Housebuilder Bloor Homes held an open day at its latest Somerset development, Duke’s Rise, in Shepton Mallet, a mix of 56 two, three and four bedroom properties. The development aims to appeal to a range of purchasers, including first time buyers and growing families. The properties cost between £154,950 and £309,950, with the first homeowners expected to move into their new homes in September. Regeneration specialist St. Modwen has just completed a new £100,000 playground, pictured, at its 65 acre development in Norton Fitzwarren near Taunton, just in time for summer holidays fun. Around 300 new homes are currently in development at Langford Mead. Of these, 120 are already occupied and St Modwen has planning permission to build a total of 550 homes across the life of the development. The project also includes commercial space, with almost half of this already occupied and a further 160,000 sq ft available for business development.

New research reveals that more than a quarter of people in the UK are inclined to purchase a house in a Neighbourhood Watch area. The survey, commissioned for the website comparethemarket.com, revealed that we are even more security conscious in the South West. Here, 34% of us said we’d prefer a home in a Neighbourhood Watch zone. The findings were announced to coincide with the security scheme’s 50th anniversary. The report also revealed that 65% of people believe getting to know your neighbours can help foster a sense of community and reduce crime.

The novelist bought the land to build Ox’s Cross in Georgeham near Braunton after winning literature’s Hawthornden Prize and a £100 cheque for Tarka , which was published in 1927. Fall in love with a manor on the moor Jean Parnell is used to people rhapsodising about the beautiful 14th-century house on Bodmin Moor she rescued with her late husband Roy. And little wonder – it’s a dream. But picture-perfect though it is with its mullion windows, granite spiral staircases and pretty gardens, “to me, it’s just home,” she says. “It’s been a lovely part of my life.” While it has a grand name to print upon a letterhead, Carne Manor is a warm and welcome place that feels like home from the moment you step through the garden gate. Sitting snug within the lichenkissed wall that shelters it from untamed Bodmin, the four-bedroom manor and its separate three-bedroom cottage were a labour of love for Jean and Roy when they bought it 30 years ago. Carne Manor had not only been neglected, but suffered the worst that a decorator could fling at it during the 1960s and 70s. “Our friends told us we were completely mad to take it on, but it was a challenge,” says Jean, a retired businesswoman who was born and bred locally. “At the time, we were living in a house we’d done up and which had nothing left to do.” As the couple repaired and renovated the property they pulled away polystyrene tiles to expose the beamed ceilings, rediscovered the ancient slate flagstone floors and stripped away yards and yards of lurid green wallpaper. “We always enjoyed doing things up together,” says Jean, who adds

For Roy, who sadly passed away eight years ago, the project was a bit of a busman’s holiday from his construction business. He revived and rescued scores of old Westcountry properties during his lifetime. But there was something about Carne Manor that the Parnells knew was for keeps. It was here that they raised their daughter – now a highflying lawyer – and held parties, charity events, pony club socials and huge, unforgettable family Christmas gatherings. “We’ve had some really good times

About the area West Carne is a tiny hamlet on the north-eastern edge of Bodmin Moor. Historic St Nonna’s church in nearby Altarnun is known as the Cathedral of the Moor. Roads: Within two miles of the A30 dual-carriageway which links Exeter and Penzance. A short drive from the A395 to Launceston or access on to the A39 coast road. Public transport: Bodmin Parkway 17 miles away, on the Penzance to London Paddington mainline. The 225 bus runs weekdays from Altarnun to Launceston, four times a day, with three return journeys available. Schools: Altarnun Community Primary, placed in special measures last year, but making progress

according to Ofsted in May. Has an active friends and parents association. Launceston College is the nearest secondary and independent school St Josephs (ages 3-16) is also in the town. Days out: Sterts outdoor theatre is a nine-mile drive across Bodmin at Upton Cross and has a packed summer arts programme. Tintagel on the North Cornwall coast is around 16 miles and just over half an hour’s drive away, or hit the beach: Widemouth Bay is virtually equidistant. Eat out: Jean recommends The Port William Inn, Trebarwith Strand and, for a special evening, Fifteen Cornwall at Watergate Bay is an hour’s drive away.

Sitting snug within the lichen-kissed wall that shelters it from untamed Bodmin, Carne Manor is a warm and welcoming place here,” says Jean, who has decided that the moment has come to move on to a new home, on the Cornish coast near Polzeath. “There’s been plenty of laughter in this house.” Merry Carne Manor has been filled not only with laughter, but thanks to its beautiful conservatory – with a glass roof which gently curves to accommodate the manor’s venerable eaves – with sunlight, too. “The thick walls mean the house holds the heat and it’s warm in winter and cool in the summer,” says Jean. “And the privacy is wonderful. “We only have three neighbours and it’s never going to be built around. And while it’s surrounded by moorland it’s only two minutes away from the A30. “We’re so lucky with how well it’s placed,” she adds, revealing that the Port William Inn at Trebarwith Strand a half-hour drive away is a favourite place for a spot of lunch. The money you’ll save on your water bills at Carne Manor could cover the tab on several good meals out: The property is supplied by its own spring, while a septic tank looks after the waste. You’ll also find a swimming pool in the garden. Since she was widowed, Jean has found the pool more straightforward to maintain singlehanded by converting it into a lily

pond, but it could easily be adapted back to its original purpose. Built by Roy in a spot where it absorbs the sun, when the Parnell family did swim in it, a solar cover was all that was needed to keep the water warm enough, Jean says. And don’t forget that this property also includes the three-bedroom Manor Cottage, which Jean currently lets out on a six-month lease. It’s as old as the main house and with two reception rooms and its own conservatory there’s plenty of space at Carne to accommodate several generations of family and a ready supply of hands for pool duty. Jean, who prefers not to reveal her age, admits to being a bit of a perfectionist when it comes to maintaining the house and especially the garden. But don’t imagine that she is moving on because she is slowing down – quite the reverse. A recent eye operation has restored her zest for life, she explains. And while she’ll be sad to leave the place that’s been home for 30 years, she’s looking forward to life, laughs and pilates classes with friends – and those she’s yet to meet – on the Cornish coast. “No one likes the thought of getting old,” she says, “but it comes to everyone. It’s time for a different chapter to begin. After all, life is for living.”

Help make the Holiday home owners can help visitors with a few countryside tips, says Gillian Molesworth The countryside is a wonderful place to visit. Many people enjoy the beautiful scenery, and the chance to go walking, swimming, or biking outdoors. For many who visit the Westcountry, it is a chance to escape the “rat race” of city life and interact with nature. However, nature is not always friendly. Those who live in rural areas know how to be safe and sensible outside, whether they’re walking on Dartmoor or surfing at Polzeath. They would know what to bring on a hike, how to approach a herd of cattle, or how to avoid a riptide in the sea. Not everyone has the benefit of rural knowledge, however. And sadly, every year there are news stories about holidaymakers who have come to grief: lost on a hike without coats or water; blown out to sea in an unsecured inflatable. Even if lives are not at stake, the countryside is not a playground: there are rules to be followed and these rules are important. Gates must be closed, dogs must be kept under control around livestock, and private areas are just that – ramblers must stick to public rights of way. “No-one wants a holiday to be ruined by a bad experience,” says Jackie Dawes of Helpful Holidays. “While our holiday home owners are not directly responsible for the behaviour of their guests, they can give helpful advice and provide information to keep them safe.” Fortunately, there are a number of free pamphlets available from national and local organisations... The Countryside Code First written in the 1950s, as a way to help people enjoy the countryside responsibly, the Countryside Code’s motto is “respect, protect, enjoy”. It was re-vamped in 2012 by

Natural England. The agency’s Poul Christensen says: “Summer is a fantastic time of year to get out and enjoy our beautiful landscapes. As a farmer, I know the countryside isn’t just a place for relaxation – livelihoods as well as wildlife depend on it and we all have a responsibility to care for it. The Countryside Code is a reminder of how we can all enjoy and care for our natural heritage.” The Countryside Code leaflet is full of sensible advice for both people visiting the countryside, and also landowners who may have people crossing their land. ‘We want people to understand that there are risks’ For example, here is its advice about planning a country outing: ■ You’re responsible for your own safety and for others in your care – especially children – so be prepared for natural hazards, changes in weather and other events. Wild animals, farm animals and horses can behave unpredictably if you get too close, especially if they’re with their young – so give them plenty of space. ■ Check weather forecasts before you leave. Conditions can change rapidly, especially on mountains and along the coast, so don’t be afraid to

turn back. When visiting the coast check for tide times at easytide. ukho.gov.uk, don’t risk getting cut off by rising tides, and take care on slippery rocks and sea-weed. Swim Safe Of all organisations, the RNLI knows best how important it is to be educated about safety in the sea. Every year this charity pulls thousands of struggling people from

Ask the experts Your holiday let questions answered Q. We are hoping to buy a holiday home. How many bedrooms are most popular and make the most business sense? BW, Truro A. Gaby Wakley, property manager for Helpful Holidays, says: If you are buying a holiday property for your own use too, then selecting one that works well for your family should be your first priority. However, if you are buying a property as a commercial investment then it makes sense to buy the largest you can afford, as bigger properties make the best return on investment. I’d recommend looking for a three or four bedroom property, which means the house can be fully occupied by families during the high season, but will also appeal to couples seeking space during the low season. If the third or fourth bedroom is tiny, don’t be tempted to stick bunks in. They are not popular, except with guests aged five to 14 – it is better to create a nice single room. The other thing to consider is the ratio of bathrooms to bedrooms. A four-bedroom house with only one family bathroom will struggle to attract customers. A three or four-bedroom property with at least two bathrooms will book significantly better than a property with just one, as it appeals to couples or two families holidaying together.

Q. I have a constant problem with guests trailing sand into my beachside chalet. Do you have a solution? JS, Ilfracombe A. Gill Nicholls, property manager for Helpful Holidays, says:

Adequate clothing, a map and a water supply are all things your guests should remember when walking in the country the water – a recent statistic showed an average of 23 people rescued every day. Last year, 167 people died in coastal waters, two-thirds of whom were men. The website, rnli.org, offers some great materials, such as the Respect the Water campaign. Ross Macleod is the RNLI’s coastal safety manager. He says: “With more people losing their lives at the coast each year than are killed in cycling accidents, we’re trying to make people, particularly men, realise that they are at risk from drowning if they don’t follow some basic but important safety advice. “We want people to go to the coast and enjoy it – we’re lucky to have an exceptional coastline around the UK – but we want them to understand

there are risks, and that they should not underestimate the power of the sea. “Our key advice is to choose a lifeguarded beach and swim between the red and yellow flags, where you’ll have professional lifeguards looking out for you. “If you want a few drinks in the sun on the beach, remember that alcohol and water don’t mix, so drink after swimming, not before. “Remember that, despite warm air temperatures, the UK sea temperature is cold enough yearround to trigger cold water shock, so acclimatise gradually in shallow water. Don’t over-estimate your ability – the sea is a very different environment to a pool and even the strongest swimmers can tire quickly.

Realistically, sand in a beachside chalet needs to be tackled with a degree of resignation. But the effects can be alleviated to a certain extent. If you have a closed porch, put up a small sign saying that’s where sandy shoes should be left. Provide simple slippers in various sizes to be popped on before entering the living area. If you don’t have a porch, then put a shoe rack immediately inside the door. Carpet in the living area is best replaced with painted boards and rugs or good quality vinyl flooring. It’s much simpler to remove sand from such surfaces. You could install an outdoor tap for hosing sandy feet and shoes but it needs to be warm – an icy blast is not likely to encourage

use. Take a critical look at the outside approach to your chalet. If it’s sandy right up to the door, then consider installing stone slabs.

Q. Can you advise on how to deal with cluster flies in our barn conversion, which cause complaints from our guests every year? A. Melanie Cassidy, property manager for Helpful Holidays, says: Cluster flies breed outdoors during summer and migrate to exterior walls of warm buildings in early autumn, pushing through cracks around windows or other gaps as the weather gets cooler to hibernate in large masses inside loft areas and behind pelmets. They are more prolific on the top floors of buildings because the light is more reflective there. On sunny winter days they will often seek out light such as windows and electric lights. Although unpleasant, they pose no risk to humans. Sealing up all your windows and cracks is recommended but can be difficult and costly. You may find it best instead to find and treat resting sites by applying a residual cypermethrin-based insecticide to alighting surfaces and by activating foggers or smoke bombs to fumigate the area and flush them out. Bespoke cluster fly treatment kits are available from pest control providers who recommend that the initial treatment is carried out in the autumn with a follow-up treatment again in the spring. Rentokil’s multi-surface insect killer pen applied to window frames is said to be an effective repellent. Cleaning around windows with mild detergent or placing lavender on window sills is also said to help repel flies.
