Why buyers should get to know their estate agent WHETHER you are looking to buy a one-bedroom flat or a six-bedroom detached family home, getting to know your agent can help to secure the best property. The relationship with your estate agent is a widely underestimated part of the home-buying process. However, it is important to develop it by taking the time to meet them face-to-face, maintaining regular contact and asking about premium buyer services that include early access to properties new to the market. Whatever your reason for buying – you may be relocating due to work, downsizing, or making an investment – the chances are, you’ll be using an estate agent to find a home to buy. Making sure that you have the right relationship with your estate agent is vital to the home-buying process. While estate agents are paid by the seller, a buyer’s relationship with the estate agent is equally as important. Here are some tips to help you get the most from estate agents when buying a property: ● Demonstrate that you are serious – a ‘hot’ buyer will be in the front of estate agents’ minds when suitable properties to buy become available, so demonstrate how keen you are and how serious you are about your intention to purchase. ● Tell the estate agent which of your property requirements are fixed and which aspects you can be a little more flexible about. ● Don’t waste time – avoid looking at properties that are out of your budget range, or that you have no intention of buying, as this will not endear you to an estate agent. ● Give feedback – after viewings, provide as much feedback to the estate agent as possible, so that they have the best idea of what you like and dislike. Try to avoid making the mistake of thinking the estate agent is no longer of use once you’ve found your new home and the offer has been accepted. It is worth keeping in touch with the agent as they can help further into the home-buying process, such as with access to the property for surveys and mortgage valuations. In essence, the agent is the lynchpin and should liaise between you and the seller at every stage of the propertybuying process.

Denise O’Leary talks to estate agents about last year’s property market and what to look forward to in 2014... THE dawn of a new year prompts pundits to make predictions about everything from the economy to the climate and one of the hottest topics of conversation seems to be property prices. Small wonder when around seven out of ten of the nation’s 25 million are homes-owner occupied and a large portion of the rest represents a significant investment for buy-tolet landlords. The last 12 months have seen a significant improvement in property values, particularly in London and the South East, and headlines towards the end of the year carried predictions from respected organisations such as the Royal Institution of Chartered Surveyors of increases of eight or nine per cent even in the South West. Local experts, however, are quick to point out that such statistics do not give an accurate reflection of what is happening in the Plymouth area as they include the booming markets of Bristol and Bath. Estimates for the city and its surrounding areas are much more conservative. “We are anticipating a good 2014 and we are optimistic about the future,” said Roger Punch of the Plymouth office of Stags. “But it is still crucial that properties are priced accurately because even though the market has improved we haven’t seen huge increases in values that have been seen in other parts of the country like London and the South East and I think prices here will remain fairly stable. “We are, however, seeing more buyers with money to spend and a return of buyers

coming from outside of the area, people wanting to move to the region because they are retiring or wanting a second home, not just those having to move here for work purposes. “This is particularly good news for the waterside market. “We are looking forward to the New Year but we have to remember that when people talk about the South West they are including places like Bristol and Bath where prices have been climbing consistently. “We haven’t seen that kind of level of increase here. “It’s a diverse region and many areas of the West Country have not had the strong improvement in property prices that have been seen in some parts.” Overall, however, 2013 has been a good year for the property market in the Plymouth area, particularly towards the latter part of the year. “The market started off slowly but it was very strong at the end of the year and we have every reason to be confident of a good start to the new year,” said Mark Slade of Maitlands who is chair of the Plymouth Area Property Professionals Association. “There has been an increase in activity across the whole market and sales strengthened towards the end of the year, a trend which we believe will carry over into the year ahead and continue to strengthen throughout 2014. “We don’t want to see any artificial spikes in prices, just steady growth and I have been very encouraged by what I have seen in the past few months and believe that will continue.

“We are continuing to see improvements in employment levels and that will make property and moving home more affordable and make people more confident about taking the next step up the property ladder. “Government incentives such as the Help to Buy schemes are also encouraging people to enter the property market and that is important.” Julian Partridge of Julian Marks estate agency in Plymstock echoed his sentiments and emphasised the need for caution. “Schemes such as Help to Buy are helping more people to enter the market and we still have a strong core market both in this area and increasingly throughout the rest of the city and surrounding areas which I think is going to continue for this year,” he said. “But we are not expecting any huge price rises, just a steady, gradual growth. “We have to remember that the market – like the economy – is still fragile so we have to continue to be sensible about pricing. “If people start reading headlines about eight to nine per cent price rises they may have unrealistic expectations about the value of their property. “We are starting to see prices increase, but it is happening slowly so be prepared to listen to the advice of your agents.” One of the key factors for the market in the year ahead is the number of properties coming to the market as there is still a shortage. “Last year just got better and better as confidence increased and we have no reason to expect any change in the year ahead unless we don’t see more properties coming onto the market,” said Roger Punch. “We have had a very good end of year and we start the New Year anticipating a revival in instruction levels. I think that will happen. “We are talking to a lot of people who have been giving serious thought to putting their house on the market in 2014 and we have every confidence that they will.” Julian Partridge added: “I feel that it is going to be a good year but that is because I am still hoping that our property stock levels will improve as confidence starts to return to the market and people who have been holding back from moving decide that it is a good time to put their house up for sale. “The market got stronger towards the end of the year with a couple of properties selling in the final week or close to the asking price within a short time of being put on the market. “We need good quality property to replace the houses that are being sold as there are not enough houses on the market to meet the demand and there is always a risk that could create an artificial rise in prices. “It is very very difficult to predict what is going to happen in the year ahead but we are confident that the year is going to be a good and stable one.”

Should you invest in a buy-to-let home? INTEREST in the buy-to-let market has been on the up at a time when savings rates are poor and borrowing is cheap amid the low interest rate environment. The Council of Mortgage Lenders reported that £4.2 billion worth of buy-to-let mortgages were advanced in the first three months of 2013, showing a 14 per cent year-on-year increase. Investing in a buy-to-let property is one way of helping to boost a pension, especially at a time when many people are finding they are not getting the retirement income they had hoped.

Many people have also become accidental landlords as the tough economy has made it harder to sell their homes in recent years. Strong demand in the private rental sector from tenants who have struggled to get onto the property ladder has pushed up rents – and the potential returns for landlords. Like the property sales market, the performance of the rental market varies strongly according to where you live, so check out how much money rental properties are making locally before making a decision. The renewed interest in buy-to-

let has meant more inexperienced landlords entering the market, so make sure you are fully aware of what you are taking on. The Electrical Safety Council recently urged landlords to make sure they comply with legal obligations to ensure that electrical installations are safe. Failing to do so could result in fines of tens of thousands of pounds and having your insurance invalidated – as well as putting tenants at risk. Landlords ‘bullish’ about coming year ACCORDING to new research, nearly a quarter of landlords are looking to buy more property in 2014 and are feeling bullish about the new year, after falling rent arrears and rising rents during the last 12 months. The study, conducted by Makeurmove.co.uk, an online letting agent, shows that the vast majority of landlords have experienced good rental yields with 59 per cent achieving between 4-8 per cent, while 25 per cent achieved a yield of 8 per cent or more this year. What’s more, nearly a third of landlords are enjoying sizeable equity in their property, with a loan to value ratio of 20 per cent or less and almost 60 per cent of landlords expect to see property values continuing to increase in 2014. One blot on the horizon are interest rates and nearly half of landlords believe they will rise in the next two years. Richard Francis, director and founder of Makeurmove.co.uk, commented: “Our research demonstrates that landlords are feeling positive about the buy-to-let market, having hopefully seen the back of restricted finance and rising rent arrears.

“The news that buy-to-let lending will reach £25 billion by the end of 2014, which represents a 25 per cent increase on lending in 2013, is an indication that the buy-to-let market is starting to grow again. “Rents are rising across England and Wales, hitting record levels in September, with the average price paid by private tenants reaching £757 a month. With a growth is demand for quality rental accommodation from the fastest growing group of private tenants, 35-44 year olds, landlords can look forward to a more profitable year ahead if they capitalise on this market opportunity.”
