The government’s Green Deal has, officially, been a flop. The funding scheme to install insulation, draught-proofing and eco-boilers has been taken up by only 2,000 households nationwide since it launched a year ago. As a result, the project has been revised and improved, with up to £7,600 available for ecoimprovements, compared with £4,420 previously. Householders will now be able to get up to £1,000 for measures such as secondary glazing, a condensing boiler, flat-roof insulation, replacement doors or double glazing under the new version of the Green Deal, with up to £6,000 available for exterior wall insulation.
House hunters in the South West are among the most patient in the country, with 25% waiting two years longer to move home than they would have wished, according to a recent study. In total, 49% of people in the region waited longer than they wanted to do before moving house. The biggest factor was a shortage of suitable properties (35%). Only 15% blamed the high cost of the next property on the housing ladder for slowing down their move. The poll, commissioned from Ipsos Mori by the Royal Mail for its Home Movers Study, looked at trends in the home moving market through the experiences of Royal Mail Redirection customers.

Grow your own From garden to kitchen in seconds – that’s what I call fresh. And the taste? There’s just no comparison. That’s why I am passionate about growing vegetables at home. The good news is that wholesome, tasty produce doesn’t need to be grown in a special vegetable garden or allotment. You can also raise veg in garden borders among the flowers, in pots and hanging baskets on a patio or even on a sunny windowsill. Wherever your fresh produce is grown, it will be a welcome contribution to the household budget and, of course, to a healthy diet. Although it’s fun to grow plants from seed, it does take extra time waiting for them to germinate and grow. Time for many is precious; and anything that can be done to save time is an added bonus isn’t it? It makes sense to save some growing time and buy young plants that are just at the right stage for planting out. They are popular with my customers and Otter Nurseries grows many different types to suit all tastes.
Beans Runner beans have long been a favourite of mine, with french beans a close second. Both types are easy to grow in the garden and in pots. Many cultivars climb and will need supporting. Circular wigwams constructed from 6-8ft bamboo canes spaced at approximate 15cms/6ins apart and tied at the top will work well. Plant one bean plant either side of each cane. The plants will soon start to grow and wind themselves around the canes. To grow beans in pots, select a large container and fill with compost – I’m a fan of Westland Grosure Organic Vegetable compost. ‘Enorma’ is well known runner bean and will produce a good crop. ‘Hestia’ is a dwarf variety which will not require supporting, so it’s suitable for growing in hanging baskets and window boxes. Top Tips � Keep well watered especially when the flower buds are forming � Feed regularly – try Miracle Gro Liquid � Try companion planting – borage’s blue flowers will attract the bees to help the bean flowers set. � Spray weekly with Vitax Liquid Seaweed
Otter Nurseries plant guru Rose Clark offers advice on growing your own vegetables Tomatoes You don’t necessarily need a greenhouse to grow tomatoes. There are cultivars that will be more than happy to grow in a warm sheltered position outside. They can be grown in the garden soil but as they are close relatives of potatoes they must not follow a potato crop that’s just asking for trouble in terms of infections. Put plants three to a grobag or singly in 30cms (12 inch) pots filled with the contents of a Grobag. Cordon varieties will need to be supported and side shoots removed when they are 2.5cms (1 inch) long. ‘Outdoor Girl’ is a reliable variety with fruits that ripen early. ‘Moneymaker’ produces large trusses of medium-sized fruit. ‘Gardener’s Delight’ is an old favourite of mine and produces heavy crops of bite-sized flavoursome cherry tomatoes. Bush varieties will not require supporting or stopping. For hanging baskets try ‘Tumbler’ or ‘Tumbling Tom’. Both produce tasty cherry tomatoes. ‘Totem’ is a strong dwarf bush variety producing an early crop of medium-sized fruit. Top Tips � Feed regularly with a product such as Tomorite once the first truss of fruit has formed. � To speed up ripening before autumn frosts remove the growing point from cordon varieties after the fourth truss.

Lettuce Lettuce is very easy to grow. It is one of the few vegetables that won’t mind some shade for part of the day. It can be planted in Grobags, window boxes and the garden. Lettuce mature very quickly at this time of year. Varieties to look for include ‘Lollo Rosso’ a loose leaf type with a deep red tinge over most of the leaves which can be picked as required. The familiar compact bright heads of ‘Little Gem’ and the small but solid heads of ‘Tom Thumb’ both have great flavour and fine texture Top Tips � Keep well watered. � Feed weekly (try Miracle Gro Liquid Feed). � Plant more every three weeks to have lettuce throughout the summer.
Courgettes Courgettes can look stunning when planted as a ‘dot’ plant amidst summer bedding plants. They produce large trumpet yellow flowers throughout the summer. The female flowers will have a small courgette visible behind the flower. It’s quite normal for several flowers to be without a courgette – don’t worry these are the male flowers there for the purpose of pollination. Top Tips

When Paul Stone, the awardwinning garden designer from Falmouth, was asked by Bruce Robertson to create the show gardens at Trago’s Newton Abbot site, he included a design that would provide an opportunity to enjoy nature every day of the year. Paul says: “I wanted Trago to be able to show customers how to almost create a “garden room” in their home – something that would add value to their property. This simple, small garden does just that and is easy to look after. We included ideas for those who wanted to a more luxurious touch.” The stylish summerhouse provides warmth and shelter for relaxing and for growing tender plants. An idyllic lifestyle at glamorous Dart home Today’s star property is a home that offers the most fabulous views over the Dart estuary. Mariner’s Lodge is perched high above the creek at Warfleet, and the whole house has been designed to make the most of the lovely outlook it offers over the water and countryside. The owners, Jane and Keith, moved here eight years ago from Surrey. Keith’s originally from Devon and wanted to move home to the county, while both of them were keen on boating and the countryside. “We have a power boat moored in the Dart Marina and have thoroughly enjoyed our time here,” explains Jane. Their move coincided with their youngest child going to university in Exeter, so the relocation to the South West was perfectly timed. And they are not going far, as Jane explains. “I have so enjoyed the country life that I want to do even more of it,” she says. “We are going to stay within five or so miles of Dartmouth as we have so many good friends here, but now we want to buy a smallholding and keep some chickens and grow our own vegetables.” Their plan to get “back to the land” is a great opportunity for someone in search of a truly superb waterside property. Mariner’s Lodge is a spacious house with five bedrooms and 3,200 sq ft of space. Originally, a single house, it was for a while divided into three holiday flats but then restored into a single home once again. “When we moved in, it was a bit of a

As land values have strengthened over the past decade, the difference in value between the better and poorer land has widened and the gap is now larger than ever before. Throughout Cornwall, Devon, Dorset and Somerset, our land sales here at Stags in 2013 show an average price of more than £7,500 per acre across the 3,250 acres of bare land sold by the firm last year. However, the fact that the average price per acre has reached this level does not necessarily mean that all ‘average land’ across the Westcountry is worth £7,500 per acre. The reality is that values are very localised and affected by many different factors. Soil type, quality and versatility is a major determinant affecting Westcountry land values. Access to a road, services (principally water) and location also influence the value. An example of a current ‘hot-spot’ location is east of Exeter, where a number of local farmers have sold land for the development of the new town of Cranbrook. Increasingly during recent years farmers have been the most prevalent land buyers. Many are expanding their existing holdings to make them more efficient or taking advantage of a rare, perhaps once-in-a-lifetime, opportunity to purchase land adjoining or near to their farms. The agricultural value of farm land also benefits from inheritance tax relief, which can be a driver for some farming and investment buyers. However, although I have seen some larger holdings selling to investors, this practice tends to be more focused in the east of England. Smaller land lots appeal to equestrian buyers or home owners keen to extend the area of protection around their property. I’m also seeing lots of what are known as ‘lifestyle’ buyers, wanting to grow their own produce, start a small holding or for recreational use. Other issues to consider include services: water and electricity. If they are not connected you can obtain a quote from either the water or electricity authority for connecting to mains services. Some land is sold with the right to connect to services across neighbouring land, saving the need for negotiating wayleave agreements or easements with neighbouring land owners. Other options for water include drilling a borehole, or a water collection system.
Planning is perhaps the hot topic for agricultural buildings at present. Many local authorities in the region are currently introducing their development plans and there have been recent changes to permitted development rights for certain existing, redundant agricultural buildings. On a greenfield site there are permitted development rights (subject to certain criteria) that allow the owner of a land holding of five hectares ( about 12 acres) or more to submit a prior notification for the construction of an agricultural building (with size restrictions), without the need for a full planning application. As with other types of property, the internet is a good place to get a feel

The Regulatory Reform (Fire Safety) Order 2005 makes you responsible for taking steps to protect the people using your property from the risk of fire. It requires by law that you carry out a Fire Risk Assessment, improve your fire safety measures if necessary, and regularly review the risks and safety measures. You can carry out the Fire Risk Assessment of your cottage yourself, ask a friend with experience to help, or engage a professional consultant, although youâ&#x20AC;&#x2122;ll still be legally responsible for the assessment. We recommend keeping a written record of the assessment and also scheduling regular reviews. The Fire Risk Assessment will include details of arrangements for fire prevention, detection (including checks and servicing of equipment), extinguishing, safe design and layout of the property and arrangements for evacuation in the event of a fire.
