A Westcountry estate agent is celebrating the sale of a £1.4m apartment in Exeter, more than doubling its previous record of £620,000 for an apartment sale in a different building. Winkworth in Exeter has reported that “an active, high-profile couple with numerous business interests in the area” have bought not one, but two top-floor apartments in the luxury Trinity Court development in Southernhay. Work is getting underway to restore historic mansion Sandhill Park in Somerset, badly damaged by fire in 2011. Developers Strongvox bought the derelict building in Bishops Lydeard in 2013, and have just launched a major project to create new homes on the site. The new properties, designed by English Heritage, comprise 28 detached new-built houses and 26 apartments converted from the Grade II listed manor. The project has created quite a stir.
“We knew the development would capture the imagination of people, but interest has far exceeded our expectations at this stage,” said Strongvox managing director Toby Ballard. He said that the new homes have been designed to attract a range of buyers to the secluded setting, with easy access to Exeter, Bristol and Exmoor National Park. “The area has great local schools for families and we’re expecting the homes to be popular with people
looking to retire too,’’ said Toby. It is nearly three years to the day when Sandhill Park was attacked by arsonists. The building’s east wing was gutted, along with more modern additions to the rear. The main house suffered extensive damage, with the roof and top floor being lost, and more damage being caused by fire water. Anyone interested in the new homes can register their interest online. English Catholics are in the bad books of the newly crowned King James VI, son of Mary Queen of Scots, who has ordered all Catholic priests to pack their bags. Followers of the Pope are forbidden to hear Mass, and forced to attend Anglican services instead. Guy Fawkes and his band of plotters have had enough: they plan to kill the king and his Protestant posse at the state opening of Parliament, by packing a vault beneath the House of Lords full of gunpowder. The plot is betrayed, the king lives, and British Catholics must retreat even deeper into their double life. Where did they hide? Here’s a selection of Westcountry properties on the market which were standing in Guy Fawkes’ day. Some we know harboured Catholics: properties like Idehill, with its “priest’s hole” next to the fireplace, a secret room for mass and confession – or to harbour fugitives. They were moving to their dream location on the Exe estuary, so they assumed the house would be a compromise. “Not a bit of it!” says Sue. “We fell in love with Metherells before we even knocked on the door, and once we entered the hall we were hooked. “It’s so completely different from our previous house – it’s spacious and airy, with a great ‘flow’ through the rooms.” Metherells is in Underhill, Lympstone, a lovely location just south of the cathedral city of Exeter. It has a vibrant community and is a bit of a well-kept secret, combining the best of waterside and city. Gracious Metherells was built in the 1700s by a master shipwright keen to keep an eye on his workers in the estuary below. It has been sensitively updated through the centuries height of the house. Yet it is also friendly and welcoming. The kitchen is big, and has maple kitchen units and granite worktops. There is a cream gas Aga with two hot plates and three ovens, an integrated dishwasher, double oven and separate gas hob, and a fitted fridge, freezer and microwave. “It’s well designed for cooking up a feast”, says Sue. “I’ve also used it for making curry for 90 people for a village event, with a group of friends happily working together chopping vegetables.” The comfortable drawing room, where Sue and Don often sit in the evenings, has an open fire with antique marble surround, and other period details such as the coving and radiator. The dining room has hardwood oak flooring, another beautiful fireplace, and attractive fitted display units with cupboards – perfect for china and crystal. It has French windows into the sunny morning room – with its lit display cabinets, just the place to show off a collection. This room also has French windows into the lovely and warm conservatory. “It’s a very versatile house, depending on if there are a lot of you or only a few,” said Sue.
“You can close the double doors for more intimate occasions, or throw them open for parties. At Christmas the house really comes into its own. “It’s splendid for sharing time together, but then there is also enough space to have some privacy, which is necessary sometimes.” The Mildenhalls’ two children
enjoy visiting with their families, as do groups of friends from the Thames Valley. The house is certainly capacious enough for a crowd. On the upper two floors, graced with sash windows and lovely landings, Metherells has five bedrooms, plus two more that could be additional accommodation. These are ser-
viced by a range of bath and shower rooms. “All five bedrooms are double bedrooms, each capable of holding a super kingsize bed, with plenty of room to spare for a sofa or chairs,” says Don. Outside, Metherells has a pretty front garden, a large terrace at the rear with a sheltered dining area, and a walled garden stocked with fruit trees and bushes. There are also cob outbuildings which have been restored by local expert Kevin McCabe. “We have so much enjoyed living in one of the loveliest houses in Lympstone, but the time has now come for us to downsize,” says Sue. “We’re staying in the area, because we have made so many good friends here, and we’re so involved in village life. “Actually, hardly anyone moves out of the village, so it’s taken us over 18 months to find another house!” Don and Sue have now purchased their retirement property, so there is no onward chain.

A. Melanie Cassidy, property manager for Helpful Holidays, says: If you are unable to meet guests on arrival, you will need to leave keys in a safe yet easily accessible location. Remember guests will be unfamiliar with your cottage and may arrive in the dark, so a key under the shed isn’t ideal! A coded keysafe box is a practical solution, ideally discreetly positioned beside a back door. Whatever you decide, it’s essential the key is exactly where you say it will be; check at every changeover that keys have been returned to the correct place by departing guests. Helpful Holidays provides customers with the address and directions to a property when the balance has been paid, at which time location and keysafe code can be passed on. We suggest a minimum of two sets of keys are provided, although more are useful for larger properties.
Q. We have an open fire in our holiday cottage. Would you advise fitting a woodburner? – RM, Sidmouth A. Katie Treseder, property manager for Helpful Holidays, says:
Make sure that your holiday home is in first-clas condition, ready to welcome next season’s paying guests housekeeper, who will be rushed off his or her feet in March, offers you a saving. Make sure sofa covers, cushions and curtains are checked and professionally cleaned if necessary. At Pebbles we recommend an annual inventory of linens and kitchen equipment as part of the spring clean event, to help owners replace any ‘wear and tear’ losses of linen items or kitchen cutlery, glassware, etc. 9. Financials If your property management supplier doesn’t provide an annual statement of your management and maintenance costs, you’ll need to be diligent about the expenses paperwork. Take the time to check that you have all your invoices and
account information in order to save a rush at the last minute. 10. Gardens and grounds With your gardener, take time to consider the outside area and plan not only for the winter, but allow yourself some creative time informed by your knowledgeable gardener. There are maintenance jobs such as cutting back, pressure washing decking and patio, or booking in to have the fence replaced. There may be opportunities to develop the outside environment to offer you and your paying guests a new space. 11. Lock up! The Home Review by you or your Property Manager shouldn’t stop at
the door. Take a stroll around your garden between the autumn showers to make sure that all garden furniture is correctly stored and covered from the environment or better still, stored in a shed or outhouse. A roaring fire in the hearth is aesthetically attractive, but there is a risk from sparks. Also, it requires a steady supply of fuel yet does little in the way of generating heat. In addition to being more fuel efficient, warmth from a woodburner permeates through the room and beyond. Heat output can be controlled by adjusting the airflow and residual heat which can last for hours. Recently woodburners have increased in popularity and a wide range is available. Your local council can advise you if your property is located within a designated smoke control area where you can only burn ‘smokeless’ fuel. It may be wise to ensure your new stove is certified for smokeless zones so it would comply if there were a change in legislation in your area. It’s advisable to have your woodburner fitted professionally. Building regs don’t require you to line the chimney, but specify that you must be sure your chimney is
in good working order and has been properly maintained.
Q. I’d like to market my holiday home as dog friendly. Do you have any tips? – AL, Par A. Bev Plunkett, property manager for Helpful Holidays, says: The South West is beautiful walking country. Many visitors enjoy visiting here with their dogs, thereby avoiding the expense and emotional wrench of boarding kennels. Many holiday homes are becoming ‘pet friendly’, which makes a good deal of commercial sense if you have the right property. Most home owners charge for pets, typically between ÂŁ10 and ÂŁ25 per animal, which is a cheaper option than kennels. Many beaches impose seasonal dog bans during summer months, which can work in your favour as lots of dog owners opt for low season breaks. It’s beneficial to provide information on your website and in your accommodation regarding pet friendly places to eat, walk and visit. If you work with an agency, they should help promote these attractions. They can also give you advice on allowing pets in your holiday home, and setting reasonable ground rules. Some holidaymakers don’t want to stay in a pet friendly property, such as those who suffer allergies. You’ll also need to consider possible consequences for close neighbours such as barking and failure to clean up after dogs. There may be more wear and tear on your furnishings, especially during winter. You could consider confining dogs to part of your cottage, providing dog crates, beds, towels etc. Make sure your insurance covers damage by pets. Bird tables are suitable for many species, but make sure you choose one that is simple and easy to clean. Feeders are a good alternative, particularly those with hooks for hanging nut or seed feeders, plus hoops for holding flat trays of food for those birds that are less agile. Other ideas include filling the holes or cracks of a post, or a suspended log, with suet or peanuts. Peanuts and fat balls are often sold in nylon mesh bags, but you should never put out any food in mesh bags, as they can trap birds’ legs, feet or beaks. Some birds prefer to eat from the ground. Late summer and autumn berries can also be frozen and saved as a special winter treat for your bird table.
