Tenants who don’t report repair issues may be doing themselves and their landlords a serious disservice. A recent survey conducted by Shelter, a national housing charity, found that 9 per cent of tenants had not reported a repair issue for fear of being evicted. “The key is good communication,” said Graham Kinnear from the company Landlord Assist. “Tenants should not be afraid to report any damage or request repairs to be made. “However, they have an obligation to do it quickly, because failure to report problems could make future repairs more costly, and the tenant may be liable for failing to report them.”

Kevin takes on nation’s finest Cavanna Homes site manager and Devon lad Kevin Moyle (pictured with his team, fourth from left) will represent the Westcountry in London after winning a top regional award. In June, he won the Site Manager of the Year category at the South West Regional Building Excellence awards run by the Local Authority Building Control (LABC). Love at first sight at The Orchard Leaving the beautiful Loe Beach home where they brought up their two daughters is going to be a huge wrench for James and Delia Robinson. The thing that they will miss the most, says James, is doing the “Up and Over”, their beautiful daily stroll. But with their two daughters having flown the nest and creating homes of their own in Bristol and Norfolk, the couple, now retired, plan to relocate in order to live closer to both of them. James and Delia’s “Up and Over” has become part of their daily ritual. It is a 15-minute stroll which takes them from the garden gate of their home, The Orchard, past Feock churchyard next door. From there, they cross a field in the heart of the village, taking in the most breathtaking views of the Fal Estuary and Roseland Peninsula. Then it’s down on to Loe Beach and a short walk along it to the foot of their 1.5 acre garden. The Up and Over, says James, narrowly pips drawing back the bedroom curtains and gazing out onto the moonlight rippling on the sea, or the pleasure of looking out onto the water from The Orchard’s spacious kitchen/ dining room. “We loved it from the moment we saw it in 1986 and were lucky to get it,” he says. “There was quite a queue. At the time, we were looking for something with enough space that we could have friends to stay and a small garden we could easily manage. We ended up with a two bedroom house with a large garden.” James, 71, and Delia, 68, bought The

James keeps his canoe – The Orchard is a half-hour paddle from some wonderful waterside pubs that are only a short drive or bike ride away. When the couple’s daughter Sophie slipped through the garden gate to get married at Feock Church next door, she and her new husband made their escape via a water taxi from the bottom of the garden, following their reception on the lawn. A film club offers screenings in the church hall and the Robinsons are members of the local Home and Garden Society. Both, too, were among the villagers who bought Feock’s old phone box for a pound a few years ago, which they have transformed into a ‘bring one and borrow one’ library that’s used by locals and holidaymakers alike. Little wonder then, that they are in no hurry to leave. “It will be a wrench,” says James. “While we can move out of The Orchard straight away, we plan to rent nearby until we decide where we will eventually move.”

Castle comforts in As far as locations go for a self-catering property, you’d be hard pushed to beat Dartmoor’s Bovey Castle. Gillian Molesworth finds out why their lodges are so special, and good for business too Families using a holiday home both as a place to enjoy and as a source of income are not the only business model for self-catering accommodation. Hotels and larger developments market them too. They can be a great way for these businesses to tap into a different market, and capitalise on their existing infrastructure, attracting the self-catering guests to their dining and leisure facilities. Bovey Castle near Moretonhampstead has 22 self-catering lodges on its grounds, 14 of which belong to the hotel. Seven of these are marketed by neighbouring Helpful Holidays, a fellow Dartmoor business in nearby Chagford. “It is a relationship that works very well,” said Federico Aresti, Bovey’s hotel manager. “We started with only two properties marketed this way, and we have added to them.” Bovey’s holiday lodges are a mixture of contemporary three-storey lodges, with an American woodland feel (below), and older properties such as the castle’s original gate house (right), now converted into a two-bedroom holiday cottage. All the cottages echo Bovey Castle’s ethos of sumptuous style. After all, this amazing place was built in the early 1900s as the country house retreat for the heir to the WH Smith fortune. Its championship golf

course was built by the same designer of Gleneagles and Turnberry. The castle has been a hotel longer than it was a residence, however, and expanding its accommodation into the self-catering market has proved to be a good move for its owners. “Mostly the lodges are weekly breaks, from Saturday to Saturday, with some midweek breaks as well. “Often it is a family of more than one generation, bringing their mums and grandfathers as well as their children. “While they are here they are welcome in the hotel, where they can use the facilities such as the swimming pool and tennis courts, and they have access to the walks and our golf course. They are also welcome to take part in activities such as the falconry display, egg collecting, meet the ferrets, archery, clay pigeon shooting, and so on. “Some of the services are included in the price of the lodge, and some are extra, for instance if they want a golf lesson. They have one complimentary round of golf but then they pay after that. We also hope that the selfcatering guests will want to buy a few meals in the hotel. “Obviously you can’t please every guest, but I would say the majority of them have a very good experience here. “With the lodges we find we have

Bev Plunkett, property manager for Helpful Holidays, says: If you live far from your holiday cottage, a good caretaker is invaluable. If you use a self-catering agency, they should be able to help you find a reliable caretaker who will give you peace of mind and be willing to communicate directly with the agency over bookings. It’s helpful to establish a close working relationship with your caretaker. They’ll not only need to do change-overs, but will also need to be on hand to help resolve problems that may arise. When you’ve appointed your caretaker, make sure you provide them with lockable space for spare bedding, cleaning equipment etc, as well as a list of maintenance services, such as plumbers and electricians. Once you get to know your caretaker, it’s a good idea to give them a float and the authority to organise essential repairs. Most caretakers are, in our experience, highly efficient and able to solve domestic disasters with aplomb.

Q. We’re keen riders and would like to take our horses with us on holiday. Is this possible with selfcatering and where do you recommend we visit? A. As many visitors won’t have an open fire at home, clear instructions are essential and should include step by step details: how to light the fire and what should and shouldn’t be burnt. There should also be warnings about extinguishing the fire before going to bed or going out, and depositing ash in a metal bucket kept outside. You’ll also need to inform your insurer that an open fire will be used by guests. Provide a fire guard for sparks, install a smoke alarm and carbon monoxide detector and schedule regular professional chimney cleaning: annually or more often, depending on the type of chimney and wood/fuel being burnt. Tap into a free source of water We may have had the warmest spring on record, but the winter was also the wettest in a long time, so we are a long way from a drought and hosepipe ban. However, with experts predicting the dry weather is here to stay, gardeners will be working out ways to save water. The Royal Horticultural Society offers the following tips to gardeners who want to put the water where it’s most needed: ■ Established trees and shrubs do not generally need watering as they have such wide-ranging roots that they are drought-proof. However, their growth may be improved by watering when they are under drought stress. ■ Trees and shrubs planted less than five years ago have increased water requirements and may suffer drought stress without watering. ■ Newly sown or newly planted areas are very vulnerable to water stress, so watering these should be a high priority. ■ Herbaceous perennials often need watering to boost their performance in hot, dry spells. Plant choice is crucial if you want to achieve a droughtproof border. Drought resistant plants include cordyline, hebe, lavender, Verbena bonariensis, eryngium, euphorbia, diascia, cosmos, gazania, nemesia and, of course, pelargoniums. Many drought-tolerant plants have silver or grey-green leaves, their light leaf colour reflecting the harsh rays of the sun. ■ The yields and quality of vegetables and fruit are greatly improved by watering at times when drought stress would affect the part of the plant that is gathered. Leafy crops such as lettuce and spinach should never be short of water. Onions require little or no watering. Most other crops need watering at sowing and transplanting time, and then again as the fruits, roots or tubers are developing. It is also a good idea to give a single, thorough watering about two weeks before harvest. ■ Lawns require great quantities of water for thorough irrigation, but instead of watering in dry periods, mow less closely and less frequently. Brown patches usually recover when the autumn rains return. ■ Mulching with a layer of organic matter or gravel at least 5cm (2in) thick reduces moisture loss from the upper layers of the soil. Less than 3% of the annual water consumption of an average household is estimated to be from garden use, but at peak times as much as 70% of water supplied may be used in gardens. Even in dry districts, 24,000 litres (5,280 gallons or 150 water butts) could be collected from the roof each year, says the RHS. Sean Laverick of the Homebase Garden Academy advises waterwise gardeners to store their water in water butts and invest in a water butt pump which enables you to use your hose with a water butt. “Most garden watering should be aimed specifically at the stem bases beneath the foliage canopy, leaving

the surrounding soil dry,” he says. “This helps to limit weed problems and ensures all the water goes where it is needed.” If you are short of time, invest in seep hoses, which have holes in them to deliver water accurately to established plants and plants in rows. They can be hidden beneath soil or mulch, which also avoids evaporation losses and work best on heavy soil where the water spreads further sideways as it sinks than on lighter soils. Auto-

mated irrigation systems are another option to save time and labour. They feature drip or trickle irrigation systems and some are remotely operated through sensors which can monitor when your soil needs watering. Mix water-storing gel in with the compost in your container plants to save and store a lot of the water you normally use, the gel slowly releasing water to the roots.
