Rental arithmetic Agents ‘on the job’ and on the box THE BBC Two documentary, Under Offer: Estate Agents On The Job, featured 11 estate agents from around the country being followed for over three months by a camera crew to provide an insight into the industry. Bradleys Estate Agents were one of the 11 agents featured with Exeter St Thomas manager, Lewis Rossiter, pictured, becoming the star of the show. The final episode saw the camera crew access to Bradleys Annual Awards Ceremony, which featured lots of Bradleys familiar faces including the group chairman, Brian Bradley. Following the final episode virtually all 33 of Bradleys offices have been contacted to be congratulated or simply requested to sell their property as a result and in one case even an autograph request from one of Lewis’ fans! There have been people from different parts of the country wanting Lewis and Bradleys to sell their house. Lewis is being recognised on a daily basis even when taking part in the Plymouth Half Marathon raising money for the Pituitary Foundation. Manager of Bradleys Shaldon Office, Katherine Edwards who was also featured in the last episode has seen a similar reaction with lots of people visiting the office to congratulate her and requesting to deal with Bradleys. THEY are being dubbed ‘Generation Rent’, a growing number of younger people who do not own their own homes but no longer aim to climb onto the property ladder and anticipate spending the rest of their life in rented accommodation. For many years it has been the tradition in Britain that people aspire to own their own home rather than emulate their European cousins and become a nation of renters, but according to a recent survey by the Halifax that is an attitude that is changing. The first Halifax Generation Rent Report which was produced three years ago concluded that most in the 20-45 age bracket wanted to buy but were unable to afford to or feared rejection if they dared to try. Their most recent survey, which has interviewed a further 32,000 respondents, has found that attitudes are now changing as a growing number of younger people no longer wish to buy as they get older. If their findings are accurate then they anticipate that the profile of the housing market will change significantly in the years to come as home ownership reduces. Key findings in the survey include: ■ One in five of 23-27 year olds have no desire to own a home ■ Almost half expect Britain to become a nation of renters within a generation ■ 46 per cent believe Britain will become more like Europe where renting is the norm ■ 86 per cent refuse to sacrifice the quality of their current accommodation in order to save for a deposit ■ 57 per cent say that they do not have enough spare cash to be able to save for a deposit Craig McKinlay who is the mortgages director
at Halifax said: “With attitudes softening towards the social implications of renting and the number of people who say they will never own a property increasing we may be heading towards the point where the aspiration to own a nice home will be replaced by the aspiration simply to live in one. “It seems that people are now beginning to accept a lifetime of renting and this would only change the way the property ladder looks in the future. “It could even bring into question whether or not it will exist at all for some people.” The survey also found that while there is still a preference for home ownership fewer people now feel that they can’t make a property into a desirable home and the proportion of people who don’t want to raise children in a rented property has fallen by ten per cent. Those who grow up in rented accommodation are now more likely to rent themselves when the time comes and of those who don’t want to buy, over a third think that people would be happier if they lost their obsession with owning a home. This all tallies with the experience of local rental agents who say they have never been busier and have detected a sea change in attitude among younger people who are happy to stay in rented accommodation. Samantha Powell at the Plymouth branch of Haart Lettings said: “It is a really busy time for our industry and I can only see it getting busier as the demand for rental properties grows. “I do think that there is a growing sector of people who are choosing to rent rather than buy, particularly if they are not committed to settling in one particular area. “They like to be mobile and able to move more easily, especially if their job demands it and
renting rather than buying offers that opportunity. “There are also those who don’t want to be saving up for a deposit and all the sacrifices that entails, they would rather enjoy life and live in a rented property. “People are also busier and busier and they like the idea of renting rather than buying because then they don’t have to worry about spending what little spare time they have on maintaining a property. “We have certainly never been busier and can only see it getting busier still as demand grows.” It is a similar story at Options Property Management where Clare Weaver commented: “Obviously it depends on people’s preferences and with mortgage providers offering low interest rates buying a house is more affordable than it has been for a long time but there are those who find it impossible to raise enough money for a deposit and we find that there is a growing sector of people who are actually choosing to rent. “They feel it is less hassle and they would rather spend their money on the things they enjoy in life than be saving up. “Renting can be a very easy and convenient option. “You can move home much more easily and quickly, you don’t have to worry about maintenance issues and all the red tape of finding out if you qualify for a mortgage. “Finding the ideal property to live in can be just a phone call away. “There is certainly a huge demand for rental properties. “Things were a little quieter in January, as they often are, especially with the bad weather, but ever since then we have been getting busier and busier and it doesn’t seem to be slowing down at all. “We are getting more properties on our books from landlords – although we always need more to meet the growing demand – and we are getting more calls than ever from people needing a home to rent.” But estate agent Roger Punch of the Plymouth office of Stags believes that the British will never completely lose their desire to become home owners. “I can understand what people who rent homes are saying but it is certainly not our experience and most people would much prefer to buy a house rather than rent because they realise that it is a very good investment, especially while interest rates are low,” he said. “We haven’t seen a change in attitudes at all. Most people seem to realise that any money you pay out in rent you will never see a return on but you will always get a return on a property which you buy. “Even when prices do drop for a while they always recover eventually. “Some people are having to rent because they are unable to raise a deposit but in our experience the majority of people aspire to getting on the property ladder eventually.”

We do like to be beside the seaside THE annual Halifax Seaside Town Review uses data from the Land Registry to track house price movements in 196 seaside towns in Great Britain. The average house price in seaside towns rose by 42 per cent over the past decade, to ÂŁ196,826, according to latest research from Halifax. In cash terms this is equivalent to an increase of close to ÂŁ500 per month since 2004. The ten most expensive seaside towns are all in the south, with eight in the South West. Salcombe in Devon, pictured below, (ÂŁ615,344), which is in an area of outstanding natural beauty and Sandbanks in Dorset (ÂŁ574,089) are the top two most expensive seaside towns to buy in. Aldeburgh (ÂŁ446,576) in East Anglia is the only town not in the South West or South East. With the average house price in a seaside town now standing at ÂŁ196,826, this means buying beside the seaside is still cheaper than compared to the average house price across Great Britain (ÂŁ239,518).

The UK’s leading warranty provider and standard setting body for new-build homes is so concerned by the scale of the claims that it has issued guidance to home owners advising them of the best practice when planting trees close to their homes. The figures show that over £25million of claims were made by owners of new homes for damage to their property caused by trees between 2008 and 2013. Last year alone, NHBC paid out nearly £4million in claims following structural damage caused by trees. As summer approaches, an NHBC guide offers practical advice to anyone thinking
about planting new trees and shrubs or cutting back existing ones. Tips for homeowners include how to calculate a suitable planting distance away from houses and where to go to check if the tree is protected. Period homes full of history by Graham Broach MANY older homes in Plymouth are protected by Listing or by conservation areas. But what makes them so appealing? Is it attractive period features such as marble fireplaces, ornate plasterwork, ceiling roses and original wooden floors and doors? Is it the graceful proportions of Georgian and Regency architecture? Or do we sometimes sense the fascinating lives that others have lived before us between the same four walls? Some purchasers could be put off buying a Listed property, fearing they won’t be allowed to modernise their home and make it more comfortable. But Roger Punch of Stags estate agents believes they should not be too concerned. He said: “People are always interested in the background of a property, and for some its heritage is quite fundamental to their enjoyment of it; it makes living there rather special. “For example, the Royal William Yard has a fantastic history, and one can imagine its uses in years gone by, making it quite unique.” He added: “Plymouth is very well-endowed with special buildings; there are conservation areas and lots of Listed buildings, mainly in clusters.

“Listing is an endorsement of the special character and architecture and possibly the history of a particular property, and is a means of ensuring that the building is not damaged and does not lose its important attributes. “Quite often it also has a relationship with other buildings.” Mr Punch said Listing did not prevent a building being altered, but ensured it was done sympathetically to its architecture and history. Describing fitting plastic windows in listed houses as “vandalism”, he said: “There could be a downside in running costs, but keeping to the original style of windows can uphold the property’s value. “Carefully planned alterations can allow a property to be used in a modern way; it depends what needs to be removed or changed and the level of the Listing: Grade 1, 2* or 2. Mr Punch said the vast majority of Listed buildings in Plymouth were Grade 2, the lowest grade, but cautioned that the protection technically covers both the interior and exterior of the building, including walls and outside buildings within the boundaries of the property. Jay Foster, a director of Lang & Co, said: “People like to feel they are custodians of a property, taking responsibility for it for as long as they want to live there.
“I think it’s quite prestigious to live in a house of character, and there is a cachet to living in a Listed building. “Also, an older property may be a bit larger than a modern one, especially in the lower price range. “People like character features and often put things such as fireplaces back into period homes. “The hearth especially is the focal point of a room; it’s nice to look at a fire, as well as it being a source of heat.” Mr Foster, who used to live in a Georgian house in Stoke, said it was easy to feel involved with the history of a house, and even those built in the 1930s would probably have had many different people living there over the years. “We sold an Elizabethan house in Southside Street on the Barbican, and one can’t help wonder what happened there over the centuries and the historic events it had seen,” he said. “It is important when buying a Listed house to understand what Listing means. “Don’t be bamboozled - call the city council’s Listing officer for advice if you are considering making alterations.”

According to English Heritage all buildings built before 1700 which survive in anything like their original condition are listed, as are most of those built between 1700 and 1840. Particularly careful selection is required for buildings from the period after 1945. A building has normally to be over 30 years old to be eligible for listing.

PLYMOUTH is a city of great character and history. Plymouth City Council issue commemorative plaques, based on the famous Blue Plaques, that indicate the achievements of residents through the ages, linking them to an area or building. The Barbican area contains a rich variety, including ceramic plaques, dating from the early 1900s, simple cast metal circular plaques, installed in the 1970s and many others dotted around the city. The site of Sir Francis Drake’s house is marked by a plaque on the wall of Hyde Park Primary School stating that: “On this site stood Thornhill House which in 1592 was the property of Edmund Parker and in the occupation of Sir Francis Drake.” At Mount Batten on St John’s Road is a plaque for Lawrence of Arabia (1888-1935) stating: “On his return from India in 1929, T.E.Lawrence under the assumed name of Shaw was posted to a flying boat squadron at R.A.F Mount Batten. He remained in the marine craft section until his discharge in February 1935.” One of Plymouth’s most famous explorers is marked at the junction of Outland Road with a plaque saying: “Scott of the Antarctic. On this site formerly stood ‘Outlands’ birthplace of Robert Falcon Scott.
