There have never been so many ways to market houses. Denise O’Leary looks at some of the most popular... MODERN technology and an ever-changing property market has impacted on the way we buy and sell our homes but whether it is a purchase made after trawling the internet, sitting in an auction room or poring over copies of The HomeSeeker, one fact remains – it is probably the largest investment we will ever make with life-changing repercussions, so it is crucial that we get it right. Probably the most significant change to marketing homes has come with the advent of the internet. Only a generation ago house-hunting meant touring estate agents’ offices and coming out with armfuls of property details, or driving around a preferred area spotting ‘for sale’ boards. Today people can sit in the comfort of their home with a computer, tablet or even a mobile phone and view what property is on offer anywhere in the world. I once heard a story of a wealthy businessman who was sitting on his yacht in the Bahamas with a laptop when he spotted a house he liked the look of in Salcombe and bought it without ever having set foot in Devon. The story may be apocryphal but whether it is true or not, it is something that is possible thanks to the world wide web. This has its advantages in that it saves a lot of time as James Clarke of Lang and Co’s Plymouth office pointed out. “It means people from out of the area can view properties online and get a real feel and idea of what they are like,” he said. “When I started out it was not unusual for people to travel down to Plymouth on a Saturday and we would then drive them around to view five or six properties. “Nowadays they will ring up and tell us in advance the ones they know they want to inspect further because they have looked at all the pictures and floor plans online and looked at the position and appearance of the property. “It allows their search to be more specific and efficient and they can discount the ones they

know won’t be suitable without having to go and see them.” Purchasers can now be alerted to a new home coming to the market via email or text message and within minutes of a house ‘going live’ on the internet, estate agents can be getting enquiries instead of having to wait for details to be sent through the post. But Roger Punch of the Plymouth office of Stags believes sometimes the more old fashioned ways are still the best when it comes to buying and selling homes. “Yes of course the internet has become a vital tool but you really can’t beat the personal touch,” he said. “And I think people are also rediscovering the vital role a good estate agent can play in guiding them to the right purchase. “I really do feel people can waste a lot of time looking at something which is not really suitable for them, whereas if they sit down with an estate agent in the first instance, explain what they are looking for and what their needs and requirements are we can guide them and help them to think outside of the box. “So frequently people end up purchasing something which is completely different from what they first started looking at. “A good agent will soon get a feel of the right sort of property and the right area and introduce them to properties and places they may have discarded if they were just skimming over pictures on the internet. “Ultimately, there is nothing better than speaking to someone in person.” And as Martyn West of Moving On at Plympton pointed out the internet can also have its disadvantages. “It means people can find out so much about a property – when it was last sold and for how much, how long it has been on the market for and so on,” he said. “If they discover the house was only purchased by the current owner 12 months ago it can make them suspicious and think

there is something wrong with it when there can be a perfectly innocent explanation.” In recent years there has been an increase in the number of ‘open days’ encouraging as many people as possible to view a property over the course of a few hours in the hope of generating lots of interest and getting the highest price. But the experts we spoke to in Plymouth were sceptical about such a method, saying that it seemed to be the preference of agents in London, the South East or larger cities like Bristol where it is very much a sellers’ market. “They want to generate as much interest as possible and get people competing against one another,” said Mr Clarke. “We prefer to take a property to auction if that is the kind of property we are selling. “At the moment we are tending to fix a set asking price and aiming to get very close to that figure. “Occasionally we will ask for offers in excess of a figure but that is more unusual in this area in the current market. “It’s a very balanced and healthy market at the moment and a pleasant market to both buy and sell in. “At the upper end of the market we prefer to allow purchasers to have more time to wander around and inspect a property in peace and quiet without feeling under pressure. “If there are lots of people crammed into a house you can’t see it properly and if you are going to invest a lot of money in something you want to be able to have at least a half an hour to walk around and look at it properly.” Mr Punch agreed. “I am a bit sceptical about the value of holding an open house when it comes to marketing and selling a property,” he said. “It does of course allow a lot of people to see a property quickly but I would say that if it is the type of property that warrants an open house it is probably best taken to auction where you will get the best price and be sure of a sale on the day. “The Plymouth market is very different from the London market where there are lots of people all fighting over a property as soon as it comes to market and we have to tailor the way we sell a property accordingly. “The vast majority of purchasers in this part of the world will want to inspect a house carefully and be able to do that in a relaxed atmosphere.” And Mr West pointed out that it is not always the most efficient way of getting the best buyer for a property. “It isn’t just about getting the highest bid on the day, it is more crucial to get the best buyer, someone who is ready to proceed right away. “Someone who has their mortgage in place and who has already sold their home.” The way we find and purchase our homes will probably continue to evolve as new technology introduces modern tools such as 3D virtual tours, but it seems that ultimately there will be no substitute for a bit of expert local knowledge and experience.

But are these just urban myths or is there a grain of truth in them? We asked a selection of experienced Plymouth estate agents for some tips on how to make the best impression on prospective purchasers. Paul Curtis, a partner in Moving On, said: “Forget baking bread – the first thing to do is make sure your front door is clean, the doorbell is not hanging off and there is no ‘Beware Of The Dog’ sign. “Your home should be clean and uncluttered: no washing around, sinks cleaned and toilet seats down. “And deodorise your house, especially if it smells of dogs.” Sam McMillan, a sales consultant at the Plymouth branch of Lang and Co, brought a woman’s perspective to the debate. She believes welcoming homely smells like bread, coffee and fresh linen do give a favourable impression, along with fresh flowers. But how depersonalised the property should look depends on who is viewing. “Some people like to see pictures on the walls - not cluttered but nicely laid-out - while others prefer a blank canvas,” she said. “If they have a very busy lifestyle, they may be looking for a property where everything has been done, while others may be looking to put their own stamp on it.” Colleague Paul Jones said women and

families tended to look for homes making a big impact, where men might be more concerned about factors such as room sizes and the condition of walls. Roger Punch of Stags said: “The whole atmosphere of a property makes a massive difference in seconds. “Having a welcoming entrance prepared for selling - tidy, smart, uncluttered - gives a positive impression.” Mr Punch said the way the property was presented should show it was a cherished home, while tidiness would make it seem bigger and as much use as possible should be made of good natural light. He said attention to detail was particularly important in principal rooms. He added: “Keep pets well clear; dogs can be friendly but not everyone likes them, so keep them out of the house. “Doggy or catty smells are a total turn-off for many people. “The windows should be clean and any leaking double glazing seals replaced. “The street scene is important, so cut the front hedge, which will also make the property easier to photograph. “If there are any marks from damage which has been repaired - for example, damp stains - they should be fixed. “It’s a good idea to get a friend’s advice - or better still an estate agent’s - a few weeks before putting the property on the market so any problem areas can be addressed.” So there you have it - make sure your house is clean, tidy, uncluttered, well-lit, get the airfreshener out and give the dog a holiday if you want to impress your buyers.

PEOPLE’S ability to set time aside to effectively manage their money is being choked by the “hamster wheel of modern life”, according to a renowned scientist. Neuroscientist Dr Jack Lewis, who commented on research commissioned by Nationwide Building Society on the psychology of saving, believes many people have adopted a laissez-faire attitude towards money due to hectic lives, and that they must take time out to “recalibrate their internal balance sheets or risk unnecessarily frittering away their hard-earned cash”. Time management and planning emerged as a key theme in the research, with more than four in ten (42 per cent) people always or often putting in too many hours at work, going out too much or buying more shopping than they actually need. This grows to 54 per cent and 51 per cent for those aged 18-24 and 25-34 respectively. The poll, which interviewed more than 2,500 adults across the UK, shows that four in ten adults (42 per cent) do not have a dedicated savings account, while more than a quarter who do have one stating they are simply “saving for a rainy day”, as opposed to anything tangible. Dr Jack Lewis, author of Sort Your Brain Out, said: “We’re a very busy nation and those who are particularly time poor could really benefit from periodically taking time out to recalibrate their internal balance sheets or risk unnecessarily frittering away their hard-earned cash. “It’s a case of telling ourselves that it’s okay to step off the hamster wheel of modern life for long enough to figure out what we really want in the long run. “Then set up a savings account dedicated to each specific long-term goal.” In comparison, just over a fifth (21 per cent) save for holidays, while 12 per cent are putting money

Keeping a watching brief over incoming and outgoing money, and learning to put any excess cash away will ensure that people can set goals and realistically achieve them. “It also provides a cushion for any unforeseen costs or problems arising at short notice.”

Owning a flat has other disadvantages because flats (and maisonettes), unlike most houses, don’t have permitted development (PD) rights. PD means you can do certain work, such as extensions and loft conversions, without planning permission, as long as the work complies with the PD rules. We fell foul of these rules when we lived in our flat, again, thanks to our neighbours. They reported our ‘monstrosity’ of a garden shed to the local council. Like most people, we didn’t realise planning permission was required for the shed because our home was a flat – all our neighbours with a house could put up a shed, but we couldn’t. We had to apply for retrospective planning permission, which was granted, but it was a shock to realise that the planning rules are so bizarre. In some cases, PD rights are removed (an Article 4 Direction) from houses, such as those in a conservation area, so you need permission from the local council for pretty much everything externally.

When we had a house with no PD rights, applying for permission was free of charge for most things. However, a lot of the local residents didn’t apply, probably because they didn’t realise they had to. Most got away with changing the appearance of their homes – as long as no one complained to the council. On ‘designated land’, which includes conservation areas, the PD rules (where PD rights haven’t been removed) are different – planning permission is required for more things. For example, side extensions and loft conversions are not permitted development for houses on designated land, but they can be done without planning permission on most other houses, as long as the PD rules are complied with. The rules are even stricter for listed buildings. If you want to make changes to a listed building, the safest option is to check with your local council’s conservation officers first, because even work that seems minor can require listed building consent from the council. The process of seeking consent is similar to that of planning permission. However, in complicated cases and ones involving certain types of work and Grade I and Grade II* listed buildings (these are the most important, but the majority have a lower, Grade II listing), the case will be referred to English Heritage. See www.english-heritage.org.uk for information on listed buildings. You can appeal if consent is refused, but it may be a long and fruitless process. Trying to establish a good relationship with the council’s conservation officers before submitting your application is often a better approach, although they may not be open to negotiation. Doing unauthorised work to a listed building is a criminal offence (unless the work doesn’t require consent) and you can be forced to reverse any unauthorised changes. You can also be fined, so it’s not worth taking a risk.
