He will be sharing his thatching skills with a couple from Kent. After a lesson in the historic British art, Charles takes the couple to nearby South Tawton for a walk around the village to see the medieval Church House, with its smoke-blackened thatch that has survived since 1490. Londoners love coming to the Westcountry – but this time, the Westcountry is coming to London, in a special property show near Marble Arch on Thursday, October 23. The Property Sharing Experts’ Westcountry Property Exhibition will showcase many of the region’s desirable properties to tempt buyers to leave the rat race and head West. Chairman Steve Moir said: “This region boasts some of the most spectacular rural and coastal scenery, and some of the most exquisite homes in the UK. Given that many Londoners work and have to find the time to travel in order to progress their online searches, it makes sense to take our properties directly to them.”

Cole Rayment & White has made the first round in the International Property Awards 2014-15. The Cornwall-based firm hopes to have the chance to represent the UK in the latter stages of the awards. Stuart Shield, president of the International Property Awards, said he was very proud to honour achievement among the UK’s real estate agencies and property consultants. He said: “People working in real estate often get a bad press and much of the time it’s unjustified. What does film director Steven Spielberg have in common with Elizabethan seafarer Sir Francis Drake? Give up? They both loved the beautiful South Devon village of Meavy. Steven Spielberg was so attracted to the valley area in south west Dartmoor that he filmed several scenes of his historic blockbuster film War Horse there (based on the novel by Michael Morpurgo). Spielberg stayed at Meavy’s Royal Oak Inn during filming. Sir Francis Drake, on the other hand, took shelter in Meavy Barton when the plague hit his home Buckland Abbey. Focusing on great views and character The barn complex comprising The Byres sits in the most enviable position in the village of Galmpton on the South Devon coast. High in a green valley, The Byres looks over rooftops of its neighbours and out toward the sea. Close to the popular sailing and holiday destination of Salcombe, this big network of barns has certainly got location, location, location. When it came up for sale in 1991, Charles “Fernley” Harris and his wife Geraldine knew they were on to a good thing. “We loved the views, and it had a great infrastructure. We knew we could do a lot with it,” said Fernley. He knows what he’s talking about: the family building firm, CF and GK Harris, has been going for more than 35 years, and “built half the houses in the village”. Sadly, Geraldine died eight years ago – but Fernley, together with assistance from his three sons, was determined to see the project through. “We wanted to develop the barns to a high standard,” said Fernley. “This wasn’t the sort of barn conversion where you just put plaster on the walls. We’ve done everything properly: re-building the walls to be cavity walls with insulation, floors with 125 millimetre insulation, good drainage, levelling, gravel, landscaping – the lot.” The Byres has several buildings. Walks: Many stunning walks right on your doorstep here, such as the coastal path leading to Bolt Tail and Bolt Head, with Thurlestone village and South Milton Sands in the other direction. Eat out: Your locals here are the Hope & Anchor Inn and The Harbour Lights restaurant in Hope Cove. In Salcombe, get a great burger in the Island Street Bar and Grill, or try Salcombe Hotel for upscale dining with water views.

Great views and high-quality workmanship are among the outstanding features at The Byres and used successfully for holiday accommodation. Converting a barn? You may be luckier in Devon than Cornwall More than 70 farming businesses and individuals gathered in Cornwall to hear the latest agricultural updates from a trio of local firms, and find out more about a new process for applying for prior approval for barn conversions. The “Planning for the Future” seminar was organised by Stephens Scown, Francis Clark and Smiths Gore, and it took place this month at Griggs Restaurant in St Austell. One hot topic highlighted by the seminar was the way that local councils are interpreting the new permitted development rights for the conversion of agricultural buildings. Recent data shows that in Cornwall Council’s area, 6% of applications have been approved, compared with 50% by West Devon Borough Council and some 35.5% by Torridge District Council. “The permitted development rights are part of national legislation, however, there appears to be an inconsistency in the way they are being applied,” said Chris Tofts from Stephens Scown. “This is clearly challen-

ging for landowners and developers, and many good developments are being stalled while applicants consider if they should appeal.

“I would expect a number of appeals to be lodged over the coming months which could result in a burden to the public purse – if a

decision is proved to be unreasonable, the appellant will be entitled to apply for his or her costs against the council.

“The intention of this legislation is to allow disused agricultural buildings to come back into use, to boost local builders and tradespeople, provide new income for farmers and landowners and help tackle the housing shortage problem. “It is disappointing that in some areas excellent proposals are being declined in what amounts to a postcode lottery.” Gareth Rowe, of Smiths Gore, said: “While the new permitted development rules are not straightforward and are open to interpretation, they do provide more opportunities for farmers and landowners to use under-utilised farm buildings. “Careful thought needs to be given to the preparation of applications, but there has probably never been a better time to look at converting barns to provide much needed homes in the countryside.” Brian Harvey from Francis Clark said: “The new regulations present valuable opportunities to farmers, but they should remember to take advice over tax implications before committing to any major project.”

Will we still need to pay council tax? – HJ, Torcross A. Gaby Wakley, property manager for Helpful Holidays, says: Your cottage sounds as if it’s in a suitable location for holidays and could generate good bookings, especially if it has a sea view or is close to the Coast Path. If you intend letting it via an agency and for more than 140 days (which is a requirement of Furnished Holiday Letting status), then you’ll be liable for payment of business rates levied by your local authority, rather than council tax. Business rates are calculated on the rateable value of the property and there will be information on your local council’s website. A reputable accountant should be able to advise on your specific financial situation.

Preparing a holiday home from top to bottom within five hours requires a well coordinated changeover routine, so it’s understandable you’re reluctant to have it interrupted. However, in the face of fierce competition and a demanding paying public, it’s worth considering the pros and cons of refusing. By complying with the request there’s a strong probability you will gain a booking and possibly a loyal customer who will return and recommend your house to others. Refusing the request may give the impression you are inhospitable and unsolicitous about your guests’ comfort. It’s possible that such a visitor might have specific needs for their family; if they book without ascertaining the suitability of your house they could be unhappy, resulting in negative feedback or reviews which will diminish the appeal of your property to other customers in future. Choose a time which would be most convenient to you, perhaps towards the end of your changeover routine when the property is

looking its best, and offer that as an opportunity for viewing. Allow a specified period of time and be friendly but businesslike, discouraging the viewer from lingering by explaining that the new guests’ arrival is imminent.

Q.Would you advise us to hire linen or to provide our own and use a laundry service? – AM, Helston A. Katie Treseder, property manager for Helpful Holidays, says: If you supply your own linen you will need three sets of good quality linen for each bed and three sets of towels per guest, which will require replacing every 12 to 18 months (depending on your level of bookings). Supplying your own linen gives you the option of selecting your own colour and design, although plain quality cotton is quite acceptable. When providing your own it’s wise to avoid buttons or poppers which over time can become brittle or melt due to the heat of commercial roller irons. Open-ended duvet covers are preferable. There are benefits of using a linen hire service, such as saving on the initial outlay of purchasing linen sets and avoiding having to store it. You may well also save on the laundry costs, as it can be cheaper to hire linen than it is to have your own laundered. I have some wisterias I’ve been training up a cast iron verandah and underneath that I will be ripping out some perennials that haven’t been happy in my garden, like a trochodendron, which has looked sickly and has black spots under the leaf.” He swears by the following tips for renewal and regeneration which will help your garden withstand the cooler months and ensure it is in good condition for the year ahead.

You don’t have to give up just yet. Even some of the exotic-looking cannas, such as Canna Tropicanna, are looking good now.”

CLEAR UP LEAVES

“It’s time to get ready for renewal and the first thing to look at is the lawn, which has probably been battered by kids running all over it in the summer holidays. “A really good maintenance session, scarifying, aerating and topping up the roots of the grass plants with some autumn fertiliser will make a massive difference,” he says. “Really getting stuck in with a spring tine rake to remove all the thatch is an incredibly satisfying job. “For a couple of weeks, the lawn will look like you’ve demolished it, but later on, it will improve its condition. It’s all about toughening it up to get it ready for winter. Spiking it and aerating it really allows the oxygen to get right down to the roots, but also releases some of the other bad gases that may have built up. Be cruel to be kind.”

You’ll have to rake up fallen leaves or they will suffocate any plant life underneath them and provide shelter for pests. If you have lots of leaves and enough space and time, make leaf mould by putting your leaves into dustbin liners with air holes in them and leave them to rot down to make a great mulch. It does, however, take a year or so for the leaves to break down sufficiently to use.

Autumn and winter is a great time for this because you’re not battling slugs, the lawn isn’t growing at the

Diarmuid Gavin’s tips on bulbs “Bulbs have been in garden centres for the last eight weeks, and now it's worth thinking about a joined-up approach. Consider what you want to achieve with bulbs, whether it's pots around the front door, or in drifts in a lawn. You can coordinate planting with your lawn aeration, or when you’re tidying the beds and borders. “There's no point in buying a dozen daffodils and planting them in a row because they'll look terrible. You have

to plan and invest. Maybe buy a 5kg bag of daffodils and plant them in drifts rather than placing them one by one. Throw them on the ground and see where they land, which will give you the most naturalistic planting. Plant them at least twice their depth and give them a bit of feed if you want them to be vigorous. “The secret is, don't skimp on bulbs. The only place you can skimp is if you're just putting them in pots.”
