Best of old and new at Tannery The latest phase of the Manor Tannery housing development, set in the Cornish village of Grampound, has seen five homes reserved in the last two weeks. Traditional materials and building techniques are being used to blend in with nearby buildings. The Manor Tannery has a fascinating heritage. Originally, the tannery of the ancient Manor of Grampound, the property had been owned by the Croggon family since at least 1798. A tannery had been on the site since medieval times, only closing finally in 2000. It was familyrun by the Croggons using traditional techniques and 19th century machinery to produce highquality leather, often used for the soles of bespoke hand-made shoes. Young people in the South West who are flying the nest are not going very far, choosing to buy their first property just a few miles from home. A survey conducted for Barratt Homes reveals that almost 70% of first time buyers under the age of 35 are likely to buy within a 20-mile radius of their family home. Female buyers are even keener to stay close, with 25% preferring to only move up to ten miles away. Some 32% of males would consider moving up to 20 miles away. It was 40 years ago that the Putnam family moved to Wood Farm, set in the beautiful South Devon countryside between Totnes and Kingsbridge. James Putnam, who grew up there, explains what drew his family to this very special property. “My parents just fell in love with the farm. They converted some of the barns and set up a craft pottery here,” he says. “I consider myself very lucky to have grown up in such a wonderful place.” Indeed, there is no doubt that Wood Farm has a magical location and a wealth of handsome, intriguing buildings. “It is almost a little hamlet in its own right, and the farm is mentioned in the Domesday Book,” says James. “Back then, they had the pick of the locations so the original farmers situated the buildings to face south, nestled in a sheltered wooded valley. To this day, we are down a private lane with no near neighbours.” Back in the 1970s, James’ father, John Putnam, had taken early retirement from his career as a teacher. At Wood Farm he indulged his love of pottery, becoming – somewhat to his surprise – a successful and acclaimed craft potter. To this day, his exquisite range of “Heritage Homes” designs are sought-after by collectors world-wide. Each is a tiny ceramic model of a real house, created with charming attention to detail. “Dad loved houses and would pick the best example from each county, such as a Dorset cottage or a Kent oast house, to recreate in

Once his British range of ceramic houses had become very popular, John Putnam also travelled to America to create designs there, based on iconic properties such as Huckleberry Finn author Mark Twain’s house. So perhaps it is no surprise that someone with such a fascination for architecture would live in a lovely property himself. “Dad converted the barns in the 1970s and 80s, with a real desire to respect their original characteristics,” James explains. Blackawton: Wood Farm is a mile outside the village of Blackawton, which has a population of around 650. The church here is 15th century, with a Norman baptismal font. Eat and drink: There is a pub in Blackawton called The George Inn as well as a good restaurant, The Normandy Arms. Days out: Blackawton folk certainly have a sense of humour – the village has hosted an annual worm charming competition since 1980. Shopping: Blackawton has its own village shop and post office, staffed by volunteers. Nearby Totnes has a wide range of often quirky independent shops, as do

Dartmouth and Kingsbridge. Schools: Blackawton’s primary school is judged “good” by Ofsted. Blackawton is in the catchment for Dartmouth Academy, which “requires improvement” according to its 2013 Ofsted report. But “outstanding” secondary education is on offer at nearby Ivybridge and Kingsbridge. Private secondary schooling includes the Steiner School near Dartington. Connections: There is a mainline railway at Totnes with services straight to London, Exeter and Plymouth. The A38 main road links the South Hams with Exeter and beyond. Plymouth, too, is easily commutable.

A new initiative we are planning this year for the end of March is a “Source It, Cook It, Eat It” weekend, with local chefs including Tim Maddams, who cooks on TV with Hugh Fearnley-Whittingstall in the River Cottage TV shows.” Elsewhere in the region, attractions such as good pubs and walks are a year-round draw, says Vivienne Mackay, who with her husband Iain owns a two-bedroomed holiday cottage at Morwenstow on the north Cornwall coast near Bude. “We are almost always fully booked between April and September, but we have a really good amount of bookings during the winter months too,” says Vivienne. “People love arriving for a short break, parking up their car and just going for walks along the South West Coastal Path. Then they eat at our lovely village pub, The Bush Arms, which is just five doors down from the cottage” she says. “The guests say they actually enjoy a bit of wild weather. For many of them, it is a refreshing change from their urban, office-based lives. They appreciate the chance to get out into the countryside during storms and gales.” The fact that Vivienne’s cottage, called Sunshine Alley, is so quaint and cosy is undoubtedly part of its appeal at this time of year. “People do describe it as a fairytale house, like a gingerbread cottage,” says Vivienne. “Once they come back inside the cottage, everything is comfortable

We have always refused to accept visitors with dogs in our holiday home because of additional wear and tear on our property, but we are increasingly being asked to take them. What would your advice be and what can we do to minimise any damage ? – C Vaughan, Dartmoor A. Gaby Wakley of Helpful Holidays says: A large proportion of Westcountry holidaymakers are dog owners and allowing dogs at your property is likely to substantially increase the number of visitors, particularly if you are in an excellent area for walking, such as Dartmoor or Exmoor. To make your property more dog-friendly, it’s worth considering suitable flooring. You could also adapt an area, such as a porch or utility room, to be a place where damp dogs can be dried. If your garden is secure, that will also attract dog owners. Pet owners appreciate thoughtful touches, such as information about beaches, pubs and attractions which welcome dogs, and suggestions of good walking routes. There are risks to allowing dogs. At Helpful Holidays we have ground rules in our terms of business, such as not allowing dogs on furniture or in bedrooms. We also take a damages deposit for every booking and find that careless pet owners are few and far between. However, we check the age and breed of a pet before we confirm a booking and respect a property owner’s preference not to accept a particular type of dog. It’s acceptable to make a small charge for pets, to offset additional cleaning.

Q. We have been letting out a cottage on our farm for holidays for several years. Should we be paying separately for the collection of the rubbish and recycling? – H Moore, Penwith, Cornwall A. Melanie Cassidy of Helpful Holidays says: If the cottage is made available for commercial holiday letting for more than 140 days a year, you should be paying business rates. In many cases this can be less than you would pay for domestic council tax rates – your local council or valuation office will advise on this. Paying business rates does mean you will need to arrange separately for rubbish collection, either via the trade waste collection department of your local council or a local private waste/recycling company. Many private companies aim to recycle a large proportion of the waste.

Q. Some of our holiday visitors would like a catering service. How would I arrange this? D Stephens, South Devon A. Melanie Cassidy of Helpful Holidays says: Guests often ask us to recommend a caterer and usually like to liaise direct with the caterers to agree menus/prices, etc. Professional caterers sometimes like to familiarise themselves with the kitchen facilities in advance. The caterers may require sole use of the main kitchen. In which case, it’s thoughtful to provide a microwave and kettle elsewhere in the house for hot drinks and early meals for young children. Sunshine Alley, North Devon, has good bookings in wintertime as well as summer and cosy for them, which I think is very important.� Vivienne and her husband ended up as holiday let owners somewhat by accident, as she explains. “We bought the house for a family member but due to illness, that plan did not work out. We had renovated it ourselves, with Iain going on a course to learn how to restore cob walls. “It was such a fascinating process – we even discovered the original ceiling rafters, which were old wooden oars. By the end, we found we couldn’t bear to part with it.� So the couple decided to rent Sunshine Alley out, while keeping it for their own family use during certain weeks of the year. They signed up

with the Helpful Holidays holiday lettings agency. “I initially thought that we’d just use an agency for the first year and then go it alone. But there is no doubt that having their help and marketing expertise definitely increases our bookings very significantly,� Vivienne explains. “So we are about to start our fifth year with Helpful Holidays.� And the process has been a positive and profitable one, she says, no matter what the time of year. “My advice to would-be holiday landlords is that as long as you make your accommodation truly comfortable and warm, you will find people have a good time here in the winter months. The Westcountry has a huge

amount to offer visitors in the quieter seasons. “I always make sure I am on hand to welcome our guests personally, and bake them some scones for when they arrive. Helen celebrates If you were watching a TV show recently called The Great Interior Design Challenge, you may have spotted that one of the contestants, Helen Bottrill, comes from our part of the world. Helen lives and works in a village called Blackborough near Kentisbeare in East Devon. She has been making delightful textile creations there for several years, after she and her husband moved to Devon from Cheltenham. A whizz with a sewing machine, Helen makes cushions and other soft furnishings, often combining her artistic eye (she studied fine art) with a love for vintage fabrics. Mum to Lauren, 11 and Eli, eight, she combines being a hands-on mum with, increasingly, becoming something of a star in the Westcountry craft scene. Helen admits to not being a fullyfledged interior designer “by any stretch of the imagination” but thoroughly enjoyed her time on television. Her TV challenge was to turn a living room in a three-bedroom 1930s semi-detached house in Surbiton, Surrey, into a multifunctional work/ living space for a couple who both work from home. “When I first saw the living room it was so cluttered I couldn't imagine how anyone could do anything there. It had become a bit of a dumping ground with no personality,” Helen says. “The owner, Bev, was raised in South Africa so I did some research and found a lovely wallpaper in a calming pink shade featuring agapanthus, a flower native to South Africa. I used this to paper one wall and then painted the remaining walls in a complementary off-white shade. “Judging by all the papers strewn on Bev's desk when I arrived, she didn't have a great filing system so I bought some cheap wooden box files and smartened them up by covering them with remnants of wallpaper. “You simply place each side and the back of the file on to the wallpaper in turn, and then draw around them on to the plain side of the paper, cut out the drawn shapes then glue them on to the file. “You can also use swatches of fabric

full-time mum but then, one Christmas, she rustled up some hand-made cushions for a school fair. One thing led to another and Helen found herself with commissions for more. “After a while, I thought I had better get a website, and I started selling online as well as at craft fairs.” Helen called her company Kindred Rose – her children’s full names are Lauren Rose and Eli Kindred – and was soon accepted to sell her wares on the hugely popular online portal, Not On The High Street. “Since then the business has just grown and grown,” she says. She works in a charming wooden shed in her garden, which is packed with curious and fascinating craft materials of all sorts. “Nowadays, I am having to make a conscious decision not to expand the business too much, as I want to be there for the children when they are small, and retain a good work/life balance,” she says. Helen has kindly offered the actual cushion she made for her TV debut (see box, opposite) as a competition prize, worth £28. Home truths by Paula Nicholls Interior design expert My husband and I went out for a late lunch on Valentine’s Day. Work was done for the week and a leisurely meal beckoned, plus some severe weather watching from our vantage point in a Mousehole eatery here in the far west of Cornwall. I would be hard pushed to say I was a romantic, though. Love is far to serious to be reduced to a single rose or a card with some soppylooking maid on the front. If my husband is too nice to me my first instinct is to query my sanity... then his fidelity. Romantic love, after all, is a period of madness during which the object of your affection has had all the faults, foibles and appalling attributes rubbed out by the affects of elevated levels of dopamine and oxytocin hormones. It lasts up to six months or so or until that eventual day when you watch them eat or clean their teeth and then: their true selves are revealed. The once charming way they ruminated and considered whether they would like marmalade or jam becomes a procrastinating, self-obsessed, dithering. You might find yourself screaming, “For goodness sake – it’s only a piece of toast. Make up your mind or I’ll make it up for you.” Yes, real love includes an accommodation of each other’s imperfections. You only roll your eyes when they can’t witness it and don’t kick them when they might (occasionally) make a very ladylike little snore at night! In our family, when we whisper those three special words “I love you” the appropriate response is to say “Thank you very much,” and then move swiftly on. This all might sound rather cold but I think our house is full of love. We talk to each other and the animals kindly, cook for each other – well my husband does for us, really. We laugh a lot out loud and

Henry Swanzy of Falmouth has begun 2014 with cause for lots of celebration after the iconic London-based furniture store, Heal’s, has placed an order to stock three of his wonderful designs.

Henry, who launched his company at Tent, part of London Design Week, in September 2013, says he is thrilled to have his striking, elegant designs included in the Heal’s spring/summer 2014 collection. Henry studied landscape architecture at university before training as a cabinet-maker at a teaching workshop in Devon. After honing his skills with independent makers in London and Warwickshire, Henry set up Swanzy Fine Furniture in 1999. He became frustrated by the limitations of creating bespoke, one-off commission pieces: “Good design takes time. If you are only making one piece, you simply cannot afford the time to explore an idea to completion,” he tells me. So he spent three summers overseeing the setting up of a successful wood workshop in Kabul, Afghanistan, before studying for an MA in design at Falmouth, Cornwall. No-dig revolution Somerset vegetable grower Charles Dowding tells Hannah Stephenson about his labour-saving approach to soil cultivation Around about this time of year, there’s a collective, nationwide groan as we gardeners think about the endless digging we’ll be doing to improve our soil’s condition for the new season. But Charles Dowding, Somerset’s renowned market gardener and expert vegetable grower, can offer us some good news. Over the years, Charles, who lives and gardens in Alhampton, near Shepton Mallet, has conducted many experiments comparing the effect on plant growth of digging with not digging the soil. He has run side-by-side vegetable beds using the two systems, and assessed (and weighed) the vegetables produced. Charles has found that a ‘no-dig’ approach is definitely the way to go. “It not only saves time and exertion on digging, but also saves on weeding, because far fewer weeds grow on undisturbed soil,” he explains. Charles insists that growth and quality are improved by simply covering beds with 2.5-5cm (1-2in) of compost over the surface, then leaving well alone. “The usual recommendation is to dig or even double dig the soil for growing vegetables,” he says. “Because this is repeated so many times, most gardeners accept the task without wondering if it is really necessary. In fact, there is no need to dig at all.” Initial clearance of weedy and grassy ground can mostly be achieved with mulches (such as cardboard and compost) and some digging out of woody plants. Then you can maintain the plot by weeding regularly. Surface compost weathers to a soft mulch and can be directly sown or planted into, he adds. “Soil does not need to be mixed, stirred, scraped or tickled. Only large lumps of organic matter on top require some knocking around with a fork or rake, to create an even surface, mostly in winter and spring.” Charles has been running one particular experiment since 2007 to un-

derstand the effect on soil of digging and not digging. He has been comparing growth of the same vegetables growing side by side in two beds, one dug, the other not. “In the absence of digging, I have found that harvests are as high, sometimes higher, while some extra quality of growth on undug soil may be apparent. “Soil in the undug beds, with compost on its surface, is well-drained, retains more moisture in dry springs and grows fewer weeds and stronger vegetables, especially at the start of the season,” he explains in his new

Yet soil which has been loosened and fluffed up by digging is, in fact, not stable: “which is why you have to walk on planks after digging heavy soil to avoid compaction.”

Compacted soil can be recognised by the fact that it is squishy when wet but rock-like when dry. It contains few or no worm channels, is hard to crumble in your hand and may smell sulphurous because of lack of oxygen. Compaction usually occurs in the top 15-20cm (6-8in) of the surface and if
