The number of people seeking a good-quality home to rent seems to be outstripping supply in the current market. Denise O’Leary looks at the reasons why... THE rental market in Plymouth remains consistently strong, with a high demand for properties to let in each area and across every price sector. In many cases people are being forced to remain in rented accommodation because they are unable to afford to purchase their own property, unable to raise a sufficient deposit or to obtain a mortgage due to stricter regulations to try and ensure that providers do not loan money to people who can’t meet the repayments. But there are also those who choose to rent rather than buy, preferring the flexibility that option provides, especially if they want to be able to move at a moment’s notice. Others opt to rent because it removes the responsibility for maintenance. Whatever the reason, the number of people seeking a good-quality home to rent seems to be outstripping supply in the current market. “The rental market is very strong and has been for some time,” said Iain Christie of Bradleys. “When a property comes to the market it is usually snapped up after three to five viewings and if it is a really good-quality property, then it is very often taken after just one viewing. “If it isn’t, then that is probably because the price has been overcooked, in which case it will hang around for a while. It is the same
principal as when you are selling a property – if you are asking more than the market value it will get left on the shelf, but if a property is accurately priced it will go quickly. “We are finding the demand is high right across the board from one-bedroom apartments at £450 a month through to executive-style family homes at £1,300 a month. It doesn’t seem to matter. “And the same goes for areas – there is a strong demand across the city. Former local authority houses in places like North Prospect rent very well in fact and, of course, just as when people are buying a home, things like proximity to good schools will help to increase their popularity. It’s a very active market at the moment.” Catherine Evans, the lettings manager at Fulfords, agreed and added that there was a particularly strong demand for brand new properties to rent. She said: “A newly-built property is particularly popular with prospective tenants and if one of those comes to the market it usually gets snapped up within the first 24 to 48 hours. “There is a high demand in general for rental properties across the board although things do tend to go quieter at this time of the year, from November onwards. potential tenants remains fairly consistent but we get less properties available to rent towards the end of the year. “There is still a very busy rentals market in the Plymouth area with demand coming from every sector, ranging from young professionals to the retired, and single-parent families and families in general. “Plymstock and Plympton are always incredibly popular areas but good-quality rental properties are needed all over the city.” Miacalla Deller, who handles lettings for Moving On at Plympton, said one of the main issues was getting enough good quality properties to rent. “There is a shortage of properties coming to the market for rentals but the demand remains high,” she said. “It is still very hard to get mortgages, meaning that more people are needing to rent because they can’t afford to buy, although there are some people who prefer to rent a property for a variety of reasons. “If you are looking to find a property to rent, a lot of the same criteria applies – you have to make sure you have a good credit history because agents will check you out to make sure you are a suitable tenant who can be relied on to pay the rent on time. “If there are two or three people after the same property, it is the person with the best credit history who will be offered the rental. “The demand for rentals is high but at the same time tenants are more demanding these days and want something that is well presented and maintained with a good kitchen and nice bathroom. “If a landlord has cared for a property, a tenant is more likely to respect that and take care of it and to want to stay there for a longer period.” Mr Christie also emphasised that although the demand for rental properties is strong, the requirements of tenants are also much higher and landlords cannot get away with letting shoddy properties. He said: “The demand for rental property may be higher but the expectations of tenants are also higher these days. “It is in a landlord’s interest to keep a tenant as long as possible – and the way to do that is to make sure the property is well presented and maintained. “If you are a landlord trying to let your property, we would advise that you get good management and good advice. “We hear some horror stories of people who have tried to manage properties on their own and got too personally involved with tenants which can become very awkward. “If you can hand that over to a management company it makes life a lot easier if rents are not paid on time or there are other issues. “We can also offer professional expertise on all the latest legislation on what is required from landlords and can do thorough checks on tenants because we have more resources at our fingertips.”

PPotential otential bbuyers uyers ffeel eel ppinch inch ooff ppaying aying rrent ent by ANDREW PYLE ALMOST half of the UK’s non-home owners believe they will never be able to afford to buy their own property – because the rent they pay out each month leaves them with no extra money to save for a deposit. A recent study carried out by Santander Mortgages showed that 49 per cent of those renting a property have given up hope of owning their own home, while nine per cent said they would consider switching jobs or moving somewhere else in the country if it meant they could get on the property ladder. Miguel Sard, the head of Santander Mortgages, said: “With living costs rising ahead of salaries for some people, raising a deposit remains one of the biggest concerns for first-time buyers, especially for younger generations.
“However, there is a variety of options available to suit most budgets, so it is crucial that prospective buyers shop around for the best deals and get sound advice in terms of properties and mortgages.” Research also discovered that 28 per cent of 18 to 24-year-olds are currently living with their parents or partner’s parents while they save for a deposit and an additional six per cent of this age group would be willing to move back in with their parents despite having already left home. Around 30 per cent of 18 to 24-year-olds who are non-home owners would use their inheritance to bolster their deposit total, and 11 per cent would be prepared to use their parents as guarantors to secure a mortgage. Matt Minett of the Connells First-Time Buyers office on Mutley Plain said: “At the moment, probably about half of first-time

buyers are living with parents and the other half are renting. “Help to Buy has made a big difference to our business in terms of the amount of first-time buyers being able to purchase a property. There has certainly been an upsurge of first-time buyers because of it. “There are plenty of properties out there but affording the deposit is the biggest aspect, as well as the monthly mortgage payments. “If you put down a five per cent deposit then your monthly repayments are going to be more than if you put down 50 per cent, but obviously most first-time buyers aren’t going to be able to do the latter.” A previous study by the Halifax found that on average it was £18 cheaper per month for first-time buyers in the South West to take out a mortgage and buy a home, rather than paying out for rent. According to Halifax’s BM
Mortgages data, based on figures up to June 2014, average monthly buying costs throughout the region were £736 compared to £755 for the average monthly rental amount. Mr Minett added: “The other thing that we find is popular is shared ownership, which is owning anything from 25 per cent of a property up to the full amount, though the average percentage tends to be 40 to 50. “If I lived in the South East, for example, and needed to raise a deposit of £40,000 to £50,000 I wouldn’t be able to do it, whereas I think down here we do have affordable housing, with lots of properties under £100,000. “We’ve probably got about 15 to 20 shared ownership properties on the market and they are almost exclusively being sold to people on lower incomes who don’t need huge deposits.”

Bring down the cost of your bills this winter Looking to cut your household bills this winter? Who isn’t? Luckily, Vicky Shaw offers some welcome tips... AS THE nights draw in and the autumn weather really starts to bite, many of us are spending more time indoors, huddling up on that sofa in front of all those must-see Saturday night TV programmes, with the heating turned up full-blast. Sadly though, this doesn’t do much to prevent the cold sweat that then inevitably comes when we open our next energy bill... Thankfully, a few simple steps could save significant sums of cash, and this week, the Big Energy Saving Week – which involves bodies such as the Energy Saving Trust, Citizens Advice, Age UK and the Government – is aiming to help people take more control over their bills. So, before you reach for the heating switch, here are some tips to help you shave down your bills in the coming months. Are you on the best deal? Shopping around for a different energy supplier could save you up to £200 and there are lots of comparison websites that can help. Ofgem has recently urged consumers to add energy shopping to their “winter ritual”. It may also be worth getting in touch with your existing supplier to discuss other options. If you’ve switched suppliers or are considering doing so, make sure you haven’t left any unclaimed credit behind on your old account. If you use heating oil, you may find it more difficult to shop around. You might want to consider setting up a
local oil-buying club, which could give you the collective buying power to negotiate a better deal from oil suppliers by buying in bulk and getting deliveries at the same time. Websites like Oilsave (www.oilsave.org.uk) can help people to find out about local suppliers. Could the way you pay your bill bring down costs? Many suppliers offer a discount for paying by direct debit. Paying this way can work out around £100 a year less than paying by cheque, for example. You may also get a discount for receiving your bills online. Get help you are entitled to There are various schemes available to help people with their winter bills, and Citizens Advice could help if you aren’t sure whether you may be entitled to more money. The Home Heat Helpline can also give information on grants, benefits and payment schemes at 0800 336699. Insulate your home Research suggests that properly insulating your home, including insulating cavity walls, topping up loft insulation, upgrading a boiler and having double glazing, could save a household up to £320 on their annual energy bills. You may be able to get insulation for free as suppliers are working with the Government to make homes cheaper to run. The Energy Saving Trust (energysavingtrust.org.uk) has
information about the help that energy suppliers can give. Is your fridge-freezer more than 15 years old? As this appliance tends to be constantly switched on, it could be worth investing in a newer and more efficient model. If you can’t afford a replacement, make sure your fridge is running as efficiently as possible. Checking the back is ventilated and dust-free and that the door seal is undamaged. Keep it away from heat sources such as direct sunlight or your oven or boiler. Good habits can save money Finally, changing a few habits around the house could bring financial rewards. Most importantly, if you’re not using an appliance, switch it off. Rather shockingly, TVs and games consoles that are left on permanent standby are estimated to cost a household up to £80 a year. You could consider using a “standby saver” device which will allow you to turn off your appliance without having to reach for the plug. Close your curtains at dusk to stop heat escaping through the windows. And turning off lights when you leave a room could save around £7 a year. According to charity Business in the Community, turning your thermostat down by one degree could save around £75, while reducing your shower time could shave £20 off your energy bill on a yearly basis.
■ WITH Hurricane Gonzalo having brought high winds to the UK, many people have been reminded of the need to reduce the risk of damage to their property. Lloyds Bank Insurance said that of the storm damage claims it handled last year, the average cost of a claim was just over £500. It suggests taking the following steps: Clear gutters and drain pipes of any debris that has built up to reduce the risk of blocks and overflows. Keep gates and shed doors fastened securely and secure any loose items in the garden. Check external light fittings are secure. Cut back any low hanging tree branches
in the garden that could cause damage in high winds. Check the condition of the roof of your home, including any cracked tiles, chimney cracks or problems with the pointing. ■ MASTERCARD and Norwegian firm Zwipe have recently unveiled a contactless payment card featuring an integrated fingerprint sensor. This means that people will be able to verify their identity when making a card payment by placing their finger on the card rather than needing to enter their Pin number. The technology is already being tried out in Norway and Poland, and it will be made available to the banks that MasterCard works with as the card issuers next year.
■ PARENTS with adult children still living at home are spending £1,200 a year more to keep their household running than those whose offspring have flown the nest. Research by the Centre for the Modern Family, a think tank set up by Scottish Widows, looked at the strain that the boomerang generation of young people who cannot afford to leave home is having on their parents, who end up supplying them with bed and board. The “meet the full nesters” report found parents with a “full nest” of grown-up children say their household spending is around £460 per month, which is £100 a month more than “empty nesters“, adding up to an extra £1,200 a year.
