A home, a business and a new way of life After 20 years running a successful holiday cottages business from their beautiful home in Bradworthy in North Devon, Lesley and Peter Lewin have decided that the time has come to retire and move on... to Bradworthy. Immediately welcomed into one of the friendliest villages in the country when they first moved to Lake Villa from Sussex, there’s nowhere in the world the couple would rather live – although they’ve bought a camper van so they can have an adventure every now and then. The Lewins are beginning a new chapter and Lesley is looking forward to Lake Villa becoming the start of something brand new and exciting for the next people who fall in love with it. Yet its new owners won’t have to rush: Lake House Cottages and B&B (to give the property its working title), is a thriving business – already fully booked until November – that provides a good income and a wonderful way of life. “It will be nice to see someone else take on the business and do their own thing with it,” says Lesley, “and there are lots of opportunities for them to put their own stamp upon it. There’s a lot of flat land around the lakes that have development potential for a campsite, and we have a barn that we haven’t yet converted. So if two generations of family moved in, it could become a cottage if you didn’t want to lose a holiday cottage.” Lesley and Peter gave up high-pressure jobs that saw them spending long periods apart, in order to buy Lake Villa in the mid 1990s. “After all,” says Lesley, “we got married so that we could spend time together.”

A happy place to be: Lake Villa in friendly Bradworthy by Catherine Barnes When the couple, who have been married for 33 years, bought Lake Villa it had most recently served as a pub and restaurant. A property of many parts, it was originally a farmhouse, built around 300 years ago, with a barn attached. A large new wing was added in Victorian times and it became a substantially sized property. Prior to serving as a pub, it was run as a hotel and when the Lewins bought it, they set about converting it again. But rather than knock down walls, they began building them and filling up doorways, to create selfcontained holiday accommodation. The couple live in the older part of the house, which has three en-suite bedrooms and living spaces including a sitting room and kitchen/ breakfast room, both with inglenook fireplaces. latest report published this month. Secondaries are equidistant at Holsworthy, Bideford and Bude, as is private Shebbear College (ages three to 18) in Beaworthy. Days out: A short drive from the coast and miles of glorious South West Coast Path, Bradworthy is 10 miles from Sandymouth Bay near Bude. Try a circular walk around its two-mile stretch of golden sands. Eat out: At the Bradworthy Inn. Excellent pub food weekdays and evenings and a restaurant open at weekends. Or Margaret’s Rustic Tea Garden, just off the coast path near Bude for cake and a cuppa.

Lake House Cottages and B&B (to give this property its working title) is a thriving business – already fully booked until November and provide bed and breakfast accommodation using two of the bedrooms. The Victorian wing has become Lake House, a three-bedroom holiday cottage. The barn attached to the house is ‘upside down’ with upstairs living room making the most of exposed rafters and two bedrooms downstairs. There are two further cottages in the property’s mature grounds. Each holiday let has its own outside space with cottage garden plants unique to it and the use of the main garden’s tennis court. The Lewins also have their own private garden area and vegetable beds, with yet more unused land for new owners to get creative with their green fingers. How Lake Villa came by its name is lost in the mists of time, as the two lakes that are now part of the estate were only acquired by the Lewins three years ago. These are a threeminute walk away down the lane and sit at the foot of the meadow which Lesley says might inspire new ideas of caravan or camping stays. As it is, the open space is reserved exclusively for the use of Lake Villa guests, who can store their tackle in a purpose-built cabin and fish for golden tench, orfe and rudd, or have a barbecue on a sunny day.

“It’s also a very dog friendly space for walking holidays, as well as for children to let off steam and play,” says Lesley. She and Peter plan to move closer to the village centre that’s home to a warm and friendly working com-

munity and also boasts the largest village square in the Westcountry with plenty of shops serving a population of little over 1,000 people. “We’re so spoilt for shops,” says Lesley. “There are two grocers, a butcher’s – run by a girl in her early

20s – a hardware store and furniture shop, a doctors and two vets. It’s a deeply rural area, but we can access other towns very easily and the local primary is an absolutely top class school.” Bradworthy is also teeming with clubs and societies with members of all ages. “It’s still a place where the generations mix,” says Lesley, “and is absolutely our home for the rest of our lives.” She and Peter are members of the social club that welcomes new members and is where the community tends to get together to watch sports on TV. Regular quiz nights, keep fit, bingo and village socials are held at the Memorial Hall. The Bradworthy Inn has several pool, darts and regular live music nights and there’s a healthy rivalry between its skittles teams and those of the social club. Annual events that the whole village throws itself into are the carnival and a Cider and Pasty walk around local farms. Little wonder then, that the Lewins have set down roots in this village, nor that half of the guests they welcome at Lake House Cottages come back every year. “We have a lovely quality of life at Lake Villa,” says Lesley. “It’s all here, waiting for someone.”

Cottage garden Otter Nurseries plant guru Rose Clark gets results in a tired border Last summer I was really disappointed with one of my garden borders. It had lost its vigour and vibrancy. Many of the plants had been there for a long time and either needed to be divided and replanted or simply replaced. It was a job I thought could be carried out in the autumn. Unfortunately, autumn 2013 came and soon went. The winter rains began all too soon. I spent many a happy hour thinking about which plants I should keep and all the lovely new ones I would buy and where I would plant them, waiting for the ground to dry up enough for digging to commence in March this year. Sadly a few of my favourites had succumbed to the winter wet but many survived. I am sure they heard me discussing my new plans for them and were looking forward to being relocated! The ground was solid in places and difficult to dig but once the forks and spades got going it became easier. I dug in manure and compost where it was needed. I would normally have raked in fish, blood and bone prior to planting but being the owner of a dear little dog with terrier tendencies (who thinks that plant foods are tasty), I decided to use slow release Miracle Gro instead. It has virtually no smell and little ‘un wasn’t remotely interested. The ground was at long last ready. In late March I began to replant but I soon found I had made more space than I first thought. This has enabled me to purchase even more

plants. Working as I do at Otter Nurseries I’m constantly surrounded by choice and temptation! My garden isn’t large enough to accommodate a traditional long herbaceous border, which is why I favour a mixed border. I have shrubs, roses and herbaceous perennials all happily growing together side by side in the same border. I’m fond of summer bedding plants and have planted begonias, cosmos, antirrhinums and

With careful plant selection, it’s possible to have flowers all year round in the one bed and that’s what I aim to do. At this time of year there are several shrubs still in flower, but the majority of colour comes from my cottage garden plants (herbaceous perennials) Hemerocallis are familiar to many as ‘daylily’, so named as each trumpet flower is replaced daily with a new

flower. They can begin flowering during mid-June and continue well into August. All day lilies require fertile, moist but well drained soil, and most prefer a sunny position. ‘Burning Daylight’ is the most vibrant yellow I’ve ever seen, ‘Crimson Pirate’ is a beautiful crimson red and ‘Barbara Mitchell’ has soft orchid pink flowers. Sidalcea ‘Little Princess’ has already formed a small clump of low


growing green leaves in my garden. The erect stems emerge carrying long-lasting pink holly hock-like flowers. This is a compact form; taller growing cultivars are suitable for cut flowers. They can be grown in moderately fertile moist but well drained soil. They resent water-logging and love a sunny position. Once they finish blooming I cut them back hard to encourage a second flush of flowers. I’m particularly fond of Echinacea. These produce solitary daisy-like purple, red, pink, yellow, or white flower heads with prominent cone shaped centres which give them their common name of ‘Coneflower’. They should be grown in well-drained soil in a sunny position. ‘Pica Bella’ has eye catching water melon pink flowers. Mistral has soft pink blooms and compact growth and ‘White Meditation’ has stunning white blooms at 50cm. Penstemons are one of my all-time favourites. The tubular or bellshaped flowers are produced from mid-summer to late autumn. They should be grown in well drained fertile soil in a sunny position. I love the colour range, from white through pinks, reds, purple and even blue! ‘Raven’ has deep purple flowers that contrast well with the white throat. ‘Hidcote Pink’ has small pink flowers marked with crimson lines inside. ‘Charles Rudd’ has rich magenta purple flowers with white throats. The Lobelia speciosa ‘Fan Scarlet’ that I planted last year has grown into a lovely clump. The flower stems reach 60cms and add architectural interest to the border. I love the contrast of the vivid red flowers against the rich dark bronze foliage. I have

recently planted Lobelia ‘Fan Blue’ in moist but well-drained soil, in full sun. I am looking forward to seeing the long lasting blooms which usually appear from mid to late summer and last well into autumn. I’ve planted Rudbeckia deamii which should soon be producing yellow orange daisy-like flower heads with a brown central cone. I’ve grown it before and found it to be reliable and very free flowering. Rudbeckias like free draining soil and sun. Close by I’ve planted a group of Verbena bonariensis, who enjoy similar conditions. I know they will reach two metres high but the small lilac purple flowers are constantly produced over a long period, and contrast well with Rudbeckia. Both bees and butterflies spend ages feeding on them. Although I have all these lovely plants growing happily in the garden,

if I didn’t have the space I would still be keen to grow them - in pots! To grow them well I would use mediumsized pots filled with Westland Gro Sure compost. When planting during dry weather remember to water regularly to aid establishment. Use Growing Success slug pellets. These contain ferrous sulphate and are safe to use. Finally, just as a point of interest, I notice that my Leucanthemum ‘Broadway Lights’, a cream coloured Shasta Daisy, has been pickled in pollen beetles. These are small shiny black or greenish bronze beetles that appear in flowers of many different plants, often in large numbers, they’re after the pollen! Treatment isn’t recommended as not only will insecticides kill other beneficial pollinating insects, but the pollen beetles are likely to re-infest in a very short space of time. To avoid them becoming a nuisance indoors gently shake any cut flowers to encourage the beetles to leave prior to bringing into the house. If pollen beetles are a nuisance in your garden take my advice and don’t wear yellow clothes. When it comes to the nation’s industrial heritage, there’s little quite so calming as the canals that once served as busy highways between town and factory. With countless beautiful beaches, harbours and estuaries rich in history and bountiful in character, waterfront properties in Devon and Cornwall can not only offer varying outlooks, but also varying lifestyles. buyers find that the riverside locations are a little more secluded, too, off the beaten path of the tourists that flock to the most popular of beaches that Devon and Cornwall have to offer. Coastal properties appeal to a completely different type of house hunter.

There is always something to watch on the water Here in the Westcountry, beach or clifftop homes tend to be in more rugged locations and the views, on the whole, are more far-reaching looking down the coastline and across the open sea. These properties, especially those within walking distance of a sandy beach, are very

appealing to people with younger families. The areas around North Cornwall and in particular Polzeath, Padstow, Trevose and Trebetherick are incredibly popular with families. In Devon and Cornwall we are fortunate to have many beaches which have been awarded Blue Flags, a symbol of high environmental standards. Prices in these locations are extremely high but there is good reason behind this; they offer some of the most appealing views in the Westcountry and there is a finite supply of property which keeps demand high. Even within the coastal bracket, the views offered can be vastly different from coast to coast. The southern coastline is less exposed, whereas the north coast of Devon and Cornwall as well as the west coast of Cornwall provide lots of surfing opportunities. The English Riviera has been on the cusp of a renaissance for many years. David Lewis of Stags says the tide has finally turned for Torbay The world is changing and by design or good fortune, Torbay is again on the front of the wave. The “English Riviera” offers a wonderful quality of life in a beautiful area. Not only is it rich in heritage with its historic architecture and public spaces, but als boasts a bright future as new industry and opportunities begin to shape the area. While Torbay has traditionally been recognised as a perfect place to retire, the demographic of new buyers appears to be changing in the 21 Century. A whole new generation of young families are attracted to what’s known locally as ‘the Bay’ which spans Brixham to the South all the way to Torquay to the North, on the south Devon coast. The area is renowned for comprehensively meeting educational needs with fabulous private and state sector schools, amply supported by three extremely well regarded local grammar schools. Torquay’s railway connects to the main line, which makes it a straightforward commute into the city of Exeter, while the Kingskerswell bypass, currently under construction and due to open next year, is set to dramatically improve Torbay’s con-

nections by road. Improving links are also opening up the area to more businesses, which in return is strengthening the job market. The Bay also boasts numerous theatres, museums, and attractions, while plans have also been announced for a new shopping development in Torwood Street and a £20 million luxury hotel development around the harbour. The area’s value also helps it attract new fans. House prices in the area reflect strongly against neighbouring regions. Broadly, prices are around 10% less than surrounding areas, which in real terms means that buyers are able to buy more than they thought possible. Our prices range from around £100 per square foot to around £400 per foot, compared to £200-£500 per foot in Totnes and £300 - £600 per foot in Dartmouth. Experts say the property market is good for buyers right now, with interest rates at “rock bottom”. If you are exiting the London market, you will certainly get more for your pound down West. If you’re not ready for retirement yet, you could consider buying now, but letting your property out until you are ready to move in. Rental income could help meet your mortgage fees, so the whole thing is selfsustaining until you’re ready to move in.

When to buy

In a hilltop location just above the beach, 6 Arvor is within a stone’s throw of coastal walks. “My advice is to buy now,” said Francis Marshall of Bradleys Estate Agents. “Interest rates are at rock bottom. This situation will inevitably change, but the governor of the Bank of England has committed to small and slow increases only. “Another consideration should be the amount of time it takes to get a mortgage. The Mortgage Market Review (MMR) has come into force recently, causing lenders to look harder into whether borrowers can afford the mortgage. This intensive process means a huge backlog – I have heard of borrowers waiting five weeks for an initial appointment. So the whole process might take longer than anticipated. “I don’t think there’s a price ‘bubble’ right now whatever the

media says, certainly not in the Westcountry. “If you have a 5% deposit and some cash for your fees, take advantage of the low interest rates before any increases. The market is stable, and money invested in property is likely to have a better return than anything kept in the bank.”

Where to buy

Devon and Cornwall have a wealth of beautiful spots, and usually people know where they want to go. Often it’s where they spent time with family or loved ones in their past.

A reputable agent is advisable if you are new to the field But, warns Marc Cottrell of Kivells, don’t be too fixed in your ideas: some of the most desirable destinations carry a price tag to match. Be willing to broaden your search to find value for money. “While the resorts around Cornwall’s dramatic coastline have always been popular, those with more modest budgets can find some real gems if they are willing to consider heading slightly inland,” he said. “For example, a detached three bedroom house in the lovely village of Tregony will set you back around

£275,000, while a similar property just a few miles further into the Roseland will cost more like £375,000. “Add a sea view into the mix and you can expect to pay in the region of £450,000 for a mid-terraced sea facing property in the increasingly popular village of Portscatho.”

How to buy

The trick with a buy-to-let property is not buying it just for yourself, but considering its “rentability” as well, says Andrew Luxton from Stags estate agents. This is particularly true for a year-round tenant rather than a holidaymaker. “First and foremost, know your market,” he advises. “Find out what local tenants want: what size, type and location of house they are after. Is it close to local amenities, main lines of communication, sources of employment? Find out what people want. “Also, make sure the property can be presented to a high standard: everything must work and look good. Tenants’ expectations are increasing all the time. “Before you purchase anything, do your maths. Add up purchase, refurbishment and finance costs, to ensure the rent will cover borrowings and costs after allowing for void periods.

“As a landlord, you will continue to be responsible for maintenance costs, servicing and insurance, so don’t buy a property that will require a lot of ongoing maintenance or refurbishment prior to letting. “You will also need to be fully aware of all your legal requirements as a landlord – a reputable agent is advisable if you are new to the field.� Another approach is to live in your property for some of the year, but rent it out during the high season, using a holiday let company such as Chagford-based Helpful Holidays. “We have many owners who have done this and it has worked very well for them,� said Helen Hayes of Helpful Holidays.

Helpful Holidays works with many owners who use their properties themselves; we appreciate they want to enjoy their holiday homes and our requirement is simply for sufficient availability to gain a reasonable return on marketing investment. So it would depend on the size and location of your apartment, and how many weeks during the summer you’ll use it. If you stay for three summer months or more, then in normal circumstances it’s doubtful an agency will be able to help as this is a key period for generating revenue. However, if the size, furnishings or location of the property are outstanding, an agency may possibly make an exception and market it for you in the off season and shoulder weeks, so you could try negotiating an agreement to work for you both. If your property is less striking, then some agents may still agree to market your property for the nonpeak weeks, but will increase commission or make other charges to cover costs which high season revenue would normally cover. If you’re keen to let and unable to find an agency to help due to limited availability, then it’s worth considering a DIY approach by using one of numerous websites which enable you to self-market. This will allow you to reserve as many weeks as you wish, but you’ll need to handle administration and bookings yourself.

Q. As owners, are we expected to clean our holiday cottage in the middle of a two-week let? – GL, West Devon

A. Bev Plunkett, property manager for Helpful Holidays, says: If you normally provide bed linen and towels, you will need to deliver a fresh set to the property midway through a fortnight’s booking. However, it’s not necessary to actually make the beds unless the holidaymakers specifically request that you do so. Similarly, it is good practice and thoughtful to offer to clean as well, although not essential. Most holidaymakers will have spread their belongings and prefer not to be disturbed. Some owners of large properties advertise ‘maid service’ as an optional extra, for groups who would like the house cleaned during their holiday; if your caretaking crew are able and willing to take this on, it can be a good selling point.

Q. I’m keen to encourage our guests to recycle, but it doesn’t always happen. Can you suggest how to help me make recycling fun? – BS, West Cornwall A. Gill Nicholls, property manager for Helpful Holidays, says: You’re quite right, some people are enthusiastic about recycling, others not so much. Presumably you have separate containers for various types of recycling, so why not try being creative with these containers to catch the eye of children in the party? All schools encourage children about such things and they in turn grumble at their parents for not being ‘green’! A touch of Blue Peter perhaps? Make something weird and wonderful out of plastic containers, for example, that could demonstrate where you want such things placed, and so on – have fun!
