Keen fishermen will leap at a rare chance to buy fishing rights on the River Otter in East Devon, listed at £50,000. This attractive stretch near Ottery St Mary extends to just over 1,000 yards of double bank fishing rights, complete with fishing hut. The Otter is a limestone trout stream with many characteristics of a chalk stream. The fishing is divided into two sections. The first has man-made weirs, which have created pools and shallow fast areas ideal for dry fly and nymph fishing. The second section is a gentler stretch of water. Both are easily accessible, with plenty of casting space. Contact Stags Farm Agency on 01392 680 059.

There will be a new Feel Good Health & Wellbeing Zone To exhibit call 01872 888 733 or email: exhibit@ cornwallhomeshow.co.uk.

The Santa clause There’s nothing like an occasion to spur us into action and make us look afresh at decor. And with Christmas only weeks away, there’s really no more pressing task than the spare room. If there’s a good reason why you keep the door to this room permanently closed (magnet for clutter/ dumping ground for surplus possessions/last on the list for a makeover) – don’t despair. Sorting the spare probably needs only a few hours – a few simple DIY tasks can work wonders. “Focusing on a spare room’s well worth it, because you can end up falling back in love with the space,” says Claire Hornby, creative stylist at Barker & Stonehouse. “Think about the space and layout that you have to work with, especially if you plan on buying new furniture. “All too often, the style of this room is an afterthought and it ends up with play safe but dull decor, and a selection of mismatched furniture. “To create a fashionable feel, ensure the bed is as large and comfortable, and complement with two bedside tables and a mirror. Be sure you have sufficient lighting – a table and a floor lamp will give guests a choice of ambience.” SERENE SANCTUARY
Built in 2010, Shompolee is an individual home in the popular Exe estuary village of Ebford. It is a modern design with more than 3,000 square feet of accommodation, and two walls of windows. A bedroom decorated in pale blues conjures a light, harmonious atmosphere. “Transforming a chaotic spare bedroom into a calm and peaceful guest bedroom may seem like a daunting task, but with a few simple changes, it’s easy to create a homely space,” says Kate Tansley, creative director of Multiyork. “Make a list of all the possessions crowding the space and decide which can be moved into under-bed storage or stowed in the loft. “Once the clutter’s out of the way, freshen up the decor with a coat of

If you’re expecting an influx of visitors over the festive season, you need to sort your space. Gabrielle Fagan reveals smart solutions for the most stylish spare rooms paint on at least one feature wall, and follow the colour theme with bedding. “This will enhance the feeling of space by bringing cohesion to the scheme.
Claire seconds the need for packing away clutter. “Storage trunks stacked in a corner look great, as do wire baskets, which are currently very on-trend.”
A spare room is a haven for guest in a busy household at Christmas
Red, the keynote colour for the Christmas season, is perhaps an overbold choice for a bedroom, but perfect for an occasionally used spare room. This rich colour instantly has a cosseting, warm effect and adding luxury textures, like velvet and faux fur, will make it seem even more snugly. “A spare room should be a homely haven for guests, where they don’t just sleep but can also retreat and unwind – something which will be especially welcome in a busy household at Christmas,” says Katie Watson, interior designer for furniture chain, Fishpools. “Splashes of deep colour always give a lift and if the room’s well equipped with ample free-standing furniture, it can be re-arranged to double as a restful homework/hobby area or den for the whole family, once the festivities are over. “Essentials are a chest of drawers (the top surface can work as a dressing table), blanket box, bedside table and a wardrobe – or at least a hanging rail. “Don’t forget a generous layering of throws on the bed, cushions, and personal details, such as a selection of books and magazines.”

Enjoy views to the garden while you eat in The Old Farmhouse’s dining room, with its original fireplace and alcoves
Our property this week is a home with lots to offer in the popular village of Brampford Speke in midDevon. Just five miles outside of Exeter, The Old Farmhouse is perfectly positioned for an easy commute to the city – some people even cycle from here. And with separate comfortable accommodation in The Linhay, this is a great property to share between generations or another family, or to provide some extra income. “Brampford Speke is fantastic – one of the best villages in Devon,” said Oliver Custance-Baker from agents Strutt and Parker. “The last property we sold in Brampford Speke was under offer within two weeks of going on the market, off a guide price of £950,000. “The Old Farmhouse and The Linhay are big – nearly 4,000 square feet of accommodation – and have been really well looked after. “The vendors lived in The Linhay, and let out The Old Farmhouse, but you could do it the other way around. “It’s a very flexible property: you could easily turn it back into one house, or even divide it further – the ground floor bedroom and sitting room of The Linhay has its own entrance and could house an older relation or a single tenant. “There’s also a large garden for a village house, and useful outbuildings for storage and hobbies.” You approach The Old Farmhouse through a private gated front garden. The front door opens into a reception hall with beautiful parquet flooring. To the left is the sitting room, which has a graciously high ceiling (as do all the downstairs rooms), a wood

Pruning: timetable One of the questions I am frequently asked is ‘’How do I prune my ………?’’ Often there is more than one answer, because it will depend on the type of plant, where it is planted and what is to be expected from it. Some gardeners prefer formal gardens, with each plant kept neatly in shape. Others allow their plants to sprawl, only trimming them when they out grow their allotted space. Whichever category your garden falls into, pruning is important for the plants’ health and productivity. Although some gardeners give their plants an annual haircut around November, pruning at the wrong time can lead to the following year’s disaster. No flowers, no fruit – and sometimes, pruning can stimulate early growth which can be damaged by frost. So how do you know when to prune? The clue is when a plant flowers. Many that flower early in the year will flower on the previous season’s growth. Examples are Philadelphus (Mock Orange), Ribes (flowering Currant), and Syringa (lilac). If this growth is pruned during the autumn, flowering will be non-existent – this group should be pruned immediately after flowering, which enables them to produce enough growth to ripen and consequently flower the year following. Similar rules apply to early-flowering clematis, such as C. montana, C. alpina and C. macropetala. Plants that bloom later in the year will flower on the current year’s growth. Shrubs in this category are Buddleia davidii, Caryopteris x clandoensis, Viburnum tinus and Mahonia x media. These plants should be pruned in late winter/ early spring to encourage vigorous shoots which will grow through the summer and produce flowers later in the year. Later flowering varieties of Clematis such as C. Ernest Markham, or C. Mdm Julia Correvon should be cut hard back in February. I have found over the years that giving fuchsias and penstemons a light trim in the autumn both tidies them and prevents them from rock-
Otter Nurseries plant guru Rose Clark on the thorny issue of pruning ing in the wind, causing unnecessary root disturbance. By leaving the remainder of the wood/growth untouched, it offers some protection during the winter. I then cut them back in the spring when they will shoot happily from the base. I also reduce the height of my roses by about 1/3, which will likewise help to prevent them from rocking in the
Learn to identify the difference between flower and leaf buds wind and suffering root disturbance. I shall prune these further in early March. With hydrangeas, I always leave the old flower heads in place to protect the wood over the winter, and then remove them in mid spring, just as they begin to shoot. Fruit trees are more complicated to prune, and deserve special mention. The main “general maintenance” pruning time for apple and pear trees is mid to late winter, when the trees are dormant. (The exceptions are Espalier, Cordon and fan-trained fruit, which are pruned in the summer.) Apple varieties fall into two cat-
egories according to how and where the fruit forms. Most are spur bearers, where the fruit forms on short shoots (spurs) which clothe the fruiting branches. There is a small group known as “tip bearers,” whose clusters of fruit form on or the near the tips of longer shoots. ‘Worcester Pearmain’ is a tip bearer whilst ‘Bramleys Seedling’, ‘Blenheim Orange’ and ‘Discovery’ are partial tip bearers. It is crucial to know what the fruiting habit is, as it affects the pruning approach. You should also learn to identify the difference between flower and leaf buds (flower buds are round and fat, while leaf buds are much slenderer). If you are pruning a spur bearer, first remove the diseased or dead wood. Then, cut back crossing branches and thin out laterals that are crowding the centre. Cut back long laterals to five or six buds (two to three on weak ones). If low yields and small fruit have been a problem, remove some of the fruiting spurs also. For tip bearers, first remove diseased or dead wood, then cut back some leading shoots. Leave all laterals with fruit buds at the tips. You can use a sealing compound if you wish. Trees bearing stone fruit such as peaches, plums, nectarines, and cherries should be pruned during the spring or summer, as they are vulnerable to silver leaf disease, the spores of which can enter wounds during the winter. Plant expert Rose Clark has worked at Otter Nurseries, the region’s leading garden centre chain, for more than 30 years. To find your nearest branch, visit www.otternurseries.co.uk or call 01404 815815.
Good practice will ensure success The purpose of pruning is to ensure that plants produce strong, diseasefree growth. Good pruning will improve both a plant’s appearance and its productivity. The pruning of some plants can be complicated, but for many, the simple removal of dead, diseased or damaged wood is all that they require to keep them in tip top condition. To prune well, ensure that:

tips make it a snip Gardeners’ diary This week in your garden: ● Check bulbs, corms and tubers in store. Any that are becoming soft or showing signs of disease should be removed and destroyed ● Prepare for winter gales by removing dead or decaying branches on established trees and checking that recently planted trees are well staked and that ties are secure ● Continue to harvest vegetables including kale, cabbages, spinach, Jerusalem artichokes and Brussels sprouts ● Plant any remaining tulip and hyacinth bulbs ● Continue to tidy borders, cutting back dead foliage and stems unless required for wind shelter and remove stakes
● Continue to winter-dig if the ground is not too hard, leaving soil rough for the frost to break it down and add well-rotted manure or compost at the same time ● Prune wisteria, tying in new extension shoots and then pruning back the new shoots ● Finish planting winter containers to give the plants a chance to become established ● Dig up ground layers of rhododendron and azaleas started off about 15 months ago that have now rooted and plant them out in their final growing position ● When the grass has stopped growing, make the final cut for the year and prepare the mower for storage, removing any rust with a wire brush, Make sure you store it under cover

Use the right tools for the job Loppers
To achieve good results it’s worth investing in the right tools for the job, advises Rose. With Christmas coming up, you may want to put a few on your wishlist.
For larger stems, you should have a pair of loppers. The long handles give extra leverage, and ease the blades into the stem.
Secateurs
Pruning saw
Secateurs are probably the most useful of all the cutting tools, but you can’t use them for everything. They will easily cut through soft growth or woody stems up to 1cm diameter, but forcing them to cut larger stems will damage and blunt them – as will using them to cut wire or string. I use a pair of ‘by-pass’ secateurs, which always give me a lovely clean cut.
If the stem doesn’t fit comfortably into the bite of your lopper blades, then it’s time to use a pruning saw. Pruning saws have a curved blade, useful for reaching into awkward places. Unlike household saws, the teeth don’t clog when sawing green wood. I use telescopic long-handled tree pruners for larger shrubs and small trees, as I prefer the safety of terra firma to a wobbly ladder.”

Homes that bridge age gap Sharing a house with more than one generation is an option that more and more families are choosing. Whether it’s providing a place for older relatives or young adults, living side-byside can be a sensible solution. Our Property of the Week this week (see p10-11) has been cleverly divided into two separate dwellings, and there are many more great properties on the market that would lend themselves to multi-generational living. Here are a few examples: Exmouth £975,000 If you like something a bit different, 1 Rocklands is an architect-designed townhouse with stunning coastal and sea views. It has flexible accommodation arranged over five floors with four to five bedrooms – and you’ll love the unique “lookout room” for gazing out to sea. It has no fewer than three south-facing balconies, and a Mediterranean-style walled garden with a water feature. You can live the For a family milestone, reach for the royal treatment. Gillian Molesworth meets the Cornish company offering Scottish castles We’ve explored lots of different types of properties for hire in the Westcountry, from cosy thatched cottages to spacious family gathering spots, celebrity-linked getaways and contemporary waterside apartments. Today we’re super-sizing, and taking it north: to Scotland. That’s right, one holiday company can offer you and a minimum of ten friends (or relations) the life of a laird, if only for a week or two. It’s called Scotts Castle Holidays. Guess where they’re based: Edinburgh? Perth? Nope. Bodmin Moor, Cornwall. Our neck of the woods. Scotts (for short) offers a range of party houses, church conversions, and luxury lodges to house a crowd. One of their specialities is finding accommodation for families of two to three generations, who are celebrating a special occasion. The jewels in their crown are the stunning castles: from an Ayrshire edifice with a 15th century tower visited by King Charles I and William Wallace, to a fairytale Bennachie castle with four-poster beds, turnpike stairs and turrets that look like a model for Disney. (Here in the office we’re dreaming of tartan rugs in front of roaring stone fireplaces, and tall swarthy men called Angus.) Harriet Filewood has been running the business for more than ten years – and trying to balance it with family life. “I can’t deny juggling two little children and running a small business was easy,” she admits. “When I took Scotts Castle Holidays over ten years ago, it had a very different business model. “Sir Winston Churchill once said:
‘never, never, never, never, ever give up’, and that is how I feel about this journey I’m on with Scotts.” Harriet says that in her line, customer service is key. “I wanted to provide owners and guests alike with a really good, concierge-like service,” she said. “One owner told me recently that he thought we were the Marks & Spencer of the business, and that made me really proud.” Isn’t it quite a challenge running a business from so far away? They must be doing something right – from a modest start, Scotts is now one of the top agencies of its kind in Scotland. Like so much else in this digital economy, says Harriet, the key is making sure your “online shopfront” shines. And there, her home county came up trumps. “I truly believe it is because we operate from Cornwall that we were able to put so much resource into our online business,” she said. “Over the years we have gained a lot of support from programmes such as Unlocking Potential, Growth Accelerator and Fast Forward. These are designed to help local businesses to become sustainable through better leadership and management skills, and to provide employment opportunities to skilled people who otherwise might have had to leave the county to find jobs. “My team has grown from one to eight, and I’m proud that this Cornish business is helping to keep many more families in jobs. “I hope our plans for expansion will continue to positively impact local employment opportunities.” So if you’ve got a big celebration coming up and you’ve always wanted
to take the road (low or high) to Scotland, check out www.scottscastles.com or call 01208 821 341 to find the castle of your dreams.

Quayside, West Bay, Dorset, £480,000
Part of a prestigious development with far-reaching views across the harbour, this penthouse apartment has an open-plan living area, a terrace and a roof terrace. I would expect an income of around £13,000 to £15,000 if let for 25 to 30 weeks. Agents: Stags, Bridport, 01308 480094, www.stags.co.uk For more advice on buying holiday let property, call 01647 434071 or visit www.helpfulholidays.co.uk The estimated income figures above are net of VAT and agency fees, but not running costs.

Ask the experts Your holiday let questions answered Q. I have a cottage in east Devon. How many weeks am I likely to let it for? – MJ, Beer A. Gaby Wakley, property manager for Helpful Holidays, says: East Devon is a popular area all year round and properties there command a premium, particularly during the spring and summer. We consider a property’s quality, location and size and, using our experience of the market, suggest prices to ensure it is booked for a long season. The prices we recommend should achieve in excess of 30 weeks for a cottage in East Devon. Correct pricing is the key to achieving good bookings. Most owners find they maximise their return by aiming for a 25 to 30 week booking season, including the most valuable weeks between Easter and October half-term. Bear in mind that to qualify for tax advantages associated with Furnished Holiday Lettings rules, a property needs to be commercially let for at least 15 weeks per annum (look on the internet for HMRC fact sheet 253 for more information). We’re always happy to advise how many weeks and at what price we think a specific property will let.
Q. Am I liable for refunding payments to customers who are unable to reach my holiday house due to snowy weather? – BH, Princetown A. Gill Nicholls, property manager for Helpful Holidays, says:
Properties like Preston Castle in Aberdeenshire (above), Luxury Castle Tower in East Lothian (below left) and Craufurdland in Ayrshire (below right) are magical for a gathering of family or friends

miles of their destination; simply staying at home and complaining did not qualify.
Q. Is it essential to provide a separate freezer or is the freezer compartment of a fridge adequate for holiday letting? – SH, Sennen A. Melanie Cassidy, property manager for Helpful Holidays, says: We recommend installing the biggest fridge and freezer you can afford and/or fit in the available space. The freezer space you provide will be influenced by your cottage’s size and, to a certain extent, its proximity to shops and eateries. If accommodating just two people, bookers like to have ice for drinks and space for a small quantity of frozen foods, such as ice cream, in which case a fridge ice box may suffice. If your cottage isn’t close to food shops or a supermarket, bookers may bring food for the week or organise an online grocery delivery which, depending on the size of the party, may need considerable fridge/freezer space. This could be adressed with multiple fridges/freezers or a separate drinks fridge. Appliances should be good quality and reliable; instruction manuals should be available for guests and we recommend all electrical appliances are PAT tested annually by a qualified person. If you have a question for our holiday home experts, please send it via email to: wmnproperty@ westernmorningnews.co.uk
When a deposit has been paid for a holiday it creates a contract between the visitor and the provider which is legally binding on both sides. Whatever the reason a visitor cannot reach a property they have booked, whether due to poor health, bad weather or a road accident, the payment is still due. Holidaymakers are wise to take out their own insurance against such events. However, for the sake of good customer relations which are always important, you could offer such stricken visitors either another date when the weather improves or even a partial refund. When the Westcountry was hit by particularly severe weather a few winters ago, Helpful Holidays offered a special deal to visitors, but they had to show willing by travelling to within at least ten
