NEW technology has impacted our lives in a variety of ways and changed the way we do many things, including searching for a new home. Before the advent of the internet people would often tramp from estate agent to estate agent, peering in windows and coming away with bundles of particulars to study in more detail at home. These days they can sit in comfort while surfing through websites, some of which even offer virtual tours of a property both inside and out. But there seems to be one constant in the way houses are marketed and searched for and that is print media. Despite the introduction of online advertising, statistics reveal that people still like to flick through the pages of a newspaper when searching for property and it appears that the majority will use that in tandem with the internet when they are house-hunting. “Print advertising is still a very important part of the marketing we do,� said Steve Moir of Hennings Moir in Saltash. “Yes the internet plays a vital role these days but don’t forget there are still people who don’t have the internet. For the most part these are generally older people. “In my experience it is the under 30s who concentrate on the internet but we feel both work together when it comes to marketing property.� Iain Christie of Bradleys agreed: “We do find that the younger people will use the new media and the internet more so it is a generational thing but it is important that we use the print media as well,� he said. “For instance if we are advertising a bungalow we will get most of our response from print

In a recent blog he said: “Call me old fashioned, and you probably will because I’m the wrong side of 25, but newspapers work. “How do I know this? Quite simply, it’s because I follow the figures on the property portals I use – and my properties pop up on almost 500 websites. “I know from experience that when my local property papers come out the hit rate on the portals for my two agencies goes up. “It’s more than just coincidence, too, because it’s always the properties that are featured in advertisements or my regular editorials that bring people to the portals. “They may then go on to browse other homes, but the visit is prompted by the print promotion and that’s without question. “The portal statistics that everyone else relies on prove my point.� Mr Shairp employs a journalist to write property profiles and draft comment pieces which he describes as ‘money well spent’. Whatever form of marketing is favoured the importance of creating the best first impression is not in dispute. “It is vital that you have good quality photographs and descriptions to capture people’s interest,� said Steve Moir. Iain Christie added: “It is vital that you show the property off to its best advantage so quality photographs are crucial,� he said. “People particularly want to see editorials and to read about individual properties and when this happens we get a terrific response.�

A massive boost for city’s househunters HELP to Buy is proving a massive help to people looking to move into a new home in Plymouth with 48 buyers taking advantage of the scheme in the city since it was launched earlier this year. Barratt Homes sales director Lee Monk said the scheme had given the local housing market a boost at exactly the right time. “There has been tremendous pent-up demand for new homes and this scheme has removed the major obstacle which was raising a deposit,’’ he said. Charlotte, who works as an office manager for the NHS, and Pawel, a press operator, have moved into a three-bedroom Barwick house design, which they said was perfect for their first home together. “Being 30 years old and wanting to move house, get married and start a family in the next few years could have been a struggle. “Help to Buy has allowed us to buy our dream home and we’ll still be able to book our wedding for next year,” added Charlotte. The couple chose the Unity Green development because it is close to Plymouth’s vibrant city centre and because Charlotte, who has lived in Plymouth for most of her life, wanted to stay in the area. THE South West Landlords Association would like to take the opportunity to wish all of its members a Merry Christmas and a Happy New Year. It would also like to thank all the people it’s worked with through the year – members of parliament, local government officers, expert speakers, our Meet The Expert exhibitors and the SWLA committee. 2013 has been a year of significant development for The South West Landlords Association and its growing membership. The SWLA support and provide representation for around 700 private landlords throughout the South West and beyond, from its Plymouth office and associated websites. Taking a collaborative approach to housing issues, the organisation work with national bodies such as the British Property Federation, as well as local authorities such as Plymouth City Council, Teignbridge District
Council, Torbay and Cornwall Councils.
The nationwide tenant referencing and rent collection company says that rental arrears commonly peak in the months before and after Christmas as many tenants are tempted to overstretch their budget during the festive period and are left picking up the bill in the New Year. The impact of tenants falling into arrears at Christmas time should not be underestimated, as it can also directly affect a landlord’s ability to maintain their mortgage payments too.
One of the SWLA’s most successful initiatives this year has been the introduction of an accredited training scheme for landlords.
With many landlords relying on a tenant’s rent to supplement their monthly income it is clear that some would be unable to pay the mortgage on their property in the event that the tenant missed a payment of rent.
Under the banner Landlord Accreditation South West, and as a member of ANUK (Accreditation Network UK), the scheme has seen over 300 landlords become accredited in the first 12 months, after completing the day-long course.
Wherever possible, landlords should have a reserve fund available to them to cover mortgage payments during periods of nonpayment or voids as well as unforeseen repairs which need to be carried out in the property.
The accreditation system has enjoyed support by local authorities as well as local members of parliament, Alison Seabeck and Anne Marie Morris, helping to improve landlord knowledge and develop a better private rented environment for all parties. The South West Landlords Association run an open office in Dale Road, Plymouth, welcoming visitors with enquiries.

How to secure your rental home in the dark winter nights THE Association of Residential Lettings Agents (Arla) says that many responsibilities for the security of a rental home are divided between landlords and tenants. While the landlord is responsible for ensuring they have buildings insurance, it is up to tenants to make sure their personal possessions are insured. Some insurers will offer spe-
cific ‘sharer’ packages for those living in larger homes. Arla research recently found that the average value of a tenant’s possessions could top ÂŁ2,500. If, as a tenant, you request any additional security such as a chain on the door, make sure this is agreed in writing before signing a tenancy agreement. If the property has an alarm, make sure you get the
passcode from the landlord or agent. It could also be a good idea to keep keys away from hallways. Arla says thieves have been known to put a pole through the letterbox to unhook keys from hallway entrances. Be sure to request external door keys from your landlord or managing agent if they are not available when you are moving in.
