Everything but the kitchen sink People in the South West have been known to strip their homes of all the bare essentials when they move… even taking the bath with them! As the UK’s moving season warms up, with house-buying sites already reporting record interest, research has revealed that for some, taking a new bath to their new abode might be necessary. The research, commissioned by a leading UK removals specialist, Robinsons, questioned 1,000 UK home-owners. It found that 15% of South West movers were likely to strip their house of essential items when selling up. Of those, 32% took curtains and blinds with them, 32% removed garden plants, 14% took all carpets, 18% light bulbs, 18% light fittings and 5% even packed the bath. However, people in the South East emerged as the meanest movers in the UK, with 20% of them stripping their home of essential items including light bulbs (24%), carpets (27%), curtains and blinds (47%), and even the kitchen sink (8%). This compares with the North of England where 17.5% of movers took items and Scotland (17%). People in the Midlands were the most generous movers, with only 13% of movers taking items with them. Homeowners not properly packing and protecting their belongings also emerged as a stress flashpoint. Almost a third of respondents (28%) had items broken or damaged during their move. Mirrors, tables, framed artwork, bottles of spirits or wine, and washer/dryers – not to mention the house itself – were the top casualties. Anthony Robinson, managing director at Robinsons, says: “There’s not much you can do about missing light bulbs but working with a professional removal company, and properly packing your belongings can make things much more enjoyable”.

Even the bad weather did not dampen spirits at the launch of a new housing development in Truro recently (pictured above). Taylor Wimpey has officially unveiled its Penn An Dre development in Truro. Local residents were given the opportunity to choose the development’s name. The name chosen, Penn An Dre, means “Head of the Town” in Cornish. The development features a range of two to six-bedroom homes, priced from £274,995, near Tresawls Road. Nev Meek of the Cornish Language Partnership advised on the new name and says: “Cornish people have a heartfelt sense of place and a real attachment to their place names.”

Mortgage approvals jumped by a fifth in 2013, compared with the previous year, according to new Bank of England figures. There were 734,969 property loans sanctioned in 2013, with the trend accelerating towards the end of the year. This was a jump of 20% on the 612,654 approvals of 2012. James Baker of Strutt & Parker’s Exeter office says: “Renewed market confidence and government incentives to help first-time buyers mean more people applying for mortgages, and also more people getting approved. “Lending appetite will continue to remain strong, with most lenders aiming to do more lending than they did last year.”

East Devon District Council’s draft Villages Development Plan Document (DPD), which is open for public consultation until noon on Monday, March 10 , sets out its proposals for housing growth in East Devon villages. The DPD complements the East Devon Local Plan and sets out policies and boundaries for development in those settlements proposed for housing growth. Mark Chugg, of Savills in Exeter, says: “The launch of this consultation is an opportunity for landowners with land within the East Devon villages to make representations to the council to put forward their land as sites for allocation within the plan.”

This decision is a new adventure for the Wakely family, and one that, no doubt, they will carry off with great style – they have already run a very successful commercial brokerage firm in the past. From eyesore to Becky Sheaves finds out how a tumbledown Devon barn has become a source of income Sarah and Barry Moore moved to their farm on Dartmoor nine years ago. At the time, the main attractions of the property included the 20 acres of land for Sarah and her daughter to keep their horses. Not to mention its proximity to Moretonhampstead, where Barry worked as a butcher. But by 2010 the family had settled in and begun to wonder if the small stone barn on the edge of their property could be brought into some sort of use. “It had originally been part of the farmstead, one of probably four buildings,” explains Sarah. “Our house was built in 1905 and the old buildings had mostly fallen down. The barn itself had a tin roof and was covered in brambles. I could see it too was in danger of being lost forever.” Fast forward four years, and the barn is now a thriving holiday let. It attracted visitors for 50 out of 52 weeks last year, generating a healthy income for the Moore family. So how did they do it? “We started out by approaching the authorities at Dartmoor National Park, to see what sort of development they would allow,” explains Sarah. “They said they would permit us to create a holiday let, so we thought, let’s go for it.” Barry’s brother, Andrew Moore, is a builder and he undertook the work for them, using plans drawn up by local architect Richard Murrin. “Richard is based in Okehampton and has worked with the Dartmoor National Park on lots of properties, so he knew what would work under their rules,” says Sarah. Even so, the plans went to and fro for a while. One of the issues was that the barn didn’t have much in the way of windows. “In the end, we got around the problem by having roof lights for the two bedrooms upstairs, and two large glazed areas where the old barn doors once were,” says Sarah. “Keeping the downstairs area completely open plan allowed the light in, which would not have worked if we had partitioned it off into separate rooms.”

The building needed a complete overhaul as it was in such a state of disrepair. “We basically built a new house within the old stone walls,” explains Sarah.” During the build the Moores asked Helpful Holidays for advice on the layout and facilities. Moray Bowater, MD of the long-established holiday let company based in nearby Chagford,

‘Hot tubs are a real draw for many properties in today’s holiday let market‘ came to give advice. “I could see it had huge potential, given the lovely location. I recommended they went for two good-sized bedrooms, each with an en-suite bathroom,” Moray explains. “It is tempting to try and cram in three bedrooms. But these days bathrooms really are important to visitors. This way, two couples can comfortably share the house but each will have their own bathroom.” Another touch that Moray considered to be “a fantastic idea” is the hot tub that the Moores installed outside the property on the sunny terrace. “It is a real point of difference and such an attraction,” he explains. “Swimming pools are also very popular for our customers but obviously far more expensive to put in and run. Hot tubs are a real draw for many properties in today’s holiday let market.”

Your holiday let questions answered Q. How important are en-suite bathrooms for holiday lets these days? Our rental cottage has a family bathroom and three large double rooms – would it be wise to put in en-suite shower rooms as well? – L Simmonds, West Cornwall A. Gaby Wakley, property manager, Helpful Holidays says:

Your cottage sounds as if you’ve furnished it to appeal to couples (with three double bedrooms), so I would recommend installing at least two en-suite shower-rooms, if not something more luxurious (see picture below). The higher the ratio of bathrooms to bedrooms, the better a property books. So even if you’re shoehorning in a tiny en-suite shower or two, your property will become more appealing.

Q. I’m thinking of downsizing and am having trouble selling my house. It is a sevenbedroomed period property with a large garden and heated swimming pool. A solution could be to run it as a holiday let. I’m elderly and don’t want to be doing changeovers – what are my options? – K Smith, Exmoor A. Melanie Cassidy, property manager, Helpful Holidays says:

Sarah does the cleaning and changeovers herself, and is also on hand to welcome visitors and give advice if needed. “To be honest, the visitors are very self-sufficient, so it is not a case of having people tapping on the door every five minutes.� The changeovers too have not proved too onerous, says Sarah. “We tend to have very considerate visitors. About 75% are couples, often with dogs, who are very interested in walking on the moor. But they often clean up thoroughly before they leave, which is really wonderful. “In about 5% of cases the house is left in what I’d call a bit of a mess but we’ve never had people do anything really bad.

“We’ve got wooden floors right through downstairs, which helps, and I provide a stairgate so that dogs are kept downstairs at all times.� Sarah also provides an information pack for the visitors with details of days out and places to shop and eat, as well as welcoming treats of useful items such as local eggs, biscuits and tea. “Our guests also tend to note down successful ideas for subsequent visitors in the visitors’ book, so we end up providing lots of good local information for them,� she says. “But many just want to go for walks every day or sit in the garden. I think they often have such stressful lives, this is a real chance for them to relax and get away from it all.� But perhaps the last word should go to some of the property’s recent visitors, a Mr and Mrs Tucker who

stayed there in December and left this glowing review on the Helpful holidays website. "Our stay at the Butterdon Barn was a perfect get away in a lovely location set in the heart of the moor. We were literally blown away by the barn and it far exceeded our expectations, the description and pictures don’t do it justice. “The hosts were excellent and made sure everything was just perfect. Tea, biscuits, home made jam and free range eggs left for us on arrival was a lovely touch. “After long days of walking and climbing tors, evenings spent in the hot tub with a beer and listening to the distant hooting of an owl really topped the holiday off."

When considering whether it’s worth spending a lot of money on converting your barn as an investment, think about whether it’s in a desirable location for holidaymakers or offers something special such as a stunning view. If you decide yes, you come to the issue of size. Creating five bedrooms assumes the barn will accommodate ten, which, although convenient for two families or three generations, is not an exceptional number to accommodate. You might generate more income by dividing it into two, providing they have their own private gardens, allow dogs, offer a (possibly shared) games room and perhaps a hot tub. Consider lockable inter-connecting doors, creating the option of turning the barn into a big family house when required. Why I love all of It started with two. Twenty years ago, after a long break from chicken keeping, I was tempted by an advertisment in the Western Morning News for some Welsummer hens. A gentle breed, they are speckled russet and lay very dark brown eggs although not in great quantity. Bravey and Chicken arrived, named after hens which my husband had kept in childhood. I came to refer to them as “my little actresses” as they did a fair bit of resting between performances (ie eggs)! But they enjoyed pottering around the farmhouse garden and we enjoyed having them there. Then came the broody season, and we bought some fertile eggs so that motherhood ambitions might be fulfilled. Then there were ten.... We moved house and opened a bed and breakfast business here in Modbury, so we were very glad to have fresh, free-range eggs for our visitors. The B&B also became the justification for adding “a few more” hens to the collection. By now, there were about 20. If we had a glut of eggs, we put some out in an honesty box, which helped to pay for the chicken feed. Then people started to say things like: “lovely eggs, could we have a regular order?” Come the winter though, nature decrees that hens have some rest and recuperation so the glut could quickly become a shortage. To get the growing list of customers and guests through the winter some new youngsters would be added to the flock. Twenty years on, that pattern has repeated itself many times over, but it is still difficult to reach that magic, happy balance of “enough” eggs. Only a few weeks ago our chiropractor said he couldn’t imagine a winter without our lovely eggs. “I don’t know what you do to those hens but you’ve turned our family into egg fascists,” he complained. “They won’t eat any other eggs.” He decided he would sponsor some hens, offering to buy some extra hens so that his supply would be guaranteed. His receptionist waved her cheque

I laughed, but as I related the story to other people locally, I was surprised to find others saying “I’ll have a hen too.” We now have about 100 in all. There are unexpected spin-offs

As the chickens race out of the henhouse their sheer enthusiasm for the day makes it all worthwhile from keeping hens. Most visitors to our B&B enthuse about the colour of the yolk, and the taste of the eggs, and often buy some to take home. We think the taste is because our chickens roam over a couple of acres and have plenty of grass, space – and all things that live in the grass. Most eggs have been sold within 48 hours of being laid, and sometimes are straight from the nestbox.

For the visitors, there is also the chance to get closer to the creatures. I showed a day-old chick to one child, pointing out the sharp nodule on its top beak. The adults around the table were curious, too, and the little creature was gently passed from one to the next, while I explained that the purpose of this sharp part of its beak was to aid breaking the thick shell when hatching. This little nodule would disappear within a couple of days, I told them, as it would not be needed again. They were fascinated and on leaving, one lady wrote in the visitors’ book, “Today I held a one-day-old chick for the first time”. Even in the winter, people still visit Devon, and one cold day I bemoaned the fact that several hens were moulting at an unfortunate time, and feeling the cold. I joked that there was a knitting pattern on the internet for a chicken jumper – and a few days later, I received in the post a perfectly made, smart navy mini jumper from a Norwegian lady who had recently left us! And an email from a primary school teacher who thought her junior knitting circle might like to give the pattern a go – how many did I need? It’s quite a commitment to look after 100 hens but as they squeeze, tumble and race through their popholes from their henhouses out into the fresh air each morning, their sheer enthusiasm for the day makes the commitment worthwhile. ● Pick salad crops grown under glass, including rocket and mizuna.

● If the soil is soaking, delay planting bare-root roses and other shrubs until the ground is dryer.

● Prune late summer-flowering clematis like C. viticella, cutting them to 30cm above the ground. ● Remove dead pansy flowers from pots to encourage the plants to flower again. ● Harden off polyanthus before putting them out when the weather turns milder. ● Protect strawberries with horticultural fleece. ● Keep off the lawn while it is sodden.

● Sow tuberous begonias, sweet peas and busy lizzies under glass. ● Prune overgrown deciduous hedges. ● Plant Jerusalem artichokes (pictured above) burying the tubers around 2.5cm (1in) deep and 30-45cm (1218in) apart in well prepared soil. ● It is time to top dress all pot plants which are not to be repotted. Do this by simply removing the surface soil and then replacing it with fresh compost.

director of Woods Distinctive Homes, reveals why he believes new rules on converting barns could be good news for the Westcountry Recently, the Government has proposed new measures to allow more barns to be converted into residential use. This has caused an outcry in some quarters. I have lived in a barn conversion in the Dartmoor National Park for 30 years, where I was a parish councillor for 21 years. From some of the reports emanating from the media you would have thought that the whole of the countryside was about to be plagued with a spattering of new houses. Some of the statements, particularly from those in positions of authority, are scaremongering, patronising and inaccurate. An unnamed spokesman for England’s National Parks was reported recently in the Western Morning News as saying: “Valleys with fields dotted with stone barns could be transformed into a semi-urban environment. You’d have gardens, cars, washing lines and greenhouses.” Another report says: “You could be looking at 90,000 new properties.” Take the hyperbole out of this issue and things are not quite as they might seem. The new Government plans do not envisage rebuilding ruins but converting barns which are “worthy of retention”. This is a similar rule to the current one but would simply be widened to include barns in any location, not just in settlements such as villages. In my opinion, the holier-thanthou attitude from some of the objectors really does not help their

arguments for maintaining the status quo. Most of the people who own barn conversions treasure the environment they live in. To accuse them of “suburbanising” the environment with gardens and washing lines is simply insulting. I take issue, too with the comment that barn conversions are very expensive and tend to deliver “second homes in the fields rather than affordable homes on the farm.” In fact, 75% of barn conversions in

Devon and Cornwall sell for less than £415,000, with a surprising number of smaller ones priced at less than £200,000. The average house price of all properties in the South West is currently around £250,000 and the average value of a barn conversion is not a lot above this figure. Not all new homes have to be affordable. There is a desperate need for homes of all types in the Westcountry region. With regard to the criticism of barn


Home truths by Paula Nicholls Interior design expert From our house in Newlyn, down at the toe end of Cornwall, we look over Penzance and Mounts Bay. In the Coop the morning after one of the many storms recently, the water lapping at the shop exterior is not mentioned. Stoical lot, Newlyners. The seaside path that connects our village to the Penzance promenade has been chewed up and spat out by the waves. Chunks of Tarmac are upended, revealing the sand beneath. But change here is nothing new. Early photographs of this area show there was once a road 40 metres closer to the sea than the existing “New Road”. The ghost of this road can be seen on the beach, blocks of granite trace its route, solidly refusing to shift a 100 or so years after its demise. I feel sad for the Newlyn green path, now in pieces. I’ve had some lovely walks along it to and from great evenings out. I’ve pushed my son in his pram along it on early mornings. Further back, I remember minching off Sunday school and running along this path to spend the collection money on a Jelberts ice cream. The good news is, the path is being put right by luminous shapes in the rain, brave folk in wet weather gear are tackling the destruction as I write. The coast will recover – scarred and maybe changed forever but even though we build our houses on sand, we survive. We turn our homes inward in winter. The curtains are drawn earlier keeping the cold and darkness out. Fires burn, animals are brought in, we keep the demons at bay while the rain comes down like stair rods. I enjoy all the seasons. At this time of year we withdraw to the room that exits off our kitchen diner. We call it the middle room, although in the sales details for our house it was called the library, because it has a few floor-to-ceiling bookcases. By that logic our kitchen should surely be

conversions encouraging “posh second-home owners”, the planners really do need to be taken to task. For the past quarter of a century it has been like climbing Mount Everest to obtain planning permission for full residential use for barn conversions. Holiday use only has been the norm for far too long, with covenants commonly stating that these properties cannot be used as primary residences. Thus, there is no alternative

but to sell these properties as second homes. What hypocrisy! People living in barns 24/7 tend to take part in their local communities and use the local pub and shop, if the village is lucky enough to still have them. Even the parish church can benefit. These are early Government proposals. As with most embryonic legislation these days, radical ideas are thrown out to the public to create a

reaction and invite discussion. Almost nobody wants to see sporadic deveIopment in the South West countryside. So it is highly unlikely that these raw proposals for converting or replacing redundant farm buildings will stand without major amendments. What is required is articulate opposition which recognises the fact that we desperately need more houses in England, and especially in the South West.
