Could this be the next generation of property experts? Children aged 9-11 at Preston Primary School in Torbay took up a challenge set to them by local estate agents Woods Bryce Baker. The children had to produce a set of property particulars on their own home, complete with descriptions and photographs, as well as their own estate agency logo design. The top 12 contestants presented their work, in best boardroom style, to Matheu Gladman and Amanda Ayshford from Woods Bryce Baker, who rated them on persuasive writing, presentation and confidence. The top three prizes were awarded in assembly; the winner was nineyear-old Amber Harding, who received an iPad Mini to mark her achievement. “I hope that we helped them to learn a little bit about what’s involved in being an estate agent,” said Matheu.

For handy tips and interesting facts about potential home buyers you should check out a recent survey by Movewithus, a network of independent estate agents. For instance, the top things that put potential buyers off are: bad smells (particularly of cigarette smoke) shabby kitchens, and rundown bathrooms. On the other hand, most house hunters who were surveyed take a far more lenient and relaxed view when they are confronted with a bad paint job, clutter, or even an untamed garden. Most buyers would prefer to be shown around while the owners are out. The survey also has interesting data about the Government’s Help to Buy scheme, which enables anyone buying a house up to the value of £600,000 to do so with as little as a five per cent deposit. An established holiday home business in Dartmouth is spreading its reach into surrounding areas – and has moved premises to reflect its new ambitions. Dartmouth Holiday Homes was established in 1980 and has operated in the town since 2004. Love at first sight of thatched Devon gem Seven years ago, experienced house restorers Bill and Sarah Young searched the Westcountry for the perfect project. One stood out from the crowd, in East Devon in the beautiful Blackdown Hills: Luggs near Hemyock, a Grade II listed house with a thatched roof, and dripping with wisteria. “Of all the properties we looked at, we didn’t see anything with this many period features,” said Sarah, whose background is in magazine publishing. “It was really special. We both fell in love with it immediately. We also loved the idea of owning some land, and it came with both that and a big barn, which had been partially renovated.” The four-bedroom historic house is thought to have been built in the late 15th or early 16th century, with later additions. Sarah and Bill saw plenty of scope to add even more modern living space to the house – but also to the detached barn, used by the previous owner as an art studio, which could now pay its way through holiday lets. “We had done up properties in Hampshire and also in Dorset, so we knew what to do,” said Sarah – she was undaunted by the added challenge of now having a three-year-old child in tow. “Within a few months of moving in, we were putting in applications for planning permission.” Sarah and Bill, a piano tuner and restorer by trade, immediately began

Wisteria and historic features abound at Luggs near Hemyock, a Grade II listed house with its own four-bedroom barn conversion been very successful once we had it up and running. “We organised the barn layout to give as much privacy as possible to both properties – we’re at the end of a dead end lane, so there’s no through traffic. It’s very quiet.” The barn with its four bedrooms and reception rooms with beautiful views was ready by Christmas 2010, and Bill and Sarah, with a second daughter, then moved into it while they worked on the house. Bill drew on his piano experience to restore the original oak and elm floorboards. They rewired, replastered, redecorated – and found some surprises along the way. “We uncovered a large bread oven in the inglenook fireplace in the drawing room, and even a little elm niche where you would put a lantern,” said Sarah. “There are also blackened roof timbers in the attic, probably from when it was a medieval hall-type house. “It was really exciting seeing them come to light. We’ve tried to keep the integrity of the building, and celebrate its history. There was a plank and muntin screen between the crosspassage and the drawing room and even a cannonball in one of the fireplaces – that always gets a lot of comments. “But there’s one thing an old house like this just cannot accommodate, and that’s the services for the kit-

chen. Working together with the conservation officer, we’ve put in a glass link and a new building. As if to “cock a snook” at the awful winter, Cornwall’s magnolias and camellias, azaleas and rhododendrons are spectacularly bold and saucy this spring. Nowhere can visitors see better ones than the unique gardens of the Helford River in South West Cornwall. The neighbouring estates of Trebah and Glendurgan on the Helford’s north bank are two of the magnificent ravine gardens created by the Fox family, who introduced exotic plants from all over the world into their valley micro-climate almost two centuries ago. Less than a mile away on another bend of the river, guests of the Budock Vean Hotel are surrounded by their own seasonal blaze of colour across the sub-tropical estate gardens. They are living proof that valleys, lawns, orchards and even golf courses don’t need pesticides to look their best. For the past ten years the horticultural team have managed the 65 acres of this peaceful country house hotel organically. While the gardens look artlessly natural, they are constantly tended with intensive loving care. Under an organic management regime, every eye has to be constantly searching for the first sign of a spot or a curling leaf. Head gardener Phil Thacker can normally be found amid bee-covered banks of echium or azalea, rhododendron or camellia – even up the odd gnarled apple tree. “We don’t use pesticides at all,” says Phil, “which you could say makes for much harder work – but it creates a safe habitat for our butterflies and birds, and all the wildlife which thrives here.” The Budock Vean even has a colony

As custodians of this beautiful place, we should be tending it for the natural world as well as for our guests with species native to Cornwall, including oak saplings collected as acorns from the 10,000-year-old Calamansack wood on the opposite bank of the Helford. Over 300 new plants have been introduced, most of which were propagated on site in the Budock Vean’s nursery. “Native species tend to be hardier and better equipped for their own particular climates,” says Phil, “but plants like the camellia were brought to this part of Cornwall by the Fox family 200 years ago, so they have had plenty of time to get used to our subtropical micro-climate here.” While the immediate grounds of the old house are a mass of seasonal flowers in spring and summer, expanses of lawn lead seamlessly on one side to the scenic nine-hole golfcourse and ahead down the valley to the private foreshore. Here, tree-ferns and giant gunnera emerge alongside lakes and streams running to the river – in early spring the paths carpeted with primroses, and bluebells. Martin Barlow’s family has owned the Budock Vean for a quarter of a century. He said: “Over our time here we’ve taken a view that, as custodians of this beautiful place, we should be tending it for the natural world as well as for our guests.” Thanks to his largesse, a variety of wildlife takes up annual residence in the nesting boxes and other havens. Sharp eyes can spot songbirds, Pipistrelle bats, tawny owls; in the lakes

are eels and even otters in the holt. Perhaps this ethos is in tune with the Budock Vean’s history: the earliest record of the hotel’s name was Eglos-Budock-Vean, Cornish for “Little Budock Church”. In Celtic times it was a small but potent religious centre, and still has a sense of calm, almost spiritual atmosphere. Whatever the reason, Martin, Phil and the gardening team have a pet project which has been slowly simmering for the last five years: to get official accreditation for the ancient “secret orchard”, discovered and carefully uncovered during the Barlows’ time. They are excited about what they believe to be a unique species of Budock Vean apples. “The whole process takes a long time,” said Martin, “and it’s no good being impatient about it – especially when there are so many other important things to do.” One of the “things” on Martin’s list is implementing an organic nurturing system for the grounds, especially the golf course, the grass of which needs careful management. Catch a slow boat to Trago’s Canal Street

This week we take a look at Canal Street, which features a real canal barge, surrounded by bright annuals and a terrace of mini cottages with four individually themed gardens. Created by the award-winning Westcountry landscape designer, Paul Stone, it is both romantic and nostalgic. Samantha Coates, plant supervisor at The Garden Park, has selected a few favourites from Canal Street that are easy to grow in your own garden, including two that work well in containers or pots. The Garden Park’s Canal Street is a relaxed combination of several styles, incorporating a selection of features, highlighted by trailing and flowering plants. It reflects the idyllic village mooring you find along the UK’s network of canals. Paul explains how he developed the theme. “I was already wellknown for my long running series of small gardens in a national newspaper’s Chelsea Flower Show Pavillion and also had great success winning Best in Show at Hampton Court with ‘A Slow Boat down the River’, featuring a floral barge. Putting the two ideas together for Trago, Paul also added in a miniature cobbled street. He says: “George Watts, Trago’s group building manager, who was the project manager for the show gardens did a fantastic job in sourcing the right size canal barge

and a set of old timber lock gates.” The barge is festooned with easy to grow flowering annuals in troughs, buckets and baskets and the terrace of front gardens is full of ideas for anyone with a small garden. They include an old fashioned natural stone garden with raised beds, stone seats and a Clematis Montana growing over the front door. Next is a formal red and black tiled pathway garden, planted throughout with brightly coloured flowering plants and Euphorbia. There is also a modern garden with a central paved circle. Paul says “Circles are useful for making small gardens look much bigger and the planting includes white spikes of Lupins with Iceburg Roses.” The fourth garden focuses on timber, incorporating a trellis, pergola, seats and a decking floor, and is planted with ornamental grasses. Budock Vean’s water will never be a drain on reserves, either, thanks to a clever UV de-chlorination system devised by former head gardener Pip Howard. Every three weeks, 10,000 litres of waste water from the hotel’s pool and the hot tub are recycled and used to water the grounds. And for those who think only raw vegetable matter can be composted, the chefs and gardeners conducted their own research, and found a way of reducing kitchen waste by a third. Now 12,000kg a year of vegetable and fruit peelings, egg shells, tea bags, lettuce leaves, and food scrapings are being magically turned into rich soil to help fertilise the gardens and parkland instead of being sent to landfill. “We are determined to be as environmentally friendly as we conceivably can, both inside and outside the Budock Vean,” says Martin Barlow. “It’s not for the plaudits (al-

Chilling out with When seeking a dream house, people want different things. Some value efficiency, others have an eye for a doer-upper. There is a certain breed of romantic who wants a house with a story, a feeling of age or character or idiosyncrasy. No contemporary new-build for these dreamers and schemers: they want a historic property. We live in such a property in North Cornwall, a Grade II listed mid-19th century granite cottage with slate roofs and floors. It has romance. It also has less desirable properties. In fact, after 13 years of living here, I feel a bit like the Ancient Mariner, who stoppeth one in three to impart his wild-eyed warnings. There is a great richness of historical properties in the Westcountry. There are Devon longhouses and Cornish fishing cottages, tin magnates’ mansions and Victorian castles. There are vicarages, coach houses, beautiful barns and clever conversions. Some of these properties are lucky enough to have been bought by people with stacks of sustainable money, who can spend an initial small fortune bringing it up to date, and then over the years, feed smaller increments to its hungry maw like a mummy bird. Other houses have not been so fortunate. Maybe they are inherited, or rented out in a basic state, or have owners who love them but will never really have the coin to do them justice. These are the cases when the lines are blurred. Do the people own the house, or vice versa? Did they choose their lifestyle, or is their lifestyle in fact a succession of never-quite-fixed problems: with gutters and subsidence and animal nests in the chimneys? If their home is a listed property, are their fledgling Grand Design ideas pinioned by conservation officers and listing authorities? If you fall in love with a place, if you’re really swept away by it, you’re willing to make the strangest concessions. “Oh, it doesn’t matter if all

The number one concession that most historic home owners in the Westcountry make is warmth. Gulf Stream notwithstanding, Britons live at 52 degrees North of the Equator, and see only eight hours of daylight a day in winter months. Most historic buildings are made from cold, grey stone. Stone that seizes and holds the chill, immutable against the radiator’s feeble breath. The South West may not have biting cold, but it does have a raw, damp permachill that you can only get to know intimately in an underheated stone building. But you don’t give any of this weight when you are house hunting. It’s like buying shoes that are too small (because you can always just put those stick-in cushions in them!) or dresses that are too tight (because it will make you lose weight!). Your heart just vetoes your head. Here are some popular arguments why you are too cool to feel the cold: ■ I’ve got a lot of jumpers. I don’t need to lounge in my shirtsleeves. ■ I’m not one of these hothouse flowers who complain if their house is below 20 degrees. ■ Warm, airless houses are unhealthy. They harbour germs. ■ It is the way of my ancestors. ■ I really love this house and I’ll put up with anything! These are all good arguments. But cold is patient. It wears you down. It strikes when your defences are down: ice-cold slate on bare feet when you’re stumbling down at 1am to let out the puppy; a tendril of freezing wind touching your neck just after you’ve got out of the shower; a frigid welcome when you’re just back from holiday with ratty kids and a car full of bags and rubbish. I’ve got used to the plaintive wail: “Mummy, why is our house always so cold?” And can just about stop myself saying: “Because if it we spent any more money on heating, you couldn’t do karate, darling.” Periodically, the Government feels moved to address problems such as sky-high oil prices to help beleaguered citizens cope. For instance, there’s currently a set of grant schemes to help people insulate their homes better. If your postcode qualifies or if your income is below a certain level, you’re entitled to free insulation. Oh – but in the majority of cases, you won’t be eligible if you live in a historical building. The insulation is supposed to go within the walls. homeowners off oil in favour of renewable energies, such as biomass or pellet boilers. But the boiler would need a chimney, and you’re not allowed to do anything so crass as run a tin pipe up the side of your house if it is listed. You’ll have to rebuild an old chimney, if you can find evidence that one existed. And the boiler shed needs a graduated slate roof. And you have to apply for permission.

Essentially, whatever you want to do, estimate how much it would cost and then add a year and another zero or two to your total. This is making me sound grumpy, I know. Let me think of the positive side. Life in an old building is special. You are a new chapter in a long history, surrounded by whispers of the past. Your home has character. interesting challenges. Not all conservation officers are unreasonable. In fact, I re-read the Rime of the Ancient Mariner the other day. It would be so lovely to have a bolthole somewhere beautiful, where we could enjoy long spells of freedom, or just a weekend snatched here and there. It would have to pay for itself though, and be let out to other holidaymakers. Here the dream stumbles over reality. How would that actually work, if I can’t be nearby to sort everything out? How would I manage the changeovers? What if the toaster broke? Come to that, what if something major happened? It’s hard enough looking after one house, especially if you work full time. Enter the managed property. This is usually a standalone unit in a neighbourhood of similar properties, ranging in style from contemporary to eco-friendly to sections of a historic manor house. However, in general, letting a furnished holiday property (FHL) is deemed a business and you can usually claim against your letting income such items as council and water rates, heating/lighting, building, contents and public liability insurance, maintenance and cleaning, a reasonable level of repairs and renewals, interest paid on borrowings to purchase or improve the property and letting and accountancy fees. To be allowable as a deduction, an expense must be incurred ‘wholly and exclusively’ for the purposes of the FHL business. This means that if the FHL is used by the owner or friends and family for free or for a reduced charge, some of the expenses will have to be restricted. A property made available for letting for more than 140 days a year is normally liable for business rates and currently small businesses (including most holiday lets) enjoy 100% business rate relief.

Q. We are uncertain whether it’s wise to provide a visitors’ book in our holiday cottage. We’ve heard it can encourage guests to record negative comments.What do you think? – VHT, Bude A. Bev Plunkett, property manager for Helpful Holidays, says: Our recommendation is to always provide a visitors’ book. At the very least, a visitors’ book makes interesting reading, and usually it’s an invaluable, ongoing conversation between visitors, listing good things to do and see, places to go and great places to eat – a brilliant source of local information, and often

entertaining too. We also find they’re usually full of praise and enthusiasm for the holiday home. Some guests like to write at length so a generous size (perhaps A4 hardback) is good, and perhaps consider providing another book for children in which they can create a picture or poem or just leave a few words of their own. To avoid the book being used to communicate problems, it’s worthwhile to provide a separate notebook in which guests can report any maintenance issues they come across, items they wished had been provided or minor breakages. This is a helpful record for you or your caretaker on changeover day. If visitors do make negative comments in the visitors’ book, you should ensure you address the issues and write a reply to show you’ve taken immediate action.

Q. We have sofas and armchairs we inherited that are in good condition but not brand new and we would like to use them in the living room of our holiday cottage. Would this be acceptable or should we use new furniture? – SH, Taunton A. Melanie Cassidy, property manager for Helpful Holidays, says: Holidaymakers expect sofas and armchairs to be clean, smart and comfortable and there must be sufficient seating to comfortably accommodate all the guests, preferably in one room. Ideally, the furniture should suit the age, style and decor of the property. It is a legal requirement that all upholstered furniture supplied in holiday accommodation complies with Furniture and Furnishings (Fire and Safety) Regulations 1988. New furniture sold in the UK after 1988 will comply and will have come with labels attached to confirm this. If you have furniture which is not labelled, including reupholstered items, you must be sure that it conforms. If you are in any doubt, you should not use it in your cottage. Replaceable, washable covers help keep sofas and armchairs looking smart throughout the season, and you could also consider ScotchGuarding to provide extra protection.
