Denise O’Leary talks to estate agents about whether haunted houses help or hinder a sale... LIKE it or loathe it Halloween has become one of the biggest events in the British calendar with only Christmas and Easter grossing more money at the nation’s tills. Over the past ten years, largely thanks to American influences plus a huge marketing push from retailers who know a good source of revenue when they see one, spending on October 31 festivities has multiplied from around £12 million to an eye-popping £300 million. Hollywood too has a lot to answer for and has helped to feed the fascination for fantasy and the paranormal which comes into an even sharper focus at the end of each October. But how does that translate into everyday life – especially when it comes to finding the home of your dreams? It’s one thing to be entertained by a movie which purports to tell the tale of a haunted house but how would you feel if the property you had set your heart on came with its very own ghost? One Westcountry estate agent who has decided to embrace the whole theme is Gordon Millar of the Launceston office of Stags who is marketing an historic property in Cornwall by claiming that along with the four acres of landscaped gardens, attractive architectural features and Aga in the kitchen, Penfound Manor near Bude is haunted. The Grade II* listed property, which is considered to be one of the oldest continually habited ancestral homes in the country, is said to be inhabited by the presence of a young girl called Kate. Her family were Royalists but she fell in love with her neighbour John Trebarfoot who was a Parliamentarian. Disturbed by her father as they tried to elope a sword fight broke out and all three eventually died from their wounds and, according to the legend, appear together in the courtyard every April on the anniversary of the tragedy. Whether it will deter any prospective buyers

from purchasing the £1.25 million manor we will never know but the agents obviously thought it was worth the gamble to help boost its public profile. Closer to home there have been a few properties in the Plymouth area which have been steeped in myth and legend and while rumours of a haunting may deter some there seem to be plenty of others who will ignore such tales or may even be attracted by them. “I think it is a case of whether you believe in that type of thing or not,” says Ty Bolt, manager of the Plympton branch of Bradleys. “A lot of people say they get particular feelings about a house but a lot of that is in the mind. “We did have a property dating from the 1900s which had been occupied by an elderly lady for her entire life and there was one room in particular that always felt a bit cold. “Some people didn’t like going in there and it did put some people off because they felt there was an uncomfortable atmosphere but the house did find buyers who have been living there happily without any problems at all. “When I was working in Plymouth city centre there was a property at Pennycomequick which had the reputation of being haunted. “It had a turret where there was said to be a presence and I must confess I didn’t go in there if I could help it! “But again the property sold.” Matthew Curtin of Fulfords reported on the strange case of a property in Saltash. “It was an old country house and one room

always felt very cold,” he said. “The owner found some old books showing photographs of the family that had lived there and on the end of the group was the gardener. “Obviously this was strange because a Victorian family would not normally include the gardener in a family photograph and then it was discovered that he had been dead for ten years before the photograph was taken. “That was certainly a very interesting experience! “Some people don’t like a feel of a place when they view it and one of the first questions we always get asked when a property has obviously been occupied by an elderly person and is now vacant is ‘Did someone die in this house?’ “For some people that is enough to put them off buying but there are other people for whom it will not matter at all. “There will always be those who will judge a house on the way it feels and the atmosphere they detect and similarly there are others for whom that is not important.” Roger Punch of Stags’ Plymouth office agreed: “I have certainly dealt with properties that have chequered histories. “Some people are more concerned about the rumours and past history of a property than others. “Sometimes, if it has been very well publicised that a murder has taken place at a property, then it is something which many buyers want to lean away from. “People certainly do have lots of different criteria on whether to buy a property or not. “There are many people who will actually buy a property which isn’t what they specified because for some reason they like it and this can be for a whole combination of reasons but ultimately it’s because they can see themselves living there. “Where a property has had a chequered past it sometimes makes them decide to buy a different property but if someone feels at home in a house they will not care about its past.” Under the strict criteria of The Consumer Protection Act agents are obliged to disclose every detail about a property whether it is favourable or not, but whether speculation about a haunting falls into that category appears to be uncertain. As Mr Punch pointed out: “These rules are quite stringent but they normally refer to things which are backed up by facts rather than rumour so it is a bit of a vague area – but an intriguing one.”

Around a third of the heat lost from uninsulated houses disappears through the walls, so how can you make yours more energy efficient? Julia Gray explains how to fill in the gaps Millions of UK homes have cavity walls – which means there’s a gap in the middle of exterior walls – and filling them with insulation can make your home more energy efficient. This means reduced heating costs, and you’ll be making your house ‘greener’ in the process. Finding out if your home has cavity walls isn’t hard. In general, houses built after 1920 do, and those built before don’t. However, you can’t tell by the house’s age alone. Look at the brickwork – if the bricks are all long (whole) ones, then the walls have a cavity in the middle, but if the bricks are both long and short ones, there’s no cavity because the short ones go through the wall. According to the Energy Saving Trust (www.energysavingtrust.org.uk), installing cavity wall insulation in a three-bed semi (with gas central heating) will produce savings of up to £140 a year. But the walls need to be in good condition

and not exposed to driving rain, and the cavity must be at least 5cm deep. Homes less than 10 years old should already have cavity wall insulation. If you’re not sure about yours, ask your local council’s building control department if they have a record of the walls being filled, or get a registered installer to drill a hole in the walls to see. A registered installer must also fit the insulation – this is not a DIY job. They’ll do this by making small holes in the external walls, blowing insulation material into them and then filling the holes. As long as all the external walls are accessible, the job should only take a few hours, depending on the size of your house. If there any problems with the walls, such as damp, these should be addressed first. Cavity wall insulation typically costs £450 to £500, so it won’t take too long to recoup the costs through energy savings. Insulating homes with solid exterior walls (usually brick or stone) is much more expensive, although the savings are greater. The Trust says that fitting internal wall insulation will save you about £460 a year, or £490 if you insulate externally (based on the same three-bed, gas-heated semi).

However, the work’s likely to cost thousands. Insulating internally involves fitting rigid insulation or thermal/insulated plasterboard inside the exterior wall, or creating a new, stud wall along the exterior wall and filling that with insulation. This is usually cheaper than insulating externally, but the affected rooms will be smaller as a result. Also, you often have to remove and then reattach or replace any fittings like skirting boards, door frames and coving, so it’s a lot of work and disruption, which may be fine if you’re redoing the room anyway. Although costly, external wall insulation is less disruptive because the work is done outside. Insulation’s fixed to the exterior walls and covered with special cladding or render. As well as making the inside warmer and less draughty, this should improve weatherproofing, condensation levels and sound insulation, and will give the exterior walls a new look and lease of life. In both cases, solid wall insulation is probably something you’d only consider investing in if you’re planning to stay put for a long time, because while your home will be warmer, it will take many years to recoup the cost.

Landlords beware of going it alone “SMART investors are keen to snap up bargains, and the buyto-let market remains surprisingly active and while it is tempting to go out and buy, buy, buy – a word of caution, because it might not be so easy to let, let, let,� says Mark Flynn from Julian Marks Estate Agents. Mark continues: “Finding a tenant is only one aspect of the venture which some landlords feel can be done independently of a lettings agency. “However, we often hear sob stories from new landlords who tried to go it alone – with disastrous consequences.� Based on information from the National Landlords Association, some 50 per cent of landlords have had a property abandoned by a tenant. This usually follows at least one month of rent arrears and can also include substantial repairs bills and cleaning costs, and arrears of electricity, gas and water, which may have accrued without the landlord’s knowledge. So the issue of credit referencing

property, you could still have to gain formal possession through the courts. This can take months and be expensive, especially when compounded with rent arrears and a period of vacancy. And if you re-let the property illegally you can be fined up to 25 per cent of the property’s open market value. Mark said: “As you might expect from the above, most experienced landlords choose to employ lettings specialists such as ourselves to manage their investment – as well as simply finding a tenant.
