require listed building consent from the local council, or in some cases English Heritage. And if your home’s leasehold, you usually need the freeholder’s permission for alterations, depending on what the lease says. Even if you own a share of the freehold, you still need the other freeholders to agree.
Get your lighting just right at home IT CAN make a room calmer or brighter. Either way, it’s so important to get the lighting in your home just right. Here are the best ways to achieve that. ■ Lighting should be at three levels in a room – the floor, walls and ceiling. Plan your scheme in advance – if you’re having electrical work done, make sure the sockets are fitted where you want your table and floor lamps to be. Wall lights and target lighting should also be planned at this stage. ■ Lighting can be much more creative, and useful, than just an overhead light in each room. In the bedrooms, do you want wall lights over the beds for reading, or just bedside lamps? Don’t forget wall lights in the bathroom, perhaps for creating a relaxing atmosphere when you’re
soaking in the tub, and on either side of the mirror for shaving and applying make-up. An illuminated mirror is another option. Target lighting, such as over-counter lights in kitchens, can be both practical and attractive. ■ “Consider how the room will be used and at what time of day,” says Hector Finch, the owner of lighting store Hector Finch (www.hectorfinch.com). “This has an influence on whether the lighting should be overhead, localised for reading, or purely for atmosphere. “Lighting should be considered in relation to the use of the room and the times that good light will be most needed.” ■ If you want to focus attention on a feature, light it up. This is often best achieved with a low-level lighting scheme, where walls are ‘washed’ with light, or where an area is
accented with spotlights. Statement pieces, such as chandeliers, can be a stunning feature, but give them room to ‘breathe’. “Think of lighting as a means of adding personality and atmosphere to a room and home,” says Finch. “Table lamps can be beautiful objects in their own right, not just used to provide light, and shades can be chosen to echo other colours in the room.” ■ In a room with a high ceiling, think carefully about the height and size of the light – a small one may look silly. Most plastic ceiling roses come with short flexes, but you can buy longer flexes so the light isn’t ‘stranded’ too close to the ceiling. A longer flex will make it look more in proportion to the room and create more of a feature, especially with a large light fitting or shade.
