Buyers beware: extra charges can mount to the thousands, warns Myhomemove, a provider of conveyancing services. Analysis of data from more than 8,000 managed properties has found huge discrepancies charged by landlords and management companies for services such as Notice of Transfer and Notice of Charge. According to the firm’s research, leasehold clients can be charged anything from 10p to more than £1,000 for these services. “It seems incredible that there is no industry standard,” says Doug Crawford of Myhomemove. “Clients cannot purchase their property without paying these charges and cannot shop around for better deals.”
Blue Cedar Homes has released its latest development of properties for the over 55s, called The Gardens in Budleigh Salterton. The eight properties are set within the grounds of historic Park House, once home to Admiral George William Preedy who, in the 1850s, was in charge of laying the first undersea cable between Britain and the United States. “There is a great amount of interest in this latest development,” says Richard Harman of Palmers Whitton and Laing, who are handling the sale. “The location is a comfortable walk from the High Street, and the setting is delightful, with a private drive leading to a thoughtfully planned development.”

The perfect home in an idyllic location As these gorgeous pictures show, our star property this week, called Place Court, is a beautiful Grade II* listed former manor house. It is a property that is steeped in history, with fascinating links to Sir Walter Raleigh. Indeed, the Elizabethan Westcountry hero Sir Walter may even have been christened in the chapel here, as Place Court was owned by the church for 750 years. The property was originally built between 1225 and 1250 for the Dean of Exeter Cathedral as his rural retreat. It sits in a very secluded and private position within the pretty village of Colaton Raleigh in East Devon. Much of the present building dates back to the 16th century, with alterations in the 17th and 18th centuries. The current owners have undertaken a major restoration of the many original features, as well as adding many modern comforts such as luxury bathrooms. The vendors have owned Place Court for 16 years. “We came to have a look and just said to each other: This is it, this is what we have been looking for,” remembers the vendor. The owners have enjoyed many happy times at the house but their work lives have changed and they are planning a move to London. “It will be a huge wrench as we love this house and have done so much work on it,” the vendor explains. “But life moves on and it is time for

For John and Isabel Lambert, who built up their own former business to become a global operation, the question was a no-brainer. The couple bought Sweeton from its former owner – who still lives locally – in 2005, as a way of extending the land-holding around their own next-door farm. “We bought it initially to sell the residential part of it, but the first year we had a marvellous family Christmas there,” says John, 49. “You could wander off from room to room without getting on top of one another and for a big group, it’s very nice to be able to get up and find some peace and quiet.” Deciding to keep Sweeton – which sleeps 18 guests – as a luxury holiday letting, the couple took great pains to maintain the listed building’s integrity and intimacy. John, who grew up on an Essex
farm, explains how they took care to comply with necessary health and safety regulations as discreetly as possible, saying: “We commissioned specialist fire doors, which are made out of oak and a good local blacksmith made the ironwork balustrades and bannisters.” Before moving to Devon with their family, physicists John and Isabel ran a business, Hyperlink, which became the first web development agency in

This created websites for names such as Liberty of London and Waterstones and the couple eventually sold the venture in 2001. “We come from a business background and our management team had a lot of ‘away’ weekends and strategy meetings,” says John. “They’d involve small groups of people, but could be very intense, so it can be very good to unwind. “Sweeton was perfect for that kind of thing; it had a barn which had already been done up and we did some work adapting it as a business centre, while the house itself is extremely relaxing. “We also have four cottages in the village, while you can feed lots of people in the kitchen, so it’s perfect
for away-weekends of ten or 12 business people with their partners.” The business centre, in a detached barn, has a huge upstairs conference room with WiFi, projector and a cherrywood table (commissioned from local cabinet maker Peter Sings), which can seat 30 delegates. Downstairs are a meeting room and office. Sweeton has thrived as a traditional holiday let, accommodating large parties throughout the main holiday periods, with many guests hailing from the low countries. “English people never book ahead,” says John. “We are the worst for leaving it until the last minute.” Developing Sweeton as a yearround business was important for he

Gill Nicholls, property manager for Helpful Holidays, says: The perfect swimming pool temperature is subjective and finding a temperature to suit all guests can be tricky. Whatever the water temperature, it is likely youâ&#x20AC;&#x2122;ll receive feedback that itâ&#x20AC;&#x2122;s both too warm and too cold. We recommend maintaining the water between 29C and 32C, which seems to suit most people. If your accommodation is popular with families with small children or people with disabilities, you may find they prefer warmer water. Over time, the average temperature of swimming pools has increased and people are expecting water to be warmer. However, the higher the temperature, the more bacteria can multiply, and chlorine-based disinfectants are less effective. More important than monitoring the water temperature solely is to maintain a good air/water temperature balance. Ideally, air temperature should be the same or one degree higher than the temperature of the pool, and no more than 30 degrees. If the room temperature is much higher than the water, not only will heat be wasted through evaporation and the building become humid, but swimmers will feel cold, regardless of the temperature of the pool.

Some people, such as superstressed parents with small children and people who have organised bookings for large parties, can be particularly sensitive to things which they feel arenâ&#x20AC;&#x2122;t absolutely perfect. Rigorous preparation is, of course, essential, but if you do receive a complaint itâ&#x20AC;&#x2122;s worth going the extra mile to put it right. When an issue is satisfactorily resolved, such groups can be the most fulsome in their praise. They probably needed a holiday more than most.
