Something to value Valentine’s coffee event raises £200 CONNELLS in Ivybridge held a coffee morning on February 14 in aid of a well-known local charity, St Luke’s Hospice, and raised a total of £200. The coffee morning took place in the Ivybridge branch on Glanvilles Road. Despite the bad weather many local residents turned out to try their luck in the raffle and sample some delicious homemade cakes. Top prizes on offer in the raffle included dinner for two at the Elfordleigh Golf, Hotel and Leisure complex, a photoshoot package, champagne and chocolates, plus many more prizes. An array of home-baked cakes and coffee were also on sale throughout the day. St Luke’s Hospice provides specialist end-of-life care to over 3,500 people across Plymouth, South West Devon and East Cornwall. The charity relies heavily on fundraising and Connells in Ivybridge is delighted to have raised £200 for a cause that lies closely to so many local people’s hearts. Residential sales manager for Connells, Suzanne Roberts, said: “A massive thank you has to go to all of the staff here in Ivybridge who collated raffle prizes, baked cakes and helped serve coffee. “To have raised £200 on a day when the weather was so awful and many people didn’t want to venture outside is brilliant. Everybody’s generosity is gratefully received.” Fundraising assistant for St Luke’s Hospice, Rebecca Bristow, added: “We are delighted with the amount Connells Ivybridge made during their coffee morning and would like to thank them all for their support. “Events like these are a fantastic way to support our St Luke’s Community Nurses who provide end-of-life care at home for patients in Ivybridge and the South Hams. “With 86p in every pound going directly to patient care, the £200 raised will help those who need us most in their last months, weeks and days of life.” If you would like more information on the Love For St Luke’s coffee morning, call Connells Ivybridge on 01752 691200.

Denise O’Leary talks to local estate agents about the best ways to increase the worth of your home... ADDING value are the buzzwords when it comes to property. Whether you are buying a house as an investment or a home it is always good to consider ways in which you can increase the worth of what is probably your largest capital outlay. When considering what improvements you are going to make to the property there are several factors that need to be taken into consideration, but one of the most crucial is balancing the cost of the work against the eventual resale value. Find out the ceiling price of the properties in your area and calculate if you will ever recoup the expense of adding that extension or installing that double glazing and if not how important they are to you. When the property in question is your home, the additions and refurbishments you make are as much about enhancing your quality of life as they are about making a profit and remember that shrewd improvements will also make a house more attractive to buyers in the future. Adding value does not have to be an expensive process, sometimes the most modest improvements can also make it more saleable. “As well as adding extra bedrooms an important thing which adds value to your home is to create a garage or off-road parking,” said Ian Mitchell of Plymouth Homes. “This is something that is relatively cheap and easy to do and is particularly valuable if you live in the city centre or any area where parking is an issue. “Anything that gives a property more kerb appeal is a good thing to do to add value. “Loft conversions can be good but you must be careful that you keep things in proportion. “There is no point in adding extra rooms

upstairs in a house that doesn’t have sufficient living accommodation downstairs. “That applies to extensions in general. It is important to keep them in proportion to the whole house but they can be a very good addition. “You just have to do your sums at the beginning to make sure that the cost of the extension doesn’t exceed the value of your home.” Stuart Millington of Millington Tunnicliff emphasised that it is necessary to assess every individual property on its merits, taking into consideration the area in which it is located, and weighing it with your needs as a resident and how long you intend to live in it. Sometimes, he points out, extending and improving a house can save you having to move home which in itself incurs expense. “If you take into consideration factors like stamp duty and fees, moving house can cost you £7-8,000 so sometimes an extension is worth it because it saves you the cost of moving as well as adding value to your property,” he explained. “A ground-floor cloakroom is always a welcome addition to a property, as are en suites. “They are always worth considering as you should eventually get the money back that you invested in the first place. “That is not always the case as far as kitchens are concerned; the same thing applies to conservatories. “We actually have a conservatory at home which gave us an extra room and which negated the need to move house when we decided to install it, so for us it made perfect sense and suited our particular needs at that time but if we were looking at it purely from an investment point of view it would have been different.

■ Loft conversions and extensions which add extra bedrooms and living space are good for increasing the worth of your property

“You have to weigh up your individual needs and make your decisions based on them.” Matt Harvey of Bradleys of Plymstock agreed that smaller additions such as ground-floor cloakrooms or en-suite bathrooms are a good and comparatively inexpensive way of adding value to a property. “Anything you can do to enhance its appearance and make it more attractive is also a good thing to do,” he said. “Things like loft conversions and extensions which add extra bedrooms and living space are good too but it is wise to look at the costs first. “Sometimes converting a garage into extra living space or even another bedroom can be a good move but only if you have room to build another garage or have some other off-road parking. “You have to be sure that what you do is adding value and not detracting from your property.” If you opt for a loft conversion it is vital that you obtain the necessary building regulations otherwise it cannot be classed as an extra bedroom, only a ‘loft room’. Mr Millington suggests adding a garage can be a good way to add value as well. “If you have a corner plot and the space it is a good investment,” he said. “You could also add another storey above which can provide an extra room. “It adds to the saleability and the value of the property. “Of course each property is different and it depends on where it is situated. “If it takes up all the garden that isn’t such a good idea.” Most experts feel that the cost of improvements such as double glazing or cavity wall insulation are rarely recouped. “They don’t add enough to the value of the property to justify the initial outlay if you want to get your money back when you sell on again,” said Mr Millington. “But I think that could change in the future as I believe the Government will eventually bring in measures to make householders make their homes more energy efficient.” Mr Harvey agreed that they do add to the saleability to a property despite the fact that prospective purchasers rarely ask to see an Energy Performance Certificate when considering to buy, but that their cost is more than the value they add to a property. “Installing central heating in a house where there is none is a valuable thing to do,” said Mr Mitchell. “There are few houses that don’t have it these days but the cost of installing it in those that do not is usually repaid. “Things like cavity wall insulation help with saleability but don’t add a great deal of value. “If you already have double glazing and decide to renew it you probably won’t get the cost back if you sell but if you don’t have double glazing it is probably worth having it installed as it does add value and also adds to the saleability of the property.”

The TV property expert was in Plymouth working with npower promoting money-saving measures to cut energy bills. He popped into houses to chat to residents about keeping their homes warmer for less. But first he visited The Herald newsroom in Millbay to reveal his verdict on Plymouth’s property offerings. “Plymouth has a such a rich history, fantastic heritage, which means it has some affordable, big houses built in a grand way,” he said. Phil is best known for co-presenting house-hunting programme Location, Location, Location with Kirstie Allsopp, who has a home in Devon. The Channel 4 programme has visited Plymouth twice.

He is well used to being stopped in the street by buyers and sellers looking for tips. “It’s a bit like being a doctor,” he said. “They get asked about ailments, I get asked about buying and selling houses. “My line of work has always been like that. Property is an issue that is so fundamental to everybody.” Home for Phil, 44, Australian wife Fiona and sons Ben and Jake, aged eight and ten, is south-west London. He admits, though, to being tempted by a home he was supposed to be helping somebody else to buy. “That’s happened to Kirstie a couple of times and to me once,” says Phil, who is a property investor, too. “There was one couple I phoned up, six weeks after I helped them, to ask, ‘you know that property you saw, are you going ahead with it?’. “Fortunately they were, otherwise it wouldn’t have looked good!”

The qualified surveyor got the TV job in May 2000 after researchers spotted his property search business and thought his input would be ideal for the new show helping demanding buyers find the ideal home. “They wanted me as a consultant but I ended up on screen because they couldn’t find the right presenter,” he said. “Some would stay they still haven’t found him!” He also presents Phil Spencer – Secret Agent, on the same channel, in which he helps owners who are struggling to sell. He is the author of books on buying a home and how to add value to your property, and writes for several national publications including GQ magazine and The Sunday Times. The on-screen profile meant he was braced for having his energy-saving mission in Plymouth sidetracked.

PHIL Spencer’s tips for instant ways to make a home energy efficient: ■ Service your boiler every year to keep it running efficiently. ■ If you have a hot water tank, make sure it is lagged with an 80mm insulating jacket and only use the immersion heater when needed. ■ Setting your hot water cylinder thermostat to 60C/ 140F will make sure you don’t overheat your water. ■ If your central heating system also heats your hot water, insulate the pipes between the boiler and tank. ■ Fit thermostatic controls on your boiler, hot water tank and radiator valves (TRVs) to have more control over the temperature in your house. ■ By turning your heating down 1C you can save money and shouldn’t notice a difference in temperature. ■ When using a dishwasher, only use the high temperature programs for those really dirty dishes. The bathroom is one of the most well-used rooms of the house, so why not say thank you with these easy renovation tips, says Julia Gray

SSplash plash oout ut aand nd rre-vamp e-vamp tthe he bbathroom athroom BEFORE you change a bathroom, you need an idea of what to change it to. It’s a seemingly simple task, but one that can sometimes feel overwhelming, especially if your current room has remained unaltered for some years, and its faded tiles and shower curtains look beyond repair. Luckily, thanks to endless glossy interiors websites and magazines, there’s plenty of inspiration around for potential DIYers. So once you’ve pored over the pictures, and decided what layout and budget suits your project, there’s no reason not to get started. First stop, unless you’re a very experienced DIYer, is to get a good plumber to do any work that involves changing the existing layout. They’ll be able to offer advice about changing the layout and what is and isn’t possible or advisable, as will bathroom/ interior designers. Reconfiguring the water and heating pipes is one thing, but altering the waste pipe for the loo is more work and expense, especially if it involves ground works or fitting a new soil stack. If you want to move the loo, it really pays to get expert advice at the planning stage. Don’t forget to work out how much space is needed to comfortably use the loo and basin and to dry off after having a shower or bath – pack in too much and

you’ll soon find that your bathroom isn’t easy, practical or pleasurable to use. It’s therefore important to choose a suite that’s in proportion to the size of the room – free-standing baths and separate shower cubicles, for example, need room to breathe. If your heart is set on a free-standing bath, but you don’t have the space, a free-standing-style shower bath is a good compromise. This looks like a free-standing bath, but the tap end is flat against a wall, so you can have a shower above. As well as somewhere to wash, storage is also essential in a bathroom. It can be difficult to fit some into a small one space, however there are clever solutions; a bath panel with a door so you can store items under the bath; a storage rack that fits around a pedestal basin, or slimline drawers that tuck under the basin bowl next to the pedestal. If you are not using a designer to help you with your re-vamped bathroom, get the layout right by drawing the room on graph paper. Show ‘immovable’ objects (unless you plan to move them), such as the window, door, airing cupboard and waste pipe, on one piece of paper, then, using the same scale, the fittings you want on another. You can draw different layouts on different pieces of graph paper and lay them over the first plan to see how they work within the constraints of the room. Once you’ve got a layout you like, make

life-size templates of the fittings in cardboard or paper and try them in the room. It my seem time-consuming, but you could come across restrictions you’d not even thought of when placing these templates, so it’s an important process. Apart from the cost of a plumber (and designer if you use one) replacing a bathroom doesn’t have to be expensive. It’s not hard to find great-looking budget fixtures and fittings (bathroom suites start from around £200), and the sales are currently still on – B&Q, for example, has 25 per cent off bathrooms (and kitchens and bedrooms) when you spend £350 or more in one go (terms and conditions apply). Of course, there is much more to a bathroom than just the suite, and sometimes updating the smaller touches, like the wall colour, flooring and lighting, can make an equally big impact on your room. Wall tiles, in particular, make a significant difference to the feeling of a bathroom. The current trend might be to tile the full walls, but if this seems too costly and difficult, just tiling around the bath and above the basin really lifts the space too. Whatever money, and effort, you spend on your new bathroom though, you want it to stay looking good for years to come – so be sure to use a specialist kitchen and bathroom emulsion, as these paints are designed to withstand steam and mould.
