FANS OF popular ITV drama Broadchurch have been flocking to Dorset and Somerset, where the programme is set. HERE has been a surge in the number of first-time buyers, despite increased property prices. First-time buyers accounted for 46 per cent of all property purchasers between January and June 2014 – the highest proportion since 2007 – according to mortgage lender Halifax. It is believed cheap mortgage rates, improving economy and government schemes like help-to-buy have helped people get a foot on the property ladder. Connells has six branches in Plymouth, including a first-time buyers and lettings centre in Mutley Plain, specialising in flats, terraced homes, ex-council and MOD properties valued at up to £150,000. James Moore, valuer and instructions manager, said: “We are selling more properties than we are taking on. That is a really good indicator of the strength of the market.

We have seen an overall improvement across the market but there is more first-time buyer activity and investor buy-to-let.” Mr Moore believes the prospect of higher interest rates and more expensive mortgages in the future may also have fuelled the increase. “It is not exactly panic-buying but it is a good volume,’ he said. “Confidence is pretty high and even things like lower petrol prices help.” Even though house prices rose significantly last year, mortgage rates fell and the size of the average deposit fell. The help-to-buy scheme enables people to put down a deposit as little as five per cent of the selling prices. Meanwhile, changes in stamp duty last month reduced the average first-time buy-

er’s tax bill by £781. But buying a property is still a massive investment and getting it wrong can be costly. A survey is essential to assess the property for potential problems. In fact, according to new research from website MoneySuperMarket, around 31 per cent of us say our finances are our biggest daily worry, While this figure represents a fall from the 36 per cent of people who said this when it carried out a similar survey a year ago, for many people financial woes clearly remain at the top of their list of concerns, with around twice as many people worrying

about money than they do about their health (16 per cent). Women are more likely to worry about money than men, the research suggests, and younger people are also more inclined to fret about their finances, with two-thirds (66 per cent) of 18 to 24-year-olds saying they frequently or occasionally worry about money, compared with 29 per cent of those aged 65 or over. Many people said that the rising cost of living has been a key factor behind these worries, coming at a time when wages have remained pretty stagnant. Some cited concerns about the potential for their mortgage payments to increase in 2015, amid expectations that the Bank of England base rate could start to move off its historic 0.5 per cent low in the coming months, pushing up the cost of borrowing. Having a spring clean through your

household bills to see where you can cut down, looking to see if you can switch to a cheaper provider and finding any areas where you can cut back such as cancelling subscriptions you don’t use may be options for some. Signing up to websites which offer cashback, such as Quidco and Topcashback, could also help you to shave money off any purchases you make. BRITAIN’S bookmakers suffered one of the worst weekends in the history of betting, according to Coral, after a perfect storm of football results cost them more than £25 million pounds. OUSE PRICES and the number of potential new buyers in the South West rose in December, bucking the general trend across most other parts of the UK, according to the latest Residential Market Survey by the Royal Institution of Chartered Surveyors (RICS). New buyer enquiries turned positive in the region, with 23 per cent more chartered surveyors seeing an increase in December 2014, while 22 per cent more respondents in the South West are also seeing prices continue to rise. Across the UK as a whole, 10 per cent more surveyors saw the number of potential new buyers decrease in December, and London saw the weakest demand with 45 per cent more surveyors reporting a decline in enquiries – the eighth consecutive monthly decline. Despite the slowdown, there is optimism that the stamp duty reforms will deliver a two to five per cent boost in both sales and prices over the next 12 months, despite members in London expecting sales to decrease by between five and 10 per cent and prices to decrease by two to five per cent, with larger properties and / or those in prime areas of the capital expected to see the biggest price decreases. Sales expectations also remained positive in the South West, with 32 per cent more chartered surveyors seeing an increase in December. The volume of agreed sales in the South West during the month was also positive, with nine per cent more respondents seeing a rise and sales expectations for the next three months in the region saw a net balance of plus-23. In the month that also saw mortgage approvals fall to their lowest in 18 months, December’s data showed that perceived Loan to Value (LtV) ratios across properties for first-time buyers and existing home owners remained stable in the South West at 83.8 per cent and 78.3 per cent respectively. Roger Punch of Stags on North Hill, the South West residential spokesman for RICS, said: “Confidence appears to be steady, with a seasonally unusual strong mid-winter market. The ripple seems to be moving west and suggests that we will have a good spring ahead. “In some areas, however, many properties remain optimistically priced and do need

INCE buying ‘Mullions’ in the summer of 2007, Neil and Harriet Bryant have put a lot of love and attention into creating the perfect home at this Grade II listed barn conversion near Yealmpton. Married for 38 years, the couple certainly know how to get the perfect look in their home, having run a successful interiors business for many years. In fact, they fell in love with the property five years before having the chance to buy it. Neil explained: “I actually fitted this cottage out for the previous owner in 2002 and I said to him at the time, ‘if ever you come to sell this place, I want you to ring me up’. Five years later he did just that and I said to him, ‘I’m buying this place and you’re selling it to me, so let’s do a deal’.’ Harriet added: “We sold our previous home in Yelverton the same day. We had a two o’clock appointment with the agent and the people bought it there and then.” It was obviously meant to be, and the husband and wife – who moved to Devon from Sussex in 1980 – have enjoyed nearly eight happy years here with their daughter, Louise (who has since moved to Plympton with her fiancé). They share the house with dog, Leo, and three cats – not to mention the family’s much-loved horses. The couple also have two sons. ‘Mullions’ has three bedrooms, with the accommodation arranged over three levels, and it comes with three acres of paddocks. Outside is a stable block and a detached studio building with a double garage.

The timber-built stable block has two loose boxes, an open-fronted feed store and a tack room fronting a concrete yard, with direct access to the paddocks. Harriet admits: “Everything about the property attracted us to it, inside and out. We’d been looking for a while for a house with land and stables.” Neil’s first-floor office is situated in a stone outbuilding within the grounds, which has a pitched roof, a double garage, a wc and a kitchen. Neil continued: “It suited my work, our lifestyle and it was perfect for the horses. “The house itself is wonderful to live in. It’s quiet, peaceful and is within pleasant surroundings. “It creates a lifestyle where people can be relaxed, enjoy living in the home and if they have horses, and they like the outdoor life, it’s perfect. “Since we’ve been here we’ve put a new roof on the stables, and we even redid the block last summer. “The previous owner didn’t use the stables or the land for equestianism; it was the owners before that who kept horses.” Once through the front door, the hallway has quality flooring and a vaulted ceiling with a gallery landing. The spacious sitting room has the same flooring throughout, exposed beams, full-width doors and windows and a large granite-and-stone fireplace, incorporating a wood burner set onto a slate hearth. On the lower level is a wc, a utility room and a superb kitchen / dining room with exposed beams throughout. Neil said: “The kitchen and lounge are the two main areas of the house, and both enjoy plenty of light. “The passion of the place was that I came here in 2002 and did the flooring and carpets and kitted it out for the previous occupier. “Other than adding a new kitchen, the job I did then is pretty much what you see today. With the kitchen, we sourced materials in keeping with the look of the property. It was all blinds on the windows before, so we put up new curtains and softened the building down to suit our tastes.” The kitchen features quality fitted units with cream fascias, hardwood work surfaces, splashbacks and an inset twin-bowl ceramic sink unit. There is also a built-in conventional oven and hob and space for an American-style fridge / freezer. Upstairs are three characterful double bedrooms and a bathroom with a tiled floor and a three-piece suite which includes a roll-top bath with ball-and-claw feet, centrally-positioned mixer taps and an overhead shower. Neil explained: “The property itself has a lot of history. It was converted in 1988, but the original part of the building is much older. It was previously an outbuilding and dates back to the 15th or 16th century. “Within West Pitten there are only six properties, so it’s a very quiet community.”

They are the founders of the Hugs for Henry charity, which aims to raise £500,000 to fund specialist medical treatment for their son, who has neuroblastoma, a rare childhood cancer. Henry’s story has touched the hearts of thousands of people across the region, and so far more than £200,000 has been raised. Indeed, the Cavanna Group donated to the appeal, and Plymouth 504K site managers Ian Rankin and Ian Crighton-Brown donated goods which raised £342 when they were raffled. The Boatyard, an outstanding waterfront development of 53 two-, three- and four-bedroom homes is currently being built at The Old Wharf, overlooking the entrance to Hooe Lake, three miles from the centre of Plymouth and a short ferry ride from the historic Barbican. There are 13 contemporary designs available at The Boatyard. Among them are the Clipper and the Ketch, which are both four-bedroom townhouses. LBURTON is one of the villages which make up the Plymouth suburb of Plymstock. A century ago, Elburton consisted mainly of five farms. Today, although essentially a residential area, it is still bordered by areas of attractive countryside to the north, east and south. There is a wide range of housing, from high-spec modern detached properties to typical Victorian houses in the older central part of the village. Elburton Primary School is the main primary school for Elburton children, with Dunstone School serving the western neighbourhood catchment. Coombe Dean, which has a particular emphasis on teaching maths and computer studies, is the nearest secondary school, with Plymstock School an alternative.

Elburton residents are spoiled for choice when it comes to places to eat and drink. Popular pubs include the Elburton Hotel and the Ships Tavern. Elburton boasts a good range of shops and services, catering for residents’ everyday needs. They include a Post Office, a Co-Op, a butcher, a florist, a beauty parlour, letting and estate agents, a hair salon and a hardware shop. Most of the facilities are grouped together and form a single neighbourhood centre focused on Springfield Road / Arcadia Road, which is centred on a shopping hub with cafes, restaurants, and general commercial services. There are a community hall, well-used parks including the King George V Playing Fields and good access to open countryside and beaches such as Wembury. Elburton also boasts its own football club: Elburton Villa FC, established in 1982.

Transport

Elburton offers an ideal combination of easy commuting to Plymouth city centre while retaining all the attractions of a small, friendly community. The A379 forms a distinct city strategic route through the neighbourhood, with eight bus routes serving the city centre, Derriford and places beyond the city boundary.
