10 property of the week

Modernised farmhouse is true to rustic roots Gillian Molesworth finds Dishcombe House in South Tawton, beautifully renovated by a couple who featured on TV’s Grand Designs The first property that physicist and technology expert Peter Benjamin designed with his wife, Christine, sliced right through a wall of their Devon manor house’s walled garden. On one side, the building resembled a traditional potting shed; the other three walls, cunningly hidden by a staggered partition, were a box of glass jutting into the garden. The design was so brave and unusual that it caught the attention of TV programme Grand Designs. The project made compelling viewing, however, the director was disappointed with the lack of tears, fights or histrionics. Neither could he provide uncomfortable footage of builders sitting idle on wheelbarrows, or trying to wedge custom doors into a mis-measured frame. Everything was completed quietly on time and within budget. Of course, Peter had done so well in his IT career that he was able to retire at 41 (even though Reuters later made him “an offer he couldn’t refuse”); with him as project manager, what did they expect?

Now well into their 70s, the Benjamins decided to sell their Grand Design house along with the 30-room manor on whose grounds it sat. They looked around for a new project, and after a long search found Dishcombe in South Tawton, on the Northern fringe of Dartmoor. “We didn’t want to move far from Cheriton Bishop, where we had been for 12 years,” said Peter. “We have a lot of friends there and also a very good doctor’s surgery, which is more and more relevant when you get to our age. “We didn’t find anything we liked until we widened our search, and then we found Dishcombe. “It was an interesting house down a quiet lane with plenty of space. The previous owners had done a lot of structural work, so it was in great condition – and we saw how we could improve it further. “The garden was completely overgrown, but had great potential.” Dishcombe was originally a farm, a big one with a range of stone buildings. Over the years, some of the

Although it has a modern feel, Dishcombe House boasts such character features as stone and wood floors, large wooden beams and a floor-to-ceiling stone fireplace, and impressive grounds barns and stables in the double courtyard have been incorporated as living or storage space, and Peter and Christine also added their touch. The main house, surrounding the bigger courtyard, is now a long 6,500 sq ft series of linked rooms. “It’s really improved the flow of the building – you can walk all the way around it without going outside,” said Christine. The flowing layout of the house has a modern feel; yet features stone and wood floors, large wooden beams and a floor-to-ceiling stone fireplace so staying true to its rustic roots. Ground-floor rooms include a spacious drawing room, large kitchen/ breakfast room, library, sun room, games room, and plenty of storage. On the first floor, Dishcombe boasts a grand master bedroom suite complete with a bathroom and dressing room. There are five further bedrooms, two en suite, and a further bathroom. On the second-floor is a self-contained one-bedroom flat ideal for staff or visitors. It is a home that will accommodate a lot of people doing different things. You can easily imagine someone cooking in the kitchen chatting with companions, while teenagers play pool in the games room, and guests enjoy a civilised drink in the drawing room or in the sunshine on the patio. A telecommuting bread-winner could be working in privacy in one of the studies, while the flat could accom-

modate still more people. “We had a big family get together at Christmas, and it worked very well,” said Peter. “There’s enough space so all can spread out, and you can be together when you want to. “The space could easily be divided up if one wanted income from a tenant.” Christine’s passion is weaving tapestries, and she loves the light, airy studio with its bevelled ceiling framed by wooden beams. “A local artist who lived here used to hold classes,” she said. “It’s a wonderful place to work.” Christine is

proud of the couple’s collection of Dartmoor-themed art and landscapes, which have pride of place on the walls. It is the garden where perhaps the most obvious improvement has been made. Peter and Christine, with their small team of professional gardeners, tackled the overgrown tangle of brambles and self-seeded shrubs. Now there is a beautiful, mature garden with specimen trees and shrubs, a walled garden, bright herbaceous borders and even a wildlife area with newly-planted oak and alder trees.

Peter said: “We consulted the Devon Wildlife Trust and English Nature, who advised us how to maintain a natural habitat for wildlife, using native plants.” He enjoys strolling along the mown paths in the wildflower meadow, looking for new insects and creatures that have made a home here. Local wildlife experts were keen to keep the valley as a sanctuary for rare flora and fauna. Badgers, deer, foxes, birds, and butterflies all love the Dishcombe grounds, which also include two paddocks for horses, and an old grass tennis court. “It is going to be very hard to leave,” said Peter; but the couple are finally settling into a smaller property nearby. Naturally, I couldn’t end the interview without asking the Grand Designs’ veterans for their top tips of building project management. Peter said: “Find out things for yourself – don’t rely on what architects and builders tell you. Talk to experts on everything and don’t just go on preconceived ideas, yours or anyone else’s. I would advise people to find good local craftsmen and keep on using them.” Sage advice – Dishcombe is living proof.

Enjoying air and graces Sam Wylie-Harris shares her tips for outdoor dining in style Nothing signals summer like stepping outdoors and entertaining family and friends in the sunshine. But if your open space is more currently looking more dull and dismal than French Riviera, fear not. Set the scene with colourful tableware and informal garden furniture; the perfect recipe for eating al fresco.

You don’t have to fork out on pricey crockery and outdoor items – there are lots of fun and charming disposable or plastic dining sets, as well as paper decorations and bunting. As Lauren Bennett, Sainsbury’s outdoor buyer, points out, this makes “outdoor entertaining both easy and affordable”. And new trend-led designs for items like napkins, cutlery and sundae bowls means budget al fresco dining can be “practical and stylish”. Of course, those keen to make outdoor eating a regular event for summer might want to invest in a good barbecue. But that’s not essential – you can even go smoke-free and cook indoors but eat outside. Here are some suggestions for your moveable feasts:

Great Ley Farm (guide £795,000) which is on the Upton Pyne outskirts, includes a four-bedroomed house , nearly four acres and stables

Exe Valley lifestyle in demand

Oliver Custance-Baker of Strutt & Parker, Exeter assesses the demand for property in the Exe Valley The Exe Valley has always been a popular area, both with local buyers and those coming from further afield but lately I have noticed this trend is definitely strengthening. Each village in this lovely area, from Exeter up through Tiverton to Bampton and Dulverton, has its own reasons for being attractive to buyers. Many are thriving communities, others have successful pubs. With Exeter so close by, this area offers good schools, work opportunities and further amenities. Tiverton, too, provides additional opportunities. Here at Strutt & Parker, we have sold a variety of property in the Exe Valley recently, and there is a good market now for well-priced properties. Our recent sales have ranged from cottages in need of improvement through to much larger houses. These properties have received interest from buyers in the same village to those living abroad and wishing to move back to the South West. For buyers from outside South West, the Exe Valley provides the sort of lifestyle that many are seeking. For

somebody selling a two-bed flat in London the difference in prices are vast. Sell up in London and the proceeds could buy you a five-bedroomed house on the edge of a popular village. As well as houses, farms have also traditionally sold well in the Exe Valley. The good soil here attracts both local farmers and investorbuyers. Indeed, one sale of a farm here recently achieved more than 30% above the guide price on the bare land and more on the land and outbuildings. If you are house-hunting, there is also a good selection of properties to choose from. For example, Little Nettacott (guide £595,000) provides a good-sized home set in almost threequarters of an acre. It has been extended by the current owners and is in a rural position just outside the village of Upton Pyne. For those buyers looking for a little bit more land, Great Ley Farm (guide £795,000) is also on the Upton Pyne outskirts. There is a four-bedroomed house which could be extended to

The Coach House (guide £395,000), between Cadeleigh and Bickleigh, is a three-bedroomed house with terraced gardens provide more accommodation, nearly four acres and stables. Heading further up the Exe Valley is the village of Cadeleigh. It is within ten miles of Tiverton, providing easy access to Blundells School as well as the Exeter schools. The Coach House (guide £395,000) sits between the villages of Cadeleigh and Bickleigh and is a three bedroomed house with terraced gardens, overlooking the surrounding countryside.

For those people who are looking to sell but don’t want to go on the market, then confidential marketing is a growing trend. Instead of widespread advertising, only a handful of buyers are introduced to the property. We are currently offering this service for a range of homes in the Exe Valley, from a small parcel of land through to properties selling for above £1 million.

If you are house hunting it is well worth registering your requirements with estate agencies. Here at Strutt & Parker in Exeter we have £30 million worth of property currently being marketed confidentially, and there is an exciting further range of property in the Exe Valley available to serious buyers. For more details call 01392 215631 or visit www.struttandparker.com

A very warm welcome to a selection of the wide range of West Country property currently offered through Stags 19 offices.

Peter Symons MRICS FAAV Senior Property Partner 01803 865454

Although the property market has been in the doldrums for almost 6 years, confidence to relocate and move within the South West was restored in the Autumn of 2013, as was noted with an increase in viewings and general activity. This has continued through the winter months and into the spring of 2014, further confirmed by a 30% increase in the number of Stags transactions. Historically, the West Country market follows the lead from our capital city, albeit several months

Membland, Near Newton Ferrers

later, and we anticipate a strong market for the rest 2014. However, prices have not increased at the rates seen in the South East and calls to dampen the ‘bubble market’ are not being made in the region. It remains imperative to get your asking price right to enjoy this upturn. With over 17,000 applicants currently looking for property with Stags, over 2,000 properties available for sale and rent, 19 regional offices and departments covering every aspect of the property market from residential sales and lettings to farm agency and professional services, the West Country really is Stags Country.

Properties with realistic prices, and particularly those below the £1,000,000 Stamp Duty threshold, are proving attractive to prospective purchasers. The majority of enquiries to buy still come from London and the South East; mainly from busy professionals looking to cash in on the value of their property, cut down on their long commute to work and regain some work/ life balance. Early retirees also feature in our extensive database of buyers.

Renting is no longer an option of last resort for many but has become a clear lifestyle choice with its advantages of greater flexibility and often lower costs.

Andrew Luxton MRICS FARLA Partner Residential Lettings 01404 42553

The number of private rented sector households is expected to rise from 17% to 20% by 2018, while home ownership is at its lowest for 25 years. There are 9 million people in private or social rented housing. In the first 4 months of 2014 Stags have seen continued growth throughout its lettings offices with the largest increase in activity for properties within the rental range of ÂŁ600 - ÂŁ900 pcm. This is a reflection of the increase in the number of tenants relocating and moving both from within and outside the region. With increasing job opportunities as the

economy improves, coupled with growing confidence this can only result in demand increasing. As a firm we are able to offer a unique network of West Country offices, unrivalled advertising in local and regional papers plus presence on all the major portals. This ensures that anyone looking to rent in the region is likely to register with us and we currently have over 4,000 applicants seeking property to rent. Analysis of tenants moving in to our properties shows that over 50% come from outside the area they eventually rent in, which clearly shows the power and benefit of our network, marketing, and applicant register. More viewings and tenant choice usually result in a better chance of a trouble-free tenancy.

2014 has also seen significant growth in our managed portfolio. This growth comprises mainly modern 2 – 3 bedroom houses purchased as Buy To Let investments. Over half of our managed portfolio comprises property of this type. Increasingly we are guiding landlord investors through the whole process of Buy To Let, ensuring that the common mistakes and pitfalls are avoided. Property is still seen by many as the preferred investment of choice and with strong tenant demand, and improving capital yields this is likely to continue. We will be holding Buy To Let seminars throughout the region, the first being at Exeter on Thursday, June 12th, as detailed below. We look forward to seeing you there.

Buy To Let Seminar Let us help you through the buy to let maze With a growing private rented sector, renewed potential for capital growth and strong regional tenant demand, we are experiencing an increased level of interest in buy to let property investment. As a result we are holding a seminar to advise on aspects of buy to let investment including the type of property to buy, preferred locations, yields, tax advice, buy to let finance plus key changes to landlord legislation.

at The Devon Hotel, Matford, Exeter, Devon, EX2 8XU on Thursday 12th June 2014 Registration at 6pm to include welcome drink Seminar begins at 6.30pm | Light buffet at 7.30pm Our advisors will be available following the seminar to answer any questions or queries. Beach Hut, Shaldon, Devon, £200,000

House doctor help Lucy Orr, house doctor and businesswoman, tells Gillian Molesworth how to update a holiday home’s look without breaking the bank Lucy Orr knows exactly how to show off a holiday home to its best advantage: de-clutter, simplify, and dress to its best. With her business head and good taste, she has helped dozens of Westcountry holiday lets to succeed, even though her company, Sandpiper, is only a year old. A home makeover needn’t cost the Earth, she says: the key is making the best use of what you’ve got, and showing it to its best advantage. Lucy, 43, has accreditations from the Inchbald School of Design in Chelsea – but she got her first taste for decoration from her mother. “She could have been an interior designer herself,” said Lucy, “We lived in a historic house in Edinburgh and it was beautifully done – everything had its place and it always looked immaculate, but still homey. “I am really passionate about design – I love how things look but also how they work. It’s really important for space to be functional as well. There has to be a good balance. “This is as true of a holiday let as a private home.” We are sitting in Lucy’s cosy kitchen near Wadebridge in North Cornwall. The kettle is warming on a red Aga, bright against the light blue walls. The colours are picked up in accents around the room: in china, frames, and a collection of Cornishware on top of a dresser. “I love the Scandinavian look, especially for the kitchen,” said Lucy. Her colour scheme is echoed in the airy dining room with its ivorypainted wooden floor, and in the sitting room with its elegant sofas. It manages to look both cheerful and sophisticated. Lucy is a consummate small businesswoman. In London, she helped her husband Andy run his landscape gardening business (he now does garden design for Sandpiper). Lucy and Andy then created an awardwinning holiday cottage complex

near Cardinham on Bodmin Moor called Glynn Barton, specialising in holidays for families with babies and toddlers. Their venture attracted lots of media attention and awards in the 12 years that they ran it, and is still going strong under new owners. “The trick is to find something that’s unique. You have to think about what you’re trying to achieve, and who you’re trying to attract,” she said. Lucy knows that even though many people could use some help with their letting properties’ interiors, they don’t want to spend a lot of money on improvements. “A lot of times, people have what

‘I love the Scandinavian look, especially for the kitchen’ they need right in the house,” she said. “Often they just have too much, or they just haven’t got it quite right. “My focus is always making the best of what’s already there. It might mean painting a few chairs or the floor, or investing in one key piece to lift the room.” Lucy also advises that clutter is killer. “Many people I’ve talked to want to make the home feel cosy, so they have a lot of ornaments in it,” she said. “I always tell them to simplify. Things like knick knacks and books need to be cleaned and checked regularly, which incurs cost.

“Also, not every renter likes a personal touch. They prefer it to be more neutral.” Lucy’s service runs from a simple written report to a full “home styling” and photography, and Sandpiper offers other services that can run alongside other agencies. See more on www.sand-piper.co.uk.

Ask the experts Your holiday let questions answered Q. How can we make ‘changeover’ days run smoothly for our holiday cottage and what arrival and departure times do you recommend we enforce? – AJ, St Ives A. Bev Plunkett, property manager for Helpful Holidays, says: We find holidaymakers are happy with a 3pm arrival time and 10am for departure, which will also allow you sufficient time to prepare your cottage for new guests, although you can adjust this to an hour later if necessary. The ensuing five hours for the changeover will be very busy, particularly if guests are a little late leaving, which is frequently the case. We recommend you keep a checklist, with safety issues a priority, to ensure everything is completed. If guests don’t seem in a hurry to leave, it’s reasonable to ask if you can go in to make a start and this tends to motivate most on their way. Similarly, if guests arrive early and you haven’t finished, let them leave their luggage and then suggest somewhere they can find refreshments or visit whilst you finish off. They’re likely to be tired and if you can make them happy at that stage it will be a triumph and they come back later seemingly different people to the possibly bad-tempered lot who arrived an hour earlier.

Q. Although we like to 'get away from it all' at our holiday cottage and love having no TV, internet or phone, we aren't sure if guests feel the same. What’s your opinion? –MH, Tiverton

A. Melanie Cassidy, property manager for Helpful Holidays, says: We find holidaymakers appreciate a good-sized TV, with enhanced packages like Sky being popular, and the income of a cottage without a TV can be 30% lower than a comparable property with TV. Providing two TVs in a large property helps avoid conflict and a DVD player is great for family film nights and entertaining children on rainy days. Research by www.lastminute.com shows free, reliable WiFi is an important factor for holidaymakers when selecting hotel accommodation. Forty per cent of those surveyed would prefer to stay in a WiFi-

enabled hotel with an inferior star rating than a five-star hotel without WiFi. This trend is reflected in the choice of selfcatering accommodation; our holidaymakers are increasingly expecting WiFi and we strongly recommend you provide it – your bookings and income will benefit. As well as staying in touch with work and friends, the internet helps holidaymakers explore the area. With mobile coverage being sporadic in the Westcountry, a landline can be important, especially in remote areas. It must be capable of making 999 calls. If you wish, other outgoing calls can be charged for via a payphone or honesty box. Most owners find they receive more money than the calls cost; it’s a good idea, though, to block international and premium number calls.

Q. Please can you advise me on providing a cot in my holiday home? – TW, Torquay A. Christine Phillips, for Helpful Holidays, says: You have a choice of providing a travel cot, which is easy to store and assemble, or a traditional cot which looks attractive and appeals to parents, especially those with toddlers. Whatever type of cot you provide, it must be robust and, together with the mattress and bumpers, comply with safety regulations (currently BS EN 716-1 and BS 1877-10). Mattresses should be clean and fit snugly and the distance between the bars of the cot should not exceed 60mm. Even if you provide linen for beds, you only need to provide a bottom sheet for the cot, although it’s prudent to ensure your visitors are aware they’ll need to bring their own cot bedding. Bring in darling buds of May Floral prints are a wonderful way of brightening a room, whether it’s on the walls, fabrics or just a few accessories. “Florals have made a big comeback in interiors as people move away from minimalism,” says interior designer Joanna Wood (www.joannawood.co.uk). “They are an enduring favourite in decor with their colour and beauty, and don’t have to look old-fashioned. “To interpret them in a fresh, contemporary way, vibrant colour is key – especially bold pinks, aquas, and turquoise. Deep dark blues are also bang on trend. “A particularly striking way incorporate florals is with one statement piece, such a sofa or chair, curtains or one feature wall.”

Get a taste of the Chelsea Flower Show with floral touches in your home. Gabrielle Fagan asks the experts to pick a bouquet of the best styles for 2014 natural tones in the remainder of the room. “One of the bonuses of using a strong, warming shade like red, is that it will look just as appropriate in the winter as in the summer.”

BRIGHT AND BEAUTIFUL

BLOOMING BLUES

While red in a strong floral pattern isn’t a combination for the fainthearted, this duo can make a real impact. “Tired of the quiet neutralism of the recession, we’re once again waking up to the idea of experimenting with bold colours,” says Mike Constable, managing director of JAB international furnishings. “Big bold prints, inspired by painterly florals and the catwalk, are making their way back into the home. One bold piece can make a room really pop, and then you can neutralise the bright colours with

Blue is the decor colour this year and deep sky, azure, cobalt or navy floral patterns, paired with white, will look crisp and uplifting. “Petal-powered prints are very much in demand,” says Kate Tansley, Multiyork’s creative director. “It reflects our desire to bring the outdoors in, and nature-inspired designs are enormously popular. Florals are classic and there are all sorts of colourways and prints to appeal to everyone, with blue one of the stars of the show this year. Complement the floral print on

sofas and chairs with single colour scatter cushions and throws.” PRETTY IN PINK Formerly confined to girly interiors and children’s rooms, pink is enjoying a renaissance thanks to our confidence in using bolder versions of the shade, rather than simply the sugary pastels, and it’s perfect with florals. “The floral trend is great for adding colour and vibrancy to a room. To avoid looking chintzy, choose bold, modern prints in vivid colours, such as candy or hot pink,” says Claire Hornby, interior stylist at Barker & Stonehouse. “Whether you opt for tropical prints or wild flowers, this is a versatile trend that’s here to stay. For a contemporary look, the rule to follow is ‘less is more’ – several punchy

Bella (large blossom) £22.70 , Lisa (tendril floral) £22.70, Mona (stripe) £22.70, and Linda (plain) £18.90 per sqm, JAB Anstoez flower patterns will be enough. If your taste is more traditional, follow a colour theme and mix up the scale of the patterns, both large and small.

A giant fridge is vital for a Westcountry nursery as it ensures that thousands of plants are in tip top condition for five stunning days at Chelsea Flower Show. Kelways of Langport in Somerset has been exhibiting at Chelsea, and helping others to do so, ever since the world’s most famous horticultural show first opened. In all that time, the conditions have rarely been as mild as this year. The fridge has never been more important for keeping early-flowering plants in check. Television presenter Alan Titchmarsh is one of the garden designers for whom Kelways is providing blooms. His design will celebrate the 50th year of the Royal Horticultural Society’s Britain in Bloom campaign, and his own 50th year in horticulture, with the theme From the Moors to the Sea. Kelways will not reveal what they have been asked to produce for Alan, but brand manager Andy Martin says that overall; “a lot of the plants for this year’s gardens are wildflowers: there is a lot of cow parsley and buttercups. “Wild garlic has been particularly tricky to keep in check this year – it flowers so early anyway – but for some other flowers, such as foxgloves, the weather has been really helpful.” Wild flowers will feature in one of the most poignant displays in which the Somerset nursery is involved, the No Man’s Land Garden, marking the centenary of the start of the First World War. Designed by Charlotte

Rowe for ABF, The Soldiers’ Charity, it reflects on how the damaging effects of the war were felt, not only by the people involved and their families, but also the land where the battles were fought. It was inspired by the haunting images depicted by artists who fought in the Great War, such as John and Paul Nash. The title also

Kelways is providing blooms for Alan Titchmarsh’s secret garden design has resonance today. Any soldier, veteran or their family can find themselves in a modern day ‘No Man’s Land’ and ABF exists to support them in times of greatest need. The planting will include a naturalised hedgerow; rough grass, open woodland, waterside and marginal planting; and a lost garden. That lost garden will itself have resonance for Kelways. The firm

suffered tough times in the global economic collapse that followed the war. Grand estates were seldom returned to their former glory after the conflict and the horticultural trade had to learn adjust to a different type of market. To commemorate the outbreak of the war, and the many gardeners who lost their lives in the conflict, Kelways is publishing a reproduction of its 1914 book, Kelways Gardens of Delight, which featured a foreword by the distinguished garden designer Gertrude Jekyll. The book, with a new foreword by managing director Dave Root, will be launched at the show. James Kelway, who founded the firm in 1851, adored peonies, and the firm became renowned for its many varieties. Monet was said to have ordered peonies from Kelways for his garden at Giverney. For many years the firm has been equally famous for its irises, and French company Laurent-Perrier will be using Kelways’ irises in its own Chelsea show garden. Sourcing plants for Chelsea exhibitors from all over the world is another important part of Kelways’ work, but this year brought a special challenge: creating a sand dune landscape for the Massachusetts Office of Travel and Tourism. “It’s been difficult but we have managed to source some species native to Cape Cod,” said Andy. Many are Chelsea veterans but Sophie Watton, a florist at Bleujen in Bude, is a newer face. Sophie is inspired by unusual flowers and designs, and loves “country chic”. She is one of five young florists designing a suspended wire frame on Interflora’s exhibit, using a palette of pinks, oranges and yellows. Bowden Hostas in Okehampton is looking forward to another year of exhibiting its top-quality hostas. Brian said: “Our display focuses on moistureloving perennials and native plants to attract wildlife and help bio-diversity in the garden. We want to encourage the public to sow and grow plants rich in nectar and pollen to attract beneficial insects, which are so important to the ecosystem.” The team at Westcountry Nurseries in Bideford will have its usual magnificent display of lupins, and PW Bamboo from Okehampton will be exhibiting ferns and tree ferns. Pennard Plants from Somerset will be commemorating the outbreak of

World War I with two back-to-back gardens, one pre and one post 1914. Chris Smith, from Pennard, said: “The pre-1914 garden is formal, with heritage varieties laid out traditionally. The post-1918 area will be predominated by wildflowers, including poppies. “The exhibit will also focus on edible gardening, reflecting a belief in established varieties, informing visitors how best to use their garden harvests in the kitchen.” Pennard has been working in conjunction with children’s charity Roots & Shoots to help grow many of its plants, and build the exhibit. In the Great Pavilion at Chelsea, Burncoose Nurseries will display 101 Chinese plants (in a nod to Chelsea’s 101st anniversary) on its display, fashioned to look like a ravine. Grower Charles Williams said: “This is a rather different Burncoose stand which will not necessarily be the usual massed blaze of colour. The intention is to enable visitors to the show to conjure up in their minds the historical reality of how this vast wealth of Chinese plants have actually come to thrive and be enjoyed in our gardens today.” Visitors to the Burncoose stand will also see a collection of original photographs taken on some of George Forrest’s 11 expeditions to China between 1905 and 1932. Trewidden Nursery from Penzance will have a range of unusual plants including Protea and Restio,.

Star names of the gardening world, such as Alan Titchmarsh, left, on labels in the flower beds at Kelways Kelways plants in his garden for Homebase, Time To Reflect; so will Sarah Eberle, whose Gucci garden is celebrating the flower motif that the fashion house gave to Princess Grace of Monaco. Designer Olivia Kirk’s WellChild Garden for the Wellchild charity includes a managed meadow, edible plants and curved sensory wall. Kelways is in demand here as well. It is hoped that the trees, sculptures, hard landscaping, musical features, furniture and sculptures will be transferred to a children’s hospital associated with the charity after the show. The Italian garden designed for

The Telegraph by Tommaso del Buono will also feature a selection of plants grown in Somerset, and the wine company Cloudy Bay will also be showcasing some of these in its Cloudy Bay Sensations Garden. Altogether Kelways is producing 25,000 plants for Chelsea. Some have already gone; others, such as the peonies, will be held back until the very last moment because they flower and go over so quickly. Andy says: “Once the plants have gone they are really out of our hands, but we will have someone up there assisting the designers and relaying information back here, and we are here to give advice.

“We are one of only three exhibitors who were at the first Chelsea and still exhibit there. “I will be there on the Sunday before the show, finishing our display in the pavilion. “It’s quite a relief when you are there so long as everything goes according to plan, but you always have to have standbys. In our world you definitely have to be prepared for all eventualities.”

Fabulous style with a modern twist Sovereign House is a beautiful grade II listed building that was originally constructed in 1811 to the designs of Jacob Harvey during the earliest part of Sir Lawrence Palk’s development of Torquay. It has been described as an elegant terrace and historically important in the development of Torquay. Beautifully converted recently into 12 luxury apartments behind the Regency facade. These apartments retain much of the style and glamour from the era, with a modern twist.

The three-bedroom penthouse property is perfectly located to enjoy all that Torquay has to offer and is within a few minutes’ walk of the fantastic restaurants nearby, yet after a hard day you can relax and enjoy the tranquillity of the location. Soak up the panoramic views from the penthouse of Tor Bay, overlooking the harbour and deep water marina. Superbly designed, the dÊcor include feature flooring and chrome door furniture. The expansive windows capture an abundance of natural light and the stunning views.

The property offers a perfect opportunity for a potential purchaser to use the penthouse as a ‘lock up and leave’ as it enjoys a high degree of privacy. Equally, a boat owner would enjoy the position overlooking their craft in the marina. The present owner lets 8 Sovereign House on a short-holiday let basis that is proving to be extremely successful. For sale with Stags, Torquay, the property has a guide price of ÂŁ449,000.

Ideal for villa fans An immaculately restored Victorian villa in a superb position in the centre of Kingswear with wonderful views of the River Dart estuary and Dartmouth Castle, has come to the market. The Mount, built in the second half of the 19th century, was converted into two separate apartments in the 1960s. In 2008-9 the house was restored to a single home, enjoying a complete refurbishment and redesign overseen by architects Harrison Sutton. It now has a beautiful modern interior that fits comfortably into the shell of the original villa. The six-bedroom house has formal reception rooms including a study and drawing room, with the sitting room in the heart of the house. The generous-size kitchen/breakfast room has been created out of a single-storey extension, and has French windows opening out to the terrace and garden. These two areas are informally split by a partition which incorporates a double-sided Jetmaster open fire with bookshelves. The villa’s restoration was carried out to the highest standards with modern wiring and insulation throughout. All the rooms are tall, with large light windows. Martin Lamb of Savills said: “The Mount effortlessly blends modern comforts with historical character. It is well located within easy walking distance of the centre, the marina, and the yacht club, while enjoying spectacular views up and down the River Dart thanks to its elevated position.â€? Kingswear is on the east bank of the River Dart, opposite Dartmouth. The village has a store and post office and Dartmouth has an excellent range of shops and restaurants. Access to Dartmouth is by ferry and Torquay, which is about seven miles to the east, has numerous supermarkets and everyday facilities. Offers in excess of ÂŁ2,000,000 are invited by Savills, Exeter, 01392 455 755, www.savills.com.
