A place to veg out! Mortgage affordability improving MORTGAGES have become more affordable everywhere except for London and the South East over the last five years, according to new figures from Halifax. While taking out a new mortgage in London means spending an extra two thousand pounds (£1,992) per year compared to five years ago, the average payment has actually fallen in the UK by £96, according to new figures from Halifax. The figures reveal the combined impact of lower mortgage rates, increased average earnings and house price changes over the last five years, which have created some of the most favourable market conditions for mortgages in years. The greatest mortgage reductions are found in Northern Ireland, where new payments are £2,880 per year less than they were five years ago. New Scottish mortgage holders are paying £980 less than they were five years ago, while those in the North are paying £780 less. The South East is the only other area outside of London where new mortgage payments are more expensive than they were five years ago, and now cost an extra £612 on average. As a result of the lower payments, new mortgage payments account for 28 per cent of income, down almost 3 percentage points (2.7 per cent) from 2009. This is also massively down from the high point of the market in 2007, when 48 per cent of income was spent on mortgages. Halifax mortgage director Craig McKinlay said: “In the majority of regions, mortgages are substantially more affordable today than they have been in years. “In fact, new mortgage borrowers are spending far less on their mortgages than the highpoint of the market in 2007, when people were spending close to half (48 per cent) of their income on their mortgage. “The reality is mortgage affordability outside of London and the South East is close to its best level for 12 years. “In London, however, affordability is worse than it was in 2009, as the capital has shown exceptional house price growth.”

THERE is a growing trend (no pun intended) for younger house-buyers to seek more outside space and be prepared to pay more for their property as a result according to a recent survey. The Lloyds Bank Insurance ‘Britain At Home’ report revealed that purchasers in the 25-34 age group spent almost twice as much on securing a larger garden than the average UK buyer. For almost a third the expenditure is driven by a love of gardening while for just under 20 per cent it is the desire to be able to entertain guests outside. The study looked at 20,000 UK homeowners and attributed the trend to gardening programmes on the television. They found that one in five of the new generation of horticulture enthusiasts now owns a greenhouse and over a quarter have invested in new plants, trees and flowers in the last year. Frances Tophill, presenter of ITV’s Love Your Garden, said: “We’ve witnessed a real return to ‘homeliness’ with everything from gardening, baking and cookery to knitting and crafts coming back in style. “It’s interesting that this trend is growing against the rise of technology and in a post recessionary climate there is a sense of holding on to traditional pastimes in an increasingly fast-paced modern society.” And according to Jonathan Turfrey of the Plympton office of Fulfords the new trend to

emulate Tom and Barbara Good from The Good Life is prompted by economics. “As the cost of living soars people can’t afford to go out so much, so having good outside space where you can relax and enjoy your leisure time becomes more important,” he said. “Some people love the idea of having somewhere that they can grow their own fruit and vegetables which helps with the weekly food bills and is also a very enjoyable and satisfying thing to do. “We have also seen a huge increase in the number of people keeping chickens. “Not so long ago finding chickens in someone’s garden was a rarity but it seems to have become a very popular thing to do so people need space for that. “Definitely people with younger children want outside space for them to be able to play in safety. “It doesn’t have to be grass – which needs cutting regularly – but just somewhere that the children can enjoy playing out of doors. “I think we have seen a change in buying patterns with people staying longer in their first home so they get on the ladder a bit further up and stay in the house for five, maybe eight years, so they are thinking ahead when they buy to when they will have a family and will need a garden. “Even those who are still buying smaller homes and flats like to have outside space –

a balcony where they can sit outside when the sun shines or have a few pots and planters. “There is no doubt that attractively-planned and well-maintained outside space will add value to a property.” Matthew Minnett of Connells of Plymstock said his office has also seen an increase in the number of people wanting to have space for a vegetable plot to grow their own food but says it very much depends on the needs of individual buyers. “We are fortunate here in Plymstock because unlike most of the rest of Plymouth we have lots of bungalows with nice level gardens which attract people who planning their retirement and like to spend their time gardening,” he said. “We have also seen an increase in the number of younger people who like the idea of gardening. “That said there is also a group of people who don’t want the hassle and responsibility of maintaining a big garden, mowing the lawn and watering the plants and all that entails. “They want to be free to travel or pursue other leisure interests so a great deal depends on who is buying and what they are looking for. “We have a lot of family buyers looking at properties in the £160,000-£170,000 range and they want outside space but have to be realistic about what is available to them in that price bracket.” House builders Taylor Wimpey are also reporting a growth in popularity of ‘growing your own’ and claim that fruit and vegetables grown in gardens or on allotments now account for five per cent of all fresh produce consumed in the UK. Janine Copleston, regional sales and marketing director, says: “A private garden can provide a tranquil oasis away from the hustle and bustle of modern family life and the gardens at our new homes at Cherry Tree Gardens in Plymouth are a blank canvas on which homebuyers can create their own design including an area for growing produce.” The company has even issued a series of tips for would-be gardeners. 1) Decide how much time and effort you want to put in and do your research – tomatoes need more care than asparagus, for instance 2) Grow your vegetables in a sunny position away from large trees and hedges that will cast a shade 3) Before sowing your seeds warm the soil by putting cloches, clear plastic sheeting or bottomless plastic bottles down 4) For strong growth and the highest yields plants need a steady supply of water at the roots 5) Don’t forget to feed with fertiliser 6) Crop rotation helps prevent the build up of soil-borne pests and diseases It seems that whether it’s feeding the family, cultivating beautiful plants and flowers or just having somewhere to relax when the sun shines, outside space is a valuable and much sought after commodity when it comes to purchasing a home.

Survey reveals six house-buyer personality types

First-time buyers couple up for new homes purchase in Looe...

DO YOU jump out of bed on a Sunday morning to start DIY? Do you dream of building an eco-home? Or do you plan to repaint your kitchen cupboard doors? The answers to these questions could determine what type of home would best suit your personality, according to a new online NHBC survey. The UK’s leading standard-setting body and warranty provider of new homes has identified six different categories of UK home buyer. ■The Project Hunter: Always on the look-out for an investment opportunity “project�, will knock down walls and spend time with drills and hammers to create a dream home.

It takes two AS the UK housing market continues to improve more couples are considering buying a home together. A survey, by One Poll, has revealed that 53 per cent of first-time buyers are most likely to buy with their partner while the second most popular option would be to buy a home on their own with more than 20 per cent considering going it alone. Buying with a friend came third on the list with 12 per cent thinking this is a good idea while buying with a parent or child was considered likely by less than 10 per cent of respondents. Although this was higher than the option of buying with a brother or sister which was way down the list with less than three per cent likely to take up residence with a sibling. Lee Monk, sales director of Barratt Homes which commissioned the survey, said the figures have been released at a time of increased confidence. “The housing market is more buyout than it has been for a while and with the Government’s Help to Buy scheme and a wide range of properties on the market, first-time buyers are seeing 2014 as the perfect time to get onto the property ladder,’’ he said. And to ensure first-time buyers are mortgage fit and ready to make that move Barratt has

outlined ways in which potential home owners can make a swift move into a new home. THE BARRATT SIX TOP MORTGAGE TIPS Check your credit score: First of all, check your score. You can do this easily online with the two main credit reference agencies – Experian and Equifax. If you have a poor score, you will be able to start making changes to improve it. Understand your limits: If you have existing credit such as credit cards and loans, you must ensure that you keep up with the minimum repayments. If you are really struggling to pay, speak to your lender as this may show favourably on your credit score. Similarly try not to get too close to your credit limit, if you do, lenders may view this as ‘excessive’ debt. The family connection: Details of your family’s credit score are not kept on your file, so long as you don’t have any joint finances. If you do, you are likely to be co-scored and this could stop you securing a mortgage. So if a family member, partner or housemate has a poor credit score, keep your finances rigidly separate. Get on the electoral roll: You should try to show lenders that you have a ‘stable’ lifestyle, for example you are in full-time employment and live at a fixed address. If you aren’t already, register for the electoral roll as you’re unlikely to get credit without it. Be consistent and double check: It sounds simple, but one slip up on the application form could scupper your chances for securing a mortgage. This could be from a simple mistake, such as putting a salary of ÂŁ3,000 instead of ÂŁ30,000 but it could also be from inconsistent information (even on other mortgage application forms) as this can flag up possible cases of fraud and could slow down or stop your application altogether. A xtremely Ann eextremely vversa-tile ersa-tile llook ook THESE days, tiles come in all different shapes, sizes and styles, so it’s easy to find a look you both like and can afford. Ceramic and porcelain tiles are really popular because they are within most budgets and are easy to lay and care for. Glass tiles are also lowmaintenance and look fantastic, but they’re usually expensive. Stone tiles, such as slate, marble and limestone, can be costly too, as well as higher maintenance, and they can vary a lot in thickness, colour and texture. Mosaic tiles are available in lots of different materials and are perfect for creating a feature wall or splashback, but they’re rarely cheap. They come in sheets on a mesh (or paper) and the mesh is supposed to keep the individual tiles evenly spaced – but it doesn’t, in my experience, work very well. The number of grout lines means mosaics can also be hard to keep looking good too

(depending on where they are and the colour of the grout). If you’re buying tiles online and you haven’t seen them in person, make sure you get a sample first because you could end up being disappointed. Of course, you may prefer to buy tiles in store, where you can see what you’re getting. Another advantage of buying in store is that you can ensure all the tiles come from the same batch (as long as there’s a batch number on the boxes), so they’re exactly the same colour and finish. To work out the number of tiles required, multiply the length by the height of each wall (or part wall) to be tiled (minus the area of any doors, windows etc) and add them together to get the total area – then remember to allow around 10 per cent more for breakages and wastage. Lots of tiles are sold per square metre and even if they’re not, it should say what the price is per square metre – this is the

easiest way to work out the cost. Don’t forget to factor in the cost of the tile adhesive and grout, tools, spacers and other accessories. Cutting the tiles can be tricky, but using an electric tile cutter with a water-cooled diamond blade makes it much easier. The adhesive and grout must be suitable for where you’re tiling (not all can be used in showers, for example) and the sort of tiles you’re using. I find ready-mixed adhesives and grouts easiest to use, as it can be hard to get it right when mixing up powdered products. Combined adhesives and grouts are particularly useful, especially if the adhesive oozes through the gaps between the tiles – it’s much easier to use the same product to grout than to clean out the gaps. Like all DIY, tiling takes some time and patience to get right, but it will save you a lot of money if you can persevere.
