Nearly 4m families ‘one paycheque away from losing home’ MILLIONS of working families in the UK could not pay their rent or mortgage for more than a month if they lost their job, according to new figures from Shelter. A survey of working adults who pay rent or a mortgage found that, with little or no savings to fall back on, 3.8 million families could be just one paycheque away from losing their home. Worryingly the research also found that more than a third of families would not be able to make their next rent or mortgage payment if they were to lose their job this month. Kate Murray lives with her five year old daughter and disabled mother. In October 2013 she lost her job as a business manager with only three days’ notice when the company she worked for went bankrupt. Kate said: ‘They hadn’t been paying me properly, so I’d begun to fall behind on my mortgage. “Then I got the letter through the door saying they wanted to take my house back. I was petrified. I thought what am I going to do? How am I going to tell my daughter and my mum that we have to move out?’ Mirroring Shelter’s research are the latest government figures on savings, which reveal that 15 million working age adults in the UK have no savings at all. Liz Clare, a Shelter helpline advisor, said: “This research highlights how millions of us now find ourselves living on a financial knife-edge – month to month, paycheque to paycheque. “Every day we see how just one piece of bad luck, like a sudden job loss or illness, could put the family home at risk. “Sky-high housing costs and stagnating wages mean most of us don’t have enough money in the bank to rely on for long enough to get back on our feet.”

Which rooms are a prority for house hunters? Denise O’Leary talks to local estate agents to find out... EVERYONE has a different priority when they are searching for their new home but it would seem that there is one room in particular that takes precedence for house hunters in the Plymouth area and that is the lounge. Developers David Wilson Homes commissioned a survey in the area to find out which rooms were used the most and discovered that 61 per cent named the lounge as the room where they spent the most time – no matter what their age group. For 18 per cent it was the kitchen was a priority, eight per cent chose a home office/ study, six per cent said the bedroom was their most important room and four per cent opted for a garden. “The research shows that the lounge is by far the most used area of the home, with every age group, from 18 year olds to the over 55s, agreeing that they spend the most time there,” said David Wilson Homes sales director Lee Monk. “The research highlights just how important it is to ensure all homes come with a comfortable living room area and shows just how important the living room is to home owners and that it should be an integral part of the house design.” Local agents agree although some have noted

a growing trend to prefer the lounge to be part of an open-plan living area where the whole family can gather together. Sarah Carter-Shaw who is assistant manager at Fulfords in Plymstock said: “I think the preference these days is for a spacious kitchen/diner, even better if it is open-plan and has a lounge area. “It seems to be very important these days that people don’t feel shut away in the kitchen, that families are all together in one big space. “The idea of mum or dad being in one room of the house while everyone else is in another is not so popular with the modern family. “They like to be together in one room, someone cooking, someone sitting at the table someone else playing or watching television. “Of course if there is a separate lounge room as well where people can go for some privacy if they want it, that is a bonus but a lot of the time families seem to be opting for an arrangement where they can all be gathered in one room.” Ty Bolt of Bradleys at Plympton agreed: “It obviously depends at the type of purchaser and what their requirements are but I would say that it is an increasing trend for families to like a good sized kitchen/diner, especially if

It’s more sociable that way. “But of course it’s the budget that dictates the most important room and obviously at the luxury end of the market you can have more space and more choice. “I would agree that a good-sized living room is always a winner with everyone.” Stuart Millington of Millington Tunnicliff at Ivybridge also pointed out how budget constraints impact on people’s priorities when choosing a home. “A lot depends on the buyers and their circumstances and on the size of the property and that of course is very much determined by their budget,” he said. “Someone looking in the £150-200,000 price bracket will probably want a three-bedroom house and will appreciate a good-sized lounge. “If they are able to go for a £350-500,000 property or even upwards of that figure there are probably more bedrooms and more reception rooms.” His partner Nigel Tunnicliff agreed. “We would say either the kitchen or the lounge are the two most important rooms to buyers,” he said. “But people do especially appreciate having a good-sized space where they can relax and unwind.” Both partners, however, felt that open-plan living was not necessarily a winner. “We are finding people still want separate lounges and living areas, somewhere they can have some peace and quiet when the children are making a noise or be away from the cooking smells,” said Mr Millington. “People do like good-sized kitchens as well as a spacious lounge but in our experience it is one or the other.” For those who do favour open-plan living but also want a spacious lounge David Wilson Homes have a development at Hooe in Plymouth called The Moorings which offers a range of spacious kitchen/diners with space for a seating area as well as good sized separate living rooms. That one-off purchase or even a flutter on the horses could affect whether loans are approved. Under the Mortgage Market Review, rules come into effect on Saturday that aim to reduce irresponsible lending. Experts advise borrowers to reduce spending before submitting a mortgage application, as lenders will search thoroughly through at least three months of bank statements. Would-be borrowers are advised to cut back for three months before applying for a mortgage by paying off debts and simply spending less. Experts say people looking to re-mortgage will

also be affected, and providers may include a ‘stress test’ to ensure repayments can still be met if interest rates rise. Many brokers are already applying the new rules. In one case a lender queried someone’s ÂŁ6-amonth milk bill. In another, a bet made using a bank card prompted questions about whether the applicant was a habitual gambler. Martin Wheatley, chief executive of the Financial Conduct Authority, said: “In the past, too many people got a mortgage by simply telling their lender they would have no problem repaying their debt.â€? lending, but more checks will make things a lot slower. “Lenders will be looking at things like whether you are overdrawn and your general financial conduct. “Banks still want to lend, and we have had no applications declined yet, but the key is affordability.� Becky said brokers has been trying to seal mortgage acceptances before the new rules come in, but many lenders were already applying them, some rigorously. She said one consequence could be that lenders could offer a lower amount than the applicant had asked to borrow. Becky added: “It’s all about affordability. “Interest rates will eventually go up, and we are encouraging people to pay off as much of their mortgage as they can while rates are low.�

AS the pace of economic recovery quickens and house prices rise, many homeowners are facing the dilemma: move or improve? Research by Populus for AA Financial Services shows that a third of those borrowing money this year intend to use it for home improvements. The research shows that four out of ten want to make changes to their home this year. Decorating is the most popular change – which one in five would like to do – while one in 14 wants to revamp the garden. These improvements are at the cheaper end of the scale. One in seven intends to make a more costly change such as installing a new kitchen, or building an extension or conservatory. Mark Huggins, director of AA Financial Services, said: “Improving a home is something a lot of people want to do but often can’t because they don’t have the funds available. “Extensive work, such as building an extension, could take a long time to save up for, which is why credit tends to be a popular option for such projects.â€? Personal loan rates are at an all-time low, prompting a rise in loan applications, which many say is to do up their home. “Rates are typically lowest for personal loans of ÂŁ7,500 and above,â€? Mr Huggins points out. “Credit cards – particularly those which offer a money transfer facility – can also be a useful way to pay tradesmen, as they have added protection in case anything goes wrong. “Although carrying out home improvements can initially be expensive, the homeowner is likely to benefit in the longer term as the changes may well add value to the property and make it more attractive to potential buyers.â€? Those who own pets are finding themselves increasingly side-lined in favour of individuals without pets when seeking rental properties DESPITE being a nation of animal lovers, pet owners still face challenges when seeking rental properties. The Association of Residential Letting Agents (ARLA) has teamed up with Dogs Trust, the UK’s largest dog welfare charity, to release advice to tenants on how to secure their dream rental property for them and their pets. The lack of rental accommodation in the private rented sector means that competition for accommodation is growing. Renters who own pets could find themselves increasingly side-lined in favour of individuals without pets, if they don’t market themselves in the right way. Research from the US shows that tenants who own pets usually stay for longer, by an average of 23 months compared to 15 months for those without pets. However, the association made between pets and property damage is causing concern among landlords. With over a third (36 per cent) of people now renting and pet owners taking up to seven times longer to rent a home compared to non-pet owners, this is an issue pet fans need help to address. Susan Fitz-Gibbon, President of ARLA, said: “Finding the right rental accommodation can take time, especially if you own a pet. “Some landlords believe pets cause damage to their property and furnishings; however often the reality is that pets are no trouble and are in fact, a signal that the tenant is committed to making the property a home. “Turning down tenants with pets may mean that landlords are not only forgoing good tenants, but losing out on longer lets. “In light of this, ARLA, in association with Dogs Trust, has drawn up some advice for pet-owners looking for homes.” Clare Kivlehan, Outreach Projects Manager at Dogs Trust, said: “With more and more people renting and almost half of UK households owning a pet, it can be frustrating trying to find a landlord who is willing to accept pets. “We launched our Lets with Pets scheme to help pet owners and to encourage landlords and lettings agencies to consider pets by providing advice and information. “There are simple steps that tenants can take to enhance their chances of securing a tenancy. “In the current market, it is essential that pet owners make themselves stand out from the crowd and to show they are responsible pet owners.”

Top tips to help prospective tenants looking to move into a new rented property: Consider a higher deposit: One of the main reasons landlords do not rent to pet-owning tenants is because they are concerned about damage to their property. By offering to pay a higher deposit, it can offer the landlord peace of mind that any damage will be covered. It may also be worth offering to pay for professional cleaning on leaving the property. This also illustrates your commitment to maintaining the property – who wants to lose their deposit? Pet information: When trying to secure a tenancy it’s important to provide as much information about your pet as possible. It’s worth including references from previous landlords and even vets to show that your pet is well behaved. Meet and greet: What better way to show your pet is friendly, and alleviate any concerns the landlord might have about their behaviour, than to arrange a meeting with your pet. Even a brief meeting could be enough to change a landlord’s mind. Written permission: You should always get any agreement with your landlord to allow your pet in their property in writing. This will provide proof if there are any disputes in the future. Be flexible: Not all landlords will be open to renting their property to someone that has a pet, so it’s important to remain flexible in both location and type of property.
