Great things have been happening in the Homes sector in the field of charity athletics. Robin Burne, right, manager of Bradleys in Budleigh Salterton, has been raising money for The Pituitary Foundation on behalf of his colleague Richard Greetham. Wrapping up six months of challenges, Robin completed his final half marathon: Exeter’s Great West Run, in 1hr 44mins. Last Sunday, WMN Homes editor Gillian Molesworth took part in the Plymouth 10K, sponsored in part by Mansbridge Balment. Here, she grabs a moment for a snap with Tony Carlton from the agent’s Woolwell office. She says: “My time was 1hr 37seconds, not up to Robin’s standard, but still not too shabby!”

The Ombudsman Services are releasing a guide to help students know their rights when it comes to renting. Research found that three quarters of students have experienced problems with their accommodation or utility suppliers, and are unsure how to handle the situation. Accommodation-related issues topped the 1.7 million students’ list of complaints. Faulty fridges, broken boilers, leakages and vermin topped the list of gripes. Chief Ombudsman Lewis Shand Smith said that the guide, marketed on Facebook and Twitter, would arm students with information about their rights and the resources available to them.

An innovative development in Dartmouth has been awarded “Best Apartment Scheme” at the UK Property Awards. The Sails development of six contemporary apartments overlooking the town’s quay beat off national competition to bag the title, at the end of October. The developer, Environ Communities, specialises in sustainable development. Stuart Shield, president of the International Property Awards, said: “It’s amazing to see the innovation that delivers ever more surprising solutions that not only look good but also introduce beautiful new homes with a very low energy requirement.”

Evergreens should not put on much new growth during winter, so should save you the job of pruning them in spring, when you may risk disturbing nesting birds. Deciduous shrubs can be pruned into winter. Weed out the worst culprits If you do a final weed before the

perennial weeds disappear for the winter, you should hopefully make your task lighter when they come back in spring. Look out for ground elder, couch grass and bindweed, which are among the most pernicious weeds and try to dig up all the white roots which, if left in the ground, will just sprout up again next year. Increase your stock Take hardwood cuttings in late autumn to propagate shrubs including roses, willows, philadelphus, weigelas and dogwoods. Cut woody shoots for the base of the current year’s growth, trim below a leaf joint and remove the tip to leave the cuttings 20-30cm (8-12in) long. Dip the base into hormone rooting powder, make a slit trench in a well cultivated but vacant area of the garden, push the cuttings in vertically, 30cm (12in) apart and firm the soil back around them, closing the trench. Water them in. This time next year they may have rooted enough to be moved. Spruce up the greenhouse If the weather’s still sunny, there’s no better time to wash the windows, remove the shading, clean the staging and do any structural repairs needed. Then you can insulate the greenhouse with bubble wrap in preparation for winter. A cleaner greenhouse may encourage you in the coming months to sow hardy annuals and perennials for the year to come.

This week in your garden: ● Dig up Jerusalem artichoke tubers (pictured) as required, which can be done until spring. Leave a few to produce next year's crop. In cold areas protect the crowns. ● Clear out and take under cover decorative containers that aren't frost hardy. ● Prune climbing and rambling roses and cut back the hybrid tea roses to reduce the damage from windrock. ● Prune wisterias to ensure and increase flowering next year. ● Consider installing a pond heater which will keep a small area of the

water ice-free if you keep fish. ● Check your bonfire pile for hedgehogs and toads hibernating in there. If there are, leave them in peace. ● If pots are too large to bring inside, insulate them from the cold by using either bubble wrap or horticultural fleece. ● Remove yellowing leaves from Brussels sprouts and other winter brassicas such as cabbages and broccoli. They are of no use to the plants and encourage diseases such as botrytis. ● Finish planting spring cabbages. ● Empty compost bins of well-rotted compost to mulch over borders.

Discover the secre ts of sowing hardy peas Now is the time to sow the hardiest pea varieties such as 'Douce Provence' and 'Feltham First' for a very early crop next spring. Start them off in a spare border in the greenhouse in well-drained soil, or sow seeds in a length of old guttering drilled with drainage holes along the base. Fill to the top with seed compost and space the seeds 7.5cm (3in) apart. Keep them in the greenhouse or a cold frame, keeping the compost moist and

transplant them into the garden once they've established, digging out a shallow trench and gently sliding the seedlings into it. Cover seedlings and plants with cloches. Rows should be 30cm (12) apart and protected from birds with netting, and you'll need to add twiggy supports to stop slugs feasting on the young stems which will otherwise straggle over the ground. Keep the crop well watered and weed free. Peas should be ready for picking by May.

There’s a fantastic fixer-upper coming up for auction next month. Moving in with mum and dad Many families are choosing to share a property to beat high house prices. Amanda Rainford of Exeter-based Stones Solicitors outlines some points to consider House prices in the South West are among the highest in the country relative to earnings. The ratio in Devon and in Cornwall is 8.42, while in Somerset it is 7.21. As a consequence, many of the younger generation are struggling to get on the property ladder. Equally, with people living ever longer, many children are supporting their parents or other family members in their later years. Most readers will be familiar with the idea of a ‘granny annexe’. Some properties come with suitable accommodation, but in others living space needs to be specially built. This can happen if the children want to move into their parents’ home as carers, or if finances are pooled into a larger property. Those contemplating this may find that financing such a project is currently attractive. Changes to the pension rules allowing easier access to savings may be tempting for some. In addition, some parents are buying a property together with their children and planning for the child to take sole ownership when the parent has died. Some mortgage lenders are positively encouraging such action, allowing anyone under the age of 70 to apply for a mortgage lasting 35 years.On the face of it this seems like a clever plan, but beware the complications. If you sell your home and give the money to your children so that they can build a granny annexe or they can make adjustments to the existing accommodation for you to live in, you may fall foul of income tax rules

linked to pre-owned assets. This could also apply if parents and children sell their respective homes and buy a property together, where the contribution towards the purchase price does not reflect occupation. The ‘gift with reservation of benefit’ rules should also be considered if children may move into a parent’s property. If the parent gives the property to the child but continues to live there, the rules may bite. It is possible to give up to half of the property to a child who moves in, provided the household bills are shared. In both these scenarios, there could be unanticipated inheritance tax implications if you die within seven years – in a worst case scenario, this could mean the property has to be sold. How the property is owned will need to be decided, as will whether or not it passes automatically on death or within a will. If it is the latter, then it is vital that the will is kept updated. Parents also need to consider other siblings and how they achieve fairness among all their offspring. Thoughts also need to be given about what happens if the property needs to be sold before the parent or parents die. Consider a family falling-out. Trying to sell the property when emotions are running high may well be problematic – if a written agreement has been reached at the start of the process, it will make life much easier for everyone involved. This is particularly vital if it comes to selling a house that has been bought jointly – if no powers of attorney are in place, then the property cannot be sold without an expensive application to the Court of Protection. At some point an ageing parent may need additional care, including being placed in a care home. Care fees can be crippling and there may be a risk that the property would need to be sold to cover these costs – at which point the child could

When considering applying for a licence for your holiday home, remember there are rules and regulations which can be difficult to comply with in a private house. The premises you are thinking of using must be easily identifiable and accessible, in excellent repair, and not a temporary structure, such as a marquee. The local authority has to be sure that the premises are appropriate for the significance of the ceremony. The room in which the ceremony takes place must be kept separate from other activities and there must be an additional room for pre-questioning by the registrar. The premises must have public access to ensure that people who wish to voice objections can do so. Health and safety measures need to be taken, along with a visit from the local fire authority.
