Sarah scoops service award for ‘going the extra mile’ A PLYMOUTH estate agent is celebrating after landing a customer service award for Countrywide South West. Sarah Carter-Shaw, assistant manager at Fulfords Plymstock, was the recipient of the region’s ‘Service 10’ accolade. Sarah has always maintained her own exemplary customer service, something on which she prides herself and bases her ethos. Wesley Sinnamon, branch manager at Fulfords Plymstock, explained: “I nominated Sarah because she had some applicants on her mailing list who were on the market with a local estate agent. Developers appear reluctant to cash in on the demand for retirement properties. Denise O’Leary finds out why... WITH the number of people in the UK over the age of 65 now reaching the 10-million mark for the first time it means that 16 per cent of the population is now at ‘retirement age’ according to recently published statistics. While this is a demographic which has all sorts of ramifications for society as a whole it is also a fact which will have an impact on the housing market as a growing number of buyers will be seeking homes which meet their changing needs. For some who finds their mobility becomes impaired with age this may mean finding a property on a level site with easy access, for others it may be a case of wanting a home they can ‘lock up and leave’ with complete peace of mind as they use the freedom presented by retirement to travel or explore new interests and hobbies. What does seem certain, however, is that developers seem strangely reluctant to cash in on the demand for retirement properties and there is a shortage of homes available to meet a growing need. Paul Preen of the Plymstock office of Lang and Co said: “People are living longer and tending to have a more active retirement these days so I can only see the demand for this kind of property increasing and I really don’t think developers are building enough to keep up with the market.

“I think they are missing a trick because when purpose-built retirement property comes to the market it tends to get snapped up very quickly and anything that has good, easy access and is close to local amenities attracts a great deal of attention and holds its value well. “We have the McCarthy and Stone apartments in Plymstock, and the excellent selection of bungalows in the area means that this is a very popular postcode for people who have retired or are nearing retirement age. “We recently had one of the McCarthy and Stone apartments on the market and people were falling over themselves to buy it. “Bungalows are in huge demand and they aren’t being built any more so when they do come to the market there is usually a lot of competition for them. “Of course, Plymstock also scores highly because it is close to the coast and close to the lovely countryside and beaches of the South Hams and has excellent local amenities, so it will always be a popular area for every age group.” The Plymstock and Elburton areas have been dubbed ‘God’s waiting room’ in the past because of the high concentration of older people taking advantage of the high concentration of bungalows and good level access, but it is not the only sector of

Plymouth which is proving attractive to those of retirement age. Matthew Curtin of Fulfords pointed out: “Apartments on the Barbican and in and around Sutton Harbour are popular because you can walk into the city centre from there and have lots of amenities on your doorstep. “Another area which is popular with the older generation is Glenholt and Roborough. “There are some good bungalows and homes on level sites out there and it is very easy to get into the city centre through the excellent park-and-ride scheme. “The biggest thing for older people seeking a home is to find a level location, ideally somewhere that doesn’t have lots of steps, and that is always going to be an issue in Plymouth because there are so many hills. “Bungalows are in short supply and there is a great demand – and even some bungalows that do exist are built on steep hills that you practically feel you need crampons to climb up! To find a bungalow on a level site which is close to amenities and transport links is the aim of many people seeking a home for their retirement. “It doesn’t have to be speciality retirement housing but what we do have is always very popular – the McCarthy and Stone apartments on Mutley, for instance, because they have excellent access and are like small communities in their own right with lots of facilities on site such as a laundry and a hairdresser. “People who are downsizing for retirement like the freedom that living in apartment gives them, the ability to lock up and leave so they can go away to travel or visit family with peace of mind and without the hassle of having to tend the grounds, but only if they have lift access.” Sean Harris of Haart agreed that the shortage of bungalows is keeping demand high. He said: “Bungalows are always popular with people who are retiring and downsizing but they are few and far between in most areas of Plymouth so when they do come to the market there is usually a great demand. “We have a couple about to come to the market in the Beacon Park area and we are anticipating a lot of interest. Developers just don’t build bungalows any more which is a shame as they can be a really good buy. “ The majority of them have loft space which you can extend into if you want to create more living area and add value so they can have an appeal to the family market as well but, of course, their main appeal is to the older generation or someone with a disability. “Older people do like to move into an apartment but it has to have a lift or be on the ground floor and some people are wary of buying apartments because they are lease-hold. Good, level sites within easy reach of the shops are a rarity in Plymouth so properties that do meet these criteria get snapped up quickly. “The apartments around Sutton Harbour and the Hoe are particularly popular because they are close to amenities and often have lovely views.”

Lee Monk, the company’s sales director, said: “With Christmas fast approaching, people perhaps think there isn’t enough time to move into a new home, but I’d like to assure them that the process can be done in just four to six weeks. By reserving now, they could be settled in for the holiday period and can begin creating family memories for years to come.’’ Ambitious as it may seem to move house within a few weeks – especially during the winter months – it can be done and there is plenty of time for people to buy or sell their property and settle in to their new home before they have to defrost the turkey.

In fact, in a new survey by VoucherCodes.co.uk, some 33 per cent of the 2,000 people questioned said that they’ve already started their Christmas shopping in a bid to avoid financial stress, with 17 per cent kicking off off their sprees by the end of September, a further one in seven (13 per cent) planning on making some headway this month, and a further 16 per cent (mostly women, perhaps unsurprisingly) saying they’d been at it even earlier, buying gifts throughout the whole of 2014. One in 10 canny – or cheeky, depending on your point of view – people even admitted planning to give a loved one a gift they bagged as a bargain in last year’s sales. Taking it to that level may seem extreme, but it’s actually very sensible. According to some separate research carried out by Halifax, the average amount people spent on Christmas last year was £482 – if you wanted to save that sum again, and you hadn’t already started putting money away for Christmas, you’d need to put away around £160 a month from now until December 24. Of course, for many people this rate of saving is impossible, meaning that they will resort to borrowing the cash instead, storing up financial problems for next year. Indeed, the VoucherCodes research revealed nearly one fifth (19 per cent) of people gave the gloomy

prediction that the debt they will carry with them from this coming Christmas will be their main cause for financial concern in 2015. Around 21 per cent predict they will be relying on credit to cover the cost of gifts, presents and trips out to celebrate with friends. Some 17 per cent predict they’ll be piling money on the plastic this Christmas by using their credit card, and eight per cent are planning to turn to a personal loan or to dip into their overdraft to see themselves through the festive holiday. Claire Davenport, managing director at VoucherCodes, says the impact of the financial downturn has led many of us to shift our mindsets about the way we shop, with more of us planning ahead in order to avoid the “monster financial hangover traditionally associated with January”. So if you haven’t already started your Christmas financial planning, now could be the perfect opportunity to start getting organised, rather than facing that last-minute dash on Christmas Eve. Davenport suggests making the most of money-saving opportunities by signing up to receive stores’ newsletters so you can grab offers as they come up as the Christmas battle for shoppers’ business starts hotting up. She says: “Now is the time to start making lists of everything you’ll need, from decorations to dinner so you can stock up as deals and offers go live.”

That’s an increase of nearly one quarter of a million people compared with three years ago, when the default retirement age (DRA) was abolished. Adding space is one of the best ways to make your home both better to live in and easier to sell, but there are other ways to add value without breaking the bank. Julia Gray finds out more... IF you’ve outgrown your home and you can make it bigger by building an extension or converting the loft, cellar or garage, doing the work is often more economical than moving. It also gives you an opportunity to create space tailored exactly to your needs. That said, be careful not to get carried away and enlarge your home in the wrong way. For example, if you convert the loft into an extra bedroom or bedrooms and there isn’t enough living space downstairs for the total number of bedrooms, you’ll have made the house too top-heavy. It’s often said the rooms which most sell homes are the kitchen and bathroom, because replacing them is expensive and disruptive so buyers don’t want to do it themselves. Swapping a dated kitchen or bathroom for a modern one will make a big difference to your everyday life, too. A good way to get a bargain kitchen is to buy inexpensive units and even cupboard doors, then spend more on the worktops – oak-block ones are stunning but needn’t be costly if you buy them online – and a statement tap and/or sink. Try your local DIY store for reasonable takeaway units – an IT Kitchens 1,000mm White Base Carcass is just ÂŁ38 at B&Q, for example. Takeaway units are ideal if you’re in a hurry or not sure about the layout, because if you find you need one size instead of another, you can simply go to the store and get it. B&Q recently announced an end to ‘yo-yo’ pricing on kitchens, so customers will get good value all year round, not just during the sales. If you find a kitchen cheaper elsewhere, B&Q will, at the least, match the cost, as long as the kitchens are of a comparable specification. DIY stores are also a source of reasonable bathrooms – the cheapest takeaway basin, bath and close-coupled toilet are ÂŁ171 in total at B&Q. Budget buys can be dressed up with nice tiles and taps – Mira Showers has a new range of beautifully designed and engineered bathroom taps (see www.mirashowers-store.co.uk). Adding bathrooms, especially an en suite, is a brilliant way to up value and make your home life easier, especially if there are too many people using the family bathroom. This is when an en suite for the main bedroom is invaluable. People sometimes think that having as many bedrooms as possible adds value, but it’s usually more valuable to have enough bathrooms for the number of bedrooms. It’s also useful to have a bathroom on every floor where there are bedrooms. Loft-conversion bedrooms with a bathroom or shower room are usually more valuable and useful than those

without. In family homes, a downstairs toilet is a must, too, even if you have to squeeze it into a small space, such as the under-stairs cupboard. Another must for families these days is open-plan living space. Where once separate dining rooms and kitchens were popular, now the trend is for open-plan kitchen-diners/family rooms where the whole family can be together. However, totally open-plan space isn’t necessarily the best way to add value, or live day to day. Having a more formal sitting room, as well as a more casual room, works well for many families, so do get out your sledgehammer... but don’t go mad with it.
