Internationally acclaimed chef, Michael Caines, above, will be cooking up a treat for the opening of the Spinnakers showhome complex at 11am today in Exmouth.

Agricultural land sold well at a recent auction in Ilminster held by estate agents Greenslade Taylor Hunt.

A ring-fenced parcel of 46.77 acres of level and accessible pastureland at Chard Junction on the Devon/ Somerset/Dorset border sold for £565,000, or £12,080 per acre. There were at least seven different bidders for this land.

At the same auction, 6.8 acres at Kilmington near Axminster sold for £110,000 and a 6.7 acre pasture field at Clayhanger, Combe St Nicholas sold for £62,000.

Port Navas Yacht Club, the only privately-owned yacht club on the Helford River, has changed hands.

The new owner is Giles Williams, a businessman whose family has strong local roots in the community.

“The main issues for us were advancing old age and the difficulties of operating the business from a distance,” explains Alan Gardner, who formerly owned the yacht club with his wife Sandra.

“Giles and his family are all locals to Port Navas and Constantine, the family is very well known, and his father Nick lived in Port Navas until his death a few years ago.

“The good news is that Giles will continue to run the club as a going concern, and we have worked out a seamless transition at the appropriate time. Giles will get tremendous support from his family in this venture, and he sees this as a long-term commitment to the local community.”

The Helford River, immortalised in Daphne du Maurier’s novel Frenchman’s Creek, is one of the most beautiful and unspoilt rivers in the Westcountry, with sheltered valleys, oak woodland and hidden creeks.

Port Navas Yacht Club opened in 1955 and offers pontoon and creek

moorings for yachts, motorised boats and tenders for access to the main river. The club includes a bar and restaurant, popular with both social and boating members, and two holiday apartments.

Establishing some It’s time to give your lawn some care and attention, says Otter Nurseries garden guru Rose Clark Considering the meteorological challenges and inconsistencies over the winter months, Westcountry lawns appear to have emerged in reasonable health this spring. With the Easter break approaching, now is the moment to start bringing your lawn up to perfection for the summer.

Here is my six-point plan for making sure the grass will be greener on your side of the fence this year.

1 Drainage Drainage and aeration can be improved by spiking the lawn. This is usually carried out in the autumn when it is preceded by scarifying to remove the build-up of thatch.

Both these actions can cause damage to the grass, so in the spring it is better to aerate the lawn by pricking it with a solid tine aerator.

Spikes are pushed into the turf which breaks through the thatch and surface crust. Do this on a day when the soil is moist.

2 Lichen

This four-bedroomed contemporary-style barn conversion has a garden with terrace, rural views and paddock. What’s more, it is set in the Wood Barton estate in South Devon, and you’ll have access to 80 acres of woods and river walks, plus fishing rights.

Lichen is a common but ugly sight on neglected lawns. When lichen is visible it’s a clear indication that all is not well in a lawn.

Shade, poor drainage and low nutrient levels are possible causes of its appearance.

The problem is easily avoided and cured. Routine treatment with Lawn Sand, as before, will help with aerating and feeding the lawn.

3 Moss Most moss species love damp and will compete with grass. If moss is left, it will build up and weaken the surrounding grass of your lawn.

The combination of a mild, wet winter has provided moss with an ideal environment in which to flourish.

Soils that are compacted and become easily waterlogged will also attract moss, as do shady areas. You may also be surprised to know that mowing the grass too short can encourage moss, too.

There are a couple of choice products that I would use for moss prevention. Lawn Sand contains iron sulphate which is used to kill and control moss.

It also contains ammonium sulphate which is high in nitrogen and will help to give your lawn a useful boost to green it up. Apply Lawn Sand either with a spreader or by hand on a dry morning with the prospect of dry weather ahead.

The powder will slide off the dry, narrow grass blades and cling on to the broader leaves so that moss and weeds will scorch and turn black.

It’s important not to walk on the lawn afterwards until there are visible signs that the treatment is working. If no rain falls within two days, the Lawn Sand should be watered in.

Don’t worry if large areas turn black, this is quite normal!

died, about two or three weeks after application, it can be safely raked out with a good quality lawn rake.

Some gardeners habitually rake out moss without first killing it off.

I’m afraid that removing moss in this way is a temporary fix and the raking action is likely to spread the moss further to other areas of the lawn in the longer term.

You could also try combined fertilisers, which are designed to be an all-in-one application to control moss and weeds.

I like one called Evergreen Complete, which has a high nitrogen content to feed the lawn, green it up within a few days and improve water absorption.

After the moss has been raked away, large patches of bare earth will appear. It will take a while for the surrounding grass to grow into the bare patches. If left, moss or weeds may re-invade and colonise.

To prevent this from happening, the areas can either be patched with turf or re-seeded with fresh grass seed.

4 Weeds

The poet Rupert Brooke once visited this late Georgian gem in Mid Devon and even wrote a poem about the visit, called Dining Room Tea. The house comes with a sunny one-acre garden and a coach house with potential for conversion.

Spike your lawn to aerate it by breaking up the thatch and crust

A weed is a plant growing in the wrong place. So in a lawn any plant that isn’t a grass can be regarded as a weed. Newly-sown lawns are often infested with many of the regular general garden weeds.

They are unable to sustain constant attack from the mower blades and will gradually disappear. There are many low-growing perennial weeds which are a constant threat to

● If you haven't yet done so, spread a mulch of compost or similar over beds and borders to suppress the annual weeds and to conserve moisture ● Plant gladioli corms at intervals in the coming months to prolong their flowering season ● Plant a patch of comfrey in a sunny corner of the kitchen garden, because the leaves are great to add to compost and can be used to make a liquid feed ● Damp down the greenhouse floor on warm days. This will increase humidity. Also open the vents to prevent temperatures rising too much but do remember to close them at night ● Divide large congested clumps of pampas grass

Even the best-loved lawns, above, can contain the odd weed, below your sward.

Even the best-loved lawn will see the appearance of occasional weeds from seeds dropped by birds or dispersed on the breeze by nature herself.

Just a handful of weeds can easily be pulled to remove them. Larger areas are better controlled by lawn weed killers. They are from a group of selective weed killers and when used accurately will not harm the grass.

They work by regulating and altering the growth of the weed, killing it from the inside, root and all.

Mecoprop P and MCPA are usually included in the formulations and will control a wide range of weeds.

They can be applied as a combined feed and weed preparation such as Evergreen Complete. Alternatively, try the liquid product Verdone which can be applied with a watering can or sprayer.

Speedwell can sometimes be a problematic weed. Gently raking the plants up to the surface prior to mowing will help to weaken the plants. The clippings must be collected to prevent further spread.

5 Feeding I cannot stress how important feeding is for maintaining a healthy lawn.

We tend not to think about how many individual grass plants there are growing in the lawn.

There are high nitrogen feeds with or without moss/weedkillers. I use Scott’s Lawn Builder when my lawn

is totally weed free and I use Evergreen Complete when it’s not.

Short grass clippings, weed-free of course, are beneficial and will return an amount of nitrogen back to the lawn if left, they also will help to retain moisture during the summer months.

It could be argued that leaving clippings will encourage thatch to build up. But if the lawn is managed correctly and scarified in the autumn this shouldn’t be a problem.

6 Over-sowing If your lawn is thin and needs to be bulked up take action, as the thicker

the grass, the less space there will be for weeds.

Try over-sowing with a light covering of grass seed into the existing grass or bare patches. Top dressing should be used to cover the seed on bare patches.

One that really does have bags of charm is the beautiful Italian White Garden, which is based on the tra-

ditional design for Renaissance gardens, originally created in Italy in the 1400s.

It was created for Trago Mills by the award-winning garden designer Paul Stone, who has won several gold medals at both Chelsea Flower Show and Hampton Court Flower Show over many years.

Paul, who lives in Falmouth, says: “The concept of a white garden goes all the way back to medieval times.

They offer peace, reflection and spirituality, in a cool and simple style.

“Even today, you simply can’t ignore the Italian Renaissance garden style and its huge contribution to English gardening.

So here at Trago Mills, we have our salute to fine lines, neatness, grandeur and antiquity, swathed in a bridal wreath of white flowering varieties of evergreen shrubs and beds of roses.”

by Paula Nicholls Interior design expert This column almost didn’t happen this week. My tablet died. Kaput. No more. I am bereft. I have become so dependant on this little sliver of technology. Last summer my sister called asking “have you got one yet?”

One what? No. “Well you should get one, you’ll love it.”

What nonsense, I thought no more of it. Then my laptop expired so I decided maybe I should give it a go. I picked it up from the shop and it was love at first sight. White, sparkly, wafer thin, a supermodel. I turned it on and it sparked into life.

My son says: “Yes, isn’t it beautiful?” I agreed “You have a new God now” he adds.

I do have a new god now. I returned, mesmerised by the pretty lights. I’m not a techie or a gadget lover but this was different – it was genuinely useful, it saved me time, and allowed me to write notes for this column while watching my two favourite men on Pointless.

I could update my website, edit photos, write concise and pithy emails and take photos of my cats and post them on Facebook. It was really, really useful and now it is no more and I have to use a boring computer. Bah! I’m really not a gadget nut. I still grind my coffee on a Fifties grinder attached to the wall. Every morning as I spring gaily from my slumbers, I turn the handle and out pours ground luscious-smelling coffee into the little glass receptacle. None of the modern nonsense where an electric monstrosity wakes you with the sound of a pneumatic drill with overtones of screeching owl.

I think gadgets are a male thing.

My darling daddy is an habitual gadget gatherer. His love of the charity shop and anything K-Telesque means there are cupboard full of vegetable choppers, bread makers, tea bag tongs, slow cookers.

And now he wants a tablet, too.

Work is busy. I am dealing with a couple of multiples who are interested in our designs (pictured below) and there is a lot of paperwork and arduous business protocols. There are landmarks that you set in self-employment. You achieve one – and then you set yourself another. That’s the nature of a small business, you’re only as good as your last order. But at least you’re your own boss. Or that is what I tell myself at 8.30am in the warehouse as the wind whips under the door and the dog looks expectantly wanting another walk.

On Mother’s Day my son woke me

I’m really not a gadget nut. I still grind my coffee on a fifties grinder attached to the wall up with poached eggs on toast and a lovely pot of coffee. I’m feeling very lucky but a bit sad that next year he’ll be at university. What will I do?

He says he’ll post the poached eggs next year. Students!

Canvassing support Glamping is a word that hadn’t even been invented until about six or seven years ago. Nowadays most of us know it stands for “glamorous camping”.

And quite a few of us have been on a glamping holiday.

Yurts, safari tents, shepherds’ huts, gypsy caravans and even treehouses – these days there is a wealth of choices for people who love the outdoor lifestyle, but don’t want to have to put up their own tent.

Back in 2008, my husband John and I ventured into glamping by putting up two canvas yurts in a field on our farm near Sidmouth in East Devon.

Today, we have three yurts and two safari tents, and our site, called Cuckoo Down Farm, is open from now until October half term.

Our little farm has been in my husband’s family since the 1950s and, at just 27 acres, it used to be very much a “not-for-profit” business, with sheep and the odd visiting horse.

Almost by accident, we ended up being one of the very first places to offer glamping in the South West, in fact in the country as a whole.

For our farm and our family, glamping has worked really well. We now have people coming back to stay for their fourth or fifth time. Several come more than once a year and have become good friends with us, and their children with our children.

When I look back at our first season, however, I do cringe at the unprofessional and downright dizzy way we went about things. People would arrive and I would still be frantically stuffing pillows into pillow cases, texting John to say: “keep them talking”.

Over the years, however, we have become much more organised. Today, our visitors can expect to find a warm welcome, pretty bedlinen on the beds, comfy sofas, a woodburner, cushions, rugs, wooden floors and so much more. We have hot showers, a loo each, fridges, washing machines, a private kitchen complete with everything from corkscrews to cafetieres.

I believe that, even though our visitors are staying in a field, we will offer them a standard of cleanliness and presentation equal to the best hotel or five-star holiday cottage.

Fluffy towels, fresh flowers, sparkling kitchenware, immaculate showers – everything is cleaned to within an inch of its life on our oftenfrantic changeover days.

Glamping, above and below, at Cuckoo Down Farm in Devon holiday cottage, especially if you already own the land. But of course you don’t have the capital asset of a cottage to sell on again.

The costs, though, don’t begin and end with the purchase of a big tent (and these can set you back as much as £15,000 or more apiece). Just the other day the John Lewis van arrived here packed with bouncy new topquality mattresses, and the past few weeks at our farm have been a whirl of workmen coming and going, fixing the plumbing in the showers, repairing wooden floors in the tents, repainting furniture that had become more shabby than chic.

These days, John and I are no longer involved in the hands-on cleaning and bed-changing, which is a mercy as we weren’t very good at it compared with our superb housekeeper and changeover team.

Having said that, I do clean the campsite showers every single day of the summer. And when a visitor taps on the door at 8pm asking how to

work their woodburner, it is up to us to jump up off the sofa and help them out.

We also do our own bookings and marketing, which can be both expensive and time-consuming. If we were starting from scratch today, I would definitely be interested in the service offered by the only two agencies that I know of that deal with glamping sites. One is Canopy and Stars, a national agency run by Alistair Sawday, and the other is Classic Glamping, run by the long-established Classic Cottages lettings agency, covering Devon and Cornwall.

You may end up giving to 25% or so of your bookings income over to the agency but it will certainly save the time, expense and hassle of building your own website, doing your own marketing and fielding enquiries from would-be visitors.

So is glamping as popular as it ever was, and is there room for more sites in the market? Well, there is certainly more competition now than back when we started. Demand then was very high indeed, and we barely needed any marketing. Now we have more glamping tents and offer a far better standard of accommodation but we have to work hard to fill them.

Happily, we have had literally dozens of glowing comments over the years on TripAdvisor and a five star rating, which certainly helps attract customers. The expectations of our visitors get higher every year, so you have to keep working hard to be the best.

I remember back to the early days when I thought running a glamping site would simply be a case of putting up a smart tent and waiting for the customers – there certainly is a lot more to it than that.

In between lets, you need to ensure that the grass is tidy and flower beds weeded, exterior paintwork is fresh, steps and paths arenâ&#x20AC;&#x2122;t slippery, gates open and close easily and debris is removed.

Handrails beside flights of more than two steps are recommended.

Garden tools should be removed or securely locked away. There should be a table with sufficient chairs for the number your holiday home accommodates.

Choose good quality furniture to withstand wear and tear.

A barbecue is appealing to holidaymakers, unless your cottage has a thatched roof and the fire risk worries you.

Play equipment is a plus but it

must always be well maintained and you should inform your insurers. A cupboard stocked with equipment for badminton or croquet (pictured), balls and other outdoor games is appreciated by the young and young at heart.

Q. The cost of central heating is inclusive in our holiday cottage. We are considering installing a woodburner. Will we need to provide wood? Is there anything to consider? â&#x20AC;&#x201C;KG, St Austell A. Christine Phillips, for Helpful Holidays, says: Open fires and woodburners are popular with holidaymakers and installing a woodburner will give your property year-round appeal Donâ&#x20AC;&#x2122;t assume people will know how to operate the woodburner â&#x20AC;&#x201C; instructions in your information folder may be useful. You should lay the fire ready for your guestsâ&#x20AC;&#x2122; arrival and provide sufficient fuel for the first night, but you donâ&#x20AC;&#x2122;t need to provide free logs for an entire booking.

Some holiday home owners supply a store of logs or coal, together with an honesty box. You should make this arrangement clear when your guests book. If you donâ&#x20AC;&#x2122;t have space to store fuel or arenâ&#x20AC;&#x2122;t able to replenish the supply regularly, leave information on where it can be purchased locally.

Be prepared to start your changeover routine by cleaning out the ash. Fire irons should be provided and, if you opt for an open fire, a fire guard is a must.

As well as correctly situated smoke alarms, you need to install a carbon monoxide detector, all of which should be tested on every changeover day and batteries renewed regularly.

Exeter estate agent Lewis Rossiter is currently appearing in the six-part series “Under Offer, Estate Agents on the Job” on BBC1

Westcountry estate agent is sold on TV stardom

This week saw the first airing of a new reality TV series based on the exploits of real-life estate agencies across the country.

Called “Under Offer, Estate Agents on the Job”, the standout star of the show looks set to be Bradleys estate agent Lewis Rossiter, who is based in Exeter and has worked for the firm for two years.

The six-part series follows 11 estate agents over a six-month period and shows their trials and tribulations along the way.

Lewis has also appeared on The One Show on BBC TV this week to publicise the series.

He admits that he approached the filming with: “a mixture of excitement and trepidation – I really wanted to do the series, but was very aware that it was a big risk in terms of how I could be portrayed and in

turn could be detrimental to Bradleys.

“However, as time went on my guard came down and I felt more relaxed and less self-aware. Ultimately, I made a conscious decision to just be myself and let the chips fall where they may.”

Lewis, 31, lives and works in the St Thomas area of Exeter. His wife is called Vanessa and they have three children, all under five, called Cohen, Ava and Sophie.

Bradleys MD Francis Marshall explains that he was first contacted by the show’s creators, Betty Productions, back in early 2013. “Betty Productions have made other successful property-related programs in the past so I listened to what they had to say,” says Francis.

“They were competing with other production companies to produce this programme for the BBC. “They were looking for a company with good coverage of a large sector of the market and a sizeable amount of staff where some interesting characters could be identified. Bradleys

Bradleys MD Francis Marshall seemed to fit their bill exactly.”

Francis says he was satisfied that the series wouldn’t be “a stitch up” and suggested a few interesting candidates. “They liked the sound of

Lewis the most and came to Exeter to carry out a screen test. At this stage Betty Productions still hadn’t won the contract to produce the programme for the BBC, so Lewis actually contributed to their success in securing the contract.”

The cameras followed Lewis for six months with full access to all Bradleys meetings and social functions in addition to the daily routines in one of the firm’s Exeter offices. “I had signed away all editorial control of what was used or discarded so I had to be confident that everything would be up to our normal high standard and that we would avoid any embarrassing incidents,” says Francis.

Lewis says that the Bradleys team found the filming “overwhelming and stressful” at times. “And in terms of my family, my wife was adamant she did not want to be filmed. I just told her she was the Jools Oliver of estate agency and would be in the background.

“They say there is no such thing as bad publicity. I hope I come across as hardworking and dedicated to what I

do, but also I hope the show reflects well on Bradleys.”

Bradleys is confident that the show will increase business for the firm and have taken on additional staff to be ready for the rush. “I do believe that once people who are on the market with some other agents see what they are missing they will hopefully give me a call. We get properties sold in a timely manner and treat vendors and buyers the way we would wanted be treated ourselves,” says Lewis.

“We have had an absolute blast filming and it has been an amazing experience. I would be lying if I said I would not be interested in being involved in a second series.”
