Entries are being invited for the Savills Regatta, which will take place at Mylor Yacht Club near Falmouth on Monday, June 9 as an open event. This is the eighth year of the competition, now an established annual event in the Westcountry sailing calendar. If you do like to be beside the seaside, you’re not alone. Average house prices in seaside towns has risen by £500 per month since 2004, according to this year’s Halifax Seaside Town Review. That’s an increase of 42%, bringing today’s average price up to £196, 826. Eight out of ten of the most expensive seaside towns are in the South West. The most expensive are the boatsman’s paradise of Salcombe in Devon (£615,344), and Sandbanks in Dorset (£574,089). Wadebridge in North Cornwall has also seen a major price increase of 91% in the last decade – perhaps on the back of being named one of the best places to live in the country by the Sunday Times.

A Westcountry maker of shepherd’s huts for the garden are celebrating a new level of popularity after the Chelsea Flower Show. The huts, made by Dorset-based company Plankbridge, are based on a historic model discovered near the home of Victorian author Thomas Hardy. Historically, the wheeled huts served as mobile homes for shepherds as they followed their flocks around the pastures. Now,

they are pulling their weight in modern gardens as an extra office, playroom, studio, or bedroom with a rustic feel. “The hut we brought to Chelsea proved very popular – specially for escaping the crowds on press day,” said Jane Dennison, owner and cofounder of Plankbridge, who is pictured above with Monty Don. The 12ft by 6.5ft structure, billed as a “gardener’s sanctuary”, won the

attention of BBC Gardener’s World presenter Monty Don took time out of his busy schedule to admire it. Historic gem in a tranquil location This week’s star property is a lovely thatched house dating back to the 1600s, with a large garden and separate thatched cottage. The owners have lived here for 19 years and moved here back in 1995, when their children were seven and five. Today, with their children grown up and having left home, the vendors are heading off for a new project – a characterful house in need of renovation nearby. This means that their current home is on the market for the first time in almost 20 years. When the vendors moved in, they found that the exquisite plasterwork ceiling in the main bedroom (which is 28 x 16 ft) was intact but in danger of coming away from the lath and plaster above it. “We went to great lengths to secure the ceiling with new timbers and steel above,” remembers the vendor. “It has the date 1726 on it and we believe it was created as a marriage celebration for the then owner, called Anthony Gotbed.” Today, the ceiling, depicting entwined hearts, carnations, roses and tulips, is a romantic and historical feature of the house. It is early morning in the Mediterranean biome at the Eden Project, and the rising sun casts a soft, pink glow over the landscape. Birdsong, clear as crystal, cuts the still air and the aromas of freshly watered herbs stir memories of long walks in the Mediterranean countryside.. Herbs are an integral part of the Mediterranean landscape, on mountain slopes, across valleys, on cliff tops and islands. They have been gathered for thousands of years for flavouring food, medicines, cosmetics, perfumes and dyes. A walk in the Mediterranean countryside unlocks the heady aromas of wild herbs, crushed beneath your feet. Close your eyes and imagine the scent of thyme flowers from the Ionian coast, rosemary from the rugged cliffs of Andalusia, sage from the arid pasturelands of the Balkans, bay leaves from Cephalonia, oregano from the mountains of Greece, wild lavender from the dry scrublands of Provence and mint from the valleys of southern Italy, If, like me, you love cooking with aromatic herbs, and nothing but the finest and freshest herbs will do, then the only option is to grow them yourself. In many ways, herbs are the easiest things to grow in your garden, and you only need small amounts of each to transform a whole range of other fresh ingredients. However, you have to be cruel to be kind! You need to try and replicate the dry, stony, habitats in which they naturally thrive, as it is in these harsh conditions that they produce the highest concentration of aromatic oils, and therefore the most flavour. I’ve found the best way to achieve

this is to grow them in raised beds, in a sunny part of the garden, adding plenty of sharp sand and grit. Alternatively, containers work very well, and if you don’t have a garden, a

Below I have listed the key herbs that grow in the Mediterranean and the most widely used in cooking. They can all be easily propagated from cuttings or seed, and they are all available in nurseries and garden centres. Thyme is probably the most widely used herb, and grows all over Mediterranean “garrigue”, the low-growing vegetation found on thin, stony soils. It has a pungent flavour and gives a warm, earthy flavour to casseroles, soups and stews. It is distinctive enough to stand on its own, but it's also found in classic herb blends like Bouquet Garni and Herbes de Provence. I use thyme liberally in potato and leek casserole

with lashings of white wine, chicken stock and olive oil. Rosemary has needle-like leaves with a sweet, sharp flavour and Italian cooks use it liberally in marinades and with roast meats, vegetables and with seafood. It also works well in stews, sauces, dressings and focaccia bread. The masses of pretty blue flowers in spring make it an attractive garden shrub, but give it a sheltered spot – it can’t tolerate too much frost. Oregano, also known as wild marjoram, is a cooking staple in the Mediterranean. You'll find it in French, Greek and Italian dishes, especially in tomato-based recipes. Mediterranean oregano is also used to marinate meats and seafood before grilling and to season olives, classic pizzas, cheeses, and vegetables, especially aubergines. It works well with other herbs, like basil, garlic, thyme, and parsley. Sage was valued by the Ancient Greeks as a medicinal herb and is still used for that purpose today. In Provence it is the main ingredient in a health-giving soup, simmered with garlic cloves; in Tuscany it is fried with liver.

Lavender was used for centuries as a delicate culinary ingredient in both sweet and savoury dishes, but seemed to go out of favour for a while.

Also try it with savoury ingredients, in salad dressings, chutneys or with roasted meats or fish. Bay In ancient times, bay was a symbol of achievement. Potently flavoured, just a leaf or two of bay will usually be enough in soups, stews, casseroles, sauces and marinades for meat and poultry. I’ve also found it occasionally in desserts.

A few years ago, when a prospective purchaser was arranging a viewing, he asked me: “When does the tide come in at that property on a Saturday, then?” As an enthusiastic estate agent I am always keen to recommend a property that will be closest to a buyer’s personal preferences. Usually we can find something to suit, even if we can’t guarantee the tide will always be in at the weekend. Unfortunately many househunters will do their own thing by maybe making a selection without telling us their needs. Some people look at the outside of the house first (often on a “drive-by”), which can be incredibly misleading. In recent times all this has become more confused still by would-be buyers looking on-line at Google Earth and Street View. This can be useful but also can never reveal the whole story. This scenario is even more exaggerated with regard to waterside property. I would define a waterside property as one with such a strong relationship with the sea or an estuary that this location drives up its value. The coastline of the Westcountry is long and complicated, and the strength of accessibility, or otherwise, is not always obvious. Take the time from the end of the M5 to the favoured, and expensive, South Devon coast as an example. It might not be obvious but the A30 and A38 spine roads make some Cornish beaches just as close to London and the South East as the sought-after South Hams area of South Devon at height of summer traffic. So, location is as important as ever, but if you have a boat, take time to compare the relative attractions of marinas, moorings, and facilities of our wonderful coastline, and their costs. An experienced waterside estate agent should be able to advise you. If you are an enthusiast you will know the relative tidal advantages and disadvantages of particular locations – but if you are not, please do some research. Do look at the tidal influence and timing of properties that you plan to visit. You can check tide times online. Take exposure into account, too. In times gone by dwellings were rarely built right on the coast. Very wise! If you like to experience the full force of a South Westerly gale do make sure that you have witnessed such weather before! Surveyors know only too well that rainwater and salt-laden spray is regularly forced upwards on buildings,

penetrating any imperfection. The noise can also be a little distracting, too. One viewer who visited a property overlooking surf from its south-facing balcony on a beautiful day reacted when asked for their comments later: “The sea was too loud – do you have one with a quieter sea?” The storms of the last few years really have put location into perspect-

The demand for the West’s waterside properties seems to be increasing ive. It is not just the South Westerly storms that cause damage – it was the Easterlies combined with high tides that caused such devastation. I was asked recently whether there had been any backlash in the market for these frontline properties. I can honestly say that there has been nothing obvious in the way of a trend. In fact, the demand for waterside properties seems to be increasing. In 2013 Stags saw an increase of 75% in waterside sales over 2012. The way this year seems to be emerging the trend still appears to be growing. The number of properties damaged by storms and flooding around the coast is relatively limited. Do check out the Environment Agency website for flood risk, but do also take proper account of the risk levels shown. A high proportion of those aspiring to live in the Westcountry want to live near the water. Waterside properties are inspiring, and often entertaining, making fantastic permanent or holiday/second homes. Holiday lets with Gillian Molesworth talks to the experts about the pros and cons of letting holiday homes as wedding venues Holiday homes can make a perfect setting for weddings. A field is all you need for a marquee, and the bridal party can stay in the house. Many holiday home owners have toyed with the idea of branching into that potentially lucrative market – but is it right for you? “A wedding in a holiday property can be really lovely – they have that ‘home away from home’ feel,” said Helen Hayes from Helpful Holidays. “People are willing to spend on a beautiful wedding and reception venue, and so many properties in the Westcountry have that romantic quality. It’s also really convenient for guests to have everything under one roof so that no one has to worry about driving and finding their way around an unfamiliar area. “Weddings are a consistent market – people will continue to want to get married or have civil partnership ceremonies.” However, weddings are often large scale and emotive events, and you have to make sure you’re equipped for them. Do you have the right licence, electricity, insurance, parking, storage? Will your lawn stand up to the marquee? Do you have the temperament to placate a Bridezilla or a Monster-in-Law? “We advise people to do a lot of research, and consider very carefully whether it’s right for them,” said Helen. Many holiday homes already act as accommodation for wedding parties, and some as a reception venue. To hold civil ceremonies on site, however, your property needs to have a licence from the council – and your whole premises doesn’t get the licence, just a few rooms. These rooms must be roofed structures (no marquees, yurts or fields) that are “seemly and dignified”, with no religious connections. The council performs a vigorous risk assessment and charges for a

new licence £1,450 (Cornwall) or £2,000 (Devon). These licences have to be renewed every three years at the current cost of £1,150 (Cornwall) or £1,500 (Devon). Antonia Makeig-Jones runs elegant Western House in Highweek in Torbay. She has been so successful running receptions at the 11-bedroom

‘Mothers and mothers-inlaw can be challenging, as can wedding planners‘ holiday let that she founded her own catering company, Antonia’s Kitchen, off the back of it. She is now in the middle of a wedding licence application so that Western House can offer civil ceremonies as well, but the process threw up an unwelcome surprise. “We were classed as a small hotel, so we had to significantly step up our fire regulations,” said Antonia. “My concern was for the period doors, which are all custom-made for the frames in this 1820s house. “Luckily we were able to make good the existing doors up to the standard, but the process has been expensive.” Currently, Antonia runs about two weddings a year; the property is also let for an impressive 48 weeks a year. The two don’t always go together. For instance, having worked hard on the beautiful grounds of her property, Antonia admitted that she hates

You want them to be able to have what they want, but that doesn’t mean they can stick Blu Tack all over the walls, for instance. “You do get the occasional bride who can only think about what she wants, and everyone else has to conform,” she said. “Mothers and mothers-in-law can also be challenging, as can wedding planners. “I had one London-based wedding planner who sent 132 emails. That was a nightmare: I hadn’t allowed time for that kind of minute detail.” James Molesworth-St Aubyn helps run weddings at his family’s stately home, Pencarrow, near Wadebridge in North Cornwall. Pencarrow is open to the public, and also hosts about 12 weddings a year. “Often it’s the things you can’t control that throw a spanner in the works,” he said. “The weather can be a big factor. “Timings can also be difficult to get right, whether it’s for getting the food

Risk assessment is simply a careful written assessment of what, on your premises, could cause harm to people. You’re required to identify ‘significant hazards’ (if you consider a hazard is trivial, don’t include it) and the assessment is only required to be ‘suitable and sufficient’, not exhaustive. Its aim is to help you evaluate whether you’ve taken adequate precautions or whether you should do more to minimise the possibility of guests coming to harm. It shows you’ve taken your ‘duty of care’ seriously. There are five basic steps: identifying hazards; deciding who may be harmed and how (carefully considering children and vulnerable people); evaluating risks and analysing whether existing precautions are adequate; recording your findings; reviewing your assessment regularly and taking action if necessary. An annual review is probably adequate when, if there are no changes, you should make a written note on the assessment to that effect and date it. If an accident occurs, the assessment will need to be reviewed. You don’t need to overcomplicate the process. For most accommodation, the hazards are few and obvious and checking for them and minimising them is common sense.

Even if your holiday home is remote without close neighbours, don’t assume it will be alright not to have curtains or blinds in a room; guests who arrive after dark and are unfamiliar with the surroundings or who are used to maintaining their privacy may feel uncomfortable. Ensuring your curtains are opaque is important. The idea of sunlight streaming through curtains in the morning may be some people’s idea of heaven, but drives others mad, especially if they’re used to thick curtains at home, and can mean difficulty in settling small children and dawn awakenings for parents. If you have lightweight bedroom curtains, consider fitting a roller or venetian blind as well. Roof windows, such as Velux, should have blackout blinds.
