Becks beaten by best mates in new survey

MORE people would like to live next to their best friend than anyone else, according to a new survey into our ideal neighbours. The research, from housebuilder David Wilson Homes, reveals that almost 40 per cent of us would like to have our best friend nearby. Second on the list but polling just 11 per cent was David Beckham, pictured right, popular with both men and women, followed by Holly Willoughby, Jennifer Aniston and Mary Berry. At the bottom of the list were Graham Norton, Boris Johnson and George Clooney, although the film star was – not surprisingly – more popular with women than men in the poll. Both women and men opted for their best friend as the ideal neighbour, although women were keener on having their friend next door, with 42 per cent of women choosing this option compared with 33 per cent of men. David Wilson Homes sales director Lee Monk said the findings clearly revealed the importance house-buyers place on having good neighbours. “It’s great that people want to live close to their best friends and our homes are designed to foster a community feel. So even if people are not living next to existing friends, we hope the designs help new friendships to form,” he said. “The results also showed some of the characteristics that people look for in a good neighbour, with people rating kindness, friendliness and consideration as really important.” David Wilson Homes is currently creating new communities with a friendly focus at The Moorings in Plymouth, Canes Orchard in Brixton and The Spires in Ermington.

MOST people fall into one of two categories when it comes to choosing a home – they either opt for modern and maintenance-free, or prefer older properties rich in heritage with features from a bygone era. Both categories have their advantages, and their disadvantages. A new build is unlikely to have the spacious proportions or individual character of an older house, but will have all sorts of energy-saving features and modern conveniences. The older the house, the greater the maintenance headache is likely to be. But for those who love the style of a historic property, that is a price worth paying. The more significant older properties are listed by English Heritage, with the majority – around 92 per cent - falling into the Grade II category. Those considered to be of more importance are Grade II* listed and account for 5.5 per cent of listed buildings, while 2.5 per cent are rated of such exceptional interest and occasionally international importance that they are rated as Grade I. All buildings dating from before 1700 and surviving in their original condition are listed, and so are most built between that period and 1840. Buildings usually have to be over 30 years old to be eligible for listing. In England there are about 374,000 listed buildings, celebrating a building’s architectural and historic interest. But English Heritage is at pains to point out that a listing does not mean a building cannot be altered, simply that special consent has to be obtained so that its historic integrity is preserved. Owners of listed buildings have their own club and have recently campaigned at Westminster for help in what they see to be an important role in preserving the nation’s architectural heritage. Peter Anslow, founder of the Listed Property Owners’ Club, says that there have been years of disappointing Government decisions which have added to the burden for those seeking to maintain such properties. Zero-rated VAT on approved listed building consent works was lost in the 2012 Budget, and he adds: “A barrage of conflicting information, regulations and demands from local conservation offices makes maintaining such homes to the legally-required standard extremely difficult and expensive. “With 80 per cent of people who own a listed property falling into socio-economic groups B-D and 50 per cent of owners in groups CE, the affordability of maintaining heritage buildings is now unrealistic for many. “LPOC has begun a number of activities to lobby the Government to reduce VAT for all work on listed buildings to five per cent. For many of the MPs approached, the number of listed building owners in their constituency equates to enough votes to either gain or lose them their seats.” In Plymouth there are pockets of listed, historic buildings such as in the conservation areas of Stoke or Plympton St Maurice. say that in their experience, the added headaches and cost of maintaining such property is not enough to deter would-be buyers. Ty Bolt, of the Plympton office of Bradleys, said: “It can be a nightmare because of all the various covenants and restrictions, but that doesn’t seem to put people off if they want character and an older property. “There are definitely two camps: the people who want something modern and as maintenance-free as possible and the others, who prefer an older-style home which often has more space and a larger garden. It is rare to find someone who is happy to look at properties of either kind, but it does happen. “Not all older properties are listed but when they are they present their own set of problems and restrictions, and people need to be prepared for what that brings. “Do your homework first and find out what you can and cannot do to a property. Often you can make internal alterations and it is just the exterior you cannot change. “And it is not all bad news,

because sometimes when it is a listed property there are grants available. We recently had a client who was able to obtain a grant for fixing the roof, for example. So do your research first and find out what you can get and what is required.” James Clarke of Lang and Co agrees. “People tend to either prefer old or new, it is rare to get something in between,” he said. “Some people are wary of listed property and don’t know what to expect. These properties can be more expensive to maintain and also to run, because they don’t have the energy-saving features of a modern home. “On the plus side, these houses tend to be larger with betterproportioned rooms, and of course they have the period detailing and features that people love and which you can’t get any more. “It doesn’t have to be one or the other however. We have recently been marketing some interesting properties at the Millfields, which have the historic façade but inside are very modern.

“They are Grade II* listed but have a contemporary living space and modern comforts, combining the best of both worlds. “It’s a similar story at the Royal William Yard, where again you have listed buildings of important historical significance, but which have been cleverly adapted for a modern lifestyle.” Mr Clarke also emphasised that not all historic buildings with character features are listed. “There are the beautifullyproportioned properties in the park roads of Peverell, for instance, which are rich in the sort of features it would not be economical to provide today because they are too labourintensive and many of the skills which produced them have been lost,” he said. The most important advice from all the experts is to do your homework first. Find out if a property is listed, what kind of restrictions it has and check what can and cannot be done to modify it for a modern lifestyle.

Radio family shows the way FANS of radio drama The Archers will know that multi-generational living is working well for David and Ruth Archer and their kids. The busy farmers’ lives have much improved since domestic goddess Jill, David’s mum, moved in with them. The arrangement works well for Jill too, as she prefers family life to living alone. What’s more, the move has worked well for the farmhouse, without any changes needing to be made. But ‘normal’ life isn’t like soap opera life – and while in some ways this is a very good thing, in the case of multigenerational housing, it often isn’t. Different generations generally need a bathroom and living area each, and sometimes even a kitchen. Some homes are divided up horizontally along generational lines, with the parents sleeping in the (converted) loft, the kids on the first floor and the grandparents on the ground floor. If the balance of rooms isn’t right, with enough private and communal space for everyone, you can quickly expect tension and tears. One of my friends is trying to buy a house with her parents that they can divide up horizontally. In the meantime, they’re renting together and she’s resorted to living on snacks that don’t need to be cooked, because she feels uncomfortable using the kitchen when her parents are there. Psychologist Jane McCartney, who was part of a recent Mira Showers discussion on multi-generational living, had similar tales of woe about extended families under one roof. She told of one gran who was given timeslots when she could use the only kitchen, so she didn’t get in the way. In these cases, the accommodation clearly isn’t working for all the family members. But that doesn’t mean it can’t be adapted in ways that will not only make it pleasant for everyone living there, but also add value and make it more sellable when the time comes. If your home’s loft is suitable for conversion and you have space on the floor below for a staircase, a loft conversion is a cost-effective way to add another storey. While lofts are typically turned into a master bedroom and en suite, they can work well as children’s rooms too - giving them some privacy, and you some peace! A WET end to the August Bank Holiday no doubt inspired many Plymothians to stay at home and tackle some DIY, despite the fact that three-quarters had previously suffered a DIY disaster. Nationwide research, conducted by AA Home Membership, showed the most common accident was hitting a thumb or finger with a hammer, which more than four in 10 people have done. Over a third have spilled paint on the floor and three in 10 have drilled a hole in the wrong place. Other classic blunders include the inability to put flat pack furniture together, blowing the electrics, damaging a piece of furniture, hanging wallpaper crookedly, falling off a ladder, hammering or drilling through a pipe, putting a foot through a floor and installing a washing machine incorrectly. Men were more likely than women to have had a DIY disaster: 80 per cent of them compared to 66 per cent of women. Helen Brooker, head of AA Home Membership, said: “Most people who have attempted some DIY have had something go wrong at one point or another. “Sometimes people are more enthusiast than expert and that can be where things go awry. “Thankfully, the effects of most people’s dodgy DIY have been relatively minor. But remember that some jobs – such as gas and electrical work – should only be carried out by a professional. Don’t attempt any other work that might be dangerous – leave it to someone who knows what they’re doing.” Most popular jobs for the weekend were expected to be gardening, painting inside the house, painting a fence, cleaning out gutters and wallpapering.

LONG to become a buy-to-let investor but lack the capital to get started? The answer could be a lend-to-save scheme or crowdfunding, which offer a way in for as little as £10. With lenders demanding a minimum 25 per cent deposit of a property’s value, an investor would need to find £37,500 up-front to get a buy-to-let mortgage on a £150,000 property – and that’s before buying costs have been taken into account. But new ways of owning a property have begun to emerge from the lend-to-save and crowdfunding industry, giving investors a chance to put money into a combined pot of buy-to-let loans or property developments and providing new routes to finance for landlords and developers. Small amounts from investors can be combined into loans to buy-to-let borrowers or used to buy developments and provide an income from the rent, with annual returns offered at up to a whopping 10 per cent. There are two ways to invest in buy-to-let, either through crowdfunding, where a number of investors group together to buy and rent out a property, or lend-to-save, where you can lend direct to a borrower. Borrowers go through the same checks as they would with a mortgage lender, such as affordability and credit assessments. The minimum investment can be as low as £10 on some platforms, but currently you will have to pay tax on returns. Most platforms won’t charge you up-front fees, but charges are taken out of any profits or loaded into the rate you get. Borrowers have to pay application fees and rates on offer are above the market averages, but they are getting loans faster and for different time periods from those that banks can provide. The crowdfunding industry is now fully regulated by the Financial Conduct Authority, so providers have to build and maintain viable businesses, with the watchdog checking up on their processes. While this is a cheap and quick way of getting into buy-to-let, there are risks to either the lend-to-save or crowdfunding investments compared with just becoming a landlord. True, you don’t have to worry about the costs and responsibilities associated with being a landlord, such as finding tenants yourself and maintaining the property. But you have no control over who the tenants are or how the property is managed, as you would with a normal buy-to-let, and in some cases you don’t know who you are lending to, or where the property is. You are also locking yourself into investments where it may be hard to exit early. If house prices drop or rental yields fall, it would affect the landlord’s ability to keep up with his repayments, and if he defaults it could mean you get less than you hoped.
