Keen to stock up your garden? Tavistock Pannier Market will be packed with up to 20 specialist nurseries from across the South West next Sunday (September 21) offering rare and unusual plants and bulbs. Stalls (pictured above) will offer perennials, shrubs, bulbs and seeds. “This is a great time to enjoy the display, get great advice and buy a few special plants,” says organiser Mark Wash of Trecanna Nursery. The fair raises funds for the ‘Plant Heritage’ (formerly National Council for the Conservation of Plants and Gardens). It’s open from 10am to 3pm with a £1 charge on the door. Call Mark Wash, Trecanna Nursery on 01822 834680 for details.
A Torquay home has gone up for sale with a highly unusual garden feature. Roselands on Ashleigh Close, Torquay, has four bedrooms and a feature model railway line laid throughout its rear garden. The attractive gardens surround the property and include ornamental ponds, paved areas, vegetable plots and a level lawn. Mike Parsons of Waycotts comments: “This is a desirable family house with great scope and versatility in its accommodation. The large model railway track in the garden is a lot of fun.” The property, in Ashleigh Close, is newly on the market for £400,000. Call Waycotts on 01803 403060 for details.
The family photograph on the mantelpiece has long been a symbol of British home life, but if fire strikes, odds are it’ll go up in flames...if it’s left to a man to save it. A study by specialist insurer Ecclesiastical reveals that only 11% of men would prioritise saving photographs should the home be threatened. By contrast 27% of women put photographs top of their list of possessions to save. In a study that assumed that other family members and pets were safe, women overwhelmingly plumped for photographs (27%) as their priority while men chose important documents (24%) followed by technology items such as laptops and phones (22%).

Robin Burne, manager of Bradleys Estate Agents in Budleigh Salterton, is on the run. He is raising money on behalf of The Pituitary Foundation, Bradleys official charity for 2014, following his colleague Richard Greetham’s diagnosis at the end of last year. “Many people may not have heard of this devastating condition or the impact it can have on everyday life,” says Robin, who is undertaking not one but three half marathons to
raise money. Robin has already completed the Plymouth Half Marathon in April. He is now set to run the Bristol Half Marathon on Sunday, September 21. The final challenge will be Exeter’s Great West Run on Sunday, October 19 . The total raised by the company for The Pituitary Foundation now exceeds £6,000. “Any donations will be very greatly appreciated no matter how small,” says Robin. “Every penny
raised will make a significant difference to the work of the Pituitary Foundation. This is the UK’s only dedicated charity providing information and support for people affected by this disorder and their families.” Help fight this illness and support Robin’s quest by logging on to www.justgiving/RobinBurne or visit any Bradleys office. 10 property of the week
The past meets the present, with style When Peter Lihou decided to relocate from his native Guernsey with wife Gill, they spent a week travelling the length and breadth of Cornwall and viewed 30 properties before falling in love with Trefursdon. One of a tiny cluster of houses in a hamlet which bears the same name as the 300-year old property, it’s located a short distance from the pretty village Coads Green on the eastern fringe of Bodmin Moor. “It even has its own road sign, which feels pretty special,” says Peter, who explains that the sense of history about the house was a huge part of its appeal. “This kind of place just doesn’t exist in Guernsey – the island just doesn’t have the space – and if it did, it would cost millions.” Since he and Gill retired, Peter has forged a new career as an author and is behind romantic novels with a twist of adventure, including Rachel’s Story, set in Guernsey during the German occupation. His other genre is science fiction: “They both appeal to different sides of my personality,” he says. Trefursdon has been a wonderful place for Peter to write in peace and the utter silence of a starlit night in this part of Cornwall is magical. But the A30, which heads west to Bodmin and East to Exeter is a few minutes drive away, whilst Launceston and Callington are within a very short distance; so it’s a case of tranquil seclusion within easy reach of every day amenities. For theatre trips and restaurants, Truro and Plymouth are also a straightforward trip by road (the latter by river, if you
Catherine Barnes discovers an enchanting home with contemporary style in a period setting are a keen sailor like Peter, who keeps his boat at Calstock.) Peter and Gill have also come to know all the nippy little back roads, which means that even in the peak tourist season they don’t encounter queues of traffic when heading to the beach. Coads Green is about equidistant from Cornwall’s north and south coasts – another deciding factor for the couple who were keen to take advantage of both. When they bought their five-bedroom home four years ago, a local builder had recently completed renovations which brought the property up to the very high specification they have maintained and enhanced.
About the area Trefursdon: It is in a quiet country lane with a cluster of properties on Coads Green, seven miles from Launceston. Roads: Close by the A30, to Bodmin and Truro (19 and 44 miles west) and Exeter (47 miles east). Plymouth via the A388 Callington road is 21 miles away. Bude on the north coast and Looe on the south coast are both less than a 45 minute drive away. Rail: Liskeard station (ten miles from Coads Green) is on the London to Penzance mainline and the branch line to Looe. There is also a station at Gunnislake Schools: Ofsted noted the
‘distinctive family atmosphere’ of Coads Green primary (rated Good), with lots of extra clubs. Nearest secondaries are Callington College (Ofsted, Good) and the independent St Joseph's (co-educational, ages three to 16). Days out: There are 19 National Trust properties within a 25 mile radius of Trefursdon, says Peter, who recommends eating out at La Bouche Creole in Launceston and the Cowslip Workshops at Newhouse Farm, St Stephens near Launceston, for a cream tea. The Racehorse Inn, at North Hill is the nearest pub, and is just one mile away.

SATURDAY SEPTEMBER 20 2014
WMN-E01-S6
Old seamlessly melds with new at Trefursdon, a spacious five-bedroom family home in a wonderfully peaceful location Old seamlessly melds with new, with original features including an open fireplace with huge granite lintel and a wood burning stove now ensconced within it, played to full advantage by the sitting room’s whitewashed interior walls. Trefursdon offers contemporary style and comfort within its period setting; its fabulous kitchen/family room has an electric Aga, while the spacious bathroom has a Victorian style claw-foot bath. Old also meets the not-so-new in this house; a stunning Victorian fireplace in the warm flagged reception hall was built in front of a far older hearth. “If you lie on your back and look up,” says Peter (who has), “you can still see the metal work and pot hooks up the chimney. I love the history of the place and think back to the people and what they were doing in this house, centuries ago. “There are events published in old 18th century newspapers that the people who once lived here would have gone to. You can stand in the master bedroom, which still has its original floorboards, and imagine them getting ready for their night out.” Nights in at Trefursdon are a big temptation though, especially in cold months when the log burning stove and open fire, along with the Aga,
keep it impossibly snug. Even the Lihou’s young grandson – who spends as much time as possible charging around their 1.3 acres of garden – can’t resist the soporific lure of a winter afternoon cosying on down by the hearth. The Aga releases heat generated by solar panels mounted on a two-bedroom holiday cottage within the grounds. As well as providing the Lihous with free electricity, the panels also generate a Feed in Tariff income of around £1,500 a year.
They built detached Blackberry Cottage from a former workshop and run it as a five-star holiday retreat which they let via English Country Cottages. It has been praised by guests (whose feedback has garnered the property two consecutive Gold awards) for both its comfort and as a starting point from which to explore the Duchy, as well as the warmth of the hosts’ welcome. While the holiday company handles the bookings, Peter and Gill say that readying the cottage for
guests is a straightforward process. Subject to securing the necessary planning consents, for large or extended families that are currently house-hunting, the cottage would also be perfect for grandparents or grown-up children to take up residence in. Peter and Gill take their own roles as grandparents seriously, which is why they are now planning a move. With their daughter expecting her second child, the couple are looking for a new home in Plymouth, which will enable them to look after their grandchildren when she returns to work as a teacher. “If we were still at the stage that we were bringing up our own children, then Trefursdon would be perfect, but as grandparents, we need to be closer by them,” says Peter. While the city may not afford them quite the incredible peace they’ve enjoyed at Trefursdon, they have already identified areas where city life can be surprisingly quiet. And, looking forward to this new chapter in their lives beginning, Peter adds: “We’d never leave this area completely.”

2014 has seen a considerably improved market for the sale of holiday complexes in the South West with Stags sales up 100%.
Catherine Barnes 01392 286900
Of those sales over 85% of the buyers came from London and the Home Counties with buyers from Kent leading the way. After a recent boom, the London market is going through a period of adjustment with sellers having to reassess their expectations with regard to sale prices. London and Home County buyers are still very keen to move to this beautiful part of the country and run their own business, often bringing several generations of their family with them. Most are reliant on selling at least one property, often more, and some will require additional finance.
With our dedicated Holiday Complex department, interlinked database of buyers specifically looking for holiday complexes, and specialist search facility on stags.co.uk, we are best placed to help both sellers and buyers. Our next edition of the Holiday Complexes magazine is due to be published in November. If you would like your property featured, or require advice about market value, please call one of our expert valuers on 01392 286900. In addition, if you are considering a possible move in 2015 and want an appraisal of your holiday business from a qualified Valuer and Partner, we would be delighted to visit you and give confidential advice free of charge.

Better Presentation leads to a Better Tenancy
Andrew Luxton MRICS FARLA Residential Lettings Partner 01404 42553
Whether you are looking to let your own home or a Buy To Let investment, it is increasingly important to ensure that the property is presented in good order throughout. At Stags, we have seen over recent years, tenants expectation increasing and expecting more for their money. Properties that are presented poorly, dated and with a poor standard of fixtures and fittings are proving difficult to let and often attract a poorer quality of tenant. Tenants are also increasingly looking for properties that are efficient to run and heat. A well presented and cared for property helps in: 1. Attracting a better quality/ professional tenant 2. Achieving optimum rents in the face of stronger competition
Modbury
3. Preventing/reducing void periods 4. Managing tenant contractual performance during the tenancy 5. Maintaining standards of condition and cleanliness of the property 6. Reducing the possibility of a dispute over the deposit at the end of the tenancy Ultimately, if you are looking to let your property as quickly as possible and appeal to a wider tenant audience then initial upfront and ongoing investment will be required. There are many ways that a property can be improved, but it is also important to ensure that money spent achieves the best return and is not wasted. Ways in which you can ensure your property stands out include being decorated throughout to a good standard in neutral colours and being cleaned to a professional standard to include
Brentor
carpets prior to marketing. Also ensure all main fixtures and fittings are of a good standard to include kitchens and bathrooms. In addition, externally gardens are tidy and the property itself is in a good state of repair. Through Stags 12 dedicated lettings offices, we can provide up to date knowledge of current tenant demand, tenants expectations and rents achievable throughout the region. It is important that advice is received and taken early enough in the letting process. We suggest that when considering a letting you ask us not only to advise on the rental value and services that we offer, but also the works as a landlord you can undertake in order to maximise the properties letting potential. A better presented property is more likely to lead to a trouble free tenancy.

The recession and national events such as the Jubilee and the London Olympics have inspired a renewed popularity of all things British: not least, for honeymoons. “Devon and Cornwall are really wonderful places to build special memories as a couple,” said Christine Phillips of Helpful Holidays. “The scenery is absolutely gorgeous, and you have a range of countryside within a relatively short distance: coast, moorland, and rolling hills. “There is plenty to do, from surfing to riding, cycling trails, walking on the coast path, or just cooking together and enjoying a romantic evening in front of the fire. “With a home honeymoon, you can bring all your stuff with you in the car – and in some cases, your dog or your horse. Your schedule is more flexible, and in many cases it is more affordable.” Here is Christine’s pick of the most romantic properties in the Helpful Holidays portfolio: 1. The Bathing House, Ashprington
With glorious views, these spacious apartments within an elegant Victorian building have been successfully marketed as holiday lets. The one-bed apartments could generate estimated income of £10,500 to £13,000 over a 20 to 30 week season, with the two-bed apartments generating around £17,400 to £19,500. 15 Gwithian Towans, Gwithian, Cornwall, £675,000
This Grade II* listed former bathing house sits on a bend of the Dart in the Capability Brown-designed Sharpham Estate. With riverside terrace and steps down to the water, nothing will disturb you but the occasional passing boat, canoe or seal. 2. Gibhouse, Drewsteignton Thatched and thick-walled, this pretty cottage is nestled in the lee of Castle Drogo, and a picture window in the double bedroom looks down the
wooded valley. You are 200 yards from a beautiful stretch of the river Teign, and a winding woodland path to the welcoming inn at Fingle Bridge. 3. Alice Cottage, Bratton Beside a ford on a tiny lane lies this charming hideaway. You can feel its history in the curved walls and stained glass windows in the bedroom. Snuggle up by the woodburner or relax in the tranquil garden after climbing nearby Selworthy Beacon, one of the highest points on Exmoor. 4. The Linhay, Lydford Surrounded by fields, woodland and lake, this Dartmoor apartment has a big double bedroom and smart bathroom complete with roll-top bath. Go fishing, horse riding or hiking, then retreat to a cosy fireside and delicious dinner à deux in one of the two excellent pubs nearby. 5. Gara Rock, East Portlemouth A unique and spectacularly sited new development of cottages and apartments with panoramic views out to sea and to the headlands of Prawle Point. Once the site of a wild, remote coastguard’s station, it’s now a romantic place to watch the tide ebb and flow rather than the clock. The on-site restaurant and two pools add to the relaxing vibe. 6. Turner’s Retreat, Calstock On the edge of a time-forgotten village on the Cornish side of the river Tamar, this scenic spot is where the expressionist painter JMW Turner reputedly found inspiration for his painting ‘Sunshine on the Tamar’. Full of wildlife, this World Heritage Site is wonderful for canoeing and walking, and a footpath wends gently to the village pub. 7. The Music Room, Aveton Gifford This magnificent Grade II listed
former music room once hosted concerts and recitals, and is now an atmospheric spot with vaulted stucco ceiling and four massive stained glass windows. The bedroom is the stage, complete with four-poster bed: perfect for your first duet. 8. The Linhay, Ilsington In a tiny farming hamlet near Haytor, this secluded barn conversion sits beside pretty woodland with picnic bench and wildlife ponds. The roomy bedroom has a six foot bed and luxuriously fitted bathroom, with deep double bath and separate shower. 9. The Old Byre, Dousland The nostalgic rural scenes of ‘War Horse’ were filmed near this smart
This state of the art, five-bedroom property has sea views to St Ives and is just moments from one of the UK’s best surfing beaches. I would expect this property to generate £35,000 to £41,000 per year, based on 25 to 30 weeks of bookings. Ask the experts Your holiday let questions answered Q. Do we still need an EPC certificate if we let our cottage for holidays rather than taking another short hold tenancy, and what other certificates do we need? – RP, Exmouth A. Melanie Cassidy, property manager for Helpful Holidays, says: As of October 2011, an Energy Performance Certificate is no longer required for holiday letting. Do retain any current certificates, though, as this could change in the future. The requirement for other certificates will depend on the utilities at your property. Gas appliances, including LPG, require by law a yearly inspection and certification by a ‘Gas Safe’ registered plumber, with a copy of the ‘Landlord/ Home Owner’s Gas Safety Record’ to be displayed on the premises. If your water supply is private from a local source such as a well or borehole as opposed to a ‘mains’ supply it must be tested and certified by an accredited analyst at least once a year. To comply with the Regulatory Reform (Fire Safety) Order 2005 you should prepare a fire risk assessment and review it on a regular basis. Helpful Holidays also requires property owners to have public liability insurance (minimum of ÂŁ2m cover) and we highly recommend that all electrical appliances are PAT tested on an annual basis by a qualified electrician.
Q. We’re watching the pennies and would like to know how to get the best deals on a selfcatering cottage. – ZM, Bridgwater
contemporary cottage on a working farm. With the south-western slopes of Dartmoor, Burrator Reservoir and Plym Woods on the doorstep, it’s perfect for couples to relax and unwind in beautiful surroundings.
A. Bev Plunkett, property manager for Helpful Holidays, says:
10. The Birch Studio, Lamorna Two hundred yards from captivating Lamorna Cove sits the cottage which was once the studio of SJ ‘Lamorna’ Birch, a founder of the Newlyn School of Art. He drew inspiration from the calm of this creekside place and it’s still balm to the soul, just the thing after a busy wedding period. SATURDAY SEPTEMBER 20 2014
Most people think a self-catering cottage or apartment in the UK is a cheap, easy option for a holiday. They look forward to having plenty of space and avoiding airport angst, jabs, long journeys etc. There is freedom to eat in or out, depending on how you feel. But is booking a self-catering holiday straightforward? There are many providers across the UK offering all types of self-catering accommodation, but choosing the right time to go and, even more importantly, where to go can be confusing. You can often find special offers at self-catering properties, depending on your circumstances. If you are booking without
children or are, perhaps, retired and can book at the last minute, there are obviously big savings to be had. But, beware, this might mean that you will not get your first choice of accommodation or preferred dates. Cottage owners normally only reduce prices out of season. Many Helpful Holidays’ customers return year after year to their favourite property and book well in advance to avoid disappointment. If you use a reputable selfcatering agency it will give you peace of mind that you’re booking good quality accommodation which will provide value for money.
Q. We have a games barn with our holiday home, but the table tennis bats and balls are frequently broken or missing. Do you think it will affect my bookings if I close the games room? – RD, Tintagel A. Gill Nicholls, property manager for Helpful Holidays, says: Games barns are appreciated by family parties, and do help secure bookings, particularly out of season when the weather can be unpredictable. Closing your games barn may well affect your bookings. The self-catering industry is fiercely competitive and you are likely to lose out to similar accommodation which does include such entertainment. If you calculate the cost of extra games equipment against possible lost income through missed bookings, I do think you would find closing the barn a false economy. Don’t forget, the equipment can be offset against expenses. A polite notice, neatly framed and displayed in your games room, appealing to your guests’ sense of fairness may help. The vital facts for If you’re inundated with ripe tomatoes, juicy green beans, berries and herbs, don’t leave them to go stringy or mouldy because the freezer can go a long way to making your crops last well into winter. Blanching newly-picked vegetables before freezing them is a great way to avoid waste. It stops enzyme actions which can cause loss of flavour, colour and texture. Blanching cleans the surface of dirt and organisms, brightens the colour and helps retain vitamins. Just plunge vegetables in boiling water for a minute or two and then drain in a colander and transfer them into ice cold water to stop the cooking process, then let them cool and dry them off, place them in freezer bags and store in your freezer until you need them. You can do this with a range of vegetables, from runner and French beans to sweetcorn, broccoli, carrots and peas, although blanching times may vary. Of course, we all know the texture of tomatoes changes as soon as you freeze them, but they will still be good for pasta sauces and stews in the months to come. Strawberries, too, change their character when they’ve been frozen, but you can make some delicious desserts, jams and sauces using frozen berries. Blackberries, which cost a fortune in the shops but grow wildly among
If you are harvesting gluts of fruits, vegetables and herbs, Hannah Stephenson offers some advice on how to best preserve them hedgerows in the countryside, can be picked and frozen. Instead of squishing the newlypicked fruit in a freezer bag, place the berries flat on a tray and put them in the freezer, then once they’re frozen they can be transferred intact to bags and placed back in the freezer. Herbs, too, can be preserved to add to soups, casseroles and sauces long after you’ve harvested them. Just place a small amount of the herbs into ice cube trays and cover them with water. Then, when you want them you can just take out one or two cubes to add to your dish. Some herbs, such as parsley, can be frozen as whole bunches and kept in bags in the freezer. And when you want to use them, just take a handful from the bunch
Those end-of-season tomatoes can be ‘sun-dried’ in the oven
and crumble them into your dish. If you like flavoured oil to go with your balsamic vinegar, use sprigs of rosemary, or whole chillis and other robust herbs to add to your bottle of olive oil, leaving it for the flavour to infuse. End-of-season tomatoes can be ‘sun-dried’ in the oven, putting them on a tray at the very lowest setting and leaving them for a couple of hours with the oven door just ajar. If you’re running out of freezer space and have enough jam and chutney to keep you going until the next millennium, you may just have to find inventive ways to use up your produce. Juicing fruit and veg is a good way of using surplus, although juices will have to be drunk immediately before they oxidise, start changing colour, lose nutrients and look much less appetising. Really efficient gardeners only grow what they know they’re going to eat – so perhaps, as you look at your gluts of courgettes, peppers, radishes and tomatoes, you need to rethink your vegetable plot next year to avoid any of your produce ending up on the compost heap. And remember, only freeze the best of what you grow. If your green beans have gone stringy, they are still going to be stringy when you get them out of the freezer in a month’s time.

Sedum – it’s the best of the bunch Sedums, also known as ice plant, are the ideal plants to extend seasonal interest in your garden. In early summer they offer succulent foliage in shades ranging from pale green to deep red, while the flowers, in shades ranging from yellow to pink and coppery red, start to colour in late summer and can last until well into autumn. Some are creeping while others form a compact perennial growing to around 60cm. Touch the leaves on a warm day and you’ll find they are cold, which is how they earned their nickname. Popular varieties include S. spectabile and S. telephium, which are a real magnet to both bees and butterflies. Most like a well-drained soil and are drought tolerant. They look good combined with asters. Varieties to try include ‘Autumn Joy‘, which bears flat heads of salmon pink flowers from August to November, and ‘Munstead Dark Red‘, which has rich red blooms and dark foliage.
Gardeners’ diary This week in your garden: ● Pick seedheads of poppies, nigella and eryngiums and hang them upside down in a dry room. ● Keep harvesting crops to keep plants productive. ● If you want to store marrows, raise them on to bricks in the sun to ripen and harden the skins. ● Take cuttings of lavender, aucuba, lonicera and berberis. ● Keep watering pots and hanging baskets daily.
● Continue to deadhead summer bedding to encourage the display into the autumn. ● Pot up clumps of parsley for winter use. ● Plant prepared hyacinth bulbs in bowls. ● Sow cyclamen seed in the greenhouse to raise indoor-flowering plants. ● Take cuttings of roses and plant them into the soil in a sheltered part of the garden. ● Finish summer pruning apple trees. ● Continue to order spring-flowering bulbs for autumn planting.

Enjoy delicious autumn-fruiting raspberries Good Enough To Eat – Autumn-fruiting raspberries They are so expensive in the shops, yet autumnfruiting raspberries, which ripen from late August until the first frost, are much tastier than the shopbought ones and aren’t difficult to grow. The canes are also shorter than summer-fruiting types, so they won’t need supporting. They need to be planted in a sunny spot in rich, fertile, well-drained soil with plenty of added compost. The soil should be neutral or slightly acid as they don’t do well on chalky ground. Plant 45cm (18in) apart in rows 90cm (3ft) apart. Canes should be well watered in dry spells when the crop is developing and the fruits protected with netting so the birds don’t get them. In spring, mulch the area with well-rotted organic matter and then give it a feed with general purpose fertiliser. Good varieties include ‘All Gold‘, an unusual yellow variety, and ‘Joan J‘, which is easier to harvest because the plants are spine-free.

SATURDAY SEPTEMBER 20 2014
WMN-E01-S6
Such a distinguished manor The Old Manor, Dunster has just come on to the market this week with Strutt & Parker, Exeter. The manor is situated in a wonderful location, in a rural area of Somerset about 20 miles north of Taunton. The location is very protected because the surrounding farmland is in the ownership of the Crown and the nearby coastline is owned by the National Trust. The house is approached via a pair of stone gateposts, surmounted with heraldic lions, through a pair of wrought-iron gates to a large gravelled parking and turning area in front of the house. This is enhanced by a climbing wisteria and a magnificent fig tree. The accommodation in the house is laid out on two floors. At ground floor level is a hall with a fine Jacobeanstyle staircase leading to the first floor. The Great Hall has a stone inglenook fireplace with raised hearth, exposed beams and a polished flagstone floor. A charming sitting room with an elm plank and muntin screen also has an inglenook fireplace and exposed beams. There is a study and office on the ground floor, together with a delightful farmhouse kitchen with an electric four-oven Aga, extensive built-in cupboards and a central island. Most usefully on the ground floor is a bedroom and bathroom together with a laundry room, freezer room, boot room and cloakroom. At first-floor level is the solar, which is on two levels and contains a number of magnificent arch braced beams and wing braces, making an ideal drawing room with an elm floor and two fine Ham stone fireplaces, each with a wood burner. Approached from the landing is a chapel. With access from the landing area are four further bedrooms, with three having en-suite bathrooms and a further family bathroom. A number of these have exposed beams and ceiling timbers and are decorated with fine Zoffany wallpaper. The accommodation in the house combines a number of historic rooms and architectural features with a
most convenient layout and with modern bathrooms and the whole property has a relaxing, welcoming and homely atmosphere. The Old Manor has a good range of ancillary buildings which comprise stone stables under a pantile roof made up of three loose boxes, all fully panelled and all having mangers, each about ten foot square with an adjoining tack room and a garage. The area is 80m2. To the west of the house, and of integral construction, is an old barn, originally a kitchen to The Manor with evidence of a ham smoking chamber and which was later used as a threshing barn. It is constructed of stone under a tiled roof with a partcobbled floor, divided into two sections, one for storage and one a former stable. Leading from here is a large barn of 48m2, overlooking the
cobbled courtyard and most suitable as a potential games room. One of the main features of The Old Manor is the landscaped gardens and grounds which lie mainly to the north and west of the house. There is a cobbled courtyard area, totally enclosed by walls with a number of rose beds with standard roses enclosed with box hedges, a magnificent fragrant Guinea rose climber and an Etoile D’Holland rose. The garden, which is divided into a number of areas, is home to a wide collection of shrub roses, irises and peonies. There is an octagonal timber summer house with leaded glazed windows under a cedar shingle roof. A gate leads through to an area of new orchard, which has recently been walled with local beach pebbles. The orchard contains five varieties of eating apples.
The Old Manor is on the market with Strutt & Parker, Exeter at ÂŁ750,000. For details call 01392 215631 or visit www.struttandparker.com
