No place like home Good local education tops owners’ priority list WHILE many think it is all about location when buying a house, the proximity of schools and colleges are also top of homeowners’ minds when considering a move. The school catchment area has always been an important factor in a move and a recent One Poll survey has revealed that 34 per cent of home buyers in Plymouth would consider this one of the top priorities and deciding factors. The survey, conducted by five-star housebuilder David Wilson Homes, revealed that while families consider good educational facilities a must, buyers also want to be close to local amenities and their work. David Wilson Homes sales director Lee Monk said: “The homeowners we questioned provided a range of key factors, all of which we carefully consider when identifying areas to create new communities.’’ He said it was no surprise that education and local amenities played an important role in housebuying. “We found that buyers are also looking for good rail and road links, a sense of community with leisure pursuits nearby, space and good broadband coverage.’’ Lee said the survey showed that today’s homebuyers are more discerning and selective, looking for a complete package when purchasing a home. Plymouth is a wonderful place to have a home and buy property. Denise O’Leary finds out why... IT seems that the rest of the country is gradually waking up to what those of us fortunate enough to live in Plymouth have known for some time – that the city is a wonderful place to have a home and buy property. In its recent guide to the best places to the live in the UK, the Sunday Times gave the city a name check and praised it for its excellent restaurants, culture, heritage and fine architecture saying it was a ‘cool combination of sea, history and fun’. But what really helps the area stand out when it comes to buying property is the excellent value for money it offers to prospective purchasers as prices are lower than in other parts of the region or cities with similar facilities. “Price is one of the most important factors,” said Ian Johnson of Fulfords’ Drake Circus office. “We live in an ocean city where the prices are far lower than equivalent cities and we have the most fantastic views from Mountbatten to Cornwall. “It’s also a city steeped in history – you have the Hoe and the Barbican but also Plympton St Maurice, Stoke and Devonport and the redevelopment that is taking place in the Devonport area in particular now that the MOD has started to withdraw has returned it to its origins as a small town with lots of character. “Plymouth is unrecognisable from the city it was even ten years ago.” Ria Pawley of the St Budeaux office of Connells agreed. “It is such a beautiful location, so many wonderful things to see and do and the whole place has such an amazing history with places like the Mayflower Steps,” she said. “You have the Hoe and the Barbican and you The Sunday Times praised Plymouth for its excellent restaurants, culture, heritage and fine architecture

are close to beaches but you also have the moors nearby. “There are great places to eat, a wonderful theatre and there are some really good schools. “It’s a great place to bring children up. It’s also a very safe place to live and bring up a family. “People pay good money to come here on holiday and we have it all on our doorstep to enjoy all the year round. “It is also a very friendly place, it’s not overwhelming like London. You can quickly settle in and make new friends. “It’s interesting the number of people who come to Plymouth because they are posted here while serving in the military or because they study here and then they want to stay. “People also like the idea of retiring here and often they are people who grew up here and want to return home.” Sian Wood of the Mutley office of Bradleys says the University has helped to give the city a great boost. “There has been an enormous investment making it one of the finest in the country and it brings a lot of people to the city who may not know much about it before and when they come and discover what an amazing place it is in which to live they don’t want to leave,” she said. “For the same reason it’s a very attractive place for investors to buy property here. “They get really good value for money and there is a ready market of people wanting to rent. “The location of Plymouth is idyllic. Not only do you have the waterfront and the Hoe but you also have the glorious beaches and coastline of the South Hams on one side and the Cornwall on the other. “If you wanted to purchase a home in these places you would find yourself paying

considerably more but they are within easy reach for people living in the city. “Plymouth offers flexibility and accessibility. And within the city itself there are all sorts of little hidden nooks and crannies – places like Oreston and Turnchapel that are really attractive pockets with lots of character. You can also be on Dartmoor easily. “There is so much to choose from and lots of people who have lived here all their lives really don’t realise what great value for money it is.” Ria Pawley also felt that local people sometimes take the amenities of city for granted. “People who come down from out of the area, especially those from London, are amazed at just how reasonable the property prices are,” she said. “You can get so much more for your money here and that is something that is also appealing to investors who are keen to buy property and realise Plymouth is a great place to buy. “There are some good employers here too now and the city has an awful lot going for it but sometimes takes outsiders to recognise it and flag it up to us.” Ian Johnson believes that could be because local people don’t realise just how much things have been improving because it has been a gradual change. “I used to work in South Devon and when I returned to live and work in the city in 2010 I was amazed at how certain areas where I wouldn’t have expected to be selling property in the early Nineties were now local hotspots,” he said. “Areas like Barne Barton, Camels Head, St Budeaux and Keyham where young professionals have been buying property refurbishing it then selling at a profit and moving on up the property ladder. “And of course Devonport which has become unrecognisable thanks to stylish new developments. “People coming into Plymouth, especially from the South East, are amazed at what they can get for their money. “If their budget is around £200,000 they are lucky to be able to afford a one-bedroom flat in that area but in Plymouth it will get them an attractive, spacious Victorian house with a couple of reception rooms and maybe even off-road parking. “Even in Exeter such properties will cost them £50-100,000 more but houses in Plymouth are such good value and the city still offers the most amazing lifestyle. “You have got some of the best beaches in Europe, let alone the country, within 25minutes’ drive and Dartmoor on your doorstep. It is a fantastic place to live. “The only reason that property prices have not risen more dramatically is that the wage structure is still low and that keeps mass migration at bay. “Not having an airport is obviously an issue and we do need an improved rail link but overall Plymouth offers a fantastic lifestyle and it can only get better.”

TWO months after the Mortgage Market Review (MMR) came into force, local estate agency Connells is pleased to report it is helping an increasing number of customers with their mortgage arrangements when purchasing a property. Indeed, as part of its national network of branches, Connells recorded a 5 per cent increase in mortgage applications in May 2014 compared to the previous month. This comes despite the popular view that MMR would dampen the market and home buyers would face long queues to get an appointment with a mortgage consultant. “We want prospective home buyers to know that we have mortgage appointments available right away so you can beat the queues,” says Connells’ mortgage services consultant Lee Terry, pictured. “Not only this but we offer a broad selection of mortgage products from a panel of leading lenders so sitting down with a Connells mortgage consultant can be a more efficient use of time than say, approaching individual lenders directly.” Encouragingly, Connells figures in May also show a 6.3 per cent increase in the number of first-time buyer mortgage applications as increasing numbers looked to take their first step onto the property ladder.
