A Devon housebuilding firm’s Plymouth-based site manager has credited his entire construction team for his success in reaching an industry awards finals. Ian Rankin, of family firm Cavanna Homes, was shortlisted in the regional finals of the National Housebuilding Council’s (NHBC) Quality Awards, which is honouring out the area’s top site managers. Ian, from Plymouth, is the lead site manager on Cavanna’s 504K development in the Derriford area of the city. He said: “All along it has been a fantastic team effort here at 504K.” Ian also has a place at the NHBC’s Pride in the Job regional finals, on October 24.

A family from a Cornish village has taken the plunge and emigrated to Australia after featuring on a popular property show. The Morby family has touched down in Perth after selling the family home in St Anns Chapel near Gunnislake. The family decided to undertake the 9,000 mile relocation after featuring in an episode of the BBC’s Wanted Down Under. For mother of three, Angela, what started out as a dream of moving to Australia had gradually become an

obsession and one that her daughters shared. But for her Cornish born and bred husband Brendan, the 9,000 mile relocation was going to be a wrench. He was persuaded by his daughters to take part in the programme and the family spent a trial week in Perth to help him decide whether or not to make the move. Families who appear on the programme take a ‘home or Australia’ vote after their trial week – and after just seven days, even

Brendan was convinced about a new life in Perth. Cue Saltash estate agency Hennings Moir, which marketed the family’s detached Cornwall home and sold it, within three short weeks. The sale completed last month and the family boarded the plane bound for their new life in Australia just a few weeks later. Other transport: Exeter Airport is just over 32 miles away, while the X38 bus calls at South Brent between Exeter and Plymouth and there is also a bus service to Totnes. Schools: South Brent Primary

Independent Stover School (ages three to 18) is 16 miles away, in Newton Abbot. The summer has been glorious. Gardens a blaze of colour, full of flowers and visited by hoards of beautiful tortoiseshell, peacock, comma, red admiral and painted lady butterflies. Not to mention busy buzzing bees flitting from flower to flower, pollinating them to ensure future generations of plants in years to come. My own garden has been filled with some of nature’s most eye-catching beauties but not all are my friends. It really is amazing that as soon as I plant out my cabbage plants my garden is visited by hoards of large white butterflies, also known as cabbage whites. They lay conical yellow eggs in clusters of 10-20 all over the cabbage leaves. Within 10-14 days yellow, black slightly hairy caterpillars emerge and begin feeding, leaving the leaves in tatters and their bellies full. They grow at an alarming rate and soon leave the plants to pupate in sheltered areas on walls or fences. I have found that the best way to protect my plants from attack is to cover them with netting until well into the autumn. I also inspect the plants carefully and take off any caterpillars I find. The birds happily deal with them in an appropriate way. Last week I was admiring one of my camellias and thought how well it had grown this year. A closer inspection revealed a large number of next year’s flower buds had already formed but to my horror the plant was pickled in ants running all over it and some of the shoots were beginning to look distorted. I expected to find aphids and sure enough I did. There were thousands of blackfly happily sucking sap. The ants, who themselves can be a nuisance in the garden, were feeding off the sweet sticky substance known

as ‘honeydew’ which aphids, mealy bug and scale insects produce. I used a product called Bug Clear late in the evening to avoid damaging the bee population. I checked the following morning, thankfully all the pests had gone! With the weather being drier this year the incidence of slug and snail damage has been significantly lower than in previous wet summers. However, one mustn’t become complacent: they are still around. True they prefer more moisture but they still have to feed. They hide from the

Vine weevils, which can lay hundreds of eggs, are a real nuisance in the garden warmth of the day under stones or, in the case of slugs, burying themselves in the soil. Then they come out during the hours of darkness when it is cooler and there is more damp moisture from any swirling mist or falling dew. I use bait that contains ferric phosphate; this is about as safe as it gets. It’s certified for use by organic farmers and growers. After controlling the populations it biodegrades to enrich the soil. Use it sparingly around the plants to be protected. Once slugs and

snails have taken the bait they stop feeding and disappear underground to die, so there’s no slimy dead bodies to collect. Vine weevils are a real nuisance in the garden. The adult beetles are greyish in colour. They can’t fly and are nocturnal, hiding in the soil or in leaf litter during the day. They mainly damage evergreen shrubs by eating

irregular notches out of the leaves. This may make the foliage look unsightly but is not normally severe enough to kill plants. There is, however, a more sinister side to the vine weevil beetle. They can lay hundreds of eggs in the soil over a three-to-four month period. The eggs are usually laid close to suitable host plants.

Look out for black spot on roses

They tend to favour pots that contain summer bedding plants such as fuchsia, impatiens or begonias. After two weeks the legless white larvae with brown heads emerge and feed on plant roots for three months or so before pupating during the winter months and emerging as adult beetles the following spring. For most gardeners the first sign of damage is when plants suddenly wilt and collapse; once lifted out of the container a small group of larvae will be clearly visible amongst the roots. I apply a root drench of Provado Vine Weevil Killer 2 to all my vulnerable ornamental container grown plants. The active chemical ingredient is thiacloprid which has a systemic action and will be quickly absorbed into the plants system. It remains active among the roots for up to four months. The treatment can be repeated every four months to control the little blighters. Black spot is a common sight on many rose cultivars. Dark brown or black blotches with irregular margins appear from spring onwards. The leaves usually turn yellow and fall prematurely. The disease is worse during moist warm seasons and in areas where the air is clean and clear. Roses grown in

more polluted areas such as roadsides or central reservations tend to be relatively free of the disease. (I’m not moving, though!) This year with the drier weather the roses are not so badly infected. Often removing affected leaves will lessen the speed at which the disease spreads. It’s important to collect and dispose of all infected fallen leaves. I spray my roses weekly with a fungicide containing myclobutanil. As yet there is no sign of any black spot. The same fungicide is useful for treating rust and powdery mildew which can be problematic for roses, as well as many other plants. Fungicides are more effective when used as a preventative before diseases become established. If roses are already showing signs of disease, affected leaves should be removed and disposed of prior to treatment. Use Miracle Gro as a foliar feed to aid recovery. One final word of advice – always read the instructions of any products you are using and follow them carefully. Totally at home wit Sarah Pitt finds out what it is like to live on the doorstep of your holiday cottage business For much of the year Martin and Shirley Kavanagh share the idyllic spot where they live on Dartmoor with holiday visitors. The couple rent out four cottages surrounding their farmhouse at Lower Elsford Farm near the pretty village of Lustleigh on the eastern side of the moor. Part of the appeal of the complex, as well as the stunning scenery and the indoor heated swimming pool, is that the couple are on hand to welcome their guests. And Martin says that far from being onerous, being on the spot actually makes running their business much more straightforward. “Everyone seems to think that when you live on site, people are going to be knocking on your door all the time, but we haven’t found that at all,” says Martin. “The big advantage from our point of view is that we are here, we don’t have to go anywhere. “When people arrive, on Friday or Saturday, they are never absolutely sure what time that will be, but for us that doesn’t matter at all because we are in the house having dinner or watching TV. “We don’t have to have a caretaker. When guests arrive, whenever that is, we are there to show them in. “We spend a fair bit of time showing them in, and we give them a big lever-arch file full of information on where to go, good places to eat and what to do on a rainy day. “It works so well that the only real contact we have with our guests is when we go seeking them out to check that they are having a good time!” The Kavanaghs moved to Lower Elsford Farm ten years ago, downsizing from a larger holiday cottage and bed and breakfast business in Glastonbury in Somerset. The Dartmoor farm is still a sizeable property, with gardens, outbuildings and 30 acres of land where

the Kavanaghs keep sheep, hens and ducks and Dartmoor ponies. Living on site means that they can keep an eye on the communal facilities; a games room, an outdoor play area, and the indoor heated swimming pool, which provides consolation when the weather turns typically British. If you’ve used words like ‘quiet’ and ‘tranquil’, then you will need to advise visitors before they arrive and possibly feel misled. You will, of course, have already mentioned your cottage is next door to a pub. If the new pub owners have livened things up, find out exactly what is going on: perhaps it’s live music, which many people appreciate. Noise is unlikely to continue into the early hours and having a few evenings with local musicians playing or singing could be a positive asset. If, on the other hand, the new regime has attracted boisterous crowds who make unreasonable

noise when leaving or when smoking outside, then I think you need to get together with other neighbours to sort things out. There are strict laws governing what public houses can and cannot do.

Q. What should my caretaker check in my holiday cottage garden on changeover day? – AP, Taunton A. Christine Phillips, for Helpful Holidays, says: It’s tempting to concentrate on the interior of a holiday home when preparing for new guests, but it’s equally important to ensure the exterior is looking good. Not only do the surroundings create your guests’ first impression, but regular health and safety checks outside are essential. Clearly, tidying lawn and flower beds is a basic requirement, but you may prefer to employ a gardener to take care of this. Time is of the essence on changeover days. If you permit dogs, the lawn must be scanned with ‘poo bags’ to hand. Similarly, watch out for broken glass, bottles or other debris. Paths, entrances and patios should be swept and kept clear and care taken that they’re not slippery or loose. If the garden is described as ‘enclosed’ the perimeter fence should be assessed for damage. Play equipment and garden furniture should be carefully checked for damage or sharp edges, and the furniture arranged invitingly. If you provide a barbecue, it must be clean. Outdoor lighting should be tested and the house sign made clearly visible from the road. Rubbish should be removed from bins. If you have hanging baskets or tubs they will need watering, although they look pretty, they may not be a practical option.
