A turf-cutting ceremony has marked the start of construction work on a new homes development for over 55s in Budleigh Salterton, East Devon. Called the Gardens, The Blue Cedar Homes development’s launch was presided over by Budleigh Salterton’s mayor Caz Sismore-Hunt and fellow town councillors, along with representatives from estate agents Palmers Whitton and Laing, construction company RG Spiller and Blue Cedar Homes. Family celebrations, first Christmases and raising children have been revealed as the events that result in the most enduring memories of our first home. A survey of homeowners by housebuilder David Wilson Homes – which is behind new development The Moorings and the upcoming Canes Orchard in Plymouth – found that memories of happy occasions and milestones, rather than DIY disasters endure the longest. London is the least profitable region for buy-to-let investors according to research by BM Solutions, while South West rental yields were also below the national average, at 6%. BM’s latest research revealed that the average UK rental yield in the second quarter of 2014 stood at 6.2%, with London commanding rental yields of 5.7%. The North West, North East, West Midlands and Wales were the most profitable regions, with average rental yields of 6.4%. Landlords surveyed said that South West tenant demand had risen by 19% in the past three months. More than one in three landlords have increased rents in the last 12 months, by an average of 3.5%.

Beautiful country life starts here Gillian Molesworth finds a historic Dartmoor gem which promises new owners the rural lifestyle of their dreams “This is not just a house - it’s a way of life,” says Stephen Teale of his home of nine years, Middle Hole. “A lot of people would feel it’s idyllic country living.” It is well placed for it, in beautiful Bridford on the eastern edge of Dartmoor National Park. The house is a listed Devon farmhouse of tremendous character, with exposed timbers, granite fireplaces, and stone spiral staircases. It is surrounded by the most breathtaking gardens, the result of more than a decade of passionate work - they really do have to be seen to be believed. “The garden is broken up into different garden ‘rooms’, which are connected by the ponds,” says Stephen, who lives at Middle Hole with his partner, Jason Weech. “When we first saw Middle Hole, it was love at first sight. Photographs really don’t capture the magic of the place. We took over the property from some people who ran a nursery for rare plants. “A lot of the planting we took over

from them, and we have added to it.” Stephen says that literally thousands of plants had been put into to the beautiful grounds, including hundreds of trees. “When planting we aimed for year-round interest, but spring is really exceptional, with dozens of blossoming trees and a staggered display from thousands of bulbs. Autumn is also amazing, with brilliant foliage everywhere. “We are nearly self sufficient - there is a large kitchen garden, and we keep our own chickens and cattle.” Middle Hole comes with a good package of land: about 6.4 acres, with pasture, paddocks, copse, and orchard around the gorgeous gardens. There is another land package of 17.6 acres on the other side of the lane available by separate negotiation. One of the magical elements of Dartmoor living is the wildlife. “We feed the birds heavily, as did the previous owners” says Stephen, a keen conservationist. “We have so many different species of birds who

Excursions: Within walking distance are the beautiful Kennick, Tottiford and Trenchard lakes with surrounding woodlands and a golf course in the Teign Valley.

It is listed as circa mid 17th century, with various 20th century renovations. “We updated the kitchen and replaced both bathrooms, shower room

Photographs don’t really capture the magic of the lovely place and utility room, but we didn’t want to alter too much,” says Stephen. “If you change one thing, it leads to another, and if you’re not careful you’ve changed the atmosphere entirely.” Stephen’s favourite room in the house is the drawing room, with its granite inglenook fireplace with wooden beam, former bread oven and

woodburner. It also has built in window seats with views over the garden. The kitchen / dining room makes good use of natural materials, with a slate tiled floor, fitted pine base cupboard and wooden work surfaces. There is an electric two-oven Aga, and also a Neff double oven and

ceramic four ring hob. This room opens out into a charming garden room with French doors. The sitting room also has an inglenook fireplace with wooden beam and woodburner. Upstairs are three charming bedrooms, and a fourth that could be another bedroom or a study.

The master bedroom has a stone fireplace, fitted wardrobe cupboards, and a stone spiral staircase down to the sitting room. The en-suite bathroom has underfloor heating, and a Balinese river stone wash basin fitted over a 19C Chinese chest. There is a further guest bathroom, and also a shower room downstairs. Middle Hole also has a useful source of income: The Cottage, a separate annexe currently let with Alistair Sawday’s “Special Places”. The Cottage was originally converted from a barn, and adjoins the north edge of the house. It has a sitting room, kitchen, two bedrooms and bathroom. With charming views over the beautiful gardens, this has proved popular with paying guests. “We don’t entertain as much as I would like - mostly we lead a quiet life,” says Stephen. “But it is a wonderful place to visit. The people who rent The Cottage love it, and so do family who come to stay. “It’s a perfect place for children as well - there is so much to explore.” Stephen and Jason are heading to the Yorkshire Dales to be closer to Stephen’s family. They will miss their beautiful Devon retreat. “It is a very special place, and we have loved our time here,” says Stephen.

Home with royal history BY PIERS WHITING of Luscombe Maye The Old Longhouse in Berry Pomeroy, Devon, has a history reaching back to the Domesday Book. It was the closest neighbour of Thomas Seymour’s Berry Pomeroy Castle near Totnes in south Devon. Thomas’ sister Jane Seymour, Henry VIII’s third wife, may have spent time there while visiting her brother. In the 1700s, it was owned by Sir George Baker, the private physician to King George III. He attended to the King during his periods of madness, and no doubt used the house as a much needed retreat from the royal court. Price your home to sell in the current property market By James Baker of Strutt and Parker, Exeter Supply, demand, finance, politics and economics all determine confidence in the UK housing market. In the past few weeks, despite lots of talk about about ever-increasing house prices, estate agents across the country have actually been reporting a dip in both applicant and viewing figures. I have also seen a rise in property being overvalued as to its asking pricing, often to secure an instruction. My key message in this fluctuating market is to get the initial “for sale” price right. Overvaluing is bad for estate agents, as it creates the potential for a property to stagnate on the market for months on end. It is a significantly bad thing for the committed seller too. Even if a house ticks all the

boxes in terms of location, size, and appeal, if the price is wrong, a buyer is likely to discount it immediately from their search. “False impressions have been made by agents over-valuing and chasing business,” says my colleague James Mackenzie from the Strutt & Parker Country House team. “But it has all been at a cost. The result is no or low offers and disappointed clients. We should be braver and honest from the outset, and there are plenty of really notable successes recently where clients have listened when we have given them open straightforward advice ultimately achieving good sale exchanges. We are picking up business second time round where sellers have remembered our honest

approach first off. There are plenty of buyers out there if the price is right.” I agree. The property market in the Westcountry has changed very quickly in the past two to three weeks. Having had a fantastic spring, and buoyed by media reports, many sellers are still keen to put their houses on the market at very high prices that buyers today just aren’t prepared to pay. I advise sellers to adapt to this changing market now that demand is declining and to not be flattered by the agent that gives you the highest value for your house. Nationally, Strutt & Parker’s house hunters are down 10% year-on-year, whereas instruction levels have remained static. The Hometrack website reports a similar story, with no growth in new housing demand in June, marking a major turnaround from the trend over past 18 months. Hometrack, the independent residential property analysts, also comment that the proportion of the asking price which is actually achieved has fallen for the first time in four months, as agents find it harder to sustain price rises. As I see it, buyers are not only put off by overly high prices but have much

more choice right now. We saw a surge of new sellers in April and in May and that level has sustained. This is fast becoming a buyer’s market. The property market has seen recent variations across the UK. Areas within London and the South East are most buoyant and often quite tightly defined by demand outstripping supply. In other parts of the market, whether by price or geography, a larger supply of realistically-priced property will see buyers come forward in greater numbers. According to the Rightmove website, asking prices have already seen a decline in the North, Yorkshire and Humberside, the North West, the West Midlands and the East Midlands. To conclude, I would say that there are many areas, not only outside the South-East, that need supply to be improved by more motivated sellers and realistic prices. By Catherine Barnes A family home can feel like a bit of an empty nest when the children – finally! – depart. It’s when we tend to consider downsizing to a house that’s more compact, but that doesn’t mean having to part with a really special place. A much loved family home can make the perfect holiday retreat when your own children have grown up. One such, Lamellen House, in St Tudy near the North Cornwall coast, provides guests with golden summer holiday memories that they’ll remember for the rest of their lives. With four-poster beds to hide under and huge enclosed grounds to explore, Lamellen has inspired fun and mischief among members of the Peter-Hoblyn family who grew up there. The Victorian house sleeps 15 children and adults in its seven bedrooms. Seven years ago owners Jeremy and Felicity Peter-Hoblyn took the decision to open it up as a holiday let for other families to enjoy, while their own children and seven grandchildren – aged from five to 18 – still descend en-masse several times a year for happy and rumbustious get-togethers. Son Edward Peter-Hoblyn who now works and lives in London with his young family, says: “My parents moved here when my grandmother died and it was an amazing place to grow up. It’s barely changed since I was a child, in fact, if anything, it’s been upgraded. It’s a Swallows and Amazons idyll for a few weeks every year. “The children all get on incredibly well together – it takes the weight off our own shoulders and they can have fun.” Today it’s Edward’s nephew Alex, five, a small Just William in the

And there’s nothing in the house that cannot be picked up, inspected, read, or otherwise enjoyed. While the occasional mishap can never be helped when you’re letting, guests are just as considerate when they stay as family or friends, explains Edward. “It’s all there for the odd – sadly – rainy day in Cornwall” he says,

We also pay owners in advance at the beginning of the month the holiday is taking place, if a booking is cancelled at the last minute you will have already received full payment for it.
