Standing room only
New look for Humberts
Westcountry housebuilder Cavanna Homes has said its new Plymouth waterfront development, the Boatyard, attracted a great deal of interest ahead of its first showhome opening on Thursday. The family-owned company said that reservations had already been taken for a number of the stylish contemporary homes located just three miles from the city centre – and a short ferry ride from its Barbican – at Oreston. A former fishing village, Oreston has become an increasingly popular part of Plymouth for homebuyers, with its own primary school, local shops, and pub. The development offers twobedroom to four-bedroom properties including a mix of houses and three and four storey townhouses. To view online, visit www.cavannahomes.co.uk, or call 07510 884950.
It was a case of standing room only at the Swan Hotel in Wells, when 100 people squeezed in to see four lots go under the hammer at Greenslade Taylor Hunt’s first collective sale in the town. The star lot was Holcombe Farmhouse, set within two acres in idyllic Doulting near Shepton Mallet, which saw four eager bidders push the bidding way past the guide price. It was sold for £452,000. Bidders also competed to buy Orchard House at Westfield Lane in Draycott near Cheddar, which sold for £280,000. The property, in need of complete renovation, came to the market for the first time in more than 60 years. Auctioneer Jeremy Bell said: “Vendors with land and properties most often obtain premium prices selling by auction and also have the benefit of certainty of contract.”
Estate agent Humberts has unveiled its new brand identity following its recent de-merger with Chestertons. It features a stylish monogram incorporating a fan of feathers on a blue background. Marketing director Caroline Styles said: “The new look and feel is designed to reflect our heritage and strengths, along with the bright and exciting future of the Humberts business.” The Humberts website has also been re-branded and an entirely new website will be launched at the beginning of next year. The estate agency has 24 branches based mainly in southern England, including Westcountry offices in Truro, Honiton Taunton, Yeovil and Bridport. Duncan Ley of Humberts’ Truro office said: “We’re absolutely thrilled with the new Humberts look and feel.”

Eye in the sky view for buyers Blue-sky thinking has inspired Devon estate agents Helmores to invest in cutting-edge technology to help market their clients’ homes. They are using a drone helicopter camera to capture stunning aerial film footage of the properties on their books. Helmores partner and photography fanatic Rob Stoyle, – who confesses a childhood passion for flying model aircraft – secured
the necessary permissions from the Civil Aviation Authority to fly the remote-controlled heli-camera. He believes Helmores is the first estate agency qualified to offer the service to clients. “It’s great fun,” he says “and means we can provide amazing aerial videos and photography, capturing aspects of a property that cannot be seen from the ground.”
Herons Bank estate in Cullompton, currently on the market at £1.25 million, is among the first properties on Helmores’ books to have been filmed with a bird’s eye view. The two-minute short is available to view on the agency’s website and dedicated YouTube channel, and has already resulted in enquiries from as far afield as the Midlands and London.

A restful river life in heart of the town Residents in Wadebridge have been watching with keen interest as the Bradfords Quay development emerges on the bank of the River Camel, across from the town’s business district. The first phase, a smart apartment building fronting the river, is now finished, and the second phase, with further flats and townhouses now begun. The apartments, many with gorgeous riverside views, are top spec. The contemporary kitchens have granite worktops and integrated appliances, while the bath and shower rooms have smart suites and Travertine stone tiles. There is underfloor heating with zoned thermostats, engineered oak flooring and thick springy carpets. Residents share the bounty of communal solar panels, lifts, allocated parking, and private storage cubbies, perfect for wetsuits and surfboards, bikes, or general overspill. It’s a good indication of their appeal that many of the first apartments in the finished building were snapped up by locals. I spoke to a resident with a very local surname – Laraine Barnecutt, whose son owns Barnecutt’s bakery in town. She has lived in her ground floor apartment for eight months. “I adore it,” says Laraine, a Wadebridge resident of 30 years, who bought the apartment to enjoy a lowkey retirement. “It’s so relaxing, with an amazing ambiance on the river. “You’re right in town with everything at your feet – a short walk over the old bridge to all the facilities in town. Yet it’s extremely quiet.”
Gillian Molesworth explores stylish Bradfords Quay on the Camel in Wadebridge Bradfords Quay is set on the river’s eastern shore, between the town’s original stone bridge and the newer bypass bridge. Yet residents avow it is extremely peaceful – especially with the soundproof aluminium windows. The Camel River is rich in bird life, and attracts both “twitchers and tickers” from around the country. “You can spend hours watching the birds,” says Laraine, whose large weatherproof deck overlooks the water. “Riverside life is very interesting, and changes as the tide goes in and out. All the people who come to stay just want to sit and watch.” She says that the apartment works well with guests, and that it was well designed generally. “I love to cook, and the kitchen is well laid out,” she said. “I have several friends in the

dentist, doctor, bakery, butcher, greengrocer – and a really good wine shop.” Developer David Derry, who himself lives in one of the new townhouses, says that the local ethos is important to Bradfords Quay. “The great thing is that there are plenty of good local businesses for people to kit out their apartments,” he says. There’s a range of services right in town, from flooring and carpet specialists to some great furniture shops. “All the electrical appliances in the apartments were supplied by Woolacotts of Wadebridge, so if something goes wrong, there’s someone in town to help. “We’ve put in very strong flood defences – about a three metre wall – which has the added benefit of increased security for residents.” David says that there are only a few units left in phase one, and that interest is strong in phase two. People have been reserving sites already that are not due to be finished until 2016. “I think it’s testimony to the building’s popularity that people are putting their money down now,” he said. You can read more about the development on www.bradfordsquay.co.uk

How to keep a There’s no reason your garden has to end up looking like a sea of straggly, wilted plants to greet your return from holiday, even if you don’t have neighbours or friends who will water it while you are away. The secret is to have water-saving plans in place, along with tactics which will lead to the least water loss possible. Hanging baskets, among the thirstiest of customers, can be dunked in a bucket of water, or an old washing-up bowl filled with water, and given a complete soaking before you go. Then, if you have room, dig a shallow hole in a shady bed which will house the basket while you’re away. Place a water globe, or a plastic bottle with the end cut off, spout-side down into the basket and fill it with water so that the plants receive a gradual top-up. Place your patio pots together in a shady spot to slow down evaporation. Give these a thorough soaking also, and place them on a large tray lined with soaked capillary matting. This should provide enough moisture until your return. Cut strip of matting and put one end in a bucket of water, running the other end down to the tray. There are many automatic irrigation systems available. Most work on a timer system attached to your outside tap, supplying water via drip feeders or soaker hoses to release water slowly to beds and borders, or to your patio plants. More sophisticated types have sensors which detect rain and adjust the watering requirements accordingly, while others start and stop the irrigation process according to moisture levels in the soil. For those with plants such as tomatoes, there are troughs available
Don’t let your plants die while you’re sunning yourself overseas. Hannah Stephenson shows how on to which you can place a growbag. Underneath the trough is a reservoir which will keep plants watered for up to 14 days through capillary watering spikes, which pierce the growbag and supply the roots with the water they need. Of course, canny gardeners will have thought about the problems of watering and will have gone for
Soak hanging baskets well before you go away plants which don’t require much help. Geraniums, for instance, love Mediterranean climates and will survive for some time without water. Cosmos, escholzia (Californian poppy), gazania, morning glory and helichrysum are all pretty drought tolerant, as are diascia, nicotiana, osteospermum and zinnia.
Don’t worry if your grass dries out. If you mow it before you go, leave the clippings on the lawn, which will act as a mulch and conserve moisture. Otherwise, feel free to leave it long and then you should be able to give it a good cut on your return, while the long grass will have protected the strong roots underneath. Grass invariably grows back healthily with the autumn rains. If you have a vegetable garden, give it a thorough soaking so the water goes deep down into the ground to the roots. Do this as late as you can before you leave. If you have neighbours, get them to harvest any ripening produce (either for you or for themselves). If you’re away for more than a few days, remove young beans, immature peas and baby courgettes as if these mature on the vine, the plant will stop fruiting. If you’ve grown sweet peas with your climbing beans, to help with pollination, pick off all the sweet pea flowers (not just the ones in bloom) because otherwise the plants will stop flowering. You may inevitably lose some plants while you’re on holiday – but with a little TLC and a good deadhead or trim on your return, they may bounce back to give you pleasure for the rest of the summer.

What To Do This Week
Irrigating help keep things green while you’re away, while a good soak will give plants a fighting chance
■ Dead head patio plants every couple of days to keep them looking tidy ■ Finish splitting congested clumps of bearded iris ■ Keep wisteria well watered during dry spells and feed with a high potash liquid feed regularly to encourage flowering ■ Layer shoots of honeysuckle or passion flower to increase stock ■ Take soft and semi-ripe cuttings of non-flowering shoots of shrubs including hydrangea, rosemary,
weigela and spiraea ■ Wipe aphids off leaves by hand or use soap-based sprays ■ Hoe onions between rows to remove weeds and keep watered ■ Dig up second early potatoes when their tops start to die ■ Continue thinning out crowded new raspberry canes, pruning unwanted canes down to soil level, leaving the remaining ones around 15cm (6in) apart ■ Remove side shoots of tomatoes and tie main stems to supports

28 holiday homes Homes with holiday letting potential selected by Gaby Wakley of Helpful Holidays Burton Bradstock, Dorset, £350,000
Two bedroomed, thatched and quintessentially English, Killick Cottage in the heart of pretty Burton Bradstock would make an ideal holiday investment property. I’d expect it to earn around £14,500, based on 30 weeks’ letting. Agents: Stags, Bridport, 01308 428000, www.stags.co.uk

The Neom Organics Happiness candle, £30, is rather gorgeous
Luckily, there are lots of lovely home fragrances on offer that capture the spirit of summer. You can choose from candles, diffusers, and room sprays to introduce a wonderful whiff for your guests. “We get a big increase in demand for scented candles and home fragrances in summer, possibly because people want their rooms to smell fresh and airy, whatever the weather,” says Peter Burks from Trelawney Garden Leisure in Wadebridge, Cornwall. “Scented candles can add real aromatic flair to a home, and can also enhance the atmosphere if used outside at garden parties and barbecues.” We’ve given you our pick of scents on the market right now, so make sure your guests have an olfactory treat to greet them at the door. Just don’t over-do it – a little goes a long way.
Currently divided into two cottages, The Chapel generates a holiday letting income of around £15,000 for the current owners. With investment and if made into a single four bedroom/three bathroom unit, this property could generate an income of around £19,000 based on a 30 week season. Agents: Mather Partnership, Helston, 01326 565016, www.thematherpartnership.co.uk The estimated income figures above are net of VAT and agency fees, but not running costs.
Scent is our most evocative sense, and strongly associated with memory, writes Gabrielle Fagan. Any person letting out a property would do well to remember this. You should ask yourself, the property looks good, but how does it smell?

Ask the experts Your holiday let questions answered Q. The TV licence for our main residence covers our touring caravan too. Will it also cover our holiday cottage, or do we need a separate licence? – LP, St Ives A. Melanie Cassidy, property manager for Helpful Holidays, says:

If your second/holiday home is a house, flat, bungalow or permanent chalet, you will need a separate TV licence to watch or record television programmes as they’re being shown on TV. This includes other devices, including computers, mobile phones, games consoles, digital boxes or DVD/ VHS recorders. Your main residence’s TV licence only covers a second home if it’s a touring caravan/vehicle, a static caravan, mobile home or moveable chalet; and also providing you don’t watch TV in both places at the same time. If you meet these criteria, you must sign a “declaration confirming nonsimultaneous use of television receiving equipment between the two homes, and send it by post to the TV licensing agency.
Q. We’re uncertain whether to install a shower or bath in our holiday home. What do you recommend? – OD, Dartmoor A. Bev Plunkett, property manager for Helpful Holidays, says: We don’t recommend showers at the expense of a bath in a family bathroom, especially in properties which appeal to families with young children. Even if your guests are used to only showering at home, the opportunity to relax in a bath with a book or glass of wine on holiday can be a great attraction. Obviously, the ideal scenario is to provide a bath and separate shower cubicle. If the size of your bathroom prohibits this, then a shower over a bath is your best option. You should ensure the water pressure is good and that the temperature can’t be affected by taps being used in other parts of the house. A rubberised bath mat to use with the shower is prudent, and we recommend a panel rather than a shower curtain, which can become mouldy. If you do opt for a shower only, you should consider also providing a baby bath. In seaside properties, a downstairs shower (even an exterior warm shower) in
addition to the conventional bathroom is a great asset to avoid sand being spread through the house.
Q. I’m not sure what consumables to provide for my guests. What do you suggest? – CK, Barnstaple A. Gill Nicholls, property manager for Helpful Holidays, says: It depends on whether you manage the property yourself or rely on a housekeeper, but you should have a list of the basics. At the very least we would recommend you supply: coffee, tea, sugar and fresh milk; plenty of toilet rolls and soap or handwash by washbasins; washing-up liquid, dishwasher tablets, and kitchen roll in the kitchen; and plenty of cleaning agents for baths, toilets and so on. A bottle of wine or box of chocolates is a welcoming gesture, and can be easily organised through your housekeeper. If you manage the change-over yourself, a home-made cake never fails to delight, as do scones, jam and cream. Sometimes, caretakers are happy to provide these items at a small extra charge. Local freerange eggs are appreciated too. After a long and probably tiresome journey, your visitors will just want to relax and make themselves at home. Being able to make themselves a cuppa immediately without rummaging in their luggage speaks volumes for your thoughtfulness and says ‘welcome’, starting their stay in your property on the right footing. The Westcountry is full of hidden gems, like this amazing historic house in the Cornish hinterland. Penfound Manor is south of Bude in North Cornwall. Listed in the Doomsday book, it is one of the oldest inhabited manor houses in the country, and its inhabitants have been well documented through the centuries. This unique family home has lots of features befitting its Grade II* listed status. Even the layout offers amazing insights to how our forebears used to live and use their space. For instance, the jaw-dropping Great Hall is overlooked
The great hall has a ‘ladies’ bower’ above it by a withdrawing room, also called the “ladies bower. There is a former chapel, which now has a solar room above, and a cross passage dating back to 1638, with pebbled flooring. The four to five bedrooms are approached by an unique staircase, which was salvaged from a wrecked Spanish galleon around 1589. The property has been well tended through the ages, and later generations have made their mark.
For instance, one of the bathrooms was decorated by famous English artist and illustrator David Gentleman in the mid 1950s. There are mature gardens and grounds, including an orchard, pasture and woodland. The most delightful feature is the walled garden with beautiful box hedging and topiary in symmetrical patterns, such as Queen Eliza-
beth herself might have enjoyed. Penfound Manor is about four miles from the Cornish coastline, with easy access to the A39 Atlantic Highway, and close to popular Widemouth Bay. This remarkable property is on the market for ÂŁ1 million. Contact the Stags Launceston office on 01566 774999, or email launceston@stags.co.uk
