The countdown has begun to January 26 for the launch of OnTheMarket.com, a new property website poised to give Rightmove and Zoopla a run for their money. The brainchild of Agents Mutual, OnTheMarket.com has the support of more than 4,000 estate and lettings agency branches nationwide, including national, regional and local firms. Tim Dansie from Jackson-Stops & Staff says: “We believe OnTheMarket.com will rapidly grow to become a major player in the portal market because it will provide a clean and simple search function and a highly effective platform.” Member agents have provided £8 million plus development funding.
It’s not too late to make a few New Year resolutions, at least when it comes to optimising the heat in your house. British Gas is offering some handy tips in the form of its 2015 “home resolutions”. The guide includes tips on how to bleed your radiators, service your boiler, wrap up your hot water tank, block the breeze, look out for carbon monoxide and insulate pipes. The full list can be seen on www.britishgas.co.uk. According to company research, homeowners paid out an average £542 per winter to cover domestic repair costs to boilers. This may have contributed to the statistic that 49% of Britons don’t enjoy winter.

It is a special property in a special place. “We wanted to be in Chagford – ideally, we wanted something with four bedrooms and a bit of land,” says Ashley. “The trouble with Chagford is that either you’re in a small house in the town, or you’re in a big house outside it, so you have to drive everywhere. “Nattadon Hill was bigger than we were looking for – it has seven bedrooms – but it’s unique in that it’s right on the edge of the town, yet comes with five acres.” The land meant that the family could keep horses in the house’s stables and paddock – the riding around Chagford, surrounded by stunning Dartmoor wilderness, is legendary. Nattadon Hill House was built in 1888 for an incoming vicar with five daughters. This was a comfortable age for the clergy, and the house was handsomely built by master craftsmen. Outside it is a Victorian symphony of brick and stone, with decorative ridge tiles, tall chimneys, arched windows and eaves with “gingerbread” moulding. Inside, it has tall and bay windows to welcome the sunlight. When Ashley and Rosamund took it on, it had been run as a B&B, with a few improvised en-suites. The Levinsons decided to restore it to its past grandeur, showcasing its Victorian character, yet nudging it into the 21st century. “It’s actually on mains gas,” says
Gillian Molesworth discovers a property which is part of the rich heritage of Dartmoor Ashley. “Transco were up the road for months digging the pipes into the granite, which was no mean feat.” Indeed, the moor’s legendary surface granite makes it all the more remarkable that Nattadon comes with a subterranean level. “It has a fantastic cellar – they really did things right in those days,” says Ashley. “It’s perfect for storing wine if you want to.” You enter Nattadon Hill through an entrance gate into an outer courtyard, and from there into the inner gravelled parking and turning area. There’s plenty of parking, which as locals know is a real boon for Chagford. A glazed entrance porch with solid inner doors leads through to a lobby with Victorian tiled floor, and the reception hall with a stone fireplace and an inset woodburning stove.
About the area Chagford: This a former stannary town on the northern edge of Dartmoor, with a charming town square, independent shops, famous festivals and a vibrant community. It regularly features in the top ten “best places to live” in newspaper and online surveys. Roads: Good connection via the A382 to the A30, and the M5 at Exeter (20 miles) Rail links: Frequent services to London and points west from Exeter Air: Exeter Airport is just under 30 miles away
Schools: Chagford has a primary school, which is Ofsted rated “good”, and a state secondary school at Okehampton, Ofsted rated “outstanding”. There is a range of independent schools in Exeter. Days out: Ashley recommends a field trip to Widdicombe or Hound Tor to soak in the Dartmoor scenery Eat out: The Globe Inn and The Three Crowns are both excellent atmospheric pubs in Chagford. The Victorian character of Nattadon Hill House has been lovingly restored by the Levinsons, who have created an elegant character home with 21st century amenities The gracious drawing room has a polished marble fireplace, wiring for bracket lamps, and a bay window with French doors to a beautiful south-facing terrace. One of Ashley’s favourite rooms is the study, which actually forms a suite of rooms separate from the main reception rooms. This is where the vicar used to welcome his parishioners, with a private office to the side. “It’s great because you can have a study which is a ‘relax in an armchair, read the newspaper’ study, and also a separate room which is properly set up as an office.” A management consultant, Ashley has taken advantage of the digital age and conducted business from here. The sitting room is a lovely bright room with wide mullioned transom windows and wood burning stove, and the dining room has recessed cupboards beside the fireplace. The kitchen/breakfast room, with its yellow walls and red Aga, oak floor and south-facing French windows, feels cheerful and cosy. There’s also a walk-in larder with shelves. With this much space, you can have a room for everything – Ashley’s hobby is photography, and he has put a darkroom in the annexe. Upstairs, there are numerous bedrooms. The prospect of returning from long walks to a hot drink and cosy fire is appealing and an open fire or woodburner is a popular facility in holiday homes. However, home owners who provide fires do have responsibility for regular maintenance to ensure they’re safe. The Fire Service is called to over 5,000 chimney fires each year, with the most common causes being the use of unseasoned wood and not having chimneys swept. It’s vital that before being lit in the autumn, your chimney is cleaned by an experienced professional who can also recommend how often it needs sweeping. Full or partial blockage of your chimney or flue risks both fire, with the potential to spread to loft spaces and roofs, and carbon monoxide poisoning. Blockages can be caused by various reasons, such as birds nesting or the ongoing build-up of soot.
Sparks from your fireplace can result in a fire or at the very least damage to your flooring. You should provide a fireguard in your holiday cottage and do leave safety instructions, such as ensuring the fire is extinguished at bedtime. Your cottage should have sufficient smoke and carbon monoxide detectors in the correct places. It is imperative these are tested on a weekly basis and batteries replaced regularly. Electrically wired alarms are preferable. Your local Fire Service website will have an informative website and is usually happy to advise on specific queries.

Melanie Cassidy, property manager for Helpful Holidays, says: The Gas Safety (Installation and Use) Regulations 1998 deal with installation, maintenance and use of gas appliances such as cookers, ovens, fires and boilers (including fittings and flues) fuelled by either mains gas or liquefied petroleum gas (LPG) and are aimed at protecting you, your guests and any staff that you employ in your holiday home. Your duty as an owner/landlord is to ensure gas fittings and flues are maintained in a safe condition by arranging for an annual safety check to be carried out on each gas appliance/flue by a Gas Safe registered engineer. You will need to display the test certificates and keep a written record of each safety check for at least two years. Any repairs or modifications must also be carried out by a Gas Safe registered engineer. As an additional safety measure, Helpful Holidays requires that carbon monoxide detectors are installed in all properties with gas/LPG appliances.
