Bradleys staff put their best foot forward BUILDING on some fantastic charity work already by the team at Bradleys Estate Agents, four staff members from throughout the Bradleys group embarked on the Plymouth Half Marathon last month. Bradley’s are raising money for the Pituitary Foundation, their official charity for 2014, following director Richard Greetham being diagnosed with a pituitary disorder at the end of last year. Many people may not have heard of this devastating condition or the impact it can have on everyday life and so every penny raised is greatly appreciated but also every bit of additional awareness is also really important. The athletic staff who took on the 13.1 miles for charity were Robin Middleton (1hr 49 mins), Rosie Ramsden (2hrs 36 mins), Robin Burne (1hr 50 mins) and star of BBC documentary Under Offer: Estate Agents On The Job, Lewis Rossiter (2hrs 30 mins). Not only did they complete the distance but in very respectable times as well. There are many other events taking place over the coming year where the staff will be raising money, including charity walks, cake baking, Great West Run, cycling around all 33 Bradleys offices and, on May 11, four staff members are even traveling to North Wales to go on a one-mile long zip wire that reaches speeds up to 100mph at 500ft above the ground! Any donations will be very greatly appreciated, no matter how small. Every penny raised will make a significant difference to the work of the Pituitary Foundation. They are the UK’s only dedicated charity providing information and support to people affected by this disorder and their families. The amount raised by the company to date is £3,455. Is your home friendly for viewing? Property writer Denise O’Leary finds the top turn-ons and turn-offs... THE sun has finally started to peek out from behind the rain clouds, gardens are bursting with colour and as confidence returns to the property market prices are starting to rise due to a strong demand from buyers. It’s the optimum time to put your house up for sale. But is it ready for the market? If you want to not only find a purchaser for your property but also get the maximum price for it there is a lot more to be done than simply googling an estate agent. A few surveys have been published recently listing the biggest turn-offs for those viewing a house. The conclusions vary depending on where the research has been done and who is doing it – the latest survey from NeedaProperty.com listed mirrored ceilings and woodchip wallpaper as high on the list of items likely to repel purchasers, for instance. Avocado bathroom suites, displays of dead stuffed animals, dated DIY paint effects and – surprisingly – hot tubs were also on the list of things which buyers said would put them off putting in an offer. But mostly the conclusions are very similar and can be summed up in one sentence: Anything that makes a prospective buyer think that the property has not been well cared for. When you are selling your home you will probably be in competition with others trying to find a buyer for theirs so the aim is to make yours as appealing as possible which seems like basic common sense. It is surprising, however, how many vendors

can be quite lazy when it comes to preparing property for the market. “I would say that damp, animal smells, uncleanliness and clutter are in the top ten things to turn off purchasers,” said Sian Wood of the Mutley office of Bradleys. “Also any work that needs to be finished, especially DIY jobs which have been started and left incomplete “In my experience people seem to be able to deal with dated decor, they can usually see beyond that. “But it’s surprising how many are put off by the fact that nobody has hoovered in a while and there is underwear left on the floor. You would be amazed at what we find! “These are quite important factors because it gives the impression the occupant can’t be bothered with the care of the property and a buyer will wonder what else they are going to find is wrong with it.” Paul Curtis of Moving On at Plympton agreed. “Dirty houses are a real turn off,” he said. “It never ceases to surprise me how some people will present their house for sale, leaving it messy and grubby. “People like to think that when the time comes they can just move in but it also creates the impression that this is a property that has not been looked after properly.” Major structural defects and signs that there could be expensive problems – like large cracks or missing roof tiles – were also listed as potential deal breakers by Stuart Bufton of Connells’ Drake Circus branch. “Lack of central heating and double glazing

can be a major problem because all these things will be expensive to put right,” he said. “Anything that looks as if it is going to cost a lot of money has people worried. “But smaller things like mess and clutter will put people off too and that’s something you can put right with no expense.” Other surveys have suggested the lack of a garden will turn off purchasers but our agents felt that was not necessarily the case. “It depends on who is buying,” said Mr Curtis. “Obviously if it is a three-bedroom semi appealing to a family market the lack of a garden will be a major factor but for a young professional buying a one-bedroom flat it won’t be – they wouldn’t expect it. “The same applies to the size of kitchens – the larger the house, the better and bigger the kitchen will be expected to be. “If you do have a garden though, again make sure it is looking neat and tidy. “Uncut grass and out of control weeds are all signs of a house that isn’t being looked after and remember that contributes to the kerb appeal of a property.” Sian Wood said there were other factors that could put buyers off – including unhelpful estate agents. “Not describing a property properly and giving inaccurate information will be a turn off and make purchasers think twice about the house,” she said. “A vendor that is present during a viewing can also be a problem, someone hovering in the background making the viewers feel uncomfortable. “Viewers like to be able to relax and wander around every room at their own pace and in their own time and they don’t feel they can do that if the occupant of the house is there. “If there are any questions they need to ask we can make a list and bring them to you later.” Lack of parking can also be an issue – not always something you can do anything about. But the other things such as cleanliness, tidiness and bad smells are all something which can be dealt with. When it comes to odours the advice is to try and eliminate the cause rather than just masking the smell and it also helps to neutralise bold decorative statements like those rag rolled walls and stencils which were all the rage in the Nineties. Dark colours – especially if they create a dingy atmosphere – will also fail to show your house off at its best for a viewing so should be painted over before people come to view and removing too much personal paraphernalia, including children’s toys can also help buyers to imagine living in your home themselves. When it comes to what will help persuade people to make an offer the NeedaProperty survey found that double garages were particularly popular with men, walk-in wardrobes were favoured by women and that wooden floors and wood-burning stoves, granite worktops and an Aga were popular with everyone.

A LANDMARK Plymouth apartment building is to undergo a ÂŁ1 million revamp following a buy-out by luxury property developer Burrington Estates. In an ÂŁ8.25 million deal, the developer has acquired the nine-storey Zero 4 tower in the city centre, renaming it Ocean Crescent, and plans to spend ÂŁ1 million refurbishing the building. Work is already underway and will involve a cosmetic upgrade to the exterior, plus a complete refresh and modernisation of the interior communal areas and 104 of the 122 apartments, including the four luxury duplex penthouses, which have city and coastal views. The building, which is located opposite the Pavilions and close to the Millbay regeneration area, also benefits from 9,000 sq ft of prime commercial space on the ground floor, and Burrington Estates is in discussions with various prospective tenants across the leisure and retail sectors. “This was an amazing opportunity to purchase

How to stop becoming a fraud victim LAST year, a staggering £450.4 million was lost on UK-issued bank cards from frauds like identity theft, cloned cards and internet fraud. It marks a 16 per cent increase on overall card fraud from the previous year, but if you think this rise is simply because tricksters’ attempting to steal your money are moving with the high-tech times, think again. According to figures recently released by Financial Fraud Action UK (FFA UK), the name under which the financial services industry co-ordinates crime prevention, fraud simply from cards being stolen cost us £58.9 million last year, the highest level since 2006. FFA UK says the use of better fraud detection systems and secure card technology such as chip and pin is forcing criminals to swap tactics and go more low-tech, often with conmen posing over the phone as an official from the bank or the police. That’s not to say we shouldn’t also be vigilant when sorting out our finances online – online banking fraud losses also rose by 3 per cent year-on-year, reaching £40.9 million in 2013. While better detection systems developed by banks and established internet retailers are helping to improve these figures, the losses are said to have been driven up by criminals’ targeting individual people and smaller firms. Fraudsters are also increasingly turning to digital attacks to compromise card details – for example, Malware is malicious software, unknowingly downloaded onto someone’s computer, which enables criminals to steal financial information or perform unauthorised actions on your computer. It’s believed that fraudsters are then using these stolen details to steal by targeting less experienced online retailers. What steps can you take to avoid becoming a fraud victim? ■ Give your handbag a spring clearout. Are you walking around with old payslips, bank or credit card statements, utility bills, long-forgotten scraps of paper with important passwords or personal information noted down or even your driving licence sitting gathering dust at the bottom of your handbag? These items can be put together like a

jigsaw by someone else to build a profile of you, which could then be used to commit identity fraud. ■ If you’re moving house, make sure you have made arrangements for your mail to be re-directed, so important documents don’t end up in the wrong hands. ■ Be aware. Your bank or the police will never phone, email or visit you to ask for your card Pin or to pick up your card. Never hand your card over to anyone who says they have come to “collect it”. ■ On that note, make sure you are the only person who knows the Pin number for your card. ■ Be suspicious of unsolicited emails which say they’re from your bank or the taxman and do not click on any links in the email. ■ Only do your internet shopping on secure websites. Before keying in your card details, be sure that the locked padlock or unbroken key symbol is showing in your browser. ■ Install up-to-date security software on your computer, including anti-virus. Some banks offer free security software. ■ It may not be the most exciting task in the world, but make sure you regularly sift through your bank and card statements for unusual transactions. If you spot anything that looks odd, let your bank or card company know straight away. ■ Shield your Pin with your free hand whenever you type it into a keypad in a shop or at a cash machine. ■ Rip up or shred statements, receipts and documents that contain information about your financial affairs when you throw them away. If you go online a lot for your banking, you may even want to consider going “paperless” with your bank statements to save all the bother of tearing them up when you’ve finished with them. ■ Many people still find using cheques useful. When writing a cheque, make sure you draw a line through all the unused space on the payee line and the amount line to help prevent the cheque being fraudulently altered.

■ SPENDING using contactless ‘tap and go’ card payments has topped £100 million in a month for the first time. A record £109.2 million was spent on contactless cards across March, which is more than triple the £35.3 million worth of payments made using this method in March 2013, the UK Cards Association said. Six payments are now made every second in the UK by people using contactless card technology, which allows consumers to pay for lowvalue items just by swiping a card on a reader. Purchases worth up to £20 can be made in this way,

although the average value of a contactless transaction is £6.46. ■ NEARLY one in five people have stayed with a partner after romance had gone stale because they could not afford to break the relationship off, research suggests. Some 18.9 per cent of more than 2,000 people surveyed for DebtAdvisoryCentre.co.uk said they had remained with a partner at some stage in their lives purely because of the financial situation. Of those who’d stayed in a relationship for longer than they wanted to, more than two-fifths (42 per cent) said

that length of time had been for a year or more. ■ ONE in seven (14 per cent) people has used social media to complain about a company, according to research. Nearly three-quarters (73 per cent) of those who raised a gripe in this way said they had some form of success, according to the survey of over 2,000 people from Gocompare.com. More than one fifth (22 per cent) of complainers received a free gift or discount, averaging £29.60 per person – or a total of £46 million if the figures were projected across the UK.

A nd oour ur ssurvey urvey ssays... ays... And BUYING a home is expensive enough, so having it surveyed as well can seem like an extra expense you and your bank balance can’t quite manage. But not getting it done is a false economy. A surveyor can identify problems you haven’t noticed, and as a result, you may be able to negotiate a lower purchase price, or decide to withdraw from the purchase altogether. If you’re buying with the help of a mortgage, the lender will instruct a surveyor to value the property to ensure it’s worth what you’re paying. This valuation should identify any very obvious problems with the property, but that’s about it – the lender is simply protecting its interests. While the valuation is sometimes free, you usually have to pay the lender for it. You can also often upgrade to a survey by paying more, the cost of which may be subsidised by the lender, or you can get a survey done independently of the lender’s valuation. If the valuation is less than the purchase price, the mortgage lender may not agree to give you the loan, or may reduce the size of it. It could also put a retention on some of the loan, which may only last until you fix a serious problem, such as damp, or get a specialist report on it. Apart from the lender’s valuation, there are two main kinds of survey for buyers:

the Royal Institution of Chartered Surveyors (RICS) HomeBuyer Report and the RICS Building Survey (or full structural survey) – see www.rics.org/uk. The HomeBuyer Report is usually quite long, but divided into sections to make it easy to digest. It uses an easy traffic-light system so you can clearly see what repairs (and maintenance) are required, and how urgent they are. A green/number one rating means that repairs aren’t currently necessary, amber/ number two means something needs to be repaired or replaced but isn’t serious or urgent, and red/number three means it is. The surveyor will often recommend getting experts in to make further investigations, such as a timber specialist to confirm if woodworm damage is active or historic, or an electrician to check the wiring. The HomeBuyer Report is designed to provide a snapshot of the overall condition of the property, rather than a detailed investigation. For this, you need the Building Survey. The Building Survey is the most extensive – and expensive – type of survey. It’s particularly suited to properties that are large, listed, very old, of unusual construction, in need of renovation, or have been altered substantially. The surveyor will check the property

thoroughly but, as with the HomeBuyer, they’ll only examine things that are visible or easily accessible, although they can adapt their inspection to suit your requirements. Again, the surveyor may recommend getting in specialists to look at potential problems. The Building Survey should be very thorough and lengthy, often containing a long list of defects – but remember all properties have defects, so don’t necessarily be alarmed. Many buyers trust the surveyor implicitly, but I know, as a seller, that surveyors can get things wrong. Reporting on one house I was selling, the surveyor said that a lock needed to be upgraded, but it was a five-lever British Standards lock; that the cold-water tank in the loft should be supported, covered and insulated, but it wasn’t connected or in use because the boiler was a combi; and that the (dated-looking) boiler was a new installation, which it wasn’t. The buyers’ solicitor therefore wanted the paperwork for the boiler and wouldn’t believe that we hadn’t fitted it – because the surveyor said it was new – until I produced a photo showing the boiler insitu when we bought the house. So yes, surveyors are experts and most of us aren’t, but they’re not infallible, so get a survey done, but use common sense when evaluating it.

NEW legislative changes will make it a legal requirement for all letting agents to register with a redress scheme. The Department for Communities and Local Government (DCLG) has approved The Property Ombudsman (TPO) to provide a free and independent redress service to landlords and tenants as part of new legislative changes affecting letting agents. The announcement by Housing Minister Kris Hopkins follows the Government’s decision to make it a legal requirement for all letting agents and property management agents in England to be a member of an approved redress scheme. It is expected that this legal obligation will come into effect later this year. To date, more than 11,000 letting agents have already registered with TPO and are voluntarily following the standards outlined in TPO’s Lettings Code of Practice, which enables consumers who are dissatisfied with the service provided by registered firms to have their complaints independently investigated and reviewed by the Ombudsman. The Ombudsman, Christopher Hamer, said: “As the largest redress scheme in the property sector I am naturally very pleased that TPO has received official recognition from the Government as an approved redress scheme. “With 60 per cent of UK letting agents already in membership with TPO this will mean no change for them. “However, TPO experienced a 34.2 per cent increase in the number of consumer enquiries relating to letting agents not registered with TPO during 2013, which really underlines the importance of mandatory redress for letting and management agents. “While my role as Ombudsman means that I am not a regulator and I can only review complaints after a dispute has occurred, making redress a legal requirement for lettings is a positive move to enhance consumer protection. “Clearly it would be better if complaints did not arise in the first place and robust legislation to enforce controls was in place. “That said, the Government has been quite clear about their desire to see the industry self-regulate and I believe that compulsory redress is one of the many safeguards needed for consumers. “We will now emphasise to agents not currently registered with a redress scheme the benefits of joining TPO, not the least of which is that those agents will be able to demonstrate to their landlords and tenants that they follow the comprehensive set of standards contained in the TPO Code of Practice – the only Code of its kind in the industry – and we look forward to welcoming many more agents to the scheme following our government approval.� Bill McClintock, Chairman of the TPO Board, said: “Compulsory redress for letting agents is a big step in the right direction to give consumers a free, fair and impartial route to resolve disputes. “These changes will bring a level playing field for letting agents, following years of campaigning from TPO and the industry. “We are delighted to have government approval and look forward to being able to use our 24 years of experience to offer even more consumers peace of mind that if they use a TPO registered agent they can access a free dispute resolution service.�
