West housing market has shown some signs of slowing. However, there is no doubt that confidence has continued to return and with it buyers who have some incredible properties to choose from. Look inside and there are hundreds of homes to browse, many just on the market. Be sure to take a look at Nettleworth House, a magnificent Grade II Listed

Whatever you are looking for, this supplement has something for everyone.
Hurry to buy as market slows Francis Marshall, of Bradleys, says there has never been a better time to buy The market right now, at the end of the third quarter, is very interesting and is subject to some key factors, namely outside influences which affect confidence. To compare this year to date with the same period last year and everything seems rosy. The volume of new instructions coming onto the market in 2014 compared to 2013 is up by 7%. The volume of sales being agreed is up by 10% and the volume of sales completing is up by 24%. The current average price of a home in the South West is £208,388, which is an increase of 5% to date above the same time last year. These figures, taken in isolation, look very promising for the market. However it must be remembered that the market started slowly in 2013 and gathered pace through the year, so the figures for the completions are slightly distorted as we compare to a time when fewer were taking place early in 2013. What is particularly significant is when, in isolation, we compare quarter 3 from last year to quarter 3 of this year. This gives a true year-onyear snapshot, long before the national lenders have produced their reports and long before the Land Registry releases its figures. The new instructions coming onto the market are gathering pace and are up 10%, so the rate of new instructions has increased over the past three months. However sales being agreed have fallen by 7% in quarter 3. This demonstrates how the market has slowed compared to earlier in the year. In the year to date, sales have increased by 10 per cent, which includes the 7% fall in quarter 3. In the first half of the year sales probably increased by 17 per cent, however this has slowed in quarter 3 when we have seen this 7 per cent fall. If quarter 3 is included in figures for the year to date, the completions
have only increased by 14% over this time last year, when compared to 24% for the year as a whole. This again shows the market is slowing. Did I say the market is slowing? Surely that is not what most people are hearing on the television or reading in the news. That however is a fact. The supply of property and demand ratio is swinging back in favour of the buyer. Until three months ago, it was a definite sellers’ market, there was a shortage of property to sell and more buyers than sellers, so competition was fierce and prices rose. In a relatively short period of time the position has reversed and now the supply is outstripping serious buyers and buyers are having to be tempted to buy. Tempted to buy means only one thing, the price has to be right. I am

Properties that have been on the market for more than three months will probably now need a reduction in price to be competitive with the new instructions. compare the market in an instant it is obvious which properties are correctly priced. Buyers are ignoring properties which they consider to be unrealistically priced but sales can still be generated quickly if the price is right and the presentation is good. A couple of current good examples of reductions making the difference are Trefursdon in Callington and Tresidder at Helston. Trefursdon, was reduced from £645,000 to £600,000 as the client did their homework and realised the price range they were looking in had dropped and their money would go further. A sale was agreed in less than three weeks from a successful relaunch at the new price. Tresidder at Mullion was reduced from £800,000 to £775,000 and a sale agreed within three weeks to a buyer who had already viewed from central London. They had been watching and waiting for a reduction. The combination of correct price and comprehensive marketing worked quickly in both cases. So what has caused the slowdown and what for the future? The slowdown is easy to address.
Any uncertainty knocks the property market and will always result in a slowdown. In this particular case, there has been a combination of factors, which have since been addressed. Firstly there was talk of a house price bubble and Bank of England Governor Mark Carney made us all aware that he might put up interest rates, which started to deter buyers. Then there was the introduction of the Mortgage Market Review (MMR), which again deterred buyers because the television told them it was going to be harder to get a mortgage. The final straw was the uncertainty over Scottish devolution and the potential consequences of a yes vote. What we now know is that the market slowed and the talk of increased interest rates has subsided. In fact, because of the slowdown, lenders have not reached their lending targets and are cutting mortgage rates to try to attract new business. MMR has been in place for several months now and mortgages are available but do use an independent mortgage advisor as they can process a mortgage much quicker than a lender under the new rules. the Scottish voted no and sales picked up the very next day. These three things undoubtedly combined to slow the market and have now been resolved so all looks set to continue as it should. What is my advice for a buyer? Buy and buy now! Mortgages are available, interest rates are rock bottom and there are some fantastic five and six year fixed rate deals available. Pension rules have changed and instead of being forced to purchase a poor performing annuity you can now put your pension fund towards an investment property which will continue to grow in value as well as giving a much enhanced return on investment compared to the only previously available annuity. There is currently a great choice open to buyers, plenty of property to choose from and the prices are currently keener than they were three months ago but should continue to show steady growth over the coming years. Tapestry of treasures makes fine family home There are home improvements and then there are home improvements on a grand scale. When Edwin Coleridge transformed the six-room Elizabethan parsonage at Buckerell in Devon into a spacious family home in 1829, he incorporated what would be described today as architectural salvage into its fabric. And what treasures he’d rescued! Confidence vote in housing market With just under 12 weeks until Christmas, now is the time to be finding a house to move into before the big day arrives. Traditionally it is the first half of the Michaelmas school term when buyers search for a property before going on to agree the purchase. With the Scottish Referendum also now decided there has been a slight increase in activity, albeit a few weeks later than normal. The Exe Valley is one location that has already experienced this upturn in activity following the referendum. This demand has been a direct result of new buyers being registered, leading to more viewings, which should lead to increased sales. Indeed, after the referendum new buyers registering with Strutt & Parker increased by about 10%. The Exe Valley has always seen good properties coming to the market and this is certainly still true across a wide range of values. However a high quality of life in an Area of Outstanding Natural Beauty and a healthy environment may have a strong influence on purchasers choosing the Westcountry for their lifestyle change. Other factors, including the buoyant London market with good signs of continuing growth for the rest of the UK, have helped restore confidence in the investment market once again, especially in hot spots such as Padstow and Rock. Two excellent summers have seen record numbers of visitors to North Cornwall, ensuring an excellent return for the holiday letting industry. This is where we have seen the most positive response from potential purchasers, especially for waterside properties. Guaranteeing maximum occupancy will help to sustain the local tourist industry as well as give confidence to those making an investment in North Cornwall. In the residential market there are increasing signs that the market is gradually moving on to a more sustainable footing. The number of instructions coming through will create a better balance with demand and keep prices steady. A new hot spot is the market town of Wadebridge, which offers an excellent choice of reasonably-priced properties for younger families, with excellent schooling and a superb range of artisan shops, restaurants and sports activities, all within easy reach of the coast. This provides a lifestyle that cannot easily be matched, however there is still a need for more affordable homes for local young families throughout North Cornwall. Some of the momentum seen recently may be affected over the next few months by concerns about a likely rise in the cost of borrowing.

Overall, purchasers are from all walks of life. There are those downsizing from cities to find a relaxed environment, those looking for opportunities to utilise the tourist industry and those wanting to start small businesses on the basis that communication is no longer a problem in this internet driven society. The North Cornwall coast is one of the most sought-after retirement choices and there will always be demand for bungalows in towns and small villages, selling in the region of £350,000 to £500,000. Another growth area is the ‘lock-up and leave’ apartment, riverside or coastal. There properties are being snapped up off-plan in the hot spots of Padstow, Wadebridge and Constantine Bay, with prices from £350,000 to £900,000 for contemporary luxury homes. There are seasonal trends in North Cornwall and autumn is traditionally an excellent time for buying and selling, and judging from our experience and enquiries we are now achieving excellent results. There are more houses coming onto the market too, giving more choice. However it is still price driven and the days of optimistic premiums being achieved are rare and the market is increasingly price sensitive. Roger Punch of Stags champions an area of Cornwall that is sometimes overlooked South East Cornwall is the portion of the county that is closest to Plymouth and is largely influenced by the employment and service hub of the city. Yet, despite its many attractions, the area is ignored by most tourists. South East Cornwall offers some wonderful opportunities for the property buyer. Divided from Devon by the River Tamar, which tidally runs 15 miles inland, and with some blissfully unspoilt river inlets, the area is also flanked by a long coastline of the English Channel to the south and the heights of Bodmin Moor to the north. Significantly, the A38 runs through the centre of it which, as we are always keen to explain, means the area is possibly more accessible at the height of the holiday season than the well-known and lucrative South Devon hotspots of Dartmouth, Salcombe and Kingsbridge. The influence of Plymouth is highly significant. The employment provided by Devonport Dockyard means that many find commuting via the Tamar Bridge or Torpoint Ferry attractive. Another major employer, Derriford Hospital, is a 10 minute drive from the Cornish border. While the A38 and A388 are the principal roads, the Rame Peninsula is linked to the city by the Torpoint and Cremyll Ferries, meaning a commute by bicycle or foot is a real possibility for some. Prevailing property prices in this region are often 30% lower than many parts of South Devon. South East Cornwall is renowned for its intriguing place names, often challenging and embarrassing newcomers to the area. It is inevitable that character will be attributed to the qualities of Narkurs, No Man’s Land, Crumplehorn, Herodsfoot,
Horningtops, Quethiock and Botus Fleming. This truly could be a foreign country! To emphasise the modesty of price levels in the area, examples sold this year include the delightfully named An Skiber Goth, a stone building in a secluded setting with studio, organic paddock and woodland, in all about 3.5 acres, with a price guide of £550,000. Trehunsey Cottage, with 11 acres in an idyllic setting near Quethiock, sold off a guide of £389,950, making this remarkable value for money as far as the region as a whole is concerned. It was announced in the Western Morning News on January 15 that celebrity chefs the Tanner Brothers were to create 40 jobs in the seaside town of Looe, raising the question of whether the town was to replicate the Padstow effect of Rick Stein, which resulted, over a period of years, in a Westcountry hotspot. This area is full of surprises. Buyers go head over heart for the perfect place Only yesterday I was speaking to a lady from Crawley who just couldn’t wait to complete her move to South East Cornwall, saying “from next week I’ll be on a permanent holiday.” It is only when buyers seem fit to bust with excitement about moving to the area that I remember that we live in a most wonderful part of the country. My buyer went on to say that she had many friends that were also looking to move to the county and not one had chosen to go any further than about 20 miles into Cornwall from the Devon border. So what makes South East Cornwall so appealing? Well, where else can you get to both the north and south coast within half an hour? Take a portable barbecue and a bottle of wine and what better place to see the sun set than the coast right on your doorstep? With good road and rail links too it is so much easier to visit

For the walker, there is Dartmoor on one side and Bodmin Moor the other and the boating enthusiast can while away the hours along the Tamar River. Village life in South East Cornwall is a huge appeal. Stoke Climsland, for example, is a village which buyers from out of the area cannot fail to fall in love with. The children love the local primary school and the parents love the village shop with its post office, freshly baked bread and great choice of wine! Pretty cottages, a church, village green and a great
community spirit are a big attraction. It is no wonder that villages such as Stoke Climsland along with St Germans, St Cleer and St Mellion, to name but a few, are a popular choice for buyers registered with us. So where are our buyers coming from? Whilst there is always a reasonable amount of local movement, we do rely heavily on out of county buyers, especially for our more expensive homes. This week the South East Cornwall offices have seen an enormous increase in enquiries from buyers from out of the area looking in
all price ranges. We also have a huge database of investors too. We have had huge success selling to investors and then subsequently letting many properties, and this time its towns such as Saltash, Callington, Looe and Liskeard which come into their own. And the sellers? Well a big trend at the moment is to downsize financially. Why run a four bedroom home when the children have flown the nest? We are certainly buying more with our heads than our hearts at the moment and never has it been more important to be realistic on price to
ensure you achieve a sale over your competition. My colleague told me yesterday that he went on a course in London where the delegates were told that 65% of all properties that come onto the market don’t sell, a statistic which surely shouldn’t apply to our wonderful area when, from our experience, it is clearly in such high demand? So what advice would I give to get that important sale? Choose an agent with great local knowledge and a pro-active approach, trust the advice your agent gives you and work with your agent in achieving that sale. The property market has been the subject of much discussion in the past year and is seen as an integral part of economic recovery. This renewed confidence has indeed brought more buyers and sellers to the market, but there is still caution, despite more attractive rates for borrowing. The reality is that correct pricing and modest capital growth remain key to maintaining momentum for the longer term. All of this applies to the lettings market. It is fair to say that there has not been too much movement in rental returns in our region this year as the market can only sustain so much growth to attract quality tenants. This creates a quandary for buy to let investors looking to buy in the current market, as their yields are being squeezed by modest house price increases. However I see this as an opportunity, especially for those with a longer term view. A recent report in the trade press suggested that rental yields had a North-South divide across the country, with the North outstripping performance. So that means we should all go North to acquire our buy to lets doesnâ&#x20AC;&#x2122;t it? Well no. As investors we always maintain a degree of emotion in our purchase of properties and retaining an emotional

Buyers hang on until leaves fall Following the trend over recent years, the market has so far proved to be very strong in the Tavistock area during late summer and autumn, with a real upturn in the number of viewings and a good number of agreed sales. As far as the cliché in the property market goes, hope springs eternal and this is often the case, with an influx of excited sellers coming to the market in springtime. However, whilst spring is a popular time for sellers, it seems that autumn is now the time when buyers are out in force. It’s an interesting dynamic, driven by various factors including the fact that many buyers like to sit back during the year and monitor the market, often taking their time in order to secure the ideal property. As the year drifts on, many buyers decide late summer or autumn is the time to strike and attempt to push through a sale before the onset of winter. Whilst we have been enjoying a fabulous Indian summer of late, the leaves are slowly starting to turn crisp and brown. Holiday home is Miles Kevin of Chartsedge examines who is buying to let in the Westcountry, and why The second home buyer is still alive and kicking – and still more interested in the Westcountry than any other location in the UK outside London. The days of the ramshackle cabin near the sea are gone – buyers have become more discerning in what they are looking for. They all want a property in decent condition and with a good specification. What people are more flexible about, however, is location. At Chartsedge in previous years, we used to get buyers asking for Newquay or Salcombe only. Now, most of our buyers have much broader search areas, such as North Cornwall or South Devon. Some are not even that particular about the location, as long as the property fits their tick list. “Water views” and “close to the beach” are the most popular requirements, and ones which we don’t see changing any time soon. Our buyers are looking for a safe place to put their money. Savings accounts are earning little or no interest, so people see bricks and mortar as a better long term investment. With the relaxing of the ‘Annuity Rules’ next April, this type of buyer will increase dramatically. A recent study estimated that 400,000 people a year will be free to spend their pension savings on whatever they wish. We believe a large amount of this money will be spent on holiday homes, and we are already registering interest from buyers who want to buy next spring. They are seeing a second home as something they can enjoy with themselves and their family, and
which will also earn a welcome income. Unlike savings, holiday homes are earning well presently. Helen Hayes of letting agency Helpful Holidays said: “Properties represented by our company have had a very strong summer surge in bookings, the most dramatic peak we’ve seen for several years, which has compensated for the weather-induced stutter early in the year. Bookings for October are also good. Advance bookings for 2015 are very promising; with 11% more

These buyers look for a second home first to be used for holidays, into which they can retire later. Others use the initial home as a base to find their permanent home, and then keep it as an investment going forwards. The other trend we have seen is many more ‘time poor’ buyers, who want a holiday home but can’t see how they can run it from a distance,
and have heard anecdotes from acquaintances on how it can go terribly wrong. Auction activity in region bucks the national trend Chris Baxter of Bradleys on changes in the auction market The simple fact that the number of auction lots sold in the South West over the last 12 months increased by 7.3% compared to a national figure of just 3.8% suggests a positive trend for the region. Drill deeper into the figures and the rate of commercial sales was less than the national rate, which suggests that all of the region’s growth in auction activity was driven by house and land sales. They say variety is the spice of life and this has been very true, with many successful sales in Somerset, Devon and Cornwall drawn from a wide variety of property. As ever, weird and wonderful lots offered earlier in the year for the South West Water auction drew large crowds of eager buyers, with a 100% success rate. The same was true for many other auctions, selling lots for local authorities, utility outlets and other institutions. Whilst this may provide the reason for the growth in 2014, other favourites such as building plots, investment rental properties and homes and barns that require renovation or conversion, have equally
sold well this year. There have also been a few recent changes to the auction scene which are worthy of note. There has been the emergence of an alternative style of auction held
‘Gone are the days of unrealistically low guide prices’ online, allowing buyers to bid from the comfort of their sofa, which has proved very popular. Here at Bradleys we are offering between five and ten lots a month using this method, which is particularly successful at the lower end of the residential market. Whilst this

Demand is up in middle market At the start of 2014 the strongest performing sector of our coastal South Hams market was the higher end £1million-plus properties. Across East Devon we have seen continued demand for property, with 70% of buyers coming from outside the region, particularly the Home Counties, writes Mark Goodenough of Pennys Fine and Country. Part of East Devonâ&#x20AC;&#x2122;s appeal lies not only in its ease of accessibility to the South East and London but also its diverse range of property and, importantly, price ranges. As always, location is key to demand in the area, with some real hot spots where property values lie at a premium level â&#x20AC;&#x201C; locations such as Sidmouth, Beer, Lympstone and Topsham spring to mind. The flipside is that properties of very good value can be picked up if buyers are prepared to look away from the coastal areas which have traditionally been more expensive. Towns such as Exmouth and Seaton still represent great value for money. So what are East Devonâ&#x20AC;&#x2122;s key selling points? Stunning countryside; an impressive coastal and estuary location; easy access to Exeter; good communication links including trains to London, the M5 and Exeter Airport; affordable property, from ÂŁ100,000 upwards; excellent schooling, for example, Colyton Grammar School; diverse cultural options such as the Northcott Theatre, and, not forgetting, a relaxed lifestyle. In general throughout this year we have noticed a continued appetite amongst buyers for value for money properties which are well situated. Which new homes market? When I am asked to comment on what’s happening in the South West new homes market I normally reply “which part of the new homes market? Like most places in the property market, be it a town, city or region, there are no average market conditions but a collection of different micro markets according to property price, buyer demand, location. This is why national news stories suggesting that the property market in the UK rose by above 10% can be so misleading. Drill down into the regions and you see a very different picture, with some areas actually seeing a drop in prices compared to the other extreme of London and its soaring property market. The new homes market in the South West is broadly divided into buyer groups versus property developed….from which I discern three main groups. Let me explain. Buyers moving upmarket. This includes those who are buying for the first time or are looking to move up the property ladder. The key point here is affordability and product. These buyers are very dependent on mortgage availability which, as we know, has recently become tighter in terms of buyer qualification and affordability. Every penny counts and in an environment where there is little or no wage inflation, the ability for some to move up the ladder may be limited. Where it is possible, the new homes developer has to respond with new homes that are good value and offer future savings in utility bills as well as being appropriately placed for buyers to access work, schooling, retail and leisure. What continues to help this buyer is the Help to Buy Governmentbacked scheme. Generally this market place has been robust with, in many cases, homes being bought off plan or at construction stage. However there are a few examples in
Chris Baxter on the differing requirements of today’s buyer groups the region where too high pricing has led to stock housing going nowhere. Then there are the buyers moving downmarket. We have an active retirement market, both from buyers within and those seeking their retirement dream from other parts of the UK. The new homes market in this sector has greatly improved in the last 18 months and continues to do so. The retirement buyer is mostly

Two things to note here is that this buyer is looking for property with an above average specification, will look at ultramodern or traditional architecture and, if the product fits their intended lifestyle, may be prepared to pay a reasonable premium. The recent uplift in the market place in the Home
Counties and other affluent areas of the UK has meant more buyers with cash have bought in the South West this year and some surprisingly high values have been achieved. The property investor or holiday home buyer is after an additional property to purchase and will often look at a new purchase for ease of maintenance and rental performance. However, with both buyer types, this is a discretionary purchase not an essential buying decision. The market has been mixed here. Where as on the one hand an investment buyer is looking for value for money, the holiday buyer is chasing a lifestyle property. There are cases of new homes that offer a holiday restriction where prices have been driven down, but if the product is right in terms of location and price, and without a restriction, you could have a winning combination. In one instance where Bradleys were the selling agents, 34 homes were sold within three months. With the investment buyer, it has mainly been at the lower end of the market where demand has been highest and continues to thrive. So there you have it. Like the wonderful and varied landscape of the South West, the market for farms and land varies considerably throughout the region. Factors including location, soil type, size, proximity to services, schools and setting all affect value. A common theme throughout the region at present is the continued strong demand for good quality land and also for farms with commercial opportunities, or those that offer privacy and seclusion in a desirable location. In North and Mid Devon, the early flush of farms offered to the market during the spring has resulted in fewer farms coming to the market in late summer/early autumn. Activity was at a healthy level throughout the summer, with sales including the 54 acre Melbury Farm at Parkham, pictured above. The appetite for bare land lots has continued undiminished in the mid and north of the region, and I believe this will continue into 2015, driven by local demand competing with buyers from outside the region. This continued upward trend in prices has been assisted by fewer acres being offered for sale on the

Demand is expected to be strong from buyers seeking a productive farm in such an outstanding position. In the east, west and south of Devon, George Alder noticed a flurry
of farms coming onto the market in east and central Devon in the spring. “The land and farm market is particularly strong in east Devon, clearly as a result of money coming from outside agriculture,” Mr Alder said. Similarly, in South Devon demand for farms and land remained buoyant, with two farms sold in the first half of the year, one close to Paignton and the other near Totnes.
