Only fuels and houses Harvest event reaps rewards in Devonport REDROW together with three local churches recently hosted a ‘meet and greet’ Harvest Supper at the Vision development in Devonport, where new residents and members of the local area enjoyed getting to know each other. Redrow, St Aubyn’s Church, Stoke Damerel Church and the Community Baptist Church, came together to host the event in the marketing suite at the contemporary development where refreshments were available for all and attendees enjoyed singing some popular Harvest songs. Reverend Tim Woods opened the evening’s proceedings with a few well-chosen words. He lives locally and works as a community development officer in the area and was particularly keen for the networking event to take place in order to start building a new and positive community in the heart of Devonport. He said: “Redrow’s support has enabled our churches to take our place alongside local residents and businesses so we can bring a note of celebration and hope. “We are very grateful for the partnership with Redrow.” Michael Shaw, the Minister from the Baptist Church, broke bread at the event, pictured, and asked attendees to take a piece and think of something they would like to happen for Devonport. Michael was very pleased with the turnout for the event, and said: “It was good to have so many people from our three churches together, including new Vision residents, we love Devonport and its people.” Emma Solman, area sales manager for Redrow (South West), said: “Our team at Vision make every effort to help new arrivals to find their feet and see themselves as part of a new and regenerating community and events such as the Harvest Supper go even further to encourage this. “It was a great success and something we are keen to replicate in the future. “We are currently in discussions with the churches to set something up during the Christmas season, like a carol service.” Vision is an exciting development that not only includes homes, but also a wide selection of other buildings, including offices, shops, a market hall and other versatile venues. Do fuel prices and the rising cost of keeping our homes warm affect our choice of property when we decide to move home? Denise O’Leary finds out... SCARCELY a day goes by without news of increased fuel prices and the rising cost of keeping our homes warm. Anyone purchasing a property doesn’t just have to factor in their monthly mortgage repayments but energy bills which are rapidly rising. Financial website This is Money reckons that thousands of families could be facing a 20 per cent hike in their fuel costs this year with some fixed priced deals coming to an end in October and November. This coupled with the announcement from the major fuel providers of large price rises will have a major impact on most people’s budgets. And the same website also points out that the UK has some of the highest levels of fuel poverty in Europe – second only to Estonia. This is where more than ten per cent of the household income is spent on energy. According to The Energy Bill Revolution, a campaign for warmer homes and lower bills, this is due to our exceptionally poor levels of insulation which fall way behind those of other countries such as Sweden, Germany and the Netherlands. So does this affect people’s choice of property when they decide to move home? The answer to that question depends on who you talk to. Unsurprisingly, developers claim it is leading to a rise in the number of people wanting to purchase a brand new house because they know it will save them money in the long term. According to the NHBC Foundation and Zero Carbon Hub, new homes built to current regulations could cost up to 55 per cent less to run than typical Victorian homes even if they have been upgraded. Redrow, who are currently building a variety of homes across the South West with a development in Plymouth, claim that on average those living in one of their new four-bedroom

detached houses could save £1,312 a year compared to those living in an older property. For people opting for a three-bedroom semidetached home, savings could be around £840 a year. Andrew Addison, sales director for Redrow Homes (South West), said: “It’s the perfect time to send out a message that new homes are more energy efficient as everyone starts to think about heating their homes over the winter months. “The energy ratings of our homes really are something to shout about as they could save homebuyers hundreds if not over a thousand pounds a year on their gas and electricity bills compared to an equivalent sized secondhand property.” But local estate agents say that buyers do not tend to put energy efficiency at the top of their list of priorities when choosing their next home. James Clarke of Lang & Co said: “We have actually yet to see a case where someone is asking about the energy efficiency of a property at the outset. “We sell a lot of older houses and the people looking at them are interested primarily in the location, the size of the rooms, the character features, the gardens... nothing else. “We do get a few clients who make enquiries about energy efficiency after they have purchased a property but very few enquire about the EPC (Energy Performance Certificate) before they buy and I have yet to have anyone ask to see the full EPC report which is available to give a more detailed breakdown of
energy efficiency. It certainly seems to be the topic of the moment and you can’t switch on the TV or radio without hearing about the cost of fuel but when it comes to buying a house people are buying a home in Peverell because they want to get their children into Hyde Park School or a house in Hartley because that is the area they want to live in, the EPC is not their most important consideration.” Julian Partridge of Julian Marks estate agency agreed that while people are more aware of the need for fuel efficiency few consider it when making the initial decision of which property to buy. “People are certainly more conscious of the energy efficiency of a property and becoming aware of the EPC and what it means for a property,” he said. “The cost of fuel is certainly a major topic at the moment so people are much more likely to notice if there is an old boiler that needs replacing or if a house has good insulation and is more economic to run, because everyone is far more aware of energy prices. “But even with all those factors if they like a house – its location, the style of the property and so on – that will still be the most important factor for them. “If they have fallen in love with a house, they have fallen in love with a house. “It is more likely to affect the offer they then put in when, after doing their calculations, they check its energy efficiency and realise it is going to cost them more to live there or if they need to make alterations to make it more energy efficient. “But there are all sorts of grants and green deals available now which help them with these issues.” Mr Addison of Redrow reckons that younger people are more aware of the importance of efficient energy usage but Mr Clarke said that it in his experience it was older people who were downsizing who were more inclined to consider fuel costs. “When it comes to people who are maybe selling a big old four-bedroom home for a modern two-bedroom apartment, they tend to be more aware of fuel costs and energy efficiency because they may be facing retirement and the prospect of living on a fixed income so these things will be more relevant to them,” he said. “It is true that newer homes will have more modern energy saving features and there are a few people who make that a priority but in our experience people do not usually consider these things when choosing a home.”

Great time to upsize your home WITH property prices on the up now is a great time for buyers looking to upsize their home, says Connells estate agency in Plymouth. According to the branch team, as house prices continue to rise in percentage terms, the gap between different sized homes will widen. With this in mind, buyers who have been thinking of selling and buying a larger home are advised to do so as soon as possible. Reports have suggested house prices have been rising steadily since the start of 2013. Indeed, recent figures from the Office of National Statistics state that annual house price inflation across the UK was at 3.3 per cent in July 2013 – the strongest increase in six months. â&#x2013; The new customer guarantee aimed at making it easier for people ditch their old current account provider and switch to a better deal has made an â&#x20AC;&#x2DC;encouraging startâ&#x20AC;&#x2122;. Vicky Shaw reports...
Current account switch scheme seems to be off to a great start THE first snapshot of current account switching activity â&#x20AC;&#x201C; the scheme designed to ramp up competition between providers by making it easier for customers to switch accounts â&#x20AC;&#x201C; has just been unveiled, and it appears there is early success. The new guarantee means that switching a current account should take just seven working days, rather than up to 30 under the old system. The Payments Council, which is overseeing the process, has confirmed that 89,000 people successfully changed over their accounts in the first four weeks â&#x20AC;&#x201C; or 20 working days â&#x20AC;&#x201C; since the Current Account Switch Service was introduced. Existing outgoing and incoming payments will now automatically be moved over to your new account, and any payments accidentally made to your old account, which will be closed as part of the process, will be automatically redirected to your new one for 13 months. Your new provider is responsible for managing the new switching process and you will be refunded if anything goes wrong. At first look, the new switching figures might not look much different from last year (before the rules came in) when 1.2 million people, or around 23,000 consumers a week, changed their accounts. But the Payments Council says compared with the same period last year, they mark an 11 per cent uplift. Though they add that the figures released so far are a â&#x20AC;&#x153;first glimpseâ&#x20AC;? of how things are going, and the overall success of the scheme wonâ&#x20AC;&#x2122;t be measured until 2015, to give it time to bed in. No specific target has been set for the number of people switching accounts for the scheme to be termed a success. The general aim is to raise customer awareness in the switching process to build more competition. In other words, people should know it is easy to change current accounts if they want to.
One of the side-effects expected from the scheme could be your existing bank or building societies makes a bigger effort to make sure you are a happy customer, so you donâ&#x20AC;&#x2122;t feel the need to switch. Adrian Kamellard, CEO of the Payments Council, says: â&#x20AC;&#x153;We never expected that every customer tempted to switch would rush out do do so at launch, but this is an encouraging start.â&#x20AC;? So, if you are changing current account providers, what should happen and how can you help the process go smoothly? Firstly, to help avoid any delays, make sure you get your paperwork in order and that the personal details your existing provider holds are up-to-date. Be ready to show your new provider a bank statement with your current address. Taking your debit card will also help as your new provider can run security checks. Good customer communication is something providers have committed to, so if there are any holdups, your new provider should be communicating well with you to let you know whatâ&#x20AC;&#x2122;s going on. If there is a mis-match in your details, you may be asked to contact your old bank to update the information they hold about you. The delivery of your new card and pin number is not part of the switch guarantee.
