The writing hut used by Tarka the Otter author Henry Williamson is up for sale for the first time since it was purchased by the North Devon-based author in 1929 with prize money that came with winning the prestigious Hawthornden Prize for literature. The Henry Williamson Trust, which is administered by direct descendants of Williamson, has run and maintained this quirky property since the author’s death in 1977.

Henry Williamson Society weekends have taken place here over the years, during which time fans would gather to attend lectures and readings. The Trust has now decided to sell the hut and land, as well as a substantial detached 1950s studio nearby. Modbury is a pretty and historic market town in the South Hams. Near the sea in South Devon, this is one of the Westcountry’s most sought-after areas. However, despite Modbury’s attractive architecture and friendly community, the town isn’t by any means the most expensive place to live in this often pricey neck of hte woods. Probably because the town is a few miles inland, houses here can be pleasingly affordable, with period townhouses costing around £275,000 for a terraced Georgian three-bedder and smart new-builds on sale for £350£400,000. So if you can put up with a three mile trip to the beach, you’ll find properties here that are much cheaper than nearby hot spot coastal addresses such as Salcombe, Noss Mayo and Bigbury-on-Sea. Modbury has a population of around 1,500 and has been around for a long time – earliest records date back to the 8th century. Famous former inhabitants include Katherine ‘Kat’ Ashley, who was governess to Elizabeth I. John Batterson Stetson, founder of the Stetson cowboy hat company in the US, is descended from Modbury natives Robert Stetson and Honour Tucker who emigrated to Massachusetts in around 1634. Today, the town has a vibrant centre with shops and cafes and beautiful Georgian architecture. It is surrounded by rolling hills, wooded glades and winding country lanes. People here head for Wonwell Beach, which is a hidden treasure and very much “locals only” in the summer. From Modbury it is also easy to enjoy the dramatic, more rugged, landscape of Dartmoor, five miles to the north. The town is home to a hunt, The Modbury Harriers, and it has a good

The town has a lovely, vibrant centre with shops and cafes and beautiful Georgian architecture range of services including a health centre, blacksmith, dentist, vet, fire station and art gallery. Modbury became world famous in 2007 when it became the first town in the world to declare itself plastic bag free. To this day, there is a strong eco-conscience here, coupled with a close-knit sense of community. Highlights of the Modbury year include Modbury Fair, pictured right, a whole week of jollity, parades and markets in May culminating in the crowning of the Modbury King and Queen. At Christmas, the Modbury lights go on to great jubilation, usually on the last Friday in November. By South Devon standards, Modbury is relatively easy to access, as it is just south of the A38. Plymouth is within easy reach for work, shopping and secondary schools and Exeter too is less than an hour away. All in all, this town truly is a little gem.

To buy or not to buy? The case for: Modbury is friendly, pretty and has some superb properties, with a good sense of community. The case against: Hard to fault but, being inland, it’s a short drive or longish walk to the coast. Where to buy: If you are after the classic Modbury Georgian townhouses, then Brownstone Street is a good place to start. Three bed period terraced homes can cost less than £300,000. There are spacious family homes and bungalows in Long Park, which go for around £250-£300,000. Aylestone Park is a modern development of good-sized family homes, costing about £350-£400,000. Who lives here? Families, country types and a fair percentage of eco-warriors. Well-connected? Not bad, considering this is the South Hams, home of winding and narrow country lanes. The A38 at Ivybridge is a few miles north. Ivybridge also has a railway station, handy for Plymouth commuters. For mainline rail services, it’s often easier to head to Totnes for the London train. Schools: Modbury has a primary school, unfortunately described as only “satisfactory” by Ofsted’s last inspection in April 2012. More positively, children go on to Ivybridge Community College, deemed “outstanding” by inspectors. Private schooling at Plymouth College is within reach, as are grammar schools in Plymouth. Hang out at: The White Hart for excellent food and atmosphere. Meet local characters at quaint eaterie/ bar The Bistro and check out the good cooking at The Exeter Inn. Shop till you drop: Mackgills deli sells a superb range of fine food, while At The Top Of The Steps combines a café with topnotch nearly-new clothes bargains.

My love affair with the olive began many years ago on the Ionian island of Paxos. I was captivated by this ancient and beautiful tree, brought to the island by the Venetians in the 15th century. The history of the olive, however, stretches back much further and it was one of the most powerful symbols of the Ancient World. Indeed, the olive has been a part of everyday life in the Eastern Mediterranean since the beginnings of civilisation more than 6,000 years ago. It began life as a sprawling, spiny shrub in the Levant (present day Syria and Lebanon). Thousands of years of selection and breeding have turned it into the productive tree we know today. The olive is now an integral part of the Mediterranean landscape and the most important economic plant in the region, with 800 million trees in cultivation. In spring the silvery canopy is covered in tiny flowers, like scattered stars. The swaying branches protect a wealth of spring bulbs and wildflowers beneath then, like cyclamen, poppies, field marigolds, purple viper’s bugloss and tassel hyacinths. During long, hot Mediterranean summer the trees become heavy with fruit, ripening from green to black as the winter approaches. Olive trees are extremely tough and can withstand searing heat, drought, fire and freezing temperatures. I really admire mediterranean plants because they have adapted over thousands of years to cope with extreme climatic conditions. They can handle poor soils with ease and also cope well with the effects of fire, which can be an all-too-common oc-

currence in such tinder-dry conditions. Many Mediterranean plants, including the olive, have the capacity to regenerate from the base when damaged by fire – that’s how the olive came by its name ‘tree of eternity’. Our olive grove in the Mediterranean Biome here at the Eden Project contains some old, gnarled specimens but these are mere juveniles compared with some you find – carbon

I find it amazing that these trees have been producing fruit and giving oil since Biblical times. This wonderful, evergreen tree will add a touch of the Mediterranean to any garden. Olive trees are becoming increasingly popular in milder parts of the UK. When I’m working in the Mediterranean Biome, visitors frequently ask me how they should care for their young olive trees. The answer is that olives can thrive

in containers or in a sunny, welldrained spot in the garden. When you buy your tree, pot it on into a larger pot, preferably terracotta rather than plastic, and use a loam-based compost like a John Innes no. 3. Add 20% horticultural grit to improve the drainage. Place in a sunny position, keep the soil moist during the growing season

Olive trees can add Mediterranean charm to your garden

This week in your garden: ● Complete the pruning of greenhouse vines while they are still dormant. Remove loose bark which may harbour pests.

● Renew grease bands around fruit trees, if they have been in place a long time, to protect trees against winter moths.

● Bring in pots of forced bulbs for indoor flowering when ready.

● Pick yellowing leaves off Brussels sprouts and other brassicas promptly, to prevent spread of grey mould and brassica downy mildew.

● Protect winter-flowering bulbous irises in the garden from severe cold or damp.

● Bring container-grown shrubs like camellias into a cold greenhouse for extra winter protection.

● As cyclamen flowers go over, remove them by giving the stems a sharp tug, which should pull out the whole stem.

● Sow seed of slow-maturing halfhardy summer bedding plants including pelargoniums, begonias and verbenas, in heated propagators (pictured).

● Do remember take some hardwood cuttings of blackcurrants, redcurrants, as well as white currants and gooseberries.

● Buy in well-rotted farmyard manure or mushroom compost to mulch borders and dig into soil.

Great garden days out Shirley in the olive grove at the Eden Project and feed with a balanced liquid fertiliser once a month. In winter you can reduce watering but don’t allow the compost to dry out completely. If your tree is going directly into the ground, plant in spring, after the risk of frost has passed, but before the end of June to give it plenty of time to establish before winter. Olives grow very slowly so don’t require much pruning when young. Container-grown plants tend to grow more quickly, so if the canopy becomes dense, remove some of the branches to let more light into the centre. Keep an eye on the shape of the tree and remove any dead or diseased wood. Olive trees flower and fruit on one-year-old wood.

Trees should begin producing fruit at about three to five years old. Most olive varieties are self-fertile but they are wind pollinated, so will need to be outdoors when in flower. We use a leaf-blower to pollinate our olive trees in the Biome! Olives need a two-month cold spell in winter, and fluctuating day/night temperatures to initiate flowering and fruiting. So keep containergrown trees in an unheated conservatory or greenhouse over winter, with plenty of light. Some cultivars do better outdoors in the UK than others. I recommend Arbequina, a small tree from Catalonia in northern Spain, with weeping branches, ideal for small gardens.

For larger gardens, Cipressino is a vigorous tree with an upright growth, originating in Puglia, Italy. Its name comes from its similarity to the Italian cypress. Leccino comes from Tuscany, Italy and is a popular variety with open, pendulous branches. It is easy to grow and will tolerate a wide range of temperatures. Picual, originating in Andalusia, Spain is an extremely hardy and vigorous tree requiring regular pruning and finally, Pendolino is a small, compact, weeping form with architectural appeal from Tuscany. It will need a pollinator to provide fruit as unlike most olives, this one is self-sterile. Happy planting!

Charming home in a heavenly location This week’s star property is a beautiful family home on the gentle western edge of Dartmoor, near the pretty and vibrant town of Chagford. Linda and John Reid, the owners, have lived here for seven years and in that time they have done a lot of work to improve this handsome 1930s property. As a result, the interiors are now truly delightful and the house is full of character and charm. The couple first contemplated putting the house on the market last spring, and commissioned these stunning pictures of the garden in full bloom. “We wanted the wonderful azaleas and rhododendrons to be pictured at their very best,” says Linda. And this year they have taken the plunge and put the house on the market. “It will be hard to leave but we have taken the decision to move nearer to our children, who live in Suffolk,” says Linda. “We want to be more hands-on as grandparents and see more of the little ones when they

The house, called Teigncombe Cleve, sits in an elevated position with breathtaking views looking back towards Chagford. Unlike many of the older Dartmoor houses, this property is unusually light and spacious, with high ceilings and bright rooms. “It was built in 1931 for, we understand, the brother of Amy Johnson, the pioneering English aviator,” explains Linda, who, with husband John, used to own a golf club before their retirement. Today, it still has much of the characteristic 1930s glamour and practicality. There are solid oak windows and doors as well as attractive carved stone open fireplaces. “We have also added a lot of 1930s touches,” says Linda. “The oak panelling in the dining

About the area Countryside: Teigncombe Cleve is set in gentle rural farmland on the edge of the Dartmoor National Park. Wilder moorland is a short walk, ride or drive from the house. Town: Chagford is the nearest town, a five minute drive away. Chagford is known for its independent shops, good food and community spirit. Eat out: The restaurant 22 Mill Street in Chagford is well-loved, while Michelin-starred Gidleigh Park is nearby. Shopping: Chagford is renowned for its traditional family-run

hardware stores, Webbers and Bowdens. Events: There is an annual film festival and a literary festival in Chagford, as well as the yearly Wonderworks craft weekend. I’ve been away in London showing off our wares at a trade show. When I get back from the big city, my son, Breon, hurls himself in my arms. “Thank God you’re home.” Eh? When we left four days earlier, he had assured us that he would cope. “I’m almost 18! Go, I’ll be fine. I need the peace and quiet.” So hubby and I went to the trade show confident of the wellbeing of Breon, the house and its contents. Being the good mother I am, I called home at least three times a day and he seemed perfectly OK. So what dreadful secret had he been keeping from me, what hidden terror had he endured? “I was so bored. The dog was bored, the cats were bored. We were bored.” I’m confused. The last I knew, the husband and myself were, and I quote: “Middle-aged, bourgeois, olive-eating, wine-guzzling, Archerslistening, sweater wearers”. Surely our absence would have made his life less boring, not more so? Maybe my habit of finishing work by 5.40pm each evening to catch the last 20 minutes of Pointless is the daily highlight of his life after all? And the husband’s varied and charming knitted jumpers may have added more pizzazz to Breon’s day than we realised. After more probing, I discover that he, “quite likes talking to us”. Even if it is to wind me up with his new ideas for an anarchistic Cornish state. It also turns out that he had not turned the heating on all the time we were away, scared that he’d burn the house down. I think he took our health and safety Powerpoint presentation too much to heart. Still. As long as he bends his knees when he lifts heavy objects, our time wasn’t wasted. Weren’t you cold, I asked? “It’s all right. I’m tough, I’ve got to get used to it when I leave home.” I did point out that he was

planning to go to Bath University, and not Outer Mongolia. The animals, too, celebrated our homecoming. Our dog Maggie jumped and down for a quarter of an hour and bought us a selection of favourite toys. Stevie Piglet, the smaller of our kittens, was beside himself, meowing and nuzzling and poddling. He spent the whole night sitting on my head, purring into my ear. So much so I had many vivid dreams of myself in a speedboat driven by TV comedian, David Mitchell. (Why not Daniel Craig? I’ll have to investigate my subconscious but Mr Mitchell is a few years younger than me, so that makes me a dream cougar. Go me!) In all, I felt oddly flattered to be so yearned for, to have our presence missed. We’ve been doing some publicity photos (see picture below for an example) for the business this week, taken by my old friend Mike Newman from Ocean Image. I enjoy these days, as Mike knows everyone who’s anyone in Cornwall and brings me up to date with the local news. The new colours I’ve introduced to our furnishing palette are called Cornish Earth and Autumn Teal. I’m keen to show how all our fabrics can be used together, as they’ve been selected to complement each other. Mike’s new photos include one of my favourite themes, Staffordshire pottery. I love the Staffordshire spaniel dogs. They come in various sizes and colours and work well in an eclectic vintage or traditional setting. They are an iconic part of the Victorian parlour and until about 15 years ago were quite costly. Now they cost from £15-£75 online and are becoming very fashionable, too. Demand exceeds supply Lying at the western extremity of the Blackdown Hills and strategically located between Junction 26 and 28 of the M5 motorway lies the unspoilt band of countryside known as The Culm Valley. Any upturn here in house prices has been very slight with individual land lots achieving prices of more than £10,000 per acre. Another interesting transaction was our auction sale of Pithayne Farm last June. Having been occupied for the same family for over half a century, this small detached farmhouse was in need of complete renovation. It came with outbuildings and just under 35 acres of pasture land, and created immense interest. With a guide price of £500,000, the property sold for £605,000. The improving residential market was also reflected in our recent sale of Keepers Cottage at Hemyock. This

four-bedroomed cottage is set within delightful gardens and has views across the valley toward Wellington Monument. The property was marketed with a guide price of £475,000. So as we enter the New Year, it is reassuring to see that the recovery in the housing market seen during the mid to latter end of last year continues. Already we are experiencing a strong demand from fresh applicants seeking a variety of properties, from country cottages to larger farms. The recovery in the property market has been long awaited. Now, having turned the corner and with the first sign of green shoots we are already faced with media accounts of an over-heated housing boom that will lead to the next recession. But while there has been an upturn, this has varied substantially from region to region. The greatest increase has been in London and we are now seeing the return of the Home Counties purchaser, which can only help our rural property market. Any upturn here in house prices has been very slight. However, the market is improving and at this early stage in the year, demand is exceeding supply. Whether this will result in the increase in values heralded by other regions, remains to be seen. Location, as ever, remains one of the prime factors for property demand. Over the past year or so we have been inundated with survey reports on property values, compiled by just about everybody even remotely connected with the property industry. With statistics varying widely, which of these reports should we trust and how should we interpret the figures? The reports can be divided broadly into four categories: 1 Those from banks and building societies 2 Those from little-heard-of organisations 3 Those from the Land Registry 4 Those from the National Association of Estate Agents (NAEA) and the Royal Institution of Chartered Surveyors (RICS) Each of these organisations compiles their data from different sources. Most building societies and banks base figures on their own mortgage records, and these represent about one third of the market. Little-heard-of organisations often use a wide variety of criteria to come to their conclusions. The Land Registry bases its figures on actual sales. The NAEA bases its figures on actual sales and the RICS bases its figures partly on actual sales and partly on surveyors’ valuations. Which one of these organisations should we trust? Building societies tend to be held in good regard by the public and many people rely on their calculations because they are tried and tested businesses. However, they only deal with well under half the market, and do not include figures for house sales without a mortgage. They also suffer from demograph-

Also, these figures are based on mortgage applications, not actual sales, and it must be remembered a proportion of sale prices are renegotiated, usually downwards, prior to exchange of contracts. Little-heard-of organisations should be watched carefully. Many of these companies are simply looking for front page media coverage and will use all sorts of data to come to the result they want. The Land Registry records actual sales, so it must be right, mustn’t it? Well, only up to a point, that point being that the figures are at least four months old when they are published. This is because of the time lapse between agreement of sale, exchange of contracts, completion, registration of the sale price and publication. The NAEA compiles its records from actual sales from member estate agents and is published monthly. However, the NAEA represents less than half of estate agents. The RICS compiles its records from chartered surveyors who have been valuing on behalf of buyers

and from practising member agents who represent about 7% of the total number of estate agents. So although the reports from both the NAEA and RICS are fresh off the press, they again represent less than half the marketplace. So what should house buyers and sellers do when they want to analyse the market accurately? The simple answer is to use the Land Registry statistics and ask your local estate agent what the market has been doing in your area over the last month or so. Merge these two results and – bingo ! On the subject of actual figures, I am happy to report that here at Woods Distinctive Homes we have doubled sales in 2013.
